How To Structure A Deal With A Seller To Make Finding A Buyer A Breeze - Duration: 5:25.

Hey, it's Joe.

I've got another zero down structure deal that I want to explain, and these are hypothetical

deals that we're talking about here.

And I'm just giving you different ways that you can structure zero down deals on here

that would solve the problem of the seller and make you money and give you ideas on how

you can make money and how you can structure the deal when you buy and when you sell.

This particular property is a lower priced property, it's a $75K asking price.

The value is $75K in its current condition, but it's worth $105K if you spend $10K in

repairs on it.

So, $10K repair, so you have $85K into it, it's worth $105K, so you have about $20K spread

on there.

The mortgage on it is zero, so they don't have a payment on it.

The rent on this property would be $850 a month if it was repaired even though it's

not rentable right now, maybe it's got a broken window or the furnace is out, or something

like that, it needs that ten grand before you can actually fix it up, before you can

actually rent it out.

So there's a couple of ways that you can do this.

You could do it, you can't do it as a lease option because it's not habitable.

It doesn't have a furnace.

That furnace is going to cost $2,000, the seller doesn't have the $2,000 to do it.

They own the property free and clear, but they don't have $2,000 that they can go fix

it and make it habitable for a tenant.

So what you can do instead is do it on a land contract.

And you can sell it as a fixer upper on an assignable land contract.

So you can go out there and find somebody who wants to take over a property on a land

contract.

You have to have a property that's in decent condition.

It has to be habitable to rent it.

But to sell it, it doesn't have to be habitable.

So do it on a land contract instead of a lease option and you can still make your assignment

fee the same way.

You could also keep this property for yourself, or you could sell it to an investor.

If you keep it for yourself, let's say you take the $75K property and you pay that off

over time with an interest-free loan where every bit of your principal goes towards paying

off that loan.

You could do that and cover your costs and every month you're going to have all that

money that's being paid to them is going towards paying off that mortgage.

So within seven, ten, twelve years you could pay off this property.

You'd have to still put in enough money into it to fix it up to get somebody in it, to

rent it, but if you put, you know, if it's going to cost $10K to get it fixed up and

you're able to get $5,000 as a lease option fee, at least half of that money would be

covered.

Plus, you know, you're going to have income on that property and hopefully you're going

to have a couple hundred dollars of positive cash flow that'll feed you as well.

And all your money is going towards paying down that note every month.

So that could be a very lucrative deal for you in the long run, but not very much cash

flow for you.

You could also take that property, structure it the same way and sell it to an investor

for more than that.

So, let's say you sell it to an investor for $20K because you're getting them into a property

that's a great deal because it's structured properly.

It'll be easier for you sell.

So you could get $20K for it, maybe $10K down maybe $10K later after they've fixed it up

and start having cash flow for the property.

And then they can pay you the cash flow on that property.

But they would get the equity on the property.

So something like that might work for them as well.

So, this would be a good way to do this.

Now, these people could also put it on the MLS, they could get $75K for it and get in

and out of it and they're done and they walk away.

They have to pay capital gains on it, not such a great deal for them.

But if they, if you want to keep them from having to pay capital gains they can either

do a 1031 exchange and I'll let you Google that to find out what that's all about, but

basically it's a tax free exchange so you don't have to pay capital gains on properties,

investment properties, that you sell, or at least you defer it, you don't have to, it

doesn't get rid of it, it just defers it.

And you can keep deferring it until you die if you keep transferring to other properties.

But they could, but they don't want to pay capital gains, but they could take the income

on that property and they could pay capital gains on just the income that's coming in

if they do it on a land contract.

So something like that might work for them as well.

So as you see, there's a lot of ways to make money on a deal like this that could be very

lucrative that can either put it into your portfolio, or be long term investment for

you even with a lease option because you can get a long term note and make a chunk of money

on this.

The better deal that you can structure with that seller, the more likely it is that you're

going to find a buyer to do it.

A lot of times what I see my students do is, they structure the deals in a way that it's

not attractive enough to find a buyer for it.

So, make sure you structure these in a way that's attractive enough and most buyers are

concerned about monthly payment, they're concerned about coming up with cash and they're concerned

about having to get a loan.

So if you can get rid of those things in the transaction it's much easier to find a buyer.

Otherwise, you're going to have to go to the MLS and sell it that way.

guys in this video I'm going to go over

something that can make or break a new

final expense life insurance agent when

and how to draft the premium for your

clients life insurance policy correctly

next make sure you stick around to the

end of this video because i'm gonna show

you how to get a social security benefit

billing calendar that actually shows

your clients when they're going to get

their social security monies every

single month

a common mistake for a new agent to make

is to ask your client when the best day

to draft the monthly premium is going to

be now when it comes to regular life

insurance

yeah that makes sense but remember

you're dealing with a different type of

client with your typical life insurance

policy these folks usually work they're

responsible they have mortgages with our

typical final dispense client

unfortunately they're older have a lot

of health issues and sadly a lot of

these folks can barely manage their

checking account if they even have one

think about it does it make sense to ask

somebody who's not financially stable

when they want the insurance company to

do the bank draft of course not the

typical drafting dates are going to be

the first the third the second third or

fourth wednesday of each month when a

final expense client tells you oh don't

draft it on the third the money may not

be there

go ahead and wait till the 50 drafted

you gotta explain to them how it really

works you see what happens is they don't

always get their money on the same day

so they will tend to get mixed up and

think that it comes late sometimes when

the simple fact is it's either going to

be on time or it's going to come early

so if they get their social security

money on the first or the third and that

first or third falls on a Saturday or

Sunday they're actually going to get

that deposit put into their checking

account a day or two early in other

words they'll get it on friday that

mixes things up and it tends to confuse

a lot of our clients you've got to make

sure that they understand

the insurance company is guaranteed

never to draft that money before it hits

their checking account

you also want to make sure that they

make the life insurance money a priority

because if they tell you well go ahead

and draft around the 5th or 6th what I'm

hearing is that they're not making the

life insurance money a priority and they

want to make sure that they can get that

money out of that checking account

before you get to it so when I tell the

client is this mrs. Jones the life

insurance company knows exactly how

social security works as a matter of

fact they actually communicate with your

bank and social security they guarantee

that your money will never be drafted

until it hits your checking account so

you never have to worry about getting an

overdraft fee because the insurance

company drafted the money early that is

never going to happen

also your Social Security money is going

to come in on the third or if the third

falls on a Saturday you're gonna get

that money on a friday but the insurance

company is not gonna draft that money

until monday so here I'm going to show

you this calendar and I'm gonna circle

the days when the company's going to

draft the payment that way you can make

sure it's there

guys if you let your client tell you

when to set the bank draft you're gonna

be sorry you might as well walk away

from the business right now you have to

be strong and firm right from the start

the last thing you want to do is make a

couple of sales right off the bat only

to find out that the money wasn't there

when the company went to draft you're

going to get paid the money is not going

to be there now you're gonna hold back

to the insurance company that's a great

way to put yourself out of business real

quick for a copy of that Social Security

To non-cubers, the Rubik's brand is known as a sign of intriguing, fascinating puzzles,

which have baffled them for over 40 years.

To cubers, the Rubik's brand is known as a sign of low quality, bad-turning cubes, being

very slow to innovate, and being exceedingly expensive.

Whatever your opinion, you do have to respect them for being the ones who introduced the

original cube, creating this community.

The thing is, there are quite a few puzzles that they once made, but for some reason,

they don't make any more.

It's usually not known why, but it's a shame, as these puzzles are fairly interesting.

So what are some of the more obscure puzzles that they used to make?

I'm not going to say that much about the Rubik's Clock in this video, as it's still a relatively

well-known puzzle, and even a WCA event.

While it was marketed under the Rubik's name, there is already so much that has been said

on the puzzle that there isn't really much more I could add here.

A more obscure puzzle is the Rubik's Fifteen.

This is similar to the famous 15 Puzzle, where the object is to arrange all the tiles in

the correct order, but in this case, you push and pull levers to move the pieces around.

Two of the levers will only work if the others are in a particular position, otherwise they

jam up.

On the back of the puzzle there are an additional nine tiles that can be used to make a magic

square, where all the rows, columns, and diagonals add up to the same number.

It's quite a fun puzzle, and one that is worth getting for your collection if you can find

it on eBay.

The Rubik's Triamid was patented several years later.

This puzzle looks somewhat like a pyraminx, but instead of twisting layers, you actually

pull off pieces and set them back down.

There is a mechanism that clips the pieces into place, so it remains relatively stable,

and you can place the pieces in any orientation, making it very confusing.

However, while it seems like it would be fun, the puzzle has one serious drawback: it's far

too easy to cheat.

If you get the puzzle in a position where just one piece is off, you're supposed to

solve it using moves that pick up four pieces at a time; but of course, you could pick up

just one.

As a result, this puzzle tends to be far too easy to solve, and isn't much of a challenge.

Rubik's Shells are a very interesting puzzle.

It consists of four rings in two pairs, and each ring has coloured balls in them.

The object, as you might expect, is to get the coloured balls back into a single ring,

so that everything looks nice and clean.

Something rather interesting, however, is that there are three levels of difficulty.

On the sides of the rings are buttons.

Press the buttons, and the rings on that axis are locked into place, so that rather than

moving independently, they can only move together.

Once a button is pushed, it is impossible to pull it back out, short of taking the puzzle

apart and pushing it back from the inside.

As a result, once the puzzle has both of its buttons pushed in, it turns from relatively

easy to extremely challenging, and you can't go back.

Despite this, it doesn't actually matter what position the balls are in when you push the buttons,

as it will always be solvable.

The Rubik's brand may be hated among cubers, but they have produced many, many interesting

puzzles over the years.

A lot of these are worth seeking out if you are a collector, as they tend to be far more

intriguing than the "puzzles" they release today.

The Hunter region is not getting it's fair share of the mining royalties it sends to

Treasury.

Last year, over a billion dollars in coal mining royalties - almost exclusively from

the Hunter region.

Meanwhile, the services, infrastructure, roads, and all of the things the citizens of this

area deserve are being neglected.

We'll be demanding a 30 per cent share of resources going back to regional New South Wales

and the Hunter - where it came from.

The Hunter deserves better.

well we find the customers are more

conscious because we see in the press

and we hear quite a lot of data leaks

and hacking and nobody really wants to

be the one that loses their clients

data. So businesses are shifting focus

more on the data and the information

they're creating on behalf of their

anti-malware and now they're thinking

they're accessing it. There's a lot of

solutions out there that can address

those challenges but there

isn't really a solution that fits all.

So it's a case of understanding what

data is valuable

where does it go who accesses it and how

do I control all of that.
