So, Today! tadaa I made a salmon flake bowl using.... Salmon Flakes!

I found this product online but, do you guys remember the video I did on beef flakes?

and this is their salmon version I guess? using fresh Salmon they put it through a special process

and freeze it to produce this somehow. alrighty lets take a look at the video I shot on making this bowl

these are our fatty salmon flakes I prepped 7 cups of hot steamy rice

and to that we shall add our fatty salmon flakes

we'll be adding 300g of these flakes

top with some egg yolk. spread some seaweed

pour on the sauce that came with the flakes and its done.

today we'll be drinking some long green onion miso soup

tadaa its complete! looks delish!

lets weigh it w/o the bowl its 3Kg

combined with 1kg of miso soup its 4kg itadakimasu

the salmon has such a nice color to it its best when on top of hot rice

my first bite shall be without any of the eggs

the flavor of the salmon is so nice and the hot rice melts the salmon making for a

semi raw fresh salmon... its super delish!!

I'm guessing they started off their process by mincing the salmon which gives this a very fluffy light feel... so delish!

I'll now break the yolks

ahh eggs are so good!

it gives it a nice mild flavor and I love how thick and creamy it is... so delish

I can't get over the weird feeling in my mouth of the hot rice and cold salmon in my mouth I just can't get enough of it

I'll now pour on some wasabi soy sauce

I love that wasabi flavor... I want to eat this quickly the salmon tastes best when its nice and cold

the miso soup with onion is so delish

nothin' pairs better with Japanese style dishes than miso soup

(( Peeps.... Raw eggs.... Totes safe in Japan There be no Salmonella also... these eggs aren't smelly.... peace! #RawEggsSoSafe ))

these salmon flakes are super flavorful!! The moment you put it in your mouth the flavor just erupts

How To Make A Profitable Offer On ANY Property - Duration: 5:27.

Hey, it's Joe.

Here's another zero down deal we're talking about.

And this is hypothetical deal.

I'm doing this series here of hypothetical zero down structures and the different ways

that you can make offers on different properties and different situations.

The thing to remember is that you can make an offer on any property that is going to

be profitable to you.

Now, not all, it may not always be acceptable to the seller, but it can be profitable to

you.

So you want to be able to do that in a way that's most likely to be accepted.

I mean, you can always make crazy offers on properties, "Oh, I owe $100K on it."

"I'll give you $50K." Well, yeah, you, they can't do that because they can't come up with

the $50K.

So, it, even though it's an offer that'll make you a profit, it's not probably an offer

that they can do.

So, you want to find ways that you can make it work for them that doesn't eat them alive

but still makes you money and also solves their problem.

So, let's look at this particular deal.

This is an asking price of $625K.

The value is $600K.

So, it's actually, they're asking more than they think the value is.

The mortgage is $580K.

So, first of all, the likelihood they're going to get $625K is pretty low if they put it

on the MLS.

So you have to talk to them about that, if they're going to do it on the MLS.

If they want to sell it as a lease option getting $625K for a $600K property is not

a big stretch.

As a matter of fact I'd probably raise that property up to $645K and try to get $20K as

a lease option fee for me and the first month's rent for them.

Their principal, interest and taxes and insurance is $3,300 a month, but this property would

only rent for $2,700 a month so it rents for less than they owe on it every month.

So for them to be able to take a deal like this they're going to have to take a $600

a month negative cash flow on this property which is going to be painful for them.

But, is it going to be more painful for them to do that and take that $600 a month, or

is it going to be more painful to take the $3,300 a month?

It's always easier to pay $600 than it is to pay $3,300 a month.

And if they wait, the values will probably go up over time and they'll be able to pay

it off.

So what I would do on this is, I'd probably do it as a lease option.

I wouldn't take this property subject to because there's no cash flow for it for me.

It would cost me a negative.

They're willing to take the negative often times because they want to keep their credit

clean.

A lot of people, especially in higher incomes, have to keep their credit clean because of

their corporate job or because they work for the government and they have to keep their

security status or there's a lot of reasons people want to keep their credit clean other

than the fact that, you know, it's just good to have good credit if you can manage it.

And if you've got the income to be able to pay this, they can handle this.

If they're getting ready to go bankrupt it's not going to solve their problem, really,

because they're probably not going to have enough cash to do it.

But a lot of people that are in these situations don't have this situation.

And you're going to find this with people that are upside down.

We found this, we saw this a lot in 2008, 2009, especially in places like California

and on the east coast as well, where properties dropped in value 20%, 30%, 40% in value and

they were actually upside down by several hundred thousand dollars.

And we would go in and we would sell the property on a lease option for the full price of what

they owed on it, but we would do a five-year lease option so it'd give it time for the

values to come back up.

Because historically values come back up after a big crash like that over a five-year period.

We saw that happen in 1991 when things crashed for me, with my first experience with that,

and that happened again after 2007.

By 2009, 2010, the values had already started to come back up and most of those properties

were back to where they were before.

You just have to wait them out and a lease option is a great way to wait them out if

you have to move.

You know, a lot of people that have to move, so they can't, you know, stay in that property,

they have to make a mortgage payment on there.

If somebody's making the majority of that mortgage payment for them, it keeps their

credit clean, they can then go out and buy another property and they can do it that way.

And one of the questions you get a lot of times as well, I need, I can't qualify for

two properties.

Well, they can because they've got income coming in on one.

The banks typically will allow 75% of the income coming in on a property to apply towards

their debt service.

So if they've got $1,000 of rent coming in, they'll allow $750 to go towards the debt

service.

So if the debt service on that loan is $750 that's a wash and it doesn't affect what

they qualify for.

If it's a little bit more than that, then it'll drop down what they qualify for by a

little bit, but not the full $250.

So that's how you could do a property like that and still make it make sense for them.

You can make a good chunk of money for yourself, anywhere from $5,000 to $10,000 to $20,000

on this deal almost every time you could make that.

If they don't, if you find a buyer who doesn't have $20,000 but they've got $10,000 down,

you could do $10,000 and then you could another $10,000 as a promissory note that they could

make payments to you over time, over the next two or three years.

All right.

Let's imagine a friend has invited you out to eat in a restaurant where you will need

to order in English.

In this video I'll take you through all of the steps and stages of dining out in an

English speaking restaurant.

The first person that you will meet in an English speaking restaurant is called, "The

Host".

And the host will ask you:

How many people are in your party?

And you will let them know the total number of people that are going to be eating.

They might then ask you to wait as the restaurant may be quite busy, or they will say:

Follow me.

I will take you to your table.

Either way eventually they will take you to your table and they will give you menus and

they'll usually say:

Your server will be with you shortly.

Meaning that a waiter, waitress, or server will be coming to your table in just a few

moments.

The next person that you will meet in the restaurant will be your server.

And they will first ask you if you would like to order any drinks.

They don't want to ask you if you want to order any food because they want to give you

some time to look through the menu and get a really good idea of what's available.

You can put your drink order in, and they will go back to the kitchen to prepare your

drinks while you have time to decide what food you want to order.

When they return with your drinks.

They will ask if you are ready to order.

Usually you are ready to order at this point.

So you can place your orders, it's usually polite to allow the women in the party to

go first, and the men to go second.

And the server will then allow you to spend some time with your drinks and your friends

while they go to the kitchen and allow them to prepare your meal.

When the server returns, they will place your food in front of you on the table.

It's usually polite to wait 'til everyone has their meal in front of them before you

start eating.

And then they will say:

Enjoy your meal!

They will usually return just a few minutes later to ask if everything is OK.

At this point in time you can let them know if there were any items missing that they

forgot to bring the first time.

You will then have time to enjoy your meal with your friends.

Once you are getting close to finishing your meal the server will come back and ask first

of all if they can clear away any of the plates.

But also if anyone would like to order dessert.

If this is the case they will bring you dessert menus, and you can place your dessert order.

If you are not having dessert, or towards the end of your dessert the server will usually

return and ask if they can bring you your bill.

And once they bring you your bill, they'll let you know what all the options are to pay.

Usually you can pay with credit card, bank card, or cash.

Once you have paid you and your friends can head out for other exciting things to do that

evening.

Well that's just a little peek at what it's like to eat in an English speaking restaurant.

IBM Q - IBM Building Quantum Computers for Business and Science - Duration: 5:13.

IBM has announced an industry-first initiative to build commercially available universal

quantum computing systems.

"IBM Q" quantum systems and services will be delivered via the IBM Cloud platform.

While technologies that currently run on classical computers, such as Watson, can help find patterns

and insights buried in vast amounts of existing data, quantum computers will deliver solutions

to important problems where patterns cannot be seen because the data doesn't exist and

the possibilities that you need to explore to get to the answer are too enormous to ever

be processed by classical computers.

IBM also announced the release of a new API for the IBM Quantum Experience that enables

developers and programmers to begin building interfaces between its existing five quantum

bit (qubit) cloud-based quantum computer and classical computers, without needing a deep

background in quantum physics.

And, also announced the release of an upgraded simulator on the IBM Quantum Experience that

can model circuits with up to 20 qubits.

In the first half of 2017, IBM plans to release a full SDK (Software Development Kit) on the

IBM Quantum Experience for users to build simple quantum applications and software programs.

The IBM Quantum Experience enables anyone to connect to IBM's quantum processor via

the IBM Cloud, to run algorithms and experiments, work with the individual quantum bits, and

explore tutorials and simulations around what might be possible with quantum computing.

IBM Q systems will be designed to tackle problems that are currently seen as too complex and

exponential in nature for classical computing systems to handle.

One of the first and most promising applications for quantum computing will be in the area

of chemistry.

Even for simple molecules like caffeine, the number of quantum states in the molecule can

be astoundingly large – so large that all the conventional computing memory and processing

power scientists could ever build could not handle the problem.

IBM's scientists have developed techniques to efficiently explore the simulation of chemistry

problems on quantum processors and experimental demonstrations of various molecules are in

progress.

In the future, the goal will be to scale to even more complex molecules and try to predict

chemical properties with higher precision than possible with classical computers.
