Genéticas de la marihuana: Landrace Afgana, Afghan genetic, Афганская генетика - Duration: 7:27.

- Hi welcome again to UndergrowTv... Let's talk about genetics again. We'll do this once per month

- to know where all those strains come from. Today we'll talk about afghan genetic... Base of a lot of hybrids.

- One of the favourites of a lot of breeders.

- All actual strains come from original Landraces. In the last chapter of genetics we talked about Landrace concept

- with Jamaican landrace. This time we'll talk about Afghan Landrace, wich

- has been used in a lot of actual strains creation. A lot of banks include it

- in their genetics... It comes from Afghanistan, as growed as wild... Like Hindu Kush,

- that can hold the strong sun without any problem. Strong plants, no problems with hard light,

- even being exposed to that strong sunlight. Afghanistan brought it as their Indica symbol

- with this bushy plant. Not a tall plant and a special flavour almost sweet... Whit resin in contrast with dark

- leafs. Intense relaxin effect... Really nice as pain killer and to sleep well.

- Otherwise, Afghan phenotypes variate a lot and we can find a few different kinds depending on the zone.

- A lot of differences depending on where they come from. From North, cbd rich taller plants,

- like Valk... Enormous and great producer plants with complex flavours

- even with citric touches. As it Kush neighbour, it's full of resin

- and we can find it well represented with Mazar-i-Sharif by The Real Seed Company.

- Around 1900, a lot of different varieties grew all along the Kumar river.

- Sative landraces... Short production and not a lot of resin, so they were moved appart

- and indicas started to be growed out of travellers hands. Indica predominance

- pulled satives out to Pakistan, near Hindo river... Hash was the most appreciated product and indicas

- were the best producers. Thanks to this indica selection, we can enjoy so many hybrids in market, Afghan Kush,

- Hindu Kush, and a lot of Kush derivatives.

- There are a lot of female names now in the market...

- I would like to name the following 2 because we've been working with them... They're perfectly adapted.

- Super Og Kush by Pyramid Seeds, one of the best Kush...

- And other one remarkable by its special flavour... Like this Kush R300 by Breeder Seeds. Afghan strains

- predomine in actual maket being crossed by a lot of different ways... Like the famous Skunk,

- wich comes from well selected afghans... Or Ak-47 or successful Tutankamon by Pyramid Seeds.

- Cheese is remarkable too... Another kind of Skunk that detachs because of its phenotypes,

- really similar than we can find in autoctone strains from Afghanistan... One of my favourites...

- Mr. Cheese Mass by Mr. Hide Seeds... Strong cheese fragrance.

- A really extended plant in California... Really famous there.

- Or Jumbold... Really extended there. Detach Afghani1 by Sensi Seeds,

- one of the most originals we can find. If you want something close to the original, this one is really nice to

- start crossing as a breeder. You'll find a few different Afghanis in market but we recommend Afghan Kush

- by White Label or The World of Seeds... Medican Afghani... More like Mazar-i-Sharif... Or

- A-train by ThSeeds, that combines Mazar-i-Sharif with a new strain. We can also see

- derivatives like LA Confidential that works really nice as sleep regulators. One of my favourites... Galaxy by

- Pyramid Seeds... A excellent strain that comes from Afghan x Northern Lights. High production plant

- with delicious flavour that will give you great flowers and a fast growing strong plant.

- Thin brotes so you'll have to tie them if you want to avoid them to fall down.

- Other recommendable works by other banks like Kannabia's Afghan... A selection of Afghan1 by Sensi.

- Well growed and selected by Kannabia Seeds, that makes it arrive to all commercial growers,

- with short bloom period, really nice to grow indoor... Full of resin. A lot of Afghans derivatives in market.

- I've recommended a few of what i could taste during the last years... Black Kush 08 by Gea Seeds too...

- Great results for resin extractions. If you want afghan touches, check your confident grows, or

- we recommend SLC, seeds specialists, or Dutch Green with 2 shops full of seeds.

- You can find everything you need to grow at both, but specially seeds. I must say goodbye tasting

- this tremendous Galaxy by Pyramid Seeds. Good smoking people.

A LOTTERY with VINYL TOYS? What's the deal with that!? - Duration: 3:17.

Hey what's up pals! Welcome to a new video!

As you can see, today I'm at the studio,

cause I'm working on a lottery

What's a lottery in the toy scene and why are they held?

It sounds kinda weird right?

But yup, people run them,

and there's a few reasons. I'll explain it in a second!

So what's a lottery in the toy scene?

It's easy: a lottery is basically a raffle,

that's used when the artist has

less toys than people are expected to want them

Then a raffle is held,

some time is given for people to join,

and when that time is over, you let people know of when

the winners are going to be chosen

I normally put people name's on paper,

and mix them all in a jar or bowl.

Then I normally pick the winners on an Instagram Live,

so people can see there's no tricks or cheating.

Then, the winners will be the ones who are able to buy the toys.

Could be a one-off, or a limited run or whatever.

Now I'm checking all the emails I got for the lottery I'm currently running.

Normally you ask for some details. And I asked for

a name, a phone number cause the post office needs it,

an address for the same reason,

and what I also asked for was a social media profile

To verify who they are, because some of the people who join the lottery

just want to get the figures to sell them.

This is what we know as flippers or resellers.

So I'll check profiles for a while,

then join each name with the figure they wanted

and finally print all the papers for the live tomorrow.

Everything is more or less ready now.

Had some last minute issue and we're a little bit late.

Alright, the lottery's all done.

It was actually fun.

It's a lot of work,

so much work, especially when so many people join.

But I don't know, it's worth it,

cause you know who gets the toys,

(damn, @*^¨Ç%$&/& hair!)

and you can try to make sure they're not flippers,

though sometimes you eff up and they may win cause it's not easy.

But I try to do my best

for real fans to get my toys and I'm happy with that.

Thanks for watching this video

I hope you learned something about how some sales are made in the toy scene,

when there's more potential customers than toys available.

And that's all.

The next video will be a vlog, I still don't know which one.

But whatever it is I hope you guys enjoy it,

as I know some of you have enjoyed the previous ones.

Thanks again for watching,

if you're new, please subscribe!

See you!

Analog Lessons 2: How to use the film leader retriewer - Duration: 1:57.

If we use a reflex camera it is relatively easy (especially if it is

manual), leaving the roll with the tip off, just when we started

to rewind it. In this way we can put it more easily in the tank or

or reuse it (if we have only shot half of it).

We'll talk about that in the next video.

But if we use a compact camera like this one,

the reel generally rewinds completely.

It is in these cases,

when the film leader retriewer allows us to reuse the reel if we have only half shot,

or remove it to be able to load it in the tank.

To use a film leader retriewer, we just have to do this:

the reel when it is winding is going in this direction.

In this case, with this,

we have to put it in, pressing here with the index finger,

the three flaps, here inside.

Once this is done, holding it on this side so that it does not wind back,

we have to give it in the same direction that

it would be rewound.

Here is the first one.

1, 2... and 3.

And then, we push the first part called "A".

Don't stop holding it.

3 again.

1, 2 and 3 clicks. And we put the second part.

Don't let it go yet.

And now we can release it, and we throw away all the

roll.

A Shiv Yogi is known by his Consciousness Level - Duration: 1:56.

Foreign invaders taught us cast and creed

And now we have been so strong in this

With our identity

Instead of having identity with reference to God

Our identity have now been limited to our body

What really is this body?

it will stay for a while and after that will get dissolved

Your identity should be with you

Because neither you are born

nor you die You always stay

That should be your identity

No human should have a superficial identity

In the old times,

The level of consciousness used to be the identity for a human

And Shiv Yog defines it in the same way

Level of your consciousness

is your identity

Your wealth is not your identity in fact, that also sums up to nothingness

Because yesterday someone had it, today you have it and again tomorrow someone else will have it

you define your identity

what you really are

only you are going to stay

So powers

every human has

eight siddhis and

9 nidhis residing in him

i.e every human has power inside

"We have a day off, save it on Monday!" Rescuers climbed over the fence to save the dog! - Duration: 2:32.

"We have a day off, save it on Monday!" Rescuers climbed over the fence to save the dog!

Almost a year ago Omsk volunteers (Russia) got acquainted with a dog named Chanson. True, the acquaintance can not be called pleasant - the animal hung on the fence of the communal enterprise, which is engaged in catching stray dogs.   Chanson was in trouble because of the ill-conceived design of the cages, but worst of all, the employees of the enterprise refused to help the animal. They promised to help the next day, because they had a day off. But the dog just would not have survived ...

Fortunately, in the neighborhood there is Omsk shelter "Friend", the volunteers of which have long been in conflict with the administration of the enterprise. Rescuers of animals more than once called the neighbors a "death camp" for animals.

The volunteers understood that the animal was already in a critical condition, so they decided to act radically.   "I had to climb over the fence and pull the unhappy dog out of the grate. The dog already practically did not move and did not react ", - the rescuer of animals has told.

Chanson was taken to the clinic. While the doctors were fighting for the life of the dog, the volunteers managed to learn its history. He used to be a happy pet and lived in an apartment. But after the death of the mistress of the animal was in this "death camp".

To put Chanson on the paws, the volunteers took several months. After that the dog settled in the orphanage, as it seems then, forever. But recently the dog has new owners!

"As it often happens, people came for a small dog, and eventually chose this wonderful dog. Chanson - a wonderful dog, he deserved happiness! "- Rescuers shared.  Now Chanson starts a new life with loving masters. I want to believe that all of his suffering will really be over!

How to Deal With Negative Comments & Judgemental People in Eating Disorder Recovery (10 tips!) - Duration: 13:07.

Hey everybody it's Elisa here

And I'm an eating disorder recovery coach helping you to recover from your eating disorder so in today's video

so in today's video I'm actually gonna answer one of the very common questions I get a lot and it is "how to deal with

triggering comments, negative comments and judgmental people in eating disorder recovery?"

I'm gonna give you ten thoughts about how to deal with this subject and what is more helpful

mindset to deal with this issue

So firstly I want to say that as human beings we all need this sense of

approval from others and feeling like we are understood and accepted by others

And it is a basic human need and there is nothing wrong with that

It's healthy we all need it on some level

but at the same time you have to understand that many people have no idea about eating disorders and recovery and

You can't seek constantly their approval because they don't have any idea what you're going through

So in this case the needing of approval can become very unhealthy and this is why you have to let it go

And the second thing is what I already mentioned a little bit is that

You have to understand that many people who never had eating disorders themselves who have never done

recovery themselves they actually have no idea what you are going through and maybe even your close family members,

maybe your partner, maybe you have told them that you are recovering from an eating disorder

But just because they know you are recovering doesn't mean they know what it takes to

recover, or what exactly to expect, what recovery looks like, what you need to do for recovery and

just because they are making some maybe triggering negative comment, maybe they do mean well, maybe they want what's best for you

yeah, so you definitely can't take it personally and try to put yourself in their shoes

Based on the fact that they never have been through recovery or eating disorders

So just you have to know that - don't take it personally, don't take it in a worst way possible

This is how the eating disorder wants you to take it. And just because their comment is triggering

It doesn't actually mean that they meant it in a worst possible way

And this is so unfortunate, but actually in today's culture

we live in the society is soaked with diet messages

And I'm not even talking about people who are dieting but even normal people

and they have seen the news from the media, magazines, the diet messages are everywhere and

Many people are brainwashed by diets. It comes through their own

belief system and their own filters and many people have this diet

mindset filter so just because somebody's opening their mouth and talking about something, making a comment about what you eat or

how much you weight

you have to know that it comes through their own filters and beliefs about food then eating and about

the body so this is why you have to know super clearly that

just because somebody has an opinion about something it doesn't make it a fact.

And many people actually are dieting themselves

And if somebody's making a negative comment about you, about your eating, about your weight, and it comes through this diet messages

And you know that they are dieting, it comes from their own belief system as I said previously

And also, you stepping out of the diet system and doing something completely opposite

you know like listening to body, letting go of all restriction, it will freak out many people who are dieting because...

and they will make the negative comments about you and about your eating because you are actually

triggering them. You are triggering their diet beliefs and what they are doing and many people have to make those

triggering negative comments about somebody else because they need the validation of

what they're doing. And we all want to be right

and we want to feel that what we are doing is the right thing so some people can put others down

just to feel better about themselves

But at the same time obviously it doesn't make it right and it's only their own beliefs, their own opinions

And you don't need to agree with their dieting by accepting the negative comment about you

So in eating disorder recovery

we likely think about our own food and eating and our body very often

almost every day and just because we think about our own food and eating and about our body all day

We think that other people must spend the same amount of time

obsessing about our eating or our body

But the fact is that actually other people don't care about you and many people are rather

concerned and worried about their own lives and nobody is sitting there all day

thinking about what you're doing, what you're eating, or how much weight. And even when somebody

is thinking about your food or your weight for one second of their day

Do you really want to spend the rest of your life

worried about what other people think about you and also spend your life in an eating disorder

because you're always affected by everybody's comment

And then you modify your food,

you try to lose weight just to be approved and accepted by others and those other people likely have the diet mindset themselves

So do you really want to spend the rest of your life

worrying about those people who maybe think about you for one second of their day and then move on with their lives

but you spend your entire life in an eating disorder and living for other people and not for yourself?

By seeking everybody's approval and

positive comments about you

You are literally giving them the power over you. You are giving away your power

If somebody is making a positive comment about you, and it makes you happy and you feel validated, and you feel approved by others

Then it's the same way trap if somebody is making a negative comment about you

And you let it affect you so much that it makes you relapse, stop the recovery, and you spend like days

thinking about this one comment one person made who had no idea about your recoverym probably had the diet mindset themselves,

so by needing this approval from others and

if a comment can make you or break you in a blink of an eye

You are giving your power away to other people. And this way you are really giving away your happiness

to somebody else's hands, and it's not about you

but it's like they have the power to either make you happy or unhappy and really this way it will be a lifelong unhappiness

because realistically we just cannot be approved by everybody and

always receiving positive comments from everybody

It's just not realistic and this is how you sign up for a life long of unhappiness

It's really best to get to a point when you realize that all

people don't have to like you or approve of you or understand you the same way

likely, you don't like all people on this planet, maybe you don't approve of them, maybe you don't understand them

And that's okay, you don't have to be liked by everybody and that's totally fine

And it doesn't mean that you have to change or there is something wrong with you. It's just people are different

People's opinions are different, people's belief systems are different, and this is totally fine instead

And instead, accept yourself. It all starts with yourself

We can't change people around us, but what we can change is ourselves

So only focus on yourself and don't worry about all the other people around you

And it's very likely that people who generally

are so concerned about what other people eat or

how much they weigh then it's very likely that those people have some sort of food obsession,

eating issues, or even body image problems themselves

And if somebody's always going around and judging other people then it's because their own mindset is so

judgmental towards themselves and

instead of feeling angry be compassionate towards them

because it's very likely that they have been through something horrible that has made them so negative,

bitter, and judgmental. And rather getting angry, taking it personally... it's not personal

It's about them, and it's not about you. And as I said earlier - if somebody's making those negative comments about you,

they are judging your food and eating and your weight

then it's very likely they are actually judging all of this in themselves, and it's really... it's not a reflection of you

It's a reflection of their own mindset, and what's really going on in their own head

You have to understand that they are only poisoning their own body with the negativity

Because they have to feel all of the emotions they feel when they make those negative comments about you

Yeah, it's really like... they might as well look in a mirror because this is the only person they are really hurting

And it's also very likely that if you are still in eating disorder recovery then probably your own mindset can be very negative

you can have those negative thoughts about your own food and eating and about your own body and

Just because you think like this about yourself all day

It actually doesn't mean that everybody else must think the same way. And have you ever thought about that

maybe these are just your thoughts? And you think that just because you think like this

Then everybody else must think the same way

And you have to be very aware that maybe these are just your own eating disorder thoughts

That will magnify and twist what everybody else is saying into the worst trigger possible.

Because the eating disorder likes you to become a victim so you can take

everybody's comment and blame it on them, why you can't recover,

why everybody else is stopping you from recovery, so you don't have to take the responsibility

about your own recovery

And my last tip is kind of more practical and what I mean is that stop staying at home all the time

because you are afraid what everybody else is thinking about you, you avoid seeing your family your friends your co-workers

But you need to put yourself in a real world

to practice it in order to get over it

otherwise if you only talk about it, only think about it, and never actually take action

to practice it and change your mindset at the same time then you never

Overcome this issue and you will always stay afraid

For getting anybody's negative comments about you or facing any judgmental people

Yeah, so practice, go out in the real world not try to avoid everything in recovery

Accept that, yes, many people are ignorant, many people are making those diet comments

But it doesn't mean it's the truth or that you have to take it.

So this is my message today, and if you like this video

please give it a thumbs up and also please subscribe to my channel for more future videos

And thank you so much for watching and see you next time!

What I Got For Black Friday Haul +Unboxing + Try On 2017 - Duration: 13:08.

hi guys it's Pazao welcome back so today I had a long-awaited Black Friday

haul to share with you guys let's get started I try not to go overly crazy

with shopping because I was trying to budget myself and just spend on what I

need so that's what I did from H&M and I picked up two white t-shirts and I

love to wear t-shirts with jeans so having your basic white t-shirt is super

it's like a must-have and it's really versatile and I like to have different

variations of t-shirt I picked up this woman here and it's from there divided

collection and this was originally just $10 if I could get two for the same

price and why not so this was the only thing I managed to pick up from H&M I

didn't really want anything else from H&M but yes just these t-shirts

moving on to unique a lot they we really wanted to try buying from them for a

while now I've been stuck on the website and I decide to do so darn Black Friday

I picked up again some basic classic pieces and so the first item is this

navy blue really thin it's not super sheer but it's not too thick as well I

think this is super great for laying underneath especially if you want to

pair something thicker on top I think this is

really nice and this is their heat tech pieces and I got this for ten dollars

because it was how many percent I'm not sure but yes I grabbed one and this navy

blue and also white color I really liked them for the fact that I can layer

underneath them especially if I'm wearing a dress or I don't want

something too bulky underneath I do own quite a bit of thicker turtleneck

materials more of those knitted and when these came in I thought they were

perfect for just wearing underneath your dresses maybe under a sweater okay so I

have been on the hunt for some really nice good quality undergarments like

undies and bras yeah Owen those things I had my favorite ones from Victoria

Secret they were those seamless of underwears and Victoria see but for some

reason like to switch up their styles I saw some on Uniqlo and I decided to try

them out as well because they were originally priced $7.99 and I got them

on sell for just $5 and so I picked up two one in black and one in nude I've

already tried the nude one on and I don't love it although it is really

nicely Singh West but it slides down my hips onto ASOS I did not do any clothing

shop but I did picked up two pairs of shoes

and the first pair is just this all-time classic black Chelsea boots and these

were on sale for 24 and then they know I bought these way before their edition of

30% off I think it was during the pre Black Friday sale and I used a 10%

discount code on this so I got it for 20 bucks and I love that these are so basic

and classic they go with a lot of things okay next up I've been eyeing a pair of

vans for about especially their old-school really classic pieces these

again goes a lot of things are so casual and you can really pair these with

something a lot more formal to kind of dress it down and these were 61 on ASOS

and with additional 30% off I got this for 40 40 around $40 the plan was to do

an unboxing for Black Friday but I had to open these up because I needed to see

if they fit or not and I did originally ordered two pairs of bottoms from ASOS

but they did not fit and they just really really shaped so I end up

returning them and so that's why I only have two things for myself onto the last

place that I shop from was from Charles and Keith let's get on to a boxing of

these shoes I'm so excited I'm not taking a look at them at all I've been

holding back for quite a while now and so it's this big old jacket it's because

there's four pairs of shoes in here and looking at the screen this is the white

thing is throwing off my white for Black Friday there's some really

nice deals antimony nice shoes so I couldn't business and I spoiled myself

quite a bit so in total I got six pairs of shoes blue Black Friday but yeah

let's get aunty opening up to this guy up so I'm just gonna do everything it

looks so big like it looks so giant it's pair of brown boots that's what I said

about the first pair of boots that I bought from Charles of Keith but it just

looks big but it fits might be totally fine because I have joinha

feet yeah I do owned a lot of black boots already which is why I went for

this pair of brown one and I think it looks kind of vintage II always that's

what I think it doesn't have any zipper so let's see if it fits my feet because

like let's face it I have big feet and sometimes it's just totally hard to it's

just so hard to slip your feet and silt try it right now for you guys oh never

mind I like oh my god it's lighting so nice

okay that looks off has the kind of like softboot effect like that

I love Charles and Keith not even kidding so nice I'm so glad I went for

this brown one because I do own some black like I said move on to the next

one it's in this parish this smaller box

let's see which one is it okay so what are these called

they had a term for it these are the as a nudist and all no not nude

I forgot the term sorry guys but it's just a really nice classic back black

one I think this is something that is an essential that you should have in your

closet if you were to have a pair of heels because these are so classy they

go with almost anything and it just instantly elevates your outfit and so I

decided to get this and the hill is not to the hill is not too high I think this

is like a two and a half inch so I can't walk in heels and I think that if you're

to get some shoes or heels you should get those that you can stand and walk in

for at least a couple hours because I think there's no point of getting heels

that you won't be able to last in for like the next 15 minutes all right side

of me where this this came off uh-huh I usually have a lot of problems but

these kind of sandal heals because I have wide feet

it cannot fit like it really squeezes my toes and so I had it beware this how do

we what are you this is such a weird pair of like this buckle your heart I'm

you look at these views but oh well I'm socks on

hopefully I'll stretch out because my admin' with my toes is pretty wide ha I

like it but yeah moving on to the next pair I'm

gonna try it on as I go I'm gonna have to figure out how to get this back on

here I think it's supposed to detach the ball but yeah I see I wasn't supposed to

take it out

this is guide for returns in exchange okay except this is sorry

oh look it they gave me a happy holiday card or yeah it's a little card

that's cute haha I'm assuming that you would give this to your friends and

family but it says Charles and Keith

alright next up another pair of skills and this one I think this is definitely

much taller it looked it much more shorter on screen it's just a pair of

black suede pointy toe slingback and again this is something really nice for

a dress yet paces or if you want to make your if you want to make your calves

often much more dressier I think having a pair of nice heels would definitely do

the job ha they fit I initially wanted to get a pair of nude ones but they ran

out of the new ones in my size and I'm thinking that as soon as they have it

back in stock I'm going to go back to our pair of new details because they do

such a nice job of a wrong getting your your likes okay and the verifier one

it's another pair of black heels but it's a pair of meals this one is in

black and it has a Kenya I'm so excited about this one they had a white pair as

well but I already owned a pair of black mules so I decided to go for this black

one and it's so nice look at the quality of this flip it on it's so comfy oh my

god I've been trying to find a pair of low-heeled

mules or whatever kind of shoes that I can actually wear and walk in to go

shopping and this is this is so nice it's so comfy

that's some nice yeah that's all I got to say I love love love everything yes

that is it for this little shoe box thing I hope you guys enjoyed and I

definitely loved every single pair and yeah I think I will have to go for a

different color now since I basically just got a whole bunch of black shoes

but yeah hopefully you guys enjoyed and I would put all the links with stuff

that I ordered down below so just popped down below and click for any kind of for

all the information you need to know and yeah thank you so much for watching I

have a bunch of other but Freddy haul that's coming up soon and I will slowly

put them up free guys and don't forget to Like and subscribe to my channel that

means a lot to me and I will see you guys in the next video

Tips For When You Feel Like Your Life Is Over Because Nothing Is Going Right - Duration: 2:48.

What I'm about to say to you, I'm going to say with a whole lot of love: Ruminating

on everything that has gone wrong in your life, including the bad relationship you were

in for way too long or the great business opportunity you didn't take, can leave you

feeling disappointed in yourself, let down by others and maybe even feeling hopeless.

You can keep thinking about how you should have done this or that differently but in

the end, it doesn't change anything.

Here are some mental adjustments that you want to make if you want to get past these

useless ways of thinking:

1.

Stop acting as though your life is over.

People live much longer lives than before.

It makes no difference how old you are.

The more you spend time thinking that your life is over, the more it becomes your reality

because you make it that way.

2.Some of the things you experienced were probably out of your control so stop blaming

yourself for them.

Instead of thinking, "Why me."

See it for what it is.

Things happen to everybody.

What happened is just what happened.

Stop personalizing it.

3.

Let's be honest, other things were in your control and you probably did make mistakes.

So for example, nobody forced you to stay decades in a relationship that wasn't working.

We all make decisions for different reasons.

It's important to accept responsibility for your own actions.

Only you know why you did or allowed what you allowed.

It's important that you become at peace with that so that you can move on from those

past experiences and instead of seeing them as failures, see them as learning experiences

and actually learn from them.

So for example, don't get yourself in a new relationship where you experience the

same issues again.

4.

Focus on creating the life you want to live now.

Create a plan and start taking action.

When things don't go as planned, keep notes on what happened so that you can better fine

tune your approach and keep going.

A new approach can make a world of a difference.

It's much better to be somebody who does things, fails, learns and then keeps working

on their goals than to be a person who does nothing because there is a high chance that

the person that keep persistently working towards their goals will either ultimately

reach their goals or come across something even better in their life.

I've found that life can take you on roads that you never saw coming so you never know

what is up ahead.

That's why it's imperative that you have a strong yet flexible mind.

The more you embrace life's imperfections as well as your own and fine tune your approach,

the more happiness and success you will open yourself up to.

Jan Frait: We consider apartment prices to be overvalued - Duration: 16:06.

Is the CNB concerned about current property market developments?

And why does the central bank regulate the mortgage market?

I'll put these and other questions to Jan Frait,

Executive Director of the CNB's Financial Stability Department.

Good morning.

Good morning.

What's the CNB's assessment of current price developments in the property market?

The Czech economy has gone through a fairly strong recovery

and a sharp fall in unemployment since 2015.

Household income has also started to rise recently.

This has made households more willing to borrow and buy new housing.

Banks are more willing to lend than in the past.

In this situation, it's natural that property prices are on the rise.

Over the last year, however, property price growth has reached levels

that are not only the highest in Europe,

but also risky going forward for both borrowers and lenders.

So can we say that the CNB considers current property prices,

i.e. prices of houses and apartments, to be overvalued?

Yes, we stated back in June 2017 when the latest Financial Stability Report was published

that our methods had found apartment prices to be slightly overvalued by several per cent

at the end of last year.

Our analyses indicate that the situation was the same in mid-2017.

However, we are also warning the market

that some of the fundamentals used to assess the property price level

may also be unnaturally and unsustainably favourable in the long term.

This applies particularly to mortgage rates,

which really are exceptionally and unusually low.

Why have property prices been rising so quickly in the Czech Republic recently?

The fast growth in property prices in most regions of the Czech Republic

is due to a number of demand and supply factors.

First, households are certainly far more optimistic about their future income.

They are daring to borrow and buy apartments.

Then there is demand for apartments as an investment,

which seems attractive to many people.

Some of these apartments are being let on a short-term basis via new digital platforms.

An adverse supply-side factor is

that the building permit process in Prague and some other cities is very slow

and fewer apartments are being built than in the past.

We mustn't forget demographic factors either,

and that people tend to relocate to regions seen as offering good long-term prospects.

The upshot is that there are not enough apartments in Prague and some other cities

and prices are rising quickly.

Unfortunately, prices are becoming very high relative to income,

maybe among the highest in the whole of Europe.

Can we say that the CNB has also contributed to this fast growth in house prices itself

by keeping interest rates low for a long time?

At first glance it looks like it,

but low interest rates are a global phenomenon which the Czech Republic could not avoid.

I should note that long-term government bond yields are much more important

for interest rates on mortgage loans or house purchase loans in general

than the short-term interest rates set by the central bank.

Long-term bond yields are unusually low in virtually all advanced countries with few exceptions.

Demand for Czech government bonds abroad is high.

This is leading to high prices and hence low yields.

Some desirable growth in yields has been seen in recent months,

but the situation is very uncertain.

What happens next – whether yields will rise further –

will depend largely on the situation in the euro area,

which is risky in a number of respects.

Will the fact

that the CNB started to increase its interest rates again in August for the first time in almost ten years

help cool growth in the property and mortgage market?

Definitely.

Higher monetary policy rates are necessary from our perspective.

However, interest rates are not an ideal instrument for achieving financial stability objectives.

They are used to achieve price stability.

If we wanted them to do more,

the CNB's monetary policy could become overburdened and under-effective in the long run.

To achieve stability in the banking sector,

we therefore rely much more on our macroprudential instruments

and the instruments available to us as a supervisory and macroprudential authority.

What financial stability instruments are available then?

The CNB basically has two categories of instruments at its disposal.

The first consists of capital regulation instruments, specifically capital buffers,

in particular the countercyclical capital buffer.

It allows banks to create buffers for bad times in good times of fast growth.

When the bad times come,

they can use the buffer and keep their businesses going as usual with no major disruptions.

However, the CNB is prudent in using this instrument,

as it is fairly broad-based and affects a wide range of banks' lending activities.

Nevertheless, the Bank Board decided in May 2017

to raise the countercyclical capital buffer rate by 1% as from mid-2018,

because of rapid growth not only in mortgage loans,

but also in consumer credit and loans in some segments of the non-financial corporations sector.

The other set of instruments we use

are our own instruments targeted specifically at house purchase loans, especially mortgages.

We use three credit ratios in this area.

What are they?

The first is the loan-to-value ratio, or LTV for short.

It is used mainly to protect banks themselves.

The aim of this instrument is to split the risk sensibly between the loan applicant and the bank

and to create a proper incentive for both parties.

If the instrument is used well,

banks should not suffer dramatic losses on mortgage loans in a crisis or recession.

Is this the ratio where customers should not be granted house purchase loans exceeding 90% of the price?

We believe that customers should not finance house purchases purely on credit.

We currently recommend

that banks should finance a maximum of 90% of the property purchase price

and that loans with a very high LTV ratio of 80%–90%

should account for no more than 15% of the new loans they provide per quarter.

What other indicators does the CNB use in the case of mortgage lending?

The CNB has started to use the DTI and DSTI ratios more actively.

They are focused very much on the situation of borrowing households,

specifically on whether the level of debt or debt service on the loan

is too high relative to the income of the person or family.

By setting certain ratios and communicating them to banks,

we indicate where a loan may be very risky

and where lenders – mainly banks – should be very careful.

If they do provide such a loan,

they should be able to justify it very well.

How do banks take the recommendations?

Banks basically comply with our recommendations,

although it sometimes takes them a while to do so if a recommendation changes.

So, if banks are complying with your recommendations

and the non-performing loan ratio is very low in the Czech Republic,

isn't the CNB perhaps raising the alarm a bit unnecessarily?

Banks are obliged to manage their business risks

and are able do so very well when it comes to assessing the risks of individual clients.

The situation is much worse

when it comes to managing risks associated with macroeconomic developments.

This is much more difficult for banks to assess in many respects.

It's not easy,

so the CNB sometimes has to make suggestions or recommendations.

Bankers are under competitive pressure from existing institutions.

New ambitious or aggressive players sometimes enter the market,

further increasing the competition.

When under competitive pressure,

under pressure to increase trade and gain or maintain market share,

bankers may sometimes forget the need to manage risks prudentially in the long term

in addition managing short-term matters.

They may underestimate the risks.

This becomes a breeding ground for losses in the future.

This is where the CNB comes in.

It has certain duties and also specific knowledge it can share with banks,

providing them with guidance for their activities.

If the CNB's recommendations work,

why is the CNB pushing for statutory powers in the mortgage regulation area,

i.e. for the power to give banks instructions instead of the current recommendations

on how large a mortgage they can provide

relative to the property price and the applicant's income?

We might not need a legal instrument at the moment,

because institutions are complying with our recommendations.

But we cannot expect this to be the case forever.

New players – especially non-banks or foreign branches – may appear on the market in a couple of years' time.

They may treat our recommendations much more liberally.

We therefore believe it's important to have the option of setting certain parameters by law.

This option will enable us to maintain a level playing field on the market in the future.

What property market developments is the CNB expecting

over the next few months and years?

Given the favourable economic developments and rising growth in household income,

demand for loans and housing will certainly go up.

Apartment prices can be expected to increase further,

although more moderately than last year.

As for lending,

we can again count on demand staying high

and banks being interested in lending.

On the other hand, we can see that the CNB's past measures are starting to work.

The large volumes of new loans

have come to a halt in year-on-year terms.

In other words, they are still high, but they have stopped rising.

This is of course the right thing from our perspective,

but it may not last long.

We will very carefully monitor how the situation develops.

How would the CNB respond

in the event of further rapid growth in property prices and demand for mortgages?

The CNB has an effective recommendation at its disposal.

If we were to see the spiral

between property prices and property purchase loans developing to dangerous levels,

we could of course further tighten the recommendation

or broaden some of its parameters.

We could also use capital regulation instruments,

especially an increase in the countercyclical buffer rate.

But as I have said, we are very prudent.

It is truly a broad-based instrument,

one that we have to think twice about using.

What direction do you think CNB regulation will take over the next few months?

In the next few months you can count on the CNB declaring to lenders

its expectations of relevant conduct through a supervisory benchmark,

to which they should really adjust their behaviour.

What is this supervisory benchmark?

Can you explain it?

The supervisory benchmark is a set of supervisory recommendations

describing how banks should proceed in their lending decisions.

These recommendations are both quantitative and qualitative

and are naturally in line with our mortgage-lending recommendation.

As for other measures,

the CNB Bank Board will assess developments over the last two quarters in December 2017.

It will evaluate compliance with our recommendations

and whether a dangerous spiral has developed between property prices and property purchase loans

and whether the current instruments are set appropriately.

Thank you for the interview.

I look forward to seeing you again sometime.

Goodbye.

Thank you, too. Have a nice day.

Hello!

I'm Gabi

and in today's episode

i will show you what i discovered

in the forests from the Băile Tușnad area

where the famous nature photographer Máté Bence

built a last generation bear observatory.

I spent a day and a night at the observatory

where i learnt more about bears

and the economical and educational benefits

they bring through ecotourism

from the observatory's manager, János Szin.

Szin János is my name.

I'm from Hungary.

I came here to build a bear observatory together with Máté Bence.

Actually we wouldn't like just one observatory

but a bear observatory complex where

we would like to bring photo tourists.

Before in Hungary i used to hunt and

i hunted for 20 years

in all the world in many places.

I stopped hunting 10 years ago.

Now i like better to watch the animals and take pictures.

Máté Bence, my comrade, is the world's best nature photographer

but he is probably the world's best wildlife observatory builder

That is his specialty, he builds observatories all across the world.

He revolutionized photography using detective glass

about ten or eleven years ago.

No one used detective glass before him.

people before used to photograph cowered up in small hides

barely seeing outside.

With this it's like a huge panorama

and the animals can't see us from outside, they see a mirror.

From inside we can see through like glass

Bence scouted more than 100 locations until we found this pasture

which is the best we found so far.

There's a lot of work from a photographic point of view

to find a good location.

From the bear observatory point of view

if we wish to show bears just to tourists

it's simple you can build it anywhere

because the bears are everywhere in the forests.

Here it is very important for the photographers to be the right spot

That kind of location is very difficult to choose.

To bring photographers and to show them wild animals, even wild bears

can be a very serious income source for hunting associations

so much that it could exceed their current income.

We need to look at countries where this already works.

I can mention Finland for example where

there are a lot of bear observatories

and they bring a lot of income to antreprenours

and to the state, through taxes from bear photography.

It would be worth for hunting associations to build observatories.

With not a lot of investment

they could have serious income.

In general we would like to work with photo tourists

and we hope that in one or two years

we will be able to build another observatory

that will meet the photo tourist's needs.

We started in march to bait with food

many, many bears came.

At one time i saw eight bears in front of the observatory.

During one day 10-15 bears come by.

During spring and early summer

the bears are in front of the observatory 24 hours a day

As autumn approaches less and less bears come.

Twenty tourists fit at once in this observatory.

During the year we earn enough to

support this system.

We hope that year after year this will grow.

It will be better for people to get to know the bear, I believe.

If they will know that they can coexist with it.

Another things, this could be good for people

because we would like to help the town of Băile Tușnad with

the bears that wonder into town, by reeducating them

so that not so many bears go into Băile Tușnad.

Many, many bears go into Băile Tușnad looking for food in dumpsters

and with these feedings that we are doing for example

we can reduce the number of bears wondering into town.

I believe that if bears find enough food here

if they can easily find the food they need

then they will not wonder amidst humans.

Bear observatories are more and more common in Romania

but in order to be a sustainable practice

some vital aspects need to be taken into consideration.

Our colleague, Cristian Remus-Papp,

ecologist and large carnivore specialist

offers some details.

It's true that bear observatories

can somehow change the behavior of the animals.

Of course it can be an alternative, especially for hunting.

Photo shooting is being practiced in most developed countries

and wildlife watching and bird watching can be

can be a community development component

and can contribute to the local economy.

First of all the contact should be minimum

between humans, their activities and

the place where bears are expected to come

the food for example should be placed

long before nightfall.

There should be silence when

tourists see the bear coming.

All artificial smells should be removed.

Observatories should be very well sealed from this point of view

and when leaving the observatory for example

again there should be a minimum impact.

Human presence should be very little detected by the bear.

Habituation that can occur

on a long term repeated feeding of bears

could further lead to conflicts with the community

especially if those observatories

are placed close to human settlements.

Squids are lively..

What the fuck, this looks so weird!

Alien jerky..

It's very fishy!

You like it?

I like it, but after this, I feel bad..

It tastes like this..

It's still in my mouth..

Yeah..
