What Great Movies Look Like When Special Effects Are Missing - Duration: 10:27.
As movies become more and more reliant on computer effects, the entire landscape of
filmmaking is changing. And sometimes there aren't any landscapes at all, because it's
all done in front of a green screen.
The end result? Movie sets look completely ridiculous. Here's a behind-the-scenes look
at what some of your favorite movies looked like before the special effects team went
to work.
The Planet of the Apes
Effects studio Weta Digital changed the game when they helped reboot Planet of the Apes
with a new trilogy of prequels, beginning with 2011's Rise of the Planet of the Apes.
Producer Dylan Clark had a special amount of praise for Andy Serkis. The industry's
top performance capture artist shone as protagonist Caesar, redefining screen acting in the digital
age.
"Andy Serkis is unlike any other actor. He can inhabit characters that don't speak and
emote in ways that you don't really see often."
Fox campaigned for Serkis to get an Oscar nomination, but the call from the Academy
never came, much to the actor's frustration. After the release of 2017's War of the Planet
of the Apes, Serkis told Independent:
"The awarding bodies should not discriminate about this being different. The visual effects
render the character, just like putting on makeup, except here it happens after the fact.
It's digital makeup, if you will."
Harry Potter
Bringing J.K. Rowling's Wizarding World to life was only ever going to be possible with
the help of CGI, and the films made increasingly good use of visual effects with each installment.
While early CGI hasn't aged well, the quality of digital imagery from Goblet of Fire onward
still holds up. The VFX team had to up their game for the fourth film in the series, as
it marked the return of Lord Voldemort. Paul Franklin, the VFX supervisor for Order of
the Phoenix and Half-Blood Prince, revealed that creating Voldemort's nose was a mammoth
task. Franklin told Radio Times:
"There's this idea that we put the shots through the computer and it just vanished off [his]
face. [...] [His nose] had to be painstakingly edited out, frame by frame, over the whole
film. And then the snake slits had to be added and tracked very carefully using dots put
on his face for reference."
That's a lot of work for a couple nose slits, but Voldemort just wouldn't have been the
same without them.
"Thanks for the new wand Mr. Olive Vander!"
"Nothing's too good for James Potter."
Life of Pi
Filming this tale of a boy stranded at sea with a Bengal tiger came with a number of
obstacles—but the biggest one wasn't the tiger, it was the water. Director Ang Lee
explained:
"I knew that to make it work with 3D, water had to become a character itself. I've never
seen realistic water scenes in movies because water hits one side of a tank wall and bounces
back like it would in a bathtub, but we needed to make it work."
That's not to say that the tiger was easy to create, either. Scenes in which Pi interacts
with the deadly animal were done using a crude puppet. The rest of it had to come from CGI.
Game of Thrones
The season finales on Game of Thrones always have a cinematic quality, thanks in part to
the digital wizardry of Pixomondo. Green screen use is kept to a minimum where possible, but
bringing the creatures of George R. R. Martin's world into the mix requires some top-notch
CGI.
Pixomondo's VFX supervisor Sven Martin told The Washington Post that one of their biggest
achievements has been making Daenerys' dragons blend seamlessly with the world around them.
But all that magic doesn't happen until the dragon scenes have been shot, so how does
Emilia Clarke connect with her fire-breathing babies? Green puppets. The actress told Huffington
Post.
"They have these amazing life-scale models that we used for camera rehearsals for the
sake of the CGI people, and I got very attached to them. [...] Fundamentally [they're] dolls,
I suppose. But it was nice to have something physical that I could really picture in my
mind."
Alice In Wonderland
Tim Burton was creating stunning visual effects long before relying heavily on CGI, using
a combination of practical techniques to bring his vision to the screen. The former Disney
artist used stop-motion animation, miniatures and puppetry to great effect in his earlier
works, though when the opportunity to direct his own version of Alice In Wonderland came
along, he soon realized that he couldn't do it without leaning heavily on digital wizardry.
This means that all the stars of the movie had to do the bulk of their acting in front
of green screens. According to visual effects supervisor Ken Ralston, it was a challenge
for the whole team.
"The green screen color, after long periods of time, seems to create a certain aggravation
and irritation after staring at it for a long period. It is effective for compositing, but
visually and psychologically exhausting to be surrounded by it for extended periods of
time."
Beauty and the Beast
When Disney first announced their intention to remake a number of their beloved animated
classics in live action format, the title that raised the most eyebrows was Beauty and
the Beast. A film in which the majority of the supporting characters are animated household
objects was always going to rely on CGI, though director Bill Condon has never liked digital
effects and actively avoided using them wherever possible. He told IndieWire:
"It was important to make everything that could be real, real. I'm not a big fan of
CG movies. The idea is to feel grounded in a world and not be distracted by things that
felt like additions."
Unfortunately for the actor portraying the Beast, Dan Stevens, it was motion capture
all the way, plus some stilts to get him to the right height.
"It wasn't easy on stilts, heh heh."
Stevens spoke to both Andy Serkis and Mark Ruffalo about their experiences in motion
capture roles, and their feedback left him sweating. He added:
"I think I was mildly terrified. But that's really, generally what drives a lot of my
decisions these days, is calibrating the right amount of terror."
Nothing like a Disney movie to get that fear meter up, right?
The Dark Knight
Christopher Nolan is notorious for using real-life effects as much as possible, and most of the
big effects in The Dark Knight were done on-camera.
"The only visual effect involved in that scene was to remove the ram that they had built
inside the truck."
But The Dark Knight still offered some unique CG challenges, especially since it was the
first film to shoot scenes with IMAX cameras as opposed to using 35 millimeter and converting
in post. Visual effects supervisor Nick Davis spoke to StudioDaily about his experience
on the Batman flick, saying:
"It was important for the visual effects to look as though they were shot on set. [Nolan]
didn't want the film to take on a gimmicky visual-effects look."
Taking this route meant that Nolan's first sequel to 2005's Batman Begins was "a difficult
movie to finish" as the visual effects had to be rendered in a higher resolution than
ever before.
When it came to creating the look for Harvey "Two-Face" Dent, Nolan wanted to remove layers,
not add them. The VFX team had to digitally remove the skin. Two-Face's exposed eyeball
had to be painstakingly animated by hand, as were the subtle changes in muscle tension.
Gravity
The biggest challenge Alfonso Cuarón faced making his space epic Gravity was achieving
a realistic lack of gravity on screen. Pulling it off involved an intricate mixture of practical
and digital effects.
"Now there are flares, and there are mistakes, as it were, but...no mistakes. It's all created."
The director talked to Space about the challenges in getting the effects to look realistic,
saying:
"It took a lot of education for the animators to fully grasp that the usual laws of cause
and effect don't apply. In outer space, there is no up, there is no down."
Co-stars Sandra Bullock and George Clooney were advised on their movements by real astronauts
before being hooked up to a series of rigs created by Academy Award-winning visual effects
artist Neil Corbould.
It turns out that Bullock not only had to put up with being suspended from wires most
of the day, there were electric shocks to contend with, too. Corbould explained:
"There was a charge in there like the static you feel underneath an electricity substation.
If you walked out then touched someone, you'd get this massive shock."
It may not have been easy work for the actors, but it worked out pretty well for Corbould,
who won his second Oscar for Gravity.
The Matrix
Arguably one of the most influential films of all time, The Matrix truly changed the
landscape of action movies, with its memorable fight sequences becoming a benchmark for stunt
coordinators and VFX artists alike.
The term "bullet time" was coined for the epic slow motion shots that the movie employed
on the regular, which were created by visual effects guru John Gaeta. Gaeta old The New
York Times:
"The directors wanted to emulate the stylization found in Japanese animation. When we created
weather, fire and smoke, we wanted it to move not realistically but impressionistically."
Raw footage released as an extra on the DVD showed how bullet time was achieved using
an intricate setup of perfectly positioned cameras and masses of green screen.
The Lord of the Rings
Whenever Peter Jackson's The Lord of the Rings trilogy comes up, the first thing most people
mention is Andy Serkis' brilliant motion capture performance, though creating Gollum was just
one of many challenges Weta faced during the movies.
Practical solutions like miniature models and forced perspective were used in places,
but the bulk of the visual effects were achieved digitally. Even the interior of Bilbo Baggins'
hobbit hole was computer generated for some shots.
Speaking to AWN, visual effects supervisor Jim Rygiel revealed that Return of the King
was his favorite of the three movies, because of the monumental amount of work he and his
team put into the picture. He explained:
"Return of the King has more shots than one and two combined, it's like 1,450. It was
mind-boggling to figure out logistically how to do them all. It's something you never think
you could have done and you did it, like climbing Mt. Everest."
Pirates of the Caribbean: Dead Man's Chest
Bill Nighy's character Davy Jones made his first appearance in 2006's Dead Man's Chest,
although you may not have recognized the actor under all those digital tentacles.
"Well I was once required to be a squid man in a movie. I was an octopus guy."
"And I was perfectly happy watching that. Because what are you going to say? You don't
like my squid? Well then, you know...live with it."
Visual effects supervisor John Knoll was able to develop a method that allowed Nighy to
be on set with his fellow actors instead of filming separately in front of a green screen,
which in turn allowed him to interact more believably and deliver a far more genuine
performance. Knoll described the process to EW, saying:
"On a soundstage with 25 technicians staring at Bill and nobody to play off of, that quirkiness
would all have gotten ironed out. Somebody would say, that gesture is 'too off' or 'too
odd.' It could have become a real sort of committee effort."
"My squid was world class. My squid was an award-winning squid because of the hundred
men and women who created my squid."
The post-credits scene in Pirates of the Caribbean: Dead Men Tell No Tales opened the door for
the return of supernatural sealord Davy Jones, although Nighy had no part in it. In fact,
he had no idea his award-winning squid was even in the movie until a taxi driver told
him about it.

Perfect Pancakes
This recipe comes via viewer request
I had a request to share my perfect pancake recipe
and I can't believe I haven't shared it already!
This is the perfect pancake recipe
It's super easy to make
and you can make a little mix
or make it all in a batch, ready to go
and it stays good in the fridge for 3 to 5 days
Start by sifting together
1 1/2 cups of all purpose flour
2 tablespoons of sugar
2 teaspoons of baking powder
1 teaspoon of baking soda
and 1/2 a teaspoon of salt
Sifting your dry ingredients will make for
an extra fluffy pancake so don't skip that step.
At this point you have pancake mix so you could
just make it in batches and set it aside and use it later
but today we're going to turn it into a stack of pancakes
Pour in 1 cup of milk or buttermilk
2 eggs
and 1/4 cup of melted butter
and whisk it together
Whisk it by hand just until the lumps disappear
You don't want to over mix this
Drop it by the quarter cup onto
a preheated nonstick griddle over medium high heat
Once bubbles start to form on the top
and the edges look dry it's time to flip
Once they're golden brown on the other side
you are ready to eat!
Serve these up hot with some butter and syrup

Celebs Who Dissed Other Stars Publicly - Duration: 6:06.
To the rich and famous, ego is like fire.
Social media and the thirsty 24-hour news cycle quickly fan those flames at the slightest
hint of a celebrity feud, leaving a trail of deleted tweets, out-of-context quotes,
and apologies in its wake.
Here are some of the most notable public showdowns among high-profile stars.
Tom Cruise vs. Brooke Shields
The extent of Tom Cruise's dedication to the Church of Scientology became abundantly clear
in 2008 when a video of the actor discussing the faith was leaked online.
"We are the authorities on getting people off drugs.
We are the authorities on the mind.
We are the authorities on improving conditions."
This now infamous interview was filmed in 2004, a year before Cruise aired similar opinions
publicly, regarding Brooke Shields' personal life.
During an appearance on the Today show, Cruise criticized Shields for using antidepressants
to treat her postpartum depression:
"You gotta understand, I really care about Brooke Shields.
[...] And I know that psychiatry is… is a pseudo-science."
Shields fired back via the New York Times, saying,
"I'm going to take a wild guess and say that Mr. Cruise has never suffered from postpartum
depression.
If any good can come of [his] ridiculous rant, let's hope that it gives much-needed attention
to a serious disease."
Chelsea Handler vs. Angelina Jolie
Comedian Chelsea Handler is good friends with Jennifer Aniston, and although she claims
that isn't the only reason she dislikes Angelina Jolie so much, it's clearly the main one.
Handler slammed Jolie during a 2010 stand-up performance, saying,
"She's a homewrecker [...] She can rescue as many babies from as many countries as she
wants to, I don't f---ing believe you."
Handler also called the actress a "demon" during a 2013 appearance on Watch What Happens
Live,
"She seems like a demon."
And when she landed her own Netflix show, she went after Jolie again.
"Angelina gettin' a divorce!
Guess who's gonna go off on my show?
Meeeeee!"
When news broke that Brangelina was calling it quits, Handler addressed the rumors that
Brad Pitt was drinking and smoking too much weed for Jolie's liking, asking,
"I wonder why he needed to self medicate?"
She speculated:
"He could have been spending the last 12 years hanging out with George Clooney and Matt Damon,
instead of being stuck in a house with 85 kids speaking 15 different languages."
The Oscar-winning actress has never publicly responded to the shade.
Mariah Carey vs. Eminem
There are some big names on Eminem's beef list, but the rapper's most famous feud has
to be the one that he had with Mariah Carey, whom he claimed was a former flame.
Carey has denied that the pair were ever a thing, telling Matt Lauer that their interactions
were minimal.
But that's not the way Eminem tells it.
The emcee claims their interactions were more explicit than Carey was letting on.
He called Carey, quote, "a f-----g whore" on his 2009 Relapse album, which finally drew
a response from Mimi.
Her single "Obsessed" takes shots at Slim Shady for his apparent drug problems and basically
calls him a liar.
"I was like, 'Why are you so obsessed with me?'"
Kevin Smith vs. Bruce Willis
There were rumors that tensions were running high on the set of 2010's Cop Out, and as
soon as production on the Bruce Willis-led buddy comedy wrapped, director Kevin Smith
spilled the beans on who the alleged troublemaker was.
He told Marc Maron,
"One guy wouldn't even sit for a f---ing poster shoot.
[...] Were it not for Tracy, I might've killed either myself or someone else in the making
of f---ing Cop Out."
Smith was, of course, referring to Willis, claiming he made the whole thing a "soul crushing"
experience.
The Die Hard star didn't even attend the Cop Out wrap party.
In his toast to the cast and crew, Smith reportedly said that he wanted to:
"Thank everyone who worked on the film, except for Bruce Willis, who is a f---ing d---."
Karl Lagerfeld vs. Pippa Middleton
Legendary fashion designer Karl Lagerfeld has never been afraid to speak his mind.
He caused outrage in the U.K. when he called Adele "a little too fat" in February 2012,
but he really risked the British boycotting his brand in November of that year, when he
decided to turn his sharp tongue on Pippa Middleton.
While Lagerfeld called Pippa's royal sis, Kate Middleton "a romantic beauty," he couldn't
say the same about the famously-bootylicious Pippa.
According to The Mirror, he said,
"I don't like [Kate's] sister's face.
She should only show her back."
As an extension of the royal family, Pippa has graciously not responded.
Paris Hilton vs. Kim Kardashian
Kim Kardashian has dealt with her fair share of haters over the years.
While she and her family are now known all over the world, back in 2006, Kim was just
a socialite who hung out with hotel heiress Paris Hilton.
At the time, Hilton had fallen out with fellow reality star Nicole Richie and was trying
new BFF Kim on for size.
The duo attended the Third Annual Lakers Casino Night in Santa Monica together — and thanks
to some perfectly orchestrated pics, the next morning, Kim was famous too.
By 2008 the former shopping buddies were no longer engaging in retail therapy together,
and Hilton appeared to be trying to make it seem like she had dumped Kim.
When asked about her ex-pal's famous "behind" in a radio interview, Hilton pulled no punches,
saying,
"It reminds me of cottage cheese inside of a big trash bag."
Seth Rogen vs. Justin Bieber
This unlikely feud began when pop star Justin Bieber was arrested for drag racing in Miami
while under the influence of alcohol, something that funnyman Seth Rogen didn't find the least
bit amusing.
Rogan called his fellow Canadian "a piece of s---" on Twitter, and when he appeared
on Watch What Happens Live in March 2014, Rogen was happy to elaborate.
"He's obnoxious, and ungrateful, and unsincere, and he puts peoples' lives at danger."
A few months later, the Pineapple Express star was at it again, throwing shade at Bieber
on Howard Stern, saying,
"He's a good example of someone who you meet, who you think you're gonna hate, and then
you get to hate him as much as you think you would."
Bieber took the high road, tweeting that he was probably "a bit shy" when they met and
telling Rogen that he still loves his movies.
These two squashed their beef in 2015 when they hugged it out backstage at The Ellen
Show.

Is There A Difference Between MEAT & ANIMALS? | American in Germany - Duration: 6:42.
Cows versus beef. Pigs versus pork. Deer versus venison.
Hey everyone, Dana here!
From my experience growing up in the U.S. and now living the past 8 years in Germany
I've gotten the feeling that the relationship toward meat and animals can be a little different
in the two places.
I would really love to hear other people's experience with this down in the comments,
but for me growing up in the U.S. it was a little bit like: animals were animals and
meat was meat, and the two things were kind of separate.
As I mentioned in the intro, the English language often has two different names for the animal
and the food, and I feel like this might have played a role in the process of separating
the two things from each other.
I could never imagine saying in English, like, let's eat some pig for dinner or I am really
craving some cow tonight.
No, we say pork and beef and veal and mutton and venison.
Although poultry is the same for both, you've got chicken, duck and goose, which are both
the animals and the food.
The animal is chicken and the food is chicken.
So for those ones it is the same.
As a kid pigs and cows and sheep were the things that talked in cartoons and the stuffed
animals that I had laying, really, all around the house, not the food that I ate.
Pigs and cows and sheep were animals, pork and beef and mutton was meat.
So really, from a very young age there was that separation there between animals and meat.
But German does not seem to do that.
In German Schwein is pig and Schwein is pork.
Rind is beef and Rind is a male cow.
The same words are used for the animal and the meat from that animal.
The French language influence in England led to this linguistic split over time.
English ended up with the words beef and pork and mutton coming from that French influence
in addition to the words cow and pig and sheep.
Perhaps that has led to people -- or at least it looks like me -- growing up with this kind
of separation between the animal and the meat.
But I would say that it's not just the language that has played a role in this separation.
But also some differences in the way that things are done in the two countries.
As I mentioned in this video here, in the U.S. the eggs in the supermarket are kept
in the refrigerated section of the store, while in Germany they are usually just out
in the aisle not kept cold.
And that was pretty shocking for me when I first saw that, but not as shocking as the
first time that I brought a carton of German eggs home, opened it up and found a feather
on one of the eggs.
What is this feather doing here? I can remember asking Stefan.
It really, really caught me off guard to see a feather on the egg.
I had never seen that before because in the U.S. the eggs are washed off when they're
processed, which is why in the U.S. they need to be refrigerated.
Of course, of course in the U.S. I knew where eggs came from and I knew that feathers were
involved in the whole process but I had just never experienced confronting it like that
when getting out some eggs to make an omelette; discovering something on the egg, transferred
from the hen to the egg, a feather.
I had just never seen that in the U.S.
Now I'm not saying that this is a good thing.
I'm just saying that this seems to be a thing.
Actually it would probably be a lot better if I had a healthy relationship with the fact that
meat -- pork and beef -- is the animal.
Not thinking of those two things as separate things.
Because they're not, and we really shouldn't forget that. Yeah.
That seems like a really dangerous thing to forget that pork and beef are pigs and cows.
I definitely think that it is important for me to work to change this way of thinking in myself.
Although I'm not really sure how to go about doing that since I feel like this is a concept
that has been ingrained in my mind over many, many years.
But I do think that this is an important thing for me to keep thinking about.

The Ultimate Disney Pass (That Never Happened) - Duration: 4:32.
Disney, like many companies, will sometimes test the waters when it comes to ideas they
have in the form of customer surveys.
Did you know that in 1996 they surveyed guests about a potential annual pass that would have
been the Disney pass to end all Disney passes?
You see 1996 was the year Disney was celebrating Walt Disney World's 25th anniversary.
The parks got a new parade, some new merch, and a castle makeover that looked… uh…
unique?
One other potential perk that Disney was testing the waters for, according to the Orlando Sentinel,
was a special 25th Anniversary Annual Pass.
It would have cost $2,500 and get this, it would have granted the passholder
access to all current and future Disney theme parks in Florida for the following 25 years!
That's not all though.
The proposed pass would have also included a limited edition lithograph, a signed letter
from Disney CEO Michael Eisner and Walt's nephew Roy E. Disney and a customized etched
brick with the guest's name on it near Cinderella's castle.
Talk about an ultimate anniversary package.
A quarter of a century of park access and a way to immortalize yourself into the park itself.
Now, at the time an adult platinum annual pass cost guests $329.
Even if you assumed the price would never change, which it would, 25 years of annual
passes would cost $8,225.
So needless to say in the long run this would have been a potential financial loss for Disney.
I say potential because we could never know if guests who would buy this anniversary pass
would otherwise buy 25 years worth of normal annual passes.
In fact they probably wouldn't.
When you combine that with the fact that space would have obviously been limited when it
came to these custom bricks, assuming they'd be around the same size as the Walk Around
The World bricks, it seems likely that this ultimate anniversary pass would have been
an exclusive and limited product.
Given Disney's penchant for sticking to the anniversary number, I suspect it would
have been limited to either 250 or 2,500 guests.
Now is about the time I would ask you all if you'd be willing to buy a pass like this, but it wouldn't
be a fair question.
After all, while $2,500 is nothing to scoff at, today it's only about three times the
price of a platinum pass, which is about $850.
Back then the $2,500 price point against a normal $329 pass meant that the anniversary
pass was 7.5 times more than the normal price.
So applying that to today's prices, would you pay $6,400 for such an annual pass?
I'm sure plenty would, especially when you remember that we're talking about 25 years
worth of Disney access.
So what happened to the idea?
Well, there aren't any specifics, but it ultimately never manifested beyond that survey.
Perhaps the value of the promotion just wasn't worth the potential long term costs of the program.
Maybe they felt they didn't need a promotion that drastic when they were already pulling
a stunt as large as transforming the castle into a cake.
Maybe it wasn't ever intended to be a real product to begin with and the question was
just used to learn more about how much or little guests value access to the parks.
In any case the ultimate Disney pass to end all Disney passes, the 25th anniversary annual
pass, would join the ranks as yet another "what if" project that never came to be.

Welcome to Development That Pays
And welcome to the first of several episodes
on the subject of estimating.
When I asked you - at the end of last year - about your Agile frustrations.
… there were more mentions of estimating / estimation
than any other subject.
So my task was clear:
an episode or three on estimation.
Which gives me a bit of a problem.
#1 - I am a developer
#2 - I HATE estimating
I go to great lengths to avoid it.
Or so I thought
until something caught my eye….
This is the back door of my house.
It's in a terrible state of repair.
It hasn't been properly maintained
It hasn't been properly maintained… on purpose.
And that's because we've been planning to replace these doors.
For more than a decade.
So each time the exterior woodwork is painted,
we've missed these doors out.
What the heck have these doors got to do with estimation?
These doors - or rather - their replacement
have been a major cause of estimating.
By me!
You see, we don't want to just change the doors.
We want to do something different.
A different style of door.
And we're even thinking of opening up the gap
for a better view of the garden.
So I've been juggling the various costs of different door styles:
Bi-fold, sliding, Crittall, pivot.
I even looked at this rather wonderful design
And all the above… in different sizes
Factoring in the cost of the building work
to install a lintel and open up the gap.
Hold on a sec!
What's going on here?
Well, I'm juggling options to try to get the best combination for the lowest cost.
Oh.
You mean:
How come the "Developer That Won't Estimate"
is spending his free time
estimating
Hmm. Good point.
Back to the replacement of these old doors project.
The next step will be to get someone around to quote for the job.
Here's a conversation I've imagined:
"What do you do for a living?"
"I'm a software developer."
"Agile?"
"Yes, I try to."
That's great. We at the Acme Building Co work that way too."
Really? That's excellent!
"We'll work with you to prioritise the work."
"And it will be ready when it's ready."
"And it will be cost what it will cost."
Would you proceed on that basis?
What's my point?
Whether we realise it or not, we all estimate all the time.
What changes is our role - and the context.
What's interesting:
We like to get estimates.
We're much less keen to provide estimates.
Gary the home owner… likes to get estimates for home improvement projects
Gary the developer… does not like to provide estimates for software development projects
So is it time to Gary the Developer to put on big boy trousers
and start cranking out estimates?
No it isn't.
And I'll tell you exactly why it isn't

Making A Large Down Payment Won't Guarantee A Lower Rate // Today's Mortgage News - Growella - Duration: 2:54.

And, this is today's Mortgage Minute-and-a-Half.
It's Wednesday and we're halfway through the week, which means that Freddie Mac has already
closed polling on its national mortgage rate survey, which is compiled from data from 125
U.S. lenders.
The group's Primary Mortgage Market Survey is meant to show the going rates for multiple
mortgage loans including the 30-year and 15-year fixed rate loan but, like most national data
when it comes to homeownership, the numbers come up just a bit short of being helpful.
Freddie Mac publishes its weekly survey Thursdays at ten AM eastern but by then, the data it
reports is out-of-date.
This is because mortgage rates change daily and sometimes they change more often than
that.
Mortgage rates can change up to five times in a day depending on market conditions so
anything less than real-time doesn't do much good for buyers.
Where the Freddie Mac survey does shine is in providing a standardized, historical record
for mortgages and rates and a look back at recent 30-year rates shows a three-quarter
percentage point bump over the last six months.
But for buyers buying homes today, only real-time rates will do.
Talk to your lender and get an up-to-date quote today.
Mortgage rates are making like the Jeffersons today.
Across the board, everything's moving up.
Whether you're locking a conforming or FHA loan, a USDA or VA loan, or some type of portfolio
loan from your lender, like a jumbo, expect a higher mortgage rate today as compared to
what you were quoted yesterday.
How much higher?
That depends.
Mortgage rates are based on your loan size, where you live, your property type, and your
credit score.
The size of your down payment matters, too, but maybe not in the way you expect.
Making a larger down payment doesn't guarantee you'll get access to lower rates.
It depends on how your loan is structured and for that, you're going to want to talk
with a lender directly.
Mortgage rates are like all them chickens.
They're down.
Whether you're locking a conforming or FHA loan, a USDA or VA loan, or some type of portfolio
loan from your lender, like a jumbo, expect a lower mortgage rate today as compared to
what you were quoted yesterday.

And thankfully, that roof is insured.
It has to be.
Because mortgage lenders require all homeowners to have homeowners insurance.
Homeowners insurance is a contract that pays cash to you when your home gets damaged so
you can pay for repairs.
And that's the key part of why lenders requires your policy.
Damage to your home reduces its value and your home's value is the basis of your mortgage
loan approval.
It's your collateral in the loan it sets your rate and it set your terms.
You have insurance so your home can be rebuilt in case of a disaster but something to keep
in mind.
Homeowners insurance is limited to specific perils.
It covers damage from smoke and fire, and from hail and most windstorms.
It specifically doesn't cover earthquakes.
And, it doesn't cover floods.
Damage from disaster types like those is paid out-of-pocket and you probably won't want
to be on the hook for it.
One inch of flood water can cross twenty-thousand dollars to fix and replace.
And an earthquake can shake your house to its roots.
So consider additional insurance to protect your home and your bottom line.
Insurance policies cost dollars, yes, but they're way cheaper than paying to replace
your stuff.
