In this post apocalyptic thriller, the world and everyone in it is falling apart.

The streets are way too dangerous so to remain safe, the main characters try to remain in

doors as much as possible.

Even though they're inside, they have eyes on the street and their surveillance footage

lets them knows when the monsters are nearby.

The monsters in the movies wipe out most of civilization by preying on 1 out of the 5

senses.

If the monsters weren't bad enough, humans are just as dangerous as the demons so you

could barely trust them either.

For example, there's a crazy old white man who witnesses his wife die from the monster

and instead of helping the other survivors he wants to take everybody down with her.

Not everyone is crazy as the old white man though, the group has faith in humanity and

everyday, they check different radio frequencies to search for other survivors.

The timing of this apocalypse couldn't be worse.

There's a pregnant woman in the group.

Her due date is in October and that's right around the corner (audio).

Normally, it's not safe for any mother to be to participate in a post apocalyptic thriller,

but one of the pregnant ladies in the movie is just as fierce as the men in the movie.

She's overprotective of her unborn child and will shoot any threat that comes near

them whether it's a man or monster.

When they run low on supplies, they have to make a run to the local retail stores.

They pick up medicine, food, and all the other bare necessities.

One day during one of their runs, one of the characters wasn't careful and his carelessness

caused his to die to death.

Everyone is super sad.

The characters believe mistakes like these could easily be avoided so they train diligently

to survive in the wild.

The movie starts to time jump to condense all of their years of training into an hour

and a half, but after all that, they all live happily ever after.

The main pregnant woman's water breaks and her baby choses to come out at the worst possible

time because the beasts are right outside the house.

The creatures actually make their way into the premises, but luckily the guy with the

shotgun comes in and provides backup.

The two lovebirds raise two lovely children during the apocalypse.

They do their best, but unfortunately, it's hard for any parent to show provide the amount

of affection that a young child needs when they're constantly trying to protect them

from mass murdering monsters 100% of the time.

The girl feels neglected and she thinks one of the parents is a horrible parent.

Both of the parents share some dialogue and the adults the kids love tells the adult the

kid hates that maybe he or she should try not to hide their emotions so much.

The kids need to know the parents love them before it's too late.

Speaking of too late, you could tell somebody's about to die.

The parents are teaching the children survival skills in the woods.

All the practice goes down the drain when the kids get separated from the adults.

They're luckier than cats because it seems like they're given more than 9 lives.

The boy almost drowns, but he survives.

The other kid gets separated from the mother during the water scene and just when you think

that kids about to die, the child survives too.

The parents aren't as lucky.

The children are in danger again and the dad stands up to the menace to protect them from

danger.

His plan works and backfires at the same time.

He suffers a critical injury in his torso and at that point, he's better off dead

anyways.

He agrees and dies to sacrifice himself while the children runaway from the beast.

A beast eventually catches up to the mother and the children at the end of the movie.

They're cornered and have nowhere to hide.

That's when they discover the weakness.

There's a character with a disability in the movie and that character is the key who

discovers the flaw in the monsters.

The disabled character has an advantage and isn't impacted by the creatures the same

way other humans are.

This allows the humans to live to see another day.

Couch: Show off.

What is real estate wholesaling?

Well, hello "Get Rich Education" nation. It's Keith Weinhold here again. I'm with Khang Le

here in San Diego. Khang Le owns "Wholesale To Millions." You help people do

real estate wholesaling deals and you know this really helps solve a

substantial problem for you if you're always looking for the 20% down payment

for your next turnkey real estate deal or apartment deal and you wonder where

that's going to come from. So, Khang just tell us – what is real estate wholesaling?

- Absolutely, and Keith, I want to say thank you so much for having on and I hope

your audience will enjoy this. So, what wholesaling is you guys is when you

hear people say about, you know, no money down, you don't need a good credit to get

into real estate to start making money, so what wholesaling is is that you're

basically finding people that are not wanting to sell but needing to sell their property.

And, what I mean by that is when they need to sell it's like

they're in a situation where they are willing and needing to sell the property

at a discounted price, and your job is to go out there and find these motivated sellers,

that's what they call them. It's "motivated seller," which means that in a

situation, for example, it could be a divorce, it could be maybe they inherited

a property, maybe a tired landlord, you know, they having a piece of property

where the renter's just trashing it, and they just, you know, and there's multiple,

multiple other reason why people would sell to you at a discounted price.

Now, you don't actually buy the property. What you are doing is that you are...

Once you get a hold of these sellers, what you do is now you got to

talk and negotiate with them to get that property locked on the contract at a

discounted price, and there is a formula that we use in our wholesaling world

to lock these properties up on the contract under a discount, but once you lock

these properties on the contract that contract gives you the rights to either

buy the property or assign the property. And, what you do is once you get control

of that contract, now that contract gives you equitable interest in the property.

Like I said that means it gives you the right to either buy it or to assign it, and

this is all legal, you guys, this is legal this is done through a title company or

an attorney. It's in every State all around the US, all right? And, now what you

do is once you have that property up in a contract,

let's say the property's worth like after soft fix-up nicely, ready to go, it's worth

$100,000, and you were able to go in, talk to the seller, negotiate it,

for example, got under contract for $50,000. So, now what you do is you've

got it in the contract at a certain discount, and what you do is now

you go out, and you find a cash buyer which for these transaction has to be

done by cash. There's ways to find these cash buyers so what you do is you go

find this cash buyer and now you market it for more than what you got in the

contract for. You're not marketing the property, you're marketing the contract.

So, if I lock it up on a contract for $50,000, let's just say Keith is a fixer and

flipper, or he could be someone looking to buy a property at a discount, fix it up,

and keep it out as a long-term rental, right? So, I'll go and somehow I got in contact with Keith, and I said

"Hey Keith, here's a piece of property here that you can come in and buy for, for example, $60,000."

- So, basically you're flipping property without having to do a rehab.

Effectively you're flipping it on paper

for a profit. And, what's the average profitability on a wholesale deal?

- So, our wholesale deal right now range around between 25 to 30 thousand per wholesale deal,

and, you guys, so, Keith, we don't actually buy these properties, all we do is

we lock it up in the contract, we find another buyer that's gonna come in and

take our positions to move forth to buy the property, and we just assign it over for a profit.

- Oh, great. Well, Khang has done a number of these deals successfully.

He's not someone that just talks the talk, he walks the walk. Khang, if our audience

Maras, also known as is ghost town inden, was in Famagusta and was one of the most luxurious tourism centers of the world with its modern architecture (1973-74).

It was captured by the Turkish Armed Forces with the Second Cyprus Operation in August 13, 1974.

Maras, one of the most famous holiday resorts of the Mediterranean Sea before 1974, is located in the green line buffer zone that divides Cyprus into two.

The city, which is estimated to have a land value of more than 100 billion dollars, started to be constructed in 1960. Maraş, which extends along the sea coast with a length of 6.5 km, had a hotel with 50% of the island in the 1970s.

Only the number of hotel beds in this region has a capacity equal to the total number of hotel beds in the current TRNC.

There is also a rail system providing transportation within the hotel after 2 military intervention on 14th of August 1974 Turkey Maras, Armed Forces and civilians were closed except for the UN military

The region, kept as a political trump in a clearing, remains abandoned and closed for 44 years, like a symbol of war and disagreements.

After the morning of 1974, when the time was frozen and the city never slept, the urban quality of life, which has since become a military silence, has now been replaced by an environment where animals are hard to live.

Except for the three buildings, which are taken under special protection by UN troops and are regularly maintained, all buildings have been left to their fate.

Sarah Huckabee Sanders Can't Leave Trump Because No One Else Will Hire Her - Duration: 3:31.

In June of last year, CBS News reported that Sarah Huckabee Sanders and deputy press secretary,

Raj Shaw, within the White House communications department, they would both be gone by the

end of the year by 2018.

And these are actually report that Sarah Huckabee Sanders, herself, did not directly refute.

She did not say that this story is untrue.

But here's the thing, folks, we've just ended 2018.

We're now into 2019 and Sarah Huckabee Sanders and Ros shaw both still have their jobs.

So why is that?

Did they suddenly decide that they like what they do?

Well, that doesn't seem like the case considering Shaw has removed his job title from his official

twitter bio and Sarah Huckabee Sanders is down to like one press conference that lasts

less than 15 minutes per month instead of doing them every single day.

So yeah, not exactly like these people have fallen in love with their positions, but according

to Yahoo News, the reason these two nincompoops are still in their jobs is because they actually

can't find work anywhere else.

And you know, this is something that I do wholeheartedly believe.

I know we've said this all throughout.

Sarah Huckabee Sanders, tenure as press secretary, she has no discernible skills that would prove

valuable to any company, any organization, any think tank in the United States of America.

She goes out there and lies, which he a lot of these think tanks.

They send people out to the media.

They lie.

A lot of these cable news host, especially those on Fox, they lie all the time, so why

is Sarah Huckabee Sanders and he different because she does it so belligerently so angrily

and so obviously.

See that's the difference between Sarah Huckabee Sanders brand of lying and say the lies you

hear on Fox News.

Those of us who look at it objectively understand that the people on Fox News or lying just

like we do with Sarah Huckabee Sanders, but even those who tend to support the president

have also come out and said, wow, Sarah Huckabee.

Sanders is clearly not telling the truth here.

They don't do that to Fox News because they package their lives a little better.

They're a little more polished at it, little more seasoned.

They know what they're doing.

They can lie to your face, but put a smile on their face and so you smile right back

at them.

I don't know that Sarah Huckabee Sanders knows how to smile.

I don't know that her mouth even bins in that direction because she's such an angry hate

filled human being, and that's why she's not going to find a job anywhere in the media.

She's not happy enough when she lies.

She's openly spoken about how much she actually hates the press, so it's not likely one of

them is going to hire her knowing how much she actually hates them, so she stuck and

she deserves to be stuck.

TOP 10 2019 VIDEO GAMES WE CAN'T WAIT TO PLAY

2018 was a stellar year for video games, but now, it's time to look to the future; the

near future that is!

2019 boasts a release schedule that has many a gamer excited, and promises a whole lot

of action packed titles, sequels and new IPs that fans will no doubt dive into head first.

There's a lot of great new titles that have been announced that are intruging, big projects

that will finally come to fruition, and sequels to massive franchises that will hopefully

satisfy long term fans of some of the industry's most beloved series.

So today, we're counting down our picks for the top 10 2019 video games we can't

wait to play.

Let's jump in!

10 Devil May Cry 5 Devil May Cry 5 was one of the biggest surprises

to come out of E3 2018.

And what a surprise it was!

While rumours were astir leading up to it's announcement, the trailer that was screened

at the convention was more than promising, and also ensured to DMC fans that Dante was

back.

Both Dante and Nero will be playable characters, along with a new character named V. The story

takes place after the events of Devil May Cry 2, much to many fans relief.

Dante is hired by the mysterious V to solve a series of demon attacks occurring across

the globe, and Nero, who has set up an agency of his own, ends up crossing paths with Dante

while he's hunting down a mystery of his own.

Devil May Cry 5 will be released on March 8th 2019.

9 Far Cry New Dawn At the game awards 2018, we were given a preview

of a little treat that was leaked out to the press before it's official announcement;

Far Cry New Dawn.

It's a sequel of sorts to the 2018 Far Cry 5; a game that pinned players against a religious

doomsday cult that, despite killing off all those peggies, did succeed in the end.

Joseph Seed, their leader, set off an atomic bomb, bringing forth an apocalypse, and a

new age.

Far Cry New Dawn takes place in that new age; the world has been mutated of sorts, and in

the trailer, at first, it doesn't seem that bad.

Until a pair of sinister twins show up and all hell breaks lose.

The trailer also hinted to the return of Joseph Seed, and some new animal companions, including

a brand new little doge that I'm sure we'll all spend time petting at one point or another.

8 Gears 5 Gears of War has always been a revolutionary

series for the Xbox.

Gears 5 promises to up the anty, picking up where Gears 4 left off, with a pretty deep

narrative to keep you on the edge of your seat.

This time around, the focus is on Kait Diaz who is bent on uncovering the origins of the

Locust and her family.

But she's not the only one returning; expect to see the familiar faces of JD Fenix, Delmont

Walker and Marcus Fenix play a significant role in the story, too.

The game will also feature online co-op and will support local split screen.

An exact release date has yet to be announced.

7 Kingdom Hearts 3 Kingdom Hearts 3 is one of the earlier 2019

releases, set to come out on January 25th in Japan and world wide on January 29th.

The Square Enix title is the 12th installment in the Kingdom Hearts series, and will introduce

a ton of brand new characters from Disney properties.

It also boasts a brand new world, along with a bunch of returning ones from previous games.

The story picks up from Dream Drop Distance, with Sora, Donald and Goofy attempting to

search for seven guardians of light and the Key to Return Hearts.

6 Marvel Ultimate Alliance 3 The Black Order The Game Awards 2018 brought many exciting

promises for upcoming games, including this gem, Marvel Ultimate Alliance 3 The Black

Order.

Unlike it's two previous titles, this game boasts a whole lot of new features, from gameplay,

to story, to much, much more.

It's the Marvel game we've all been waiting for, friends!

It's not only it's quality that has changed; Nintendo is now the game's publisher, meaning

this title will be a Switch exclusive.

5 Man of Medan Our list wouldn't be complete without a

horror title.

And Man of Medan is one of the most promising horror titles set to debut in 2019.

From the team that brought you Until Dawn, Man of Medan follows the story of 4 young

adults from the US, who have decided to go on a diving vacation.

The holiday takes a turn for the worse and the group is kidnapped, and ends up on a ghost

ship.

Enter the supernatural.

The game will boast similar mechanics to Until Dawn, where every choice you make impacts

your story, and can result in you subsequently killing off a bunch of the characters.

And, on top of all of that, it's the first in an anthology series called The Dark Pictures

Anthology, so get hyped, friends!

So far, it's being hailed as the game that will revolution the horror video game genre,

but I guess we'll have to see what it's like when it's released before we start

handing out any critical acclaim.

4 The Outer Worlds The Outer Worlds is one of the newest announced

games to make our list.

And oh boy, does it look like it'll be a blast.

Coming from Obsidian Entertainment, aka the devs who brought you the original Fallout

and New Vegas, The Outer Worlds' trailer promised a brand new world that feels like

Fallout mixed with Mass Effect, and has a heavy dose of humour to keep you entertained

to boot.

It's a first person RPG set in the future where megacorporations have begun colonizing

and terraforming planets out in space.

You awaken from cryosleep to find yourself on a foreign planet that you need to explore,

along with discovering that the particular corporation who employs you, along with others,

may not have humanity's best interest in mind.

Similar to the Mass Effect games, the choices you make in particular parts of the game will

determine what ending you get, so make decisions wisely!

3 Wolfenstein Youngblood No one was expecting a Wolfenstein sequel

when it was announced during Bethesda's presentation at E3 this past year.

And no one was expecting that the sequel would feature two main protagonists; the twin daughters

of BJ, the hero from the past two reboot Wolfenstein games.

Holy.

Crap.

The best part is, this means you'll be able to play couch co-op, navigating the 1980s

as you go around and kill Nazis.

It takes place 19 years after The New Colossus, with single players choosing to play as either

Jess of Soph, entering a new generation of Nazi killers after their father had ignited

the second American Revolution in the previous title.

Exciting stuff.

It will also be available for the Switch, too, which Nintendo fans can get excited for.

2 Anthem Anthem has been a long time coming.

This one should be no surprise to all of you; the title has been in the works for years,

and has been showcased at the past two E3s, with last year really showing off some slick

content for what gamers can expect when it's released on February 22nd.

From BioWare, it's an online multiplayer action RPG that's being published by Electronic

Arts.

You play as a Freelancer, an individual who wears an exosuit called a Javelin that gives

you a set of superhuman abilities that allows you to navigate the harsh and wild landscape

surrounding the pockets of established civilization.

It's an open world that you can share with up to three other players that promises that

your narrative and personal progress won't be hindered by online multiplayer.

There's four different types of Javelins you can suit up in, each with their own distinct

play style and abilities.

It's a beast of a game, and if Bioware has executed it properly, it will surely be nothing

short of spectacular.

1 Days Gone Much like Anthem, Days Gone is a game that

has made the rounds at various conventions and award shows, showing off it's stuff

and it's wicked gameplay.

Now, on the brink of 2019, gamers can finally get excited about the title's impending

release on April 26th.

Days Gone is an action adventure survival horror set in a post apocalyptic open world.

You play as Deacon St John, an outlaw turned drifter and bounty hunter who lives on the

road.

And the world?

Well, it's filled with zombie like creatures called Freakers; the result of a global pandemic

that killed off almost all of humanity and transformed humans into these Freakers.

The game introduced an interesting mechanic to the zombie genre, too; Hordes.

At points in the game, you'll be running from literal hordes of Freakers.

With a day and night cycle that affects the strength of the Freakers, you'll have your

hands full fending them off, as well as less than sociable humans who also want you dead.

It's got some Last of Us vibes, it's got objectives that can be completed in multiple

ways, and it boasts a lot of options on the combat front, with a wide range of weapons

and stealth options for players to make use of.

Initially the title was meant to be released in February, but was delayed until April in

order to allow the dev team at SIE Bend Studio to polish it up.

It's also a Playstation exclusive, so tough luck for you PC and Xbox gamers out there.

we're excited for, which goes above and beyond this list.

Why Aim Is Now More Important Than Building In Fortnite! (Fortnite Good Aim vs. Fast Building) - Duration: 10:11.

Hey what is going on guys, in this video today we're gonna be discussing an interesting little

debate I've seen recently throughout the fortnite community, aim vs. building.

I'm a believer that the skill of every Fortnite player can more or less be broken down into

4 major categories.

Building, aim, positioning, and general game sense/IQ.

Obviously this doesn't cover every thing done in a Fortnite game, but, it's a good little

summation of roughly what determines an individuals skill level.

And although positioning and game sense are undeniably incredibly important and never

get enough attention.

The majority of people agree that the 2 MOST important skills in Fortnite are being a good

building and having good aim.

But, the question that many people ask is which is MORE important?

And what's interesting is that I think over the past few months, as Fortnite has changed,

the answer to this question has actually changed as well.

So, it should be an interesting discussion, and without further ado let's get right into

it.

So let's start this off by discussing the current state of building in Fortnite, and

how it's changed pretty dramatically over time.

Let's just take a quick trip down memory lane real quick.

To a time period in Fortnite where the game was very different than the Fortnite we play

today.

If you guys played Fortnite back in season 1, 2, 3, and maybe even a little of season

4 you may recall how incredibly powerful building was during that time.

Being able to build structures to aid you in both offensive and defensive ways was a

mechanic that, at least to my knowledge, has never really been seen before in any shooter

video game.

Because of that, it took the community a very long time to actually learn and use the building

mechanic as intended.

Fortnite games back then were absolutely nothing like Fortnite games right now, very few people

even built at all in fights, and the people that did, well, it was on a very basic level.

I remember back in season 2 or 3, ramp rushes started to become a popular and "meta" building

technique.

It may seem funny to look back on this now, but seriously, back then a guy that could

do a single ramp-wall ramp rush would strike fear into anyone he fought against.

Because of all of this, becoming a decent builder was hands down the quickest and easiest

way to become a good Fortnite player.

All you had to learn were most of the super basic building techniques that are now basically

second nature to 99% of players, and you would be able to dominate.

Maybe that's going a tad bit overboard, but, that's sure what it felt like back then.

And on top of not many enemies even knowing how to build, back in those earlier seasons,

there were very few items/weapons that countered building.

Off the top of my head: obviously you had the rocket launcher and grenade launcher,

there were regular grenades, and I believe the minigun was added towards the very end

of season 2.

I possibly could be forgetting something, but, that was pretty much it.

Therefore, if you were able to build yourself into a position of high-ground, you would

basically just go to town on the majority of players.

And although that probably sounds great to most of you, compare that state of building,

to the way building is now.

I think I mentioned about 3 or 4 different item/weapon counters to building that were

available in the first 2-3 seasons of the game.

Here's a list of all of the current, what I would consider "counters" to building, that

were added during or after season 3 of Fortnite, and lemme tell ya, this is a long list.

The light machine gun, the heavy sniper rifle, the drum gun, the quad launcher, clinger grenades,

dynamite, C4, the mounted turret, the guided missile, planes, and finally the newest addition

to the list, the boom box.

And, those are only what I would consider to be the "hard" counters to building.

You could make an argument that weapons like the compact SMG and deagle also belong on

that list.

And even items like the grappler and stink bombs as well, they may not actually destroy

structures, but, the grappler is basically a free high ground re-take without even needing

to build, and stink bombs are a way to deal damage through structures.

On top of that, we're at a point in Fortnite where the large majority of players in any

given lobby know how to build.

And not only do they just know how to build, it's pretty common now for even average players

to know very advanced building techniques.

Early on in Fortnite (probably about the first 2 and a half seasons), I would describe the

average build battle as: whoever builds wins, as simple as that.

Then, from maybe season 3 to the beginning of season 5, it became the race for high ground.

Most of the time both players in the build fight would almost mindlessly build for high

ground, and whoever didn't get it would be kinda clueless on what to do next.

Making them a pretty easy kill for the player who did get high ground.

Now, high ground definitely wasn't as powerful as it was in the really early seasons, because

between seasons 3-5 a bunch of structure countering items/weapons were already added to the game.

So, it was still a huge advantage in fights, but, if a player had a C4, clinger grenade,

or something like an LMG, you probably weren't able to keep high ground for all that long.

But then, starting sometime right around season 5, building and build fights turned into something

so much more complicated, than JUST building or JUST winning high ground.

What you see now, is that players have become so much smarter.

No longer are good players just going to mindlessly push for high ground over and over again,

even if it means certain death if they don't get it.

Now, players will protect themselves on all angles while pushing, they'll turtle in the

middle of the build fight and wait for you to make the mistake, they'll make edit plays,

and if all of that fails, they can rely on one of the numerous item/weapons that counter

building.

You could be the best player in the world at taking high ground, but if an enemy throws

a boombox, or shoots 4 rockets from a quadlauncher, or flies a plane straight through your structure,

how much does it really mater?

That is where the importance of aim comes.

What's interesting is that, as we've all seen, over the past few months Epic has made so

many changes that are obviously intended to counter building.

Therefore, the effectiveness of building as a whole has taken a pretty major hit.

But, it's been practically the opposite for the effectiveness and importance of having

good aim.

One of the biggest things that people always complain about in Fortnite is bloom, and I

don't blame them because it is a very frustrating mechanic.

It basically makes it so that most fully-auto weapons in the game rely on an aspect of luck

to consistently hit shot.

You could be putting your cross-hair square in the middle of your enemies body on every

shot, but, if bloom doesn't go your way you could end up missing most, if not all of those

shots.

So I believe that Epic has made it an emphasis recently, to add and buff certain weapons

that don't rely on bloom.

For example: The heavy AR, a weapon that does have a large bloom, but is basically designed

to be shoot as almost a single shot weapon.

Along with that, the hand cannon, which was recently tweaked to be a high-damage-dealing

single shot weapon.

Also, the scoped AR, even though it still isn't great, Epic tried to give it a buff

likely because they wanted another non-bloom option at AR.

And even though shotguns don't have bloom, they also really highlight the rise in importance

of aim.

Up until recently, there were 4 different shotguns available in Fortnite.

The pump, the heavy, the tac, and the double barrel.

Out of those 4 shotguns, the 2 that least require good aim, are pretty clearly the tac

and the double barrel.

I don't think it's a coincidence that here we are now, and the double barrel has been

vaulted, and the tac shotgun is practically unusably underpowered.

On the flip side, the heavy has remained pretty much untouched, and the pump not only received

significant damage buffs, but, also had a purple and gold version of the weapon added

to the game.

Now, obviously there are always going to be weapons in Fortnite that are designed so that

players with bad aim can be successful with them.

But, it seems like since SMGs were patched and the drum gun was removed in season 5,

Epic is making it a priority to add and buff weapons which reward players who have good

aim and punish players who have bad aim.

And that really play into the way that building has shifted over time.

Gone are the days of taking high-ground and just raining down on players who stare up

at and watch it happen.

With how good and smart the Fortnite community has become, especially with building.You need

to take advantage of the few opportunities you're gonna get in a fight to hit a clean

shot on an enemy.

And obviously building still is, and always will be incredibly important when it comes

to being a great fortnite player.

I don't want people to think that I'm saying building is not needed anymore, because that

couldn't be any further from the truth.

But the main takeaway from this video should be the following: Building no longer singlehandidly

wins you fights, what is does now is it gives you more split-second opportunities to land

high-damage shots.

And at this point good aim may actually be more important than good building.

And if not, well, then they're definitely as close to equal as I've ever seen.

Tax-Smart Charitable Giving - Duration: 2:20.

Getting a tax deduction probably isn't the primary reason you give to charity, but being

tax-smart with your giving can maximize your contributions along with your tax benefits.

With the changes to the tax law it's likely that more of us will choose the standard deduction

over itemizing – eliminating the ability to take a deduction for charitable contributions.

But here are three tax-smart strategies you can still use for charitable giving.

First, a giving strategy called "bunching"--where you group two or three years' worth of your

planned charitable donations into one year, boosting your itemized deductions over the

standard deductions limit for that year.

In the years that you bunch your donations, you can itemize and claim the charitable deduction.

Then, in alternate years, you take the standard deduction.

The second tax-smart strategy is donating appreciated assets.

Selling appreciated stock generates a taxable gain, but donating appreciated stocks directly

to charity gives you a tax deduction for the fair market value of those stocks.

You can use this strategy to deduct up to 30% of your adjusted gross income.

You'll avoid capital gains on the sale, and just as with a cash donation, a gift of

appreciated stocks can also help you exceed the standard deduction limit.

However, many charities can't directly accept gifts of appreciated assets, and that brings

up our third tax-smart strategy for giving – using a Donor Advised fund, or DAF.

When you place appreciated assets into your DAF, the fund sells those assets on the open

market and grants the proceeds to charities, according to your directions.

Whether you donate cash or appreciated assets, with a donor advised fund, you claim the deduction

for the full value of your gift in the year you make the donation.

You can then direct the DAF to distribute grants from your fund whenever you choose.

With both your cash and appreciated assets, a donor advised fund offers flexibility and

control for tax-efficient charitable giving.
