OTTO-ReiTex Erfahrungsberichte - Duration: 2:54.

We are standing on a surface called ReiTex, which is an excellent surface.

This surface here is called ReiTex

and it is made of synthetic fabric and is completely sandless.

Here we have a ReiTex surface.

We have had it for 3 months. We are very happy with it.

Since the very beginning this surface has been great. No problems whatsoever.

We haven't had any problems with this arena.

From the start, the horses accepted this footing easily

and we could quickly move in three gaits with small jumps.

Although they advertise for it as being for recreational use,

we can easily use it up to Prix St. George level in dressage.

It doesn't causes any problems, on the contrary it seems that the horses

have more elasticity and more pleasure while walking.

When compared to classic footing, it has lots of advantages because it doesn't require any work.

It doesn't freeze, doesn't require water,

it's free of dust and it doesn't change its shape.

We had an astmatic horse here, who just stopped coughing .

We also have a mare with hoof problems and we now see a major difference in the way she moves.

We decided to use ReiTex, because we don't need to maintain it so much.

There is no need to level it, water it or spread any salt.. it is very practical.

This kind of footing is problem-free. It doesn't need to be levelled like a classic footing.

It doesn't have to be watered.

Nothing, we do nothing to maintain. We just get on the horses and start riding.

The riders feel very save on this footing.

We have had some falls already. It felt like we fell on a feather cushion.

So it is very soft, which is a huge advantage of ReiTex.

It is very safe.

We had some falls, and it is very pleasant and soft. t's like falling on a blanket or mattress.

Nothing hurts, it is very comfortable.

Profit is like food to a business.

You need it in order to survive.

But you can live without food, or profit, for a while.

Cash, on the other hand, is like oxygen for your business.

You just won't last long without it.

Merchant cash advances can suffocate otherwise healthy

businesses by sucking all the oxygen-like cash out

of the room.

According to research by Opportunity Fund,

suffocation by merchant cash advance is increasingly common.

Merchant cash advances are structured

as the purchase of future credit card or other receivables.

The advance amount is usually limited to somewhere between

one and one-and-a-half times your average monthly sales.

The payback amount is usually between 1.1 and 1.5 times

the amount of the advance.

Repayments, also known as remittances,

are expressed as a fixed percentage of your daily sales,

usually somewhere between 10% and 15%.

That means daily remittances aren't fixed.

They go up and down with your sales.

Given the proceeding, the anticipated repayment period

is usually between 270 and 360 days.

For example, let's assume your monthly sales average $20,000.

An advance rate of 1.25 times sales

means you would receive $25,000 upfront.

Furthermore, let's assume a 1.5 times payback multiple.

That means your payback amount would be $37,500.

If your remittance rate was 15%, your anticipated daily

remittance would be $100.

That's equal to $20,000 per month divided

by 30 days per month times 15%.

$37,500 divided by $100 per day yields an anticipated repayment

period of 375 days.

Merchant cash advances are usually expensive.

The annualized percentage rate, or APR, in this example,

is a breathtaking 85%!

If so, why would anybody ever consider using one?

The providers of merchant cash advances

(who never actually look like this guy)

emphasize several purported benefits.

If you've been in business for several months,

you can probably get a merchant cash advance, usually

with no additional collateral.

Applying online takes minutes, and you might get your funds

within a few days.

Because remittances are a percentage of sales,

your payments can fluctuate.

That is, if sales are slow, your remittances

go down proportionately.

So here's the big idea: If you are ever in the position

where you are considering a merchant cash advance,

a few simple questions can help your business

avoid being smothered.

The first question to ask is, "What

is my free cash flow margin?"

In other words, what is the ratio

of a) the amount of your discretionary cash flow

after you've paid your normal bills to b) your sales?

Next, "What is the remittance rate on the merchant cash

advance?"

Finally, "Is the remittance rate greater or less

than your free cash flow margin?"

If your free cash flow margin exceeds the remittance rate,

the merchant cash advance will be affordable,

though annoyingly expensive.

If the opposite is true, when your free cash flow

margin is less than the remittance rate,

you risk much more than annoyance.

Let's consider the case of a small, moderately profitable,

and growing maker of leather goods

that are sold through a network of similarly-sized specialty

retailers.

This graph shows the company's forecasted monthly sales.

Currently, sales are just under $20,000 per month

and are expected to grow at about 10% per year

to around $27,000 per month over the next 36 months.

The business expects to generate a 7.5% after-tax margin.

The company pays its bills within 30 days.

Because a fair proportion of its sales

are paid for with credit cards, the accounts receivable

collection cycle is 30 days as well.

Due to a relatively high minimum purchase quantity,

a long order-to-delivery delay, and the desire

to avoid stockouts, the company maintains about 120 days

of inventory on hand.

Finally, the company has a little cash in the bank.

If we run the model, we can see that our leather goods

maker expects its cash balance to grow from $2,000

to about $52,000 over the three-year forecast period.

Not bad!

Now, let's throw a wrench into the works.

Let's say that a critical piece of packaging machinery

requires immediate replacement at a cost of $20,000.

We'll add this surprise expenditure to the model

and rerun it.

It's easy to see that the equipment replacement causes

a cash deficit from which the company won't

recover for 18 months or so.

That indicates a need for a loan of about $20,000

having a term of 18 to 24 months.

There's no time to screw around with banks,

but a $25,000 merchant cash advance is available right now

having a remittance rate of 15% of sales and a one-and-a-half

times payback multiple.

The owner figures the extra $5,000

might provide a little cushion, even if it's expensive money.

Let's add the $25,000 advance to the model and let it run.

The results aren't exactly what one might have hoped for.

The company is out of cash again by month five,

and it's still facing a cash deficit of more than $15,000.

Maybe the answer is to get another advance.

That way, one might, in effect, extend the first advance.

So, let's assume the owner applies

for a second merchant cash advance

from another online lender.

Let's stack the second advance to the model and press play.

This is just getting worse.

The net effect is that the business runs out

of cash in month nine rather than month five,

but the cash deficit has grown to $23,000 in the process.

So let's assume the owner does what, unfortunately, is

normal in desperate situations.

That's right.

Let's assume she doubles down.

Let's stack a third merchant cash advance onto the business

to see if the iceberg will magically jump out

of the way of the Titanic.

Nope.

By the end of the year, the business is out of cash,

and pretty much sunk.

It still owes $39,000, which is deflating

since the original cash need was only $20,000.

The main culprit behind this disaster

is the 15% remittance rate compared to a free cash flow

margin that averages about 6% of sales.

The problem just gets worse when advances are stacked,

and the total remittance rate goes from 15% to 30%

to 45% of sales.

Remittances just overwhelm the company's capacity

to generate cash.

In other words, the merchant cash advances

suck all the oxygen out of the room,

and the company is snuffed out.

Lest you think a 6% free cash flow margin is low,

ongoing research by the Financial Analysis

Lab at Georgia Tech suggests that a 4% to 5%

margin may be more typical.

Let's turn the clock back and focus on the first merchant

cash advance.

Watch what happens when we reduce the remittance rate

from 15% to 6%.

With an APR of roughly 25%, such an advance

would still be pretty expensive financing.

However, it wouldn't suck the cash out of the business

all at once.

Given the remittance rate on most merchant cash advances is

at least 10%, while many businesses experience

a free cash flow margin of less than 6%,

it's not clear whether merchant cash advances ever make sense.

Be sure you run the comparison for your business

before you run the risk of business death

by cash suffocation.

Hi, this is Nigel from discovering dowsing answering your questions about dowsing

Pendulum movements meanings

Sounds like a mouthful, doesn't it?

But this is a subject which crops up a lot particularly amongst new dowsers.

They are using a pendulum and have got used to it doing one thing for a yes answer and

a different thing for a no answer.

Then, out of nowhere, the pendulum's movement is new and different.

At that point, because they are new, they usually ask what does that change of movement

in the pendulum mean?

After all, a pendulum's movements have to have some meaning, don't they?

The point is, that question can't be answered.

That's not to say that there is not an answer.

There is.

But the answer will be unique to that person.

A pendulum's movements meanings are different for different people.

Your 'yes' and 'no' responses might be different to the next person's responses.

So, what is your 'yes' might be their 'strange new movement'.

Despite not being able to answer one person's question about what is happening when the

pendulum moves differently, there are a range of possible reasons for it happening.

Now, note that I said this is a question which is mostly asked by dowsing newbies.

That's because everyone, after a while, finds a change of movement if they are using

a pendulum.

It's the first time which catches people out.

Also, newbies are not yet confident enough in dowsing to use it to find out what is going

on.

So, in no particular order, what follows are the list of usual reasons for strange or new

pendulum movements.

A. Your 'yes' and 'no' have changed.

This can and does happen.

Sometimes overnight.

B. The question you asked is either a) poorly phrased, b) impossible to answer (for whatever

reason), and c) one you do not have the skill / knowledge / permission to ask, or understand

the answer (check which applies in your case)

C. It's a stupid or pointless question (i.e., a category which is not included in B above).

D. You are not ready to have the answer.

This applies more to those dowsers who have the belief that they have to be 'connected'

to something in some way before they can dowse, or have to be protected by something or someone

first.

E. It indicates that someone or something is trying to make contact with you.

Again, this only happens to those dowsers mentioned in D above.

F. You simply lost focus when dowsing!

This list covers the usual reasons for strange pendulum movements.

It's up to you to find out what it means in your case.

But remember!

Dowsing is all about asking questions.

So, if something strange happens to your pendulum, then start asking about it and find out for

yourself.

Making Everyday Life with a Chronic Illness Easier - Duration: 4:11.

- Hey everyone, it's Jennifer.

This video is made for New Life Outlook.

Because living with a chronic illness

can be draining on its own, it's always helpful

to conserve energy in any way possible.

Today, I'm gonna be talking about some ways

to make everyday tasks a little easier.

Consider leaving your most-used items on the counter,

such as coffee cups, bowls, plates, utensils,

so that it's easily accessible to you.

Use electric appliances.

Plan one dish meals, or you can also buy

frozen foods, pre-made foods, pre-washed vegetables.

While cooking dinner, make more than you need to so that

you have dinner already made for the next night or two.

While cooking or baking, you can line the baking sheets

or the pans with parchment paper or foil so that,

when you're done, you can just grab that

and then throw it away in the trash.

While you're cutting fruits or vegetables,

you can pull up a chair, sit there, and then just chop away

because even standing there takes energy.

Something else you can try is buying a kitchen trolley

so that when you're moving things around

like dishes or food to serve, then it can be a lot

easier to put that on the trolley and then roll it over.

While you're brushing your hair, brushing your teeth,

putting on makeup, anything like that,

you can have a chair in the restroom,

and you can sit there while you're doing it.

You can embrace your natural hair texture

by letting it air dry, or you can even buy the

texturizing sprays or different products that they sell.

In the shower, you can use a shower bench

or you can use one of those handheld shower hoses.

Use pumps on shampoos and conditioners

so that you're not having to pick up the heavy bottles.

Try taking a shower the night before

so that you're able to rest afterwards,

and then that will save energy for the next day.

When you're getting dressed,

try sitting down on the bed or a chair

while you're putting on your clothes and your shoes.

Use slip-on shoes, front-opening,

loose-fitting clothing, and elastic waistband.

Try to clean one room at a time

while taking breaks in between,

and if available, ask for help.

Or you can plan a schedule for the whole week

so that you would only need to do one chore per day.

Eliminate clutter so you have less to clean and dust.

Store cleaning products where you're gonna use them.

For example, have the ones for the restroom in the restroom,

and then the ones that you use to

clean the kitchen in the kitchen.

You can store them in little caddies and just

have them readily available to use.

Do one load of laundry per day.

If you're living with somebody or you have a friend

or family member that can help you out,

maybe you can make a deal where they wash the clothes,

and then you fold the clothes

so that you're able to sit down and fold.

Buy laundry baskets with wheels on them

so that you can push the baskets around

instead of having to lift the heavy baskets.

If you have stairs, you can place items next to the stairs,

and then when you're ready to go up or down,

you can grab those items and bring them with you

instead of making a special trip.

Try parking as close as possible to the store.

Consider using electric carts

in the stores if they have them.

Make a shopping list ahead of time

so you know exactly what you're gonna get

in the store when you're there.

Ask a family member or friend to

accompany you while you're shopping.

Move slowly and take your time.

Start at one side of the store

and slowly make your way to the other side of the store

so you're not having to go back and forth.

Consider taking up the offer when they ask you

if you need help out after going through the checkout.
