Let me know in the comments if you figured out what I was playing.

You've probably heard this melody hundreds of times, but I really stretched and squashed

the timing of notes and added some sad chords underneath.

Let me perform it again for you with the lyrics.

By the way it is my birthday this weekend.

And I'm celebrating with a massive giveaway so stick around to the end of the video for

So the melody has the exact same notes as Happy Birthday, and they're in the exact same

order.

But the rhythm is completely different.

If you're a classical music buff you can probably tell I modelled this rendition after the famous

Prelude In E Minor by Chopin.

That's the one that goes like this: In this video from a couple weeks ago, I played

Happy Birthday in a really weird way by having the notes jump in to all different octaves

and a lot of people didn't recognize it until after I told them what the song was.

Some people could tell it was happy birthday on their first listen though.

And a lot of those folks said it was the rhythm, rather than the notes that gave it away.

So today was kind of like the reverse of that experiment.

I didn't change any of the pitches, but I did completely demolish the rhythm.

Just like you're going to demolish the like button.

And here's something I want to point out about writing music.

A lot of people get fixated on the notes.

What notes am I going to sing?

And the notes are important, but equally, or maybe more important to shaping your original

melody, is the rhythm.

Let's look at the absolute basics of song writing and say that a pretty normal melody,

a couple lines from a song, would probably be 8 bars long and span no more than two octaves.

End to end there are 25 notes in two octaves.

But most popular music uses one of our common Major or Minor keys.

So within that same two octave range there are actually only 15 not options.

The melodies of many of history's greatest hits have less than 15 different notes in

them.

Look at our rhythmic possibilities though.

1 e and a 2 e and a 3 e and a 4 e and a.

That's the actual industry standard, professional lingo for doing rhythm.

Each syllable in that count is a 16th note.

Also known as a semiquaver.

And that's often the fastest increment you'll use when composing a melody.

16 of those in a bar and we said our melody might be 8 bars long.

That's 128 possible slots for you to put.

Put your 15 notes.

So much more choice when it comes to rhythm than pitch.

So let me turn this into a songwriting tip for you.

If you're stuck for your melody, ignore notes for a bit, and just try clapping.

If you find something that's catchy to clap, that's an amazing jump-off point, and you

can start filling in notes from there.

After all, you're probably dealing with fewer than 15.

BMW f800GS going single track thinking about who am I... - Duration: 6:43.

hey guys Albe here

so I have a morning off today so I decided to get

the bike and come to the trails nearby

my house and enjoy a little bit I had

messages asking me where I'm from and my

background and what makes me qualified

to talk about motorcycles well in

reality nothing makes me more qualified

than any other motorcycle rider just the

time and the will to do it but let's

start from the beginning

I'm originally from Italy never did any off-roading

other than as I said previously

on one of my other videos going in the

streets of Rome sometimes feel like

off-roading. just like any other italian

kid i started driving two wheels on a

Vespa when i was 14 well a little

earlier than 14 but on the streets

legally when i was 14 and then from

there i had a few scooters and a few

motorcycles when i was 18 just like any

other italian kid I had to go in the

army and luck wanted it that I got

assigned to the motorcycle department so

instead of doing a year shooting around

oh we did some of that but I did

primarily motorcycle stuff, got sent to Rome

which was a lucky break because usually

they send you far away, for a two months

training on how to escort a military

convoy that was actually pretty fun so I

did that then I came out of the army a

year later with a brand new and fresh

motorcycle license so well I got my first

motorcycle. My first motorcycle was a

Aprilia Pegaso, it's a 650 very Street

oriented enduro just think about a

multistrada without all the fancy

electronics with small

wheels and street tires, it looked kind of

like an enduro but in reality it was

just a street bike the taller suspension

came handy in Rome with the street in

those conditions if you ever been in

Rome you know how the people on two

wheels are pretty much all over the

place when you grow up over there you

get into that mentality that you got two

wheels and you can do pretty much almost

whatever you want, sidewalk, steps and

pretty much anything else that came in

between, so after that I started working

and I was lucky enough to be able to

afford a brand-new cbr600, it was my

first CBR f4i it was pretty fun love

that bike and then I decided to come to

the states and so I packed my bags went to

my mother told her, Ma' I'm going to America

did all the paperwork hopped on a plane

and here I was my first American bike

was a suzuki bandit 400 that i bought

for 200 bucks now if you want to talk

about pieces of scrap, sorry for the

language but there is no other way of

describing it that's exactly what it was

the Forks spit oil constantly so much so

I had to put a piece of towel with zip

ties around the forks to absorb the oil

and replace it every once in a while so

did the cylinder head spitting oil all

over and there I am stuffing a towel in

it to absorb the oil, so got my suzuki

bandit couldn't afford to fix it so just

kept adding oil to it, then one of my

friends went back to Italy and left me

is old CBR this one was an f3i

after that I actually found a job that

paid decent money and I was able to get

myself another CBR 600rr of the

most outrageous color I could find and

that freaking sparkly orange was all

that, after that I had a kid so I said to

myself you, know I'm getting older I got a

kid I got to start slowing down, so went out and

I bought myself a ducati monster 796 as

much as I loved that bike, i loved the

noise i loved the wat it

looked, man 800cc L-twin it's low as it

gets if you come from Japanese street

bikes so that didn't last long I got

myself the incredible S1000rr

that was a blast, razor sharp fast

as Hell, everything was great until the oil

prices went down and with that I got

laid off, I was working as an oil and gas

pilot in the Gulf of Mexico off the coast of

Louisiana so there I am, I'm home looking

for another job with a bunch of time on

my hands and started watching youtube

videos, one of the videos i came across

was an icon video i believe was called

Portland to Dakkar, looking at those

guys going around on those triumph tiger

XC and I was like: " Hey that looks like a

lot of fun" so I started looking into

small adventure bike and the f 800 came

out so got myself an f800gs and started

going off road, well needless to say that

at first it was almost terrifying the

bike is heavy I had no experience off

road and that was it, well I managed to

survive and I fell in love so deeply

with it that i decided to actually start

a YouTube channel, here I am, to go back

to our previous point, what makes me

qualified to talk by motorcycle, nothing

more than anybody else that has some

motorcycling experience I was always

pretty good with a wrench, since I started

early with my friends taking apart Vespas

and scooters and such and that stuck

with me, so this is my story I hope you

Welcome to Network Marketing Pro.

My name is Eric Worre.

Today I want to talk to you about how to talk to prospects.

So many of you go out and you just want to give everybody every fact and figure.

"Let me tell you about the product.

Let me tell you about the compensation plan.

Let me tell you about the company."

And in my opinion most of the time you are jumping the gun.

Because what you need to do first, if you want to take someone who is focused someplace

else, and get them to potentially consider what you have, you have to get them to open

their mind a bit.

And part of opening their mind is getting them to imagine something different than what

they are currently doing.

Now I have heard about this used in lots of different techniques over the years, but the

best way I think about it is acting like a consultant.

If you act like a consultant instead of a salesperson you are going to build more trust,

and have a better conversation.

And what do you consultants do?

They ask questions to try and figure out the situation.

And one of the most important, I think, or a key at least, strategy, is to talk to people

about entrepreneurship.

Not about your product, not about freedom, not about your comp plan or your company,

or your team.

Talk to them about entrepreneurship.

Here's some questions you should ask people.

"Have you ever gone into business for yourself?"

And when you ask that question, what are you gonna get?

You are going to get no I haven't.

And if you get no I haven't, then you are going to say, "Why didn't you?"

And even if they are entrepreneurial but they don't really have a product, or an idea, or

a strategy, or the money, or the time.

Or they are not entrepreneurial, they are more employee minded, and that is a very important

thing for you to know, when you are talking to a person, an employee minded person.

That they are going to go through some pretty big struggles in this entrepreneurial environment

of network marketing.

And if you don't know that and you are trying to push an employee type person into entrepreneurial

thinking, you are going to create some stress, and drama, and friction.

So if they say "You know, no I haven't and here is why I haven't."

Because you are going to ask other questions, "Why didn't you?"

They are going to give you a list and here's the list of reasons why people didn't go into

business for themselves.

"I was too afraid.

I didn't know if I had the skills.

I didn't have a good product, or a good service.

I didn't have enough money.

I didn't have the time to do it.

I couldn't risk quitting my job in order to be able to make it happen, even though this

has been my dream my whole life."

And if they give you that list, what do we have, inside of the network marketing profession

to be able to take care of that list.

We have the friendliest environment for an entrepreneurial person who has the dream but

doesn't have the vehicle.

We have a way for those people, with very low risk, with flexible time, with the product

and idea already taken care of, all of the business aspects handled for them.

This huge safety net created for them, for them to give it a shot, that dream that they

have had forever, to give it a shot.

So if they say no they haven't and they give you a list of reasons why they haven't, then

you can give them a solution.

Or if they say, "Yes I have."

You can say how is it going.

"Ohmigosh, I tried it and it didn't work, it was a disaster."

"Why didn't it work?"

"Well it didn't work because I didn't have enough money, I didn't have enough time, I

wasn't good enough with this, the product wasn't good enough, my location wasn't good

enough."

And do you or do you not have solutions to all of those objections and challenges that,

that person went through?It's the same list of solutions that we have inside of the network

marketing profession.

Or they might say, "Yes I have started my own business, I am doing it right now.

And it's a disaster.

I don't own the business, the business owns me, I am a professional babysitter."

And they give you all of these lists of challenges that they have with the business.

Or you can ask them, "Is it challenging?"

And what do we have as a solution to a challenged entrepreneur?

The ability for somebody else to do all the heavy lifting.

The ability for the risk to be very very low.

Not to have to have employees.

Not to have personal guarantees, and offices, and overhead, and all these different things,

that are necessary for a traditional small business person, are not necessary for a network

marketing entrepreneur.

So what you could say is, "What if you could trade all that for a simpler path to get the

same result.

The result is working for yourself.

The result is having freedom.

The result is making a difference in people's lives.

The result is taking care of your family, and doing the things that you dream about.

Right?"

So if you have this conversation about entrepreneurship, no matter where it goes, you have a solution.

If a person thinks that they are employee minded, then you could say, "Well have you

ever thought of maybe switching that instead of being employee minded, maybe being entrepreneurial

minded.

You could have a conversation about that.

And talk about how easy it might be to give it a try.

If that doesn't work, take them to a customer conversation, and that's fine, leave it there.

Second aspect is you can go into, a person says, "I haven't tried it and here's all reasons

why."

And you can give them the solution.

Or the third is, they have tried it and it didn't work and you can give them the solution

again.

Or they tried it and they are currently involved in it, but they have challenges, then you

have a solution for all of those challenges.

So talk to people about entrepreneurship, and then you have an easy entry to talk to

them about network marketing as a solution.

Your product, your company, your compensation plan, your team, your system, all of the great

stuff that you have to be able to help them as a consultant.

To help them from a bad situation to a better one, that's what we do.

BUT YOU SAW AN OPPORTUNITY FOR THE UNIVERSITY TO PLAY A ROLE,

A ROLE THAT HAS SINCE EXPANDED TO INCLUDE RESEARCH

AND EDUCATION AND COMMUNITY-WIDE ENGAGEMENT.

WHAT WAS IT ABOUT THAT TIME AND HOW DID CITT PLAY A ROLE?

>> WELL, TOM, IT WAS ACTUALLY THE INDUSTRY THAT APPROACHED US

AND WANTED US TO HELP THEM ADDRESS TRAINING

OPPORTUNITIES FOR THE TRADE INDUSTRY

FOR TRANSPORTATION AND GOODS MOVEMENT,

AND FOR THE VARIOUS SEGMENTS INDIVIDUALLY,

AS WELL AS FOR THE ENTIRE SUPPLY CHAIN.

OUT OF THAT CAME A YEAR-LONG PROCESS

OF DEVELOPING THE CURRICULUM.

AND FOR THAT, WE BROUGHT

IN INDUSTRY LEADERS, INDUSTRY EXPERTS.

THEY ALSO USED AND ADHERED TO IDENTIFY FOLKS

WHO COULD TEACH IN THE PROGRAM.

THOSE ARE PEOPLE WHO WALK THE TALK.

PRETTY SOON, WE DEVELOPED A VERY UNIQUE PROFESSIONAL DESIGNATION

PROGRAM, THE GLOBAL LOGISTICS SPECIALIST PROGRAM,

THAT PEOPLE COULD EARN

AFTER COMPLETING ALL THE VERY VIGOROUS SEGMENTS

OF THE PROGRAM.

WE HAD STUDENTS FROM VARIOUS BACKGROUNDS,

INDUSTRY EXPERIENCE, COMMUNITY EXPERIENCE,

AND PRETTY SOON THOSE STUDENTS HELPED US

OF AS A NEUTRAL FORUM THAT ALLOWED IT

TO PLAY THIS UNIQUE ROLE WITH PARTNERS IN INDUSTRY?

>> ACTUALLY, IT WAS THE INDUSTRY THAT APPROACHED US.

AND THE INDUSTRY WANTED US TO HELP THEM TO TRUST A LACK

OF TRAINING OPPORTUNITIES FOR THE GOODS MOVEMENT,

MODES AND SEGMENTS INDIVIDUALLY,

AND FOR THE ENTIRE SUPPLY CHAIN AS A WHOLE.

WHAT THEY ENVISIONED IS FOR A PLACE

WHERE ALL THE INDUSTRY STAKEHOLDERS CAN COME TOGETHER.

THEY CAN LOOK AT THE ISSUES, THE CHALLENGES

THAT FACE THE INDUSTRY, JOINTLY ENTRUST AND SHARE EXPERTISE

AND BRINGING ABOUT SOLUTIONS.

SO THE FOLKS THAT WE WANTED

TO BRING TOGETHER IS NOT ONLY THE INDUSTRY SEGMENTS,

BUT ALSO THE PORT AUTHORITY,

AS WELL AS COMMUNITY REPRESENTATIVES.

>> AND LABOR, OF COURSE.

>> AND LABOR, OF COURSE, YES, ABSOLUTELY.

>> WHICH WAS UNIQUE FOR THE TIME.

>> AND I THINK THAT THE POLICY AND STEERING COMMITTEE,

WHICH WAS SORT OF THE OUTGROWTH OF THAT EFFORT

WHICH EXISTED TODAY PLAYS SUCH A CRITICAL ROLE AS A PLACE

WHERE THESE DISCUSSIONS CAN TAKE PLACE

IN THE SPIRIT OF EDUCATION.

AND I KNOW THAT GIVEN THE UNIQUE RELATIONSHIP THAT WE'VE HAD

WITH INDIVIDUALS IN THE CLASSROOM

AND WITH OUR EXTERNAL PARTNERS, WE HAVE A FEW COMMENTS

FROM THEM NOW THAT WE'D LIKE TO SHARE WITH YOU.

>> MY EXPERIENCE HAS BEEN A VERY POSITIVE ONE,

ALBEIT ON THE EDUCATIONAL SIDE OF CITT AS AN INSTRUCTOR.

BUT THE ORGANIZATION IS MUCH MORE THAN THAT.

TRADE ADVOCACY, REACHING OUT TO THE COMMUNITY,

PREPARING YOUNGSTERS IN HIGH SCHOOL TO TRANSITION

INTO CAREERS AND INTERNATIONAL TRADE.

SO I THINK WHEN YOU LOOK AT THE ORGANIZATION

FROM AN EDUCATIONAL PERSPECTIVE, ADVOCACY PERSPECTIVE,

AND JUST A GENERAL GOOD CORPORATE CITIZEN,

THERE'S NONE BETTER IN SOUTHERN CALIFORNIA.

>> IT'S IMPORTANT TO ME TO BE INVOLVED IN THE CITT POLICY

AND STEERING COMMITTEE BECAUSE I'M ABLE

TO REPRESENT THE BCO COMMUNITY THROUGH MY PARTNERSHIP

WITH THE INSTITUTE FOR SUPPLY MANAGEMENT.

AND THE BCOS ARE A HUGE GROUP OF COMPANIES.

THERE'S NOT JUST ONE COMPANY, NOT JUST ONE BIG BOX RETAILER

THAT REPRESENTS THE BCOS.

AND SO THIS GIVES US A VOICE, AND IT GIVES US A CHANCE

TO BE INVOLVED IN THE SUPPLY CHAIN OPTIMIZATION GROUPS,

AS WELL.

>> CITT IS AN INVALUABLE TOOL

FOR THE ENTIRE SOUTHERN CALIFORNIA REGION.

WHEN WE LOOK AT OUR DECISION-MAKING BODIES,

WHETHER IT'S THE PORT OF LOS ANGELES, THE PORT OF LONG BEACH,

SCAG, METRO, THE ALAMEDA CORIDOR TRANSPORTATION AUTHORITY,

THE POLICY AND RESEARCH THAT COMES THROUGH CITT HELPS

TO GUIDE SOUND AND GOOD PUBLIC POLICY.

TWO, FROM A JOBS PERSPECTIVE.

WE KNOW THE STUDENTS THAT ARE COMING

THROUGH CITT ARE THE BEST OF THE BEST.

THEY'RE WELL-TRAINED.

THEY RECEIVE A SOUND EDUCATION AND BACKGROUND.

AND THAT'S IMPORTANT.

BECAUSE ONE OUT OF EVERY NINE JOBS IN THE REGION IS CONNECTED

TO THE GOODS AND FREIGHT MOVEMENT INDUSTRY.

>> METRANS AND CITT HAVE BEEN DOING RESEARCH FOR NOW CLOSE

TO 20 YEARS THAT HAS REALLY GROWN IN ITS REPUTATION

AND IN ITS RESPECT AT BOTH THE FEDERAL AND STATE POLICY LEVELS.

AS A RESULT, METRANS AND CITT HAVE HAD SIGNIFICANT INFLUENCE

ON FEDERAL POLICY, AND NOW AT STATE POLICY

IN IMPLEMENTING THE CALIFORNIA STATE SUSTAINABLE FREIGHT

ACTION PLAN.

>> I THINK OVERALL, IT'S BEEN QUITE POSITIVE.

I THINK YOU CAN LOOK AT VARIOUS PEOPLE IN MANAGEMENT POSITIONS,

WHETHER IT BE IN THE STEAMSHIP INDUSTRY,

IN THE TERMINAL MANAGEMENT SIDE, IN THE LOGISTICS

AND THIRD PARTY PROVIDER SIDE,

AS WELL AS THE IMPORTERS AND EXPORTERS.

ALL OF THEM HAVE BENEFITED FROM THE CONTINUED PROFESSIONALISM

AND EDUCATION THAT, YOU KNOW, THE GLS

AND THE CITT PROGRAM OFFER.

>> THE VALUE OF THE TOWN HALL IS THAT THE IOWU HAS A VENUE

WHERE ITS MEMBERS AND FAMILY CAN COME AND GET SOME EDUCATION

ON WHAT IS GOING ON IN THE INDUSTRY, BUT THIS IS GIVEN

FROM THE UNIVERSITY'S PERSPECTIVE

THAT IS VERY TRANSPARENT, AND, YOU KNOW, VERY TRUSTWORTHY.

AND IT'S NOT GIVEN FROM THE OPINIONS REVIEWS

OF OTHER STAKEHOLDERS IN THE INDUSTRY

THAT MAY HAVE THEIR OWN BEST INTEREST AT HEART.

SO I BELIEVE THAT THE INDSTRY BENEFITED

TREMENDOUSLY FROM HAVING THIS ANNUAL EVENT WHERE WE CAN LEARN

ABOUT WHAT HAS HAPPENED IN THE PAST YEAR

AND WHAT WE CAN EXPECT IN THE NEXT YEAR.

>> YOU KNOW, MARY ANN, ONE OF THE OTHER THINGS

THAT WAS OCCURRING AROUND THE TIME OF THE DEVELOPMENT OF GLS

AND THE LAUNCH OF CITT WAS ANOTHER IMPORTANT PARTNERSHIP

WITH BOTH CAL STATE LONG BEACH AND THE CENTER

FOR INTERNATIONAL TRADE AND TRANSPORTATION,

AND THAT'S OUR PARTNERSHIP WITH THE UNIVERSITY

OF SOUTHERN CALIFORNIA IN THE METRANS TRANSPORTATION CENTER.

>> YES.

>> IT'S A UNIVERSITY TRANSPORTATION CENTER,

WHICH NOW HAS EXTENDED OUR REACH THROUGH PARTNERSHIPS

WITH THE UNIVERSITIES IN ARIZONA AND NEVADA AND HAWAII, AS WELL.

IT'S EXCITING.

>> AND IT'S BEEN AN IMPORTANT PART OF THE CITT STORY

BECAUSE IT'S ALLOWED US TO DO THINGS

THAT WE COULDN'T HAVE DONE OTHERWISE AS A CENTER.

>> ABSOLUTELY.

>> BECAUSE OF THE ADMINISTRATIVE SUPPORT

AND THE FINANCIAL SUPPORT.

>> YES.

>> AND PERHAPS THE MOST IMPORTANT

OF THOSE ACTIVITIES IS WHAT CITT IS MOST KNOWN FOR,

AND THAT'S THE STATE OF THE TRADE

AND TRANSPORTATION TOWN HALL MEETINGS, THE ANNUAL TOWN HALLS.

>> YES.

>> WHICH PROVIDED US AN OPPORTUNITY TO BRING COMMUNITY

AND INDUSTRY, AND EVERYONE WHO'S INTERESTED IN GOODS MOVEMENT

INTO THE SAME ROOM TO DISCUSS IMPORTANT ISSUES.

YOU WERE THERE AT THE BEGINNING.

HOW DID THOSE MEETINGS COME ABOUT?

>> WELL, THE FIRST ANNUAL STATE OF THE TRADE

AND TRANSPORTATION INDUSTRY WAS ACTUALLY STAGED UNDER THE MODEL

OF INTERMODEL TRANSPORTATION, FUTURE GROWTH

AND GLOBAL CONNECTIVITY.

AND THIS WAS THE MODEL FOR ALL OUR TOWN HALLS, I SHOULD ADD.

OUR GOAL WAS TO BRING THE MOST PRECISE ISSUES

THAT AFFECT THE INDUSTRY AT A GIVEN TIME TO THE AUDIENCE,

TO THE INDUSTRY, AND PARTICULARLY

TO THE INTERNATIONAL LONGSHORE AND WAREHOUSE UNION.

THE RANK AND FILE IS WHAT WE WANTED TO BRING TO THE CAMPUS

TO HEAR THE INFORMATION TO FORCES

THAT IMPACT THEIR INDUSTRY.

>> AND THAT HAPPENS A LOT NOW, BUT I DON'T THINK

THAT WAS THE CASE AT THE TIME.

>> NO, IT WAS NOT.

I REMEMBER THE TOPICS THAT WE FOCUSED ON RANGED

FROM TECHNOLOGY, COMPETITION, ENVIRONMENT, REGULATION, AND,

OF COURSE, QUALITY OF LIFE.

>> AND I THINK ONE OF THE THINGS THAT BOTH OF US ARE REALLY PROUD

OF IS THE IMPACT IT'S HAD AS AN EDUCATIONAL ENDEAVOR.

>> YES.

>> WE'VE PRODUCED VIDEOS FOR EACH OF THE TOWN HALLS

THAT HAVE ALLOWED US TO EXTEND THE DISCUSSION BEYOND

THAT PARTICULAR EVENING, INTO CLASSROOMS

AND BOARDROOMS AFTER THE FACT.

SOME OF THOSE VIDEOS WERE AWARD-WINNING.

>> YES, THEY WERE.

>> AND WE ACTUALLY HAVE A FEW CLIPS THAT WE'D

LIKE TO SHARE WITH YOU NOW.

>> THE AGREEMENT WAS FORGED WITH THE WORK AND SWEAT

OF MANY PEOPLE FROM BOTH MANAGEMENT AND LABOR.

BUT TWO LEADERS PROVED TO BE VISIONARIES,

WORKING WITH MUTUAL RESPECT AND TRUST.

WE HAD GREAT LEADERS IN PAUL AND HARRY BRIDGES

THIS WOULD HAVE NEVER COME ABOUT WITHOUT THOSE TWO FELLOWS.

INDUSTRIALIZATION AND FAST-PACED DEVELOPMENT ARE CONTINUING A

40-YEAR EXPANSION TREND IN THE ASIAN SECTOR OF THE PACIFIC RIM.

IN CALIFORNIA, ROBUST INTERNATIONAL TRADE CONTINUES

TO POWER THE ENGINE OF THE STATE'S ECONOMY.

SOUTHERN CALIFORNIA'S PORTS HANDLE STEADY GROWTH

IN GOODS MOVEMENT.

WORLD TRADE GENERATES ABOUT 320,000 JOBS FOR CALIFORNIA.

IN THE SOUTH LAND, TRADE AFFECTS ONE OF EVERY SEVEN JOBS.

CARGO IS THE LIFE BLOOD OF THE REGION.

OF 9/11, NUMEROUS ACTIONS HAVE BEEN TAKEN TO ADDRESS ISSUES

ABOUT NATIONAL SECURITY AND SAFETY.

AMERICA SEAPORTS HAVE BEEN IDENTIFIED

AS SIGNIFICANT POTENTIAL TARGETS.

HIGH ON THE LIST IS THE SAN PEDRO BAY

IN SOUTHERN CALIFORNIA.

A LARGE POPULATION BASE IN THE SURROUNDING AREA

WHERE APPROXIMATELY 40%

OF THE NATION'S IMPORTS ARRIVE PROVIDES A COMPELLING REASON

FOR CONCERN.

THE LOCAL PORTS IN EFFECT SERVE AS AMERICA'S FRONT DOOR

FOR GOODS ENTERING THE COUNTRY.

ECONOMIC TRENDS, INCLUDING A GLOBAL CREDIT CRISIS,

FLUCTUATION AND OIL PRICES,

AND FEARS OF A STEEP WORLDWIDE RECESSION HAVE CONTRIBUTED

TO THIS DECLINE.

AND NOW THERE IS MORE COMPETITION FOR DELIVERY ROUTES.

THE NEXT DECADE PROMISES A FIGHT FOR DISCRETIONARY CARGO.

THE REGIONAL POPULATION MADE ROW THAT THE CONSUMERS EAST

OF THE ROCKIES COULD FIND THEIR GOODS DELIVERED

THROUGH A VARIETY OF ROUTES AND METHODS IN COMPETITION

WITH WEST COAST PORTS IN GENERAL

AND THE LA LONG BEACH HARBOR IN PARTICULAR.

ON THE FUTURE, ON THE NEXT 20 YEARS.

AND I EXPECT THAT IT'S GOING TO BE LIKE THE LAST 20 YEARS,

WHERE WE'RE TRYING TO RESPOND TO WHAT IS A VERY DYNAMIC

AND OFTEN-CHANGING INDUSTRY.

OUR FOCUS IS AND WILL BE ALWAYS ON THE FUTURE,

AS FAR AS OUR TRAINEES ARE CONCERNED.

BUT ALSO OUR RESEARCH AND OUR INDUSTRY FORMS,

LIKE THE INTERNATIONAL FREIGHT CONFERENCE,

AND OUR COMMUNITY OUTREACH ACTIVITIES.

AS YOU KNOW, AND AS YOU SAID, IT'S NOT ALWAYS EASY

TO PREDICT WHAT IS COMING DOWN THE PIPE,

WHAT IS GOING ON IN THE FUTURE.

WE DEAL WITH INTERNATIONAL INDUSTRY,

WE DEAL WITH MANY COMPETITORS AND MANY DIFFERENT FORCES,

BUT WE WATCH THESE AND WE ACT ACCORDINGLY.

THAT WE'LL BE LOOKING AT WHAT'S DRIVING THE INTEREST

OF THE INDUSTRY, WHICH IS, AS ALWAYS,

ECONOMIC COMPETITIVENESS FOR THE REGION, AND EFFICIENCY

OF THE FREIGHT SECTOR.

IN THE PAST IN VIDEOS.

OF REGULATION DEFINITELY HAVE BEEN THE BIG ISSUES

FOR THE PAST 10 YEARS.

AND OBVIOUSLY, WE ALL LIKE CLEAN AIR.

WE ALL LIKE TO LIVE IN A CLEAN ENVIRONMENT.

BUT THE INDUSTRY HAD TO COME UP WITH A LOT OF EFFORT

TO ENTRUST THE ISSUES IN A VERY SHORT TIME.

AS FAR AS THE FUTURE IS CONCERNED,

I WOULD SAY THAT IS OUR MISSION,

AND WE DO THINK THE CARBON FOOTPRINT IS GOING

TO BE THE NUMBER ONE ISSUE FOR THE INDUSTRY

AND FOR VEHICLE MANUFACTURING.

Successful Property Investors: A Case Review with Brendan Kelly - Duration: 11:32.

Hi my name is Brendan Kelly

As part of the results mentoring program we like to celebrate the success of their members

and take the opportunity to use their success to help support in courage and educate members

of the program on how they may be able to achieve similar results.

So at the get together we invite members to share their success through sharing information

about their real deal in this video you're going to see results mentor Simon Buckingham

speaking to results graduate James Mannar.about how he was able to leave his job and become

a full-time property investor.

So sit back relax and enjoy as James shares with you how he was able to quit the rat race.

Okay, we've called this one escape the rat race because really this is what's it all

about.

It's about getting out of your job now brief introduction to James or at least some of

the most recent events in James' life.

Last year he got married.

And his lovely wife has also joined us today.

And I got this wonderful email from James in October last year saying.

Hey guys I just wanted to let you know, I've done it, I've quit.

And we thought that was awesome.

It's been a real amazing journey over the last 5 years.

And being James's coach over that period of time, to witness the change and how he has

grown to get to this point to actually be able to leave his job and to do it with confidence.

So James in terms of where you started out, what got you into property investing in the

first place, why did you start?

I think it was basically to get out of the rat race.

You know, didn't really enjoy my job it was paying really well but hated going into work

everyday and was just looking for something different you know to get back time in my

life rather than having enslaved to a job.

Fantastic, who can identify with that?

And has it been a easy journey?

No no certainly not in the early years with not a lot of equity and still working full

time.

Putting in the time but I think it's certainly getting easier with time and with education

so.

Fantastic, let's take a quick look at what James has done or has been doing.

Really, he has achieved financial independence not having to go back to a job in 4 deals

just over 5 years.

And these were the deals.

You started simple, just reno sub-divide kind of deal.

With building a new one at the back and moved into some multi-unit ones.

1 into 3 at first then last year a 1 into 4.

And today we're going to go through one of the more recent deals, the Escott Park one.

And I'll get James to in the first instance to just tell us a little bit about the site

what's this how did you find it?

It's a 1200 square meters block in Escott park with is about 15 minutes from the city

a nice mid range suburb but in a nice location we ended up picking up the site got a phone

call from agent saying I've heard about this site where someone's walked away from a contract

so it was off market and got it for a 420 which was a bargain the same blocks were selling

for 560 and went on with it.

So the key there to getting that price was being in the market relationship with the

real estate agent and prepared to move quickly.

Yeah being ready to buy yeah I certainly don't time waste agent time, I don't know when we're

ready and then they know that they get contracts quickly out of us so fantastic.

So that's what it looks like, not all that pretty.

Solid, that's the back yard.

So what were your first thoughts about what you'll do with this site.

We thought we'll keep the house and put 2 at the back.

The zoning really supported a density of 3 by looking at the numbers.

The house was fairly far forward you can see on the right hand side the existing residence

there.

We did plans up to do 2 at the back we actually submitted these and spend some money on the

plans and got partway through the council planning process, Partway, so you changed

your mind.

Yeah, yeah kind of did a bit more research and got the inkling that really 4 was a potential

with the density there was a emerging trend with a more lenient on density going to 2

bedroom homes as opposed to 3 bedroom homes which's been a strategy of use quite a lot

now.

And we thought, we did the numbers and we thought we sunk 4 gran but we'll park that

but we'll take the hit and have a crack at doing 4 and we were successful and we set

a new precedence on that very street.

and that's why the blocks are now going for 560 not 420.

Cool, so you were okay with the numbers just on the 3 lots of subdivision.

But you were more okay if you hit the 4.

Oh yeah, definitely.

Squeeze as many as you can on it.

Excellent, so that was the new plan, you can see the 4 units that were proposed so here

we can't keep the house anymore it has to go.

And this is the thing, when you're developing and you have to lose the house it was a habitable

house to begin with you're going to lose some value from the land.

You've got to catch that up with the density you can put back.

Often it's great if you can keep it because it preserves some of the value of the house.

And you get some cheap land as a result but here it made sense on the numbers to bowl

it over.

There it goes.

Going going gone and under construction.

Those are the houses coming up so

And this is what the finished product looks like.

So each of these was were 2 bedrooms, yeah 4 2 bedrooms about 115 sq meters each so they

were largeish 2 bedders.

You know, we're talking about an affordable product here, we don't have to go over the

top.

Keep it simple but keep it nice.

Yeah but dress it up in a few places you know, few little timber features here and there

so contrasting brick, no render but you know a bit of money spent on the kitchens and bathrooms,

now who can see the stone bench tops in the kitchen.

What if I said they won't stone, they not stone benches, no no they are laminate diamond

gloss with ABS edging so it's a little bit more than laminate but a lot less than stone.

Use that in all my projects, yeah it gives you a good finish.

So you don't have to go over the top to get that kind of shiny finish.

But glossy laminate doors, a few little upgrades, aluminium kickers around the bottom and yeah

know basic appliances but careful with your selections you don't have to spend a lot these

days, the base stuff is good enough.

As long as you don't go Bunnings bargain basement

And you're aware of your target market, yeah and what they're expecting.

They not expecting super luxury, keep the price down.

Waist high tiles in the bathrooms, neutral, cozy easy on the eyes throughout, no feature

walls or over the top expense and low maintenance.

For the type of buyer here they're not expecting a big back yard just a low maintenance courtyard.

That's one of the bigger ones.

So lets take a quick look at the numbers.

So you bought it as you said for the low 4s.

And we got holding costs obviously a bit of delaying there and a change of plans.

The planning construction finishing 4 compact 2 bedroom units.

ended up selling for 1.5 million well you've got to strip out the selling cost and the

GST the profit on this was 334,000 dollars.

And now you did in Joint venture?

Yep, so this was none of my money whatsoever in the deal, it was with my old boss, he provided

all the lending, all the capital, I ran the whole project, and yeah, we both extremely

happy so.

Fantastic, not a bad outcome yeah.

And some critical success factors, if you guys want to quit your jobs, there certain

things I think you've gone through over the last 5 years James to get to this point that's

become habits and skills you've developed which is this.

So why is this important to you?

You've got to know you've got enough money to finish the deal.

I think a lot of people go into deals not realising exactly how much cash they need

at what times, so started working with Simon pretty much from my second deal building a

cash flow forecast and it went through several evolution and it's a bit of a monster now.

But I guess it's now become fairly refined.

And I know all my liabilities income tax GST how much capital I need, all my loan funding

plots into it. and we can forecast in the next 5 years all the peaks and troughs and

obviously the goal is to get it growing but the goal is to leverage whatever capital you've

got as well.

So absolutely, so you've got to be in control not just the numbers in the deal but the numbers

in your life as well see what's going to be coming in the next 12 month, what's going

out what's coming in holidays anything we going to personal spending you know, big purchases

things like that.

Correct, the pipeline, this is like any other business right, you've got to have a pipeline

of opportunities coming in, to find the few that'll actually make sense and you've done

this James, I mean in order to find your first deal how many feasibility studies would you

have written, at least a 100 i'd say yeah.

So if you're going oh you know I've done a couple of feasibilities and I just can't find

a good deal.

You need to do a few more.

As James said up in this slide he did over 300 feasibilities in order to find the 4 deals

to find financial freedom was it worth the effort.

Yep

Was it worth the learning the mistakes the figuring it out going back and trying it again,

of course it is.

It's all worth it.

Obviously you've become a bit of an area expert in the areas that you operate in, who are

the some of the people you talk to?

Oh local real estate agents, other people through the networking, fellow developers

in the area, things like that, And you do a lot of desk research you look at comparable

sales values you use things like near map to see the layout of the site RP data for

sales that kind of stuff, talk to agents to find out about prices before the data is there

as well.

So again, it's just becoming a bit of a systemic approach.

And you started small, you started with a subdivide and build one on the back, but he's

learnt to do more with less.

So by going through this process building his confidence on the smaller deals he's started

to attract other people's money, to help him take things up a little.

and that's what the results team found in their own investing that over time we've brought

in JV partners or money partners to help us excel to take on deals where we committed

elsewhere this is one of the key things that allowed you to get out of your job faster.

Yeah we've got 3 JV partners 2 of which are my old bosses, so yeah.

That's alright.

leave work go back time poor high income individuals.

Perfect for JV partners and good trust relationships so.

Sure and you understand their way of working to some degree as well.

Yeah and they know me pretty well.

So you want to share a couple of things with these guys?

To take away from today.

what are 2 big things that made a big difference for you do you think.

Oh look, obviously the RESULTS program, I wouldn't have been able to do it without their

support.

and just knuckle down you know, it is hard in the early days, I did switch off the TV

and spent all my evenings reading, learning but it does get easier with time.

but I guess now I have the luxury of having that time to enjoy, it's taken a few years

but it's worth it so.
