Well, the challenge this week is to install this big wardrobe on the top of these two.

Yes, but before we can do that, we have so many things to do. So let's get started.

Well, unfortunately we forgot to turn on the mic for this shot. So let me explain what's going on.

We decided to have two lights on the top of our bed.

And for that we needed somehow to bring the wires from the wall down there

all the way to the top wardrobe. And that's what we are doing here.

But to make it easier to install the wires we decided to create a big enough hole

to put our hands inside when we start the installation.

Well this time we decided to paint the whole furniture after we assemble it.

Because the other day we decided to paint before we assemble it and there are some spots that are

... cracked?

Scratch.

Scratched.

And also we forgot two...

We forgot to paint two places.

And now we are painting. It's really hard to see where we need to paint before we assemble it.

So that's why we are painting after assembling it.

That's it for today.

Tomorrow is Monday that's a good news. We started early this week, is Sunday today.

So we need to wait for this to dry.

Maybe for two days. The last time was two days and then we can apply varnishing.

And then we can screw all in place and... install the wiring and the whole thing.

We still have a lot to do.

But hopefully we are gonna get done this week. That's the goal.

For this wiring, that's one outlet plus two lights,

we need to install the wire now because otherwise we won't be able to do it later.

Because we decided not to have conduits inside of the cabinet. That means we need...

In order to fix the cabinet in place we need to do that.

By the way, if you're not an engineer, don't do that by yourself.

Just hire someone that knows what they're doing.

We did study that, we are both engineers. We know what we're doing.

Even though it's messy on the drawing is just because we just draw it by hand, but it's fine.

Literature always requires certain amount of time

to think and transform those events in an artistic kind of language.

Journalism works with a kind of urgency and is very…

omnipresent, because with the tools currently available,

well, you may access it through other media, and not only on print.

If you want to read Le Monde or any newspaper

from anywhere around the world, you may do so on the Internet.

What is happening right now

is that we are going through a change of platform,

which is also a change of paradigms,

and also an economic change of journalism.

In a certain way, it lost the function

that printed news had during almost a hundred years.

Nowadays, the traditional spaces of journalism

does not have the same role it had 20 years ago.

Now social media, blogs

and digital editions transformed deeply

the relationship between journalism and readers.

But it is also a territory…

the digital territory is so democratic that anyone may interfere on it.

All categorizations have been lost;

all kinds of evaluation have been lost. In each newspaper

there was someone, the director or chief-editor,

who acted as an intermediary between journalists and readers.

This person tried to keep an editorial line and a standard of quality

for what was being said. Today there is a huge, huge confusion,

because everyone has an opinion and everyone is publishing.

On Facebook, and on Twitter…

There is a huge amount of opinions,

and sometimes of information,

and so it becomes very hard for anyone's opinion to have

the same weight that newspapers had a few years ago.

Besides that, as it happened with this whole phenomenon,

many newspapers, prestigious newspapers,

looked for economic alternatives.

And one of those alternatives was, by the way,

to retire the old journalists that were better paid

and to bring the young ones…

those who had just graduated to do the same job,

but without having the experience, the knowledge…

that those other journalists had accumulated over the years.

We need to rethink journalism.

I am also a little bit pessimistic about that,

when it comes to our capacity of... Because…

We can't, by principle...

we can't restrict freedom of speech.

That's a crucial principle.

But, by principle, we also should respect

truth and the trust of readers.

Nowadays, we are talking about... I can't even remember the right term...

post-truth, or false truths. In short,

we talk about things that are unimaginable,

or that only happened

in spaces that were very diabolical places inside the media…

But nowadays it has become part of the game

of information, of the circulating opinions…

and as a result there's much confusion.

Add to it

that we also have a concentration of information,

of other kinds of information that are supposed to be more reliable,

in big media conglomerates. Those are huge groups of power

and huge economic lobbies.

And that's why certain groups,

or certain specific economic interests

get to control information in some spaces,

such as newspapers, TV and radio stations

and even on the Internet. So

we really have a situation here,

and I believe that those who are more affected by that

are the people who consume news, the readers.

Because… there are many truths

to every story, and we are unable to understand

which of those truths is closer to the truth.

Valentine Cake Ideas and Buttercream Piping - Duration: 8:30.

Welcome to Wedding Cakes ForYou YouTube. In this video I'm sharing a Valentine

cake idea and two ways to present your cake. Using a number one Wilton round tip

and your favorite buttercream recipe pipe small squiggly lines without

overlapping them. This is called Cornelli a lace.

Use a knife or if you have a triangular cutter you can use that to mark your

cake. I previously marked the points all around a 6-inch cake before making the

triangles. Fill in the triangles with the Cornelli lace. To make it easier to pipe

through a very tiny hole like the number one, you want to just make sure that your

buttercream is very soft. You can take your buttercream and you can put it in

the microwave for 10 to 20 seconds and then give it a stir, and that should do it.

For the border on the triangle use number 14 or 15 star tip.

These are small rosettes but you can do a simple shell border if you prefer

Using the same tip make a line of stars alongside the border. Touch the cake with

the tip and squeeze out a star. Release the pressure and pull the tip away from

the cake.

Switch the tip out for a number three round for the dots and make a line of

dots next to the stars.

Continue piping and repeating the triangles all around your cake.

Using the 14 or 15 star tip pipe zigzag all around the base of the cake.

Follow that with a line of shells.

The plaque is made with gum paste and the letters with tappits. If you want to

see how to use tappets I will link to it at the end of the video and underneath

video for you.

Piping around the plaque with buttercream will help to tie it into the

design.This is a 14 star again and a simple reverse scroll. Place this in the

fridge to harden the buttercream to make it easier to handle. For a dramatic

display use pillars to lift the cake up. I happen to have this beautiful piece

of teak wood which adds some earthiness and contrast to this design. You can find

interesting pieces like this at flea markets and thrift stores.

A waxed paper circle with buttercream piped on top serves as a safe way to

display fresh flowers on your cakes.

To create even more drama I'm using the long curved greenery that came in this

bouquet of flowers. Flowers on the bottom help to bring the whole design together.

An old Sci-Fi from overseas, set in a future world.

The world was already polluted, and without a mask your lungs would burn,

in the debris of a metropolis, and the Earth was like an uncivilized planet.

The point of refuge was a bunker over 80,000 km^2;

it was once called a ''shelter'',

but now nobody could object to calling it a city.

A man-made sun, man-made plants - actually there was nothing not man-made,

and an almost-human AI, but nobody seemed to have any problem with that.

Homicide, looting, no public order; you could only resist power with power,

50% of criminals were androids, and the protagonist detested this saturation of science.

The CG was a little bit outdated, but it was a steadily progressing mystery.

But actually the whole time, he was also an android -

That was the movie's last scene...

Maybe the truth we believe in is just someone's work of fiction?

Maybe the world we see is just someone's twisted imagination?

But the reason that humans are humans, if it's something inside only us,

then it's a place we can't surrender. We call that ''heart'', don't we?

A calm breeze, a still ocean, birds and bugs playing in the sky, and bright gree trees:

it's the noisy turning of the season - take a look!

This inevitable scenery, don't you feel like we have to treasure it?

''The only thing unneeded in this world is humans'' - some people say that too.

It's so boring the way they sermonize it; almost like, ''We get it already!''

Experiencing it is worth so much more that explaining it, so you can't forget this.

The feeling of reassurance that resides in the flora, y'know we used to call that ''God''.

Come on, let's feel it and imagine - what else could you call this warmth?

Maybe the truth we believe in is just someone's work of fiction?

I know why it made me feel uncomfortable,

but in the end fiction is fiction.

has defended after a TV documentary series reiterated multiple allegations of sexual abuse against the R B singer. Kelly has repeatedly denied all claims.

During a performance at the Aragon Ballroom in Chicago on 19 January, Badu told the crowd: I dunno how everybody else feel about it but Im putting up a prayer right now for R. I hope he sees the light of day if he done all those things that weve seen on TV and heard those ladies talk about. I hope he sees the light of day and comes forward.

Then 27, Kelly allegedly marries protegée Aaliyah, then 15, in an illegal ceremony in Cook County, Chicago.

Tiffany Hawkins files lawsuit alleging injuries and emotional damage from a three year relationship with Kelly, beginning when she was 15 it is settled out of court.

A videotape passed to Chicago Sun Times journalist Jim DeRogatis appears to show Kelly urinating on and having sex with an underage girl, which Kelly denies.

Patrice Jones alleges that Kelly had a sexual relationship with her than began when she was 16, and pressured her into terminating a pregnancy. It is settled out of court for an undisclosed sum.

Kelly is sued by dancer Montina Woods for secretly filming a sexual encounter between them. Kelly denies it, and settles out of court.

A Chicago jury found that the identity of the girl depicted in the child video was not conclusive, acquitting Kelly of the charges.

Kelly is divorced from his wife Andrea. She had previously taken out, then rescinded, a protection order against him. In 2018 she details a history of alleged domestic violence during their marriage, that she says drove her close to suicide.

Three former members of Kellys circle claimed in Chicago and Atlanta, controlling every aspect of their lives. Kelly denied the claims.

that she lost her virginity to Kelly age 16, and that she ended the relationship after he allegedly slapped, choked and spat on her.

In a BBC3 documentary, as well as her and other young women. Kelly refused to comment.

An unnamed woman told Dallas police that Kelly had given her an STD and attempted to recruit her into his alleged sex "cult" after the pair initiated a sexual relationship when she was 19. Kelly "categorically"denied all allegations.

Anything else has been fabricated or taken out of context.

On Instagram, she captioned a photo: Having eyes that can see all points of view is a blessing ... and a curse in the court of public opinion. Responding to a fan who accused her of supporting Kelly, Badu said: Correction, love has little to do with supporting others bad choices. Love is wisdom.

Badu was among in the Lifetime documentary Surviving R Kelly, according to executive producer dream hampton. Jay Z, Mary J Blige, Lil Kim, Dave Chappelle, Lady Gaga and Questlove allegedly turned down interviews for the six part series, which aired in early January.

At the 2015 Soul Train awards, Badu introduced Kelly and said he has done more for black people than anyone, . Kellys alleged history of sexual abuse – largely involving young black girls and women – first surfaced in 2002.

Lower Back Pain? DON'T STRETCH! (What You Should Do Instead) - Duration: 9:15.

if you're doing the most common stretches for a little back pain then it

might feel good but you're likely causing more damage and prolonging your

pain in this video I'm gonna tell you why that is and outline what you've got to

do for both short and long term relief

hey what's up its Coach E from Precision Movement and today we're gonna talk

about low back pain and specifically why stretching might feel good by what but

why it's a bad idea especially when you're dealing with acute low back pain

okay so before we get into that low back pain

is a pretty personal topic for me because I started suffering from low

back pain when I was a teenager and I had back surgery and that's where I got

this a gnarly scar from and I've had to work through all manners of imbalances

compensations tightness --iz weaknesses you name it I've had to deal with it and

it's this personal experience as well as the insights that I've gotten coaching

hundreds and thousands of people in person and through my courses and

through my websites that has given me a unique insight into what it takes to get

rid of low back pain in the short term and to be free from low back pain for

good okay nowadays I'm able to go to the gym do whatever I want play any sport I

want hockey MMA rock climbing surfing you name it and I'm I don't have that

uncertainty in the back of my mind that I might do something to throw up my

lower back okay and that's probably the the worst part about low back pain is

the uncertainty you're not sure why it happens it could be something really

innocent and then you don't know how long you're gonna be out for it's gonna

stop you from doing a lot of things so low back pain it's it's a battle okay so

to start off we're gonna talk about why stretching feels good so there's

something called the gate control theory of pain now when you hurt yourself if

you just kind of sit there and focus on it it's gonna hurt a lot okay but

oftentimes if you have to do something else we somehow take

your mind of it the pain diminishes quite a bit it's kind of like when a little kid

hurts themselves and everybody runs to them and you know fusses over them then

that pain is just it's the worst pain in the world okay so the gate control

theory of pain it's basically when you're when there's some kind of pain

signal going to the body so in this case from the low back to the brain that pain

signal is being transmitted to the body for some reason and we're going to talk

about that in a second but if there's no other signals going to the brain then

the gate that's between the brain and wherever this pain is is open so the

pain signal can go right up to the brain and you feel that it hurts however if

there's other inputs coming into the brain for example stretching you're

doing some stretching the muscles the ligaments the tissues are being

stretched elongated then that signals coming into the brain that can block the

pain signal so that it can't get to the brain so you get some temporary relief

and that occurs for any type of sensory experience so it could be stretching it

could be from exercise it could be from somebody massaging that's why massages

are often something that people turn to you when they hurt their lower back and

they'll feel good right after they get off the table but then the next day it

comes back okay the same theory it's the gait control theory of pain so

stretching helps to alleviate the pain in the short-term you'll feel good to

feel a little looser maybe like you can walk around a bit however the problem

with stretching especially in an acute situation is that it might be causing

more damage to the tissues that are already damaged that's causing your pain

in the first place okay so we've got my spine here and let's use the example of

you do something innocent like bend over to tie your shoelaces and that's how you

threw your back up okay so you bend over and that movement is flexion

okay so you flex the spine and then you feel something oh that hurts and you

feel something back here and you might even have trouble straightening up get

your all stiff your walking walking like this

to the couch yeah what happened there is some kind of tissue was damaged from

this movement of flexion now it wasn't just that that one movement was a

damaging movement but it's because these movements happen repeatedly over time

now if you're doing a deadlift with a thousand pounds and you pull your back

back out doing that that could be just that one movement that caused that but

if it's just something simple like bending over to pick up the tissue then

it's the repeated motion over time and finally it's the straw that broke the

donkey's back it's just finally hit that point and something broke now in the

case of the low back often it's the disks intervertebral discs where the

damage might have occurred or the ligaments it's typically not the muscles

that's very very uncommon for the muscles to be strained in something

simple and innocent like bending over to tie your shoes okay so the disks are the

ligaments have been damaged now here's what's up here's why stretching is bad

you start stretching you do these typical stretches where you bend over

what is the motion of the spine okay what's that look like it's the same

exact motion that happened a cause of the damage and the back pain in the

first place okay so if we want to get out of pain does it make sense to

recreate the mechanism of injury to do the same movement that caused the injury

nope logically it does not make sense if you injure your finger hammering it are

you gonna keep hammering it no you're not if it hurts you're not gonna do that

anymore okay so recreating the mechanisms of

injury you never want to do that if you're in acute stage of injury

that's silly okay you're just gonna cause more damage as those tissues so

you do those stretches touching your toes okay you're stretching like that

you're twisting your spine which is even worse causing more damage or more forces

to go through those tissues the ligaments at the discs okay that's why

stretching in the acute phase of low back pain is a bad idea because you're

essentially recreating the mechanism mechanism of injury and you're gonna

cause more tissue damage over time okay so because the gate control theory of

pain I might feel good in the moment but because you're causing more damage to

the tissues long term you're just gonna prolong your pain and further weaken

those tissues okay so that's why stretching when you're suffering from

acute low back pain is a bad idea massage could help temporarily but it's

not addressing the root cause of the problem

okay the root cause of the problem is injury is you have an injured tissue due

to repetitive movements whatever those movements are if it's twisting if it's

flexing its extending if it's your habitual posture when you're sitting on

a desk whatever the movement or postures are contributing to the damaged tissue

the first stage during the acute phase especially in those first few weeks or a

few days where you're the pain is at its highest

you've got to eliminate completely eliminate those movements there are two

main stages when it comes to recovering from low back pain and training yourself

for freedom from low back pain the first stage is the healing stage and for most

people that's going to last anywhere from 1 to 3 or 4 months but if you've

had low back pain that's very very severe it might be even longer up to a

year you'll be in the healing stage and during this stage the focus is on

stabilizations of training the stabilizers of the core as well as

maintaining neutral spine through not only the exercises that you do but

through your movements of everyday life ok the second stage which I call the

performance and longevity stage is different there in this stage it's no

longer neutral spine and core stability but it's dynamic stability and actually

training the passive stabilizers and tissues to be stronger so that they're

resilient to whatever little movements that you're doing that typically in the

past would have resulted in low backing so do you understand the anatomy the

biomechanics and the physiology behind why stretching

feels good but why it's something that you want to avoid during an acute stage

of low back pain hopefully explain that as best as I could

it's been a life changer for me and for many of my clients and I hope it's going

to be a life changer for you too

Journalist's brutally honest verdict on Markovic after his latest Liverpool U23 display - Duration: 3:49.

 Many Liverpool fans just can't comprehend that Lazar Markovic is still at their club

 You can't exactly blame them, either. It's now been half a decade since the highly touted Serbian swapped Benfica or Anfield and was given 34 appearances throughout his debut campaign

 However, his time in the first-team did little to impress Brendan Rodgers and it sparked a series of loans that saw him feature at Fenerbahce, Sporting Lisbon, Hull City and Anderlecht

 As a result, Markovic has been limited to appearances in pre-season and it looked for all intents and purposes that Jurgen Klopp would secure a permanent move for him last summer

 The saga didn't end there, though, with a move to Anderlecht falling through at the last minute and Markovic deciding to spend at least the next four months on Merseyside

Markovic in Liverpool limbo  It was a brave decision and one that left him limbo at the club, with little indication of an exit until the end of the season

 Markovic has been relegated to the youth teams and has made appearances for the U23 side on an irregular basis

 Manager Neil Critchley has been largely positive about the Serbian's performances and he even bagged a rare goal during the win over Arsenal U23 in December

  Journalist's Markovic verdict  However, there was less to shout about during his latest appearance against West Brom U23, with Markovic playing the full 90 minutes in a 1-1 draw

 The 24-year-old passed through the game without any goal involvement but freelance journalist Matt Addison - who was present for the match - just had to give his verdict on the exiled player

 "Lazar Markovic, extradited from the first team and now rarely spotted, played the whole 90 minutes but failed to make much of an impact," Addison began in his match report

 "The Serbian clearly has talent on the ball, but off it hardly tracked his man once and physically looks below par even at youth level

 "If this was Markovic putting himself in the shop window, it perhaps shows why he remains at the club despite being available for at least the last two years

that we put in, that they can still survive, and then they will multiply.

Basically this is the the law of nature, that you have these antibiotic-resistant

groups of bacteria.

WHICH MEANS, EVEN IF ANN FINDS THE NEXT ANTIBIOTIC, ONE DAY,

BACTERIA WILL BECOME RESISTANT TO IT AGAIN.

BUT A NEW DRUG WOULD STILL BUY US TIME.

AND WITH OVER ONE TRILLION MICROBIAL SPECIES YET TO BE DISCOVERED,

ANN HAS TO START SOMEWHERE.

THE IRON CURTAIN CAVE ECOSYSTEM IS SO RICH WITH LIFE BRAND NEW TO SCIENCE

THAT THERE'S HOPE AT LEAST ONE SPECIES COULD HOLD THE FORMULA FOR A NEW DRUG.

ANN: The bacteria themselves are not truly antibiotics in that sense,

but it is their metabolites that they produce.

We use these molecules as our antibiotics and

basically the source of antibiotics and new drugs.

SECONDARY METABOLITES ARE BIOLOGICALLY ACTIVE SMALL MOLECULES THAT HAVE OFTEN

BEEN THE SOURCE OF MEDICINE IN THE PAST.

THEY ARE A BY-PRODUCT OF BACTERIA, NOT REQUIRED FOR SURVIVAL,

BUT FOR A COMPETITIVE ADVANTAGE AGAINST OTHER SPECIES.

HOWEVER, ANN AND OTHER RESEARCHERS THINK SECONDARY METABOLITES

COULD SERVE AN ADDITIONAL PURPOSE.

ANN: I think there is more evidence now that these types of metabolites that they produce

during their life cycle are used as a tool for communication within themselves,

within their own species, and also between other species as well.

Instead of killing each other off and using a competitive mode of living, wouldn't it

be more beneficial for their own community to actually communicate and work together,

to achieve the same goal of surviving?

With that said, we want to look deeper into whether they produce certain kinds of

metabolites what we could use for our benefit.

UNDERSTANDING ANY DETAILS LIKE THESE ABOUT BACTERIA'S BEHAVIOR OR THEIR ENVIRONMENT

COULD HELP IN ANN'S QUEST FOR A NEW ANTIBIOTIC.

ANN: I never planned to study with bats, but I can see that it is important, and as a microbiologist,

I feel responsible.

ANN HAS ADDED THE PLIGHT OF BATS TO HER RESEARCH, BECAUSE OF AN EPIDEMIC

CALLED WHITE NOSE SYNDROME.

THIS FUNGAL INFECTION HAS ALREADY KILLED SIX MILLION BATS IN NORTH AMERICA.

WITHOUT BATS, CAVE ECOSYSTEMS WILL CHANGE.

AND THAT COULD BE A PROBLEM FOR FINDING THE NEXT ANTIBIOTIC.

AND EVEN THOUGH ANN IS A MICROBIOLOGIST, SHE SEES THE ROLE OF BATS IN THE BIGGER PICTURE.

ANN: Can you imagine, it's just like you look at this thousand piece puzzle, and bats

may be contributing to just one small piece of that puzzle.

But if this piece of puzzle actually gets lost, the whole puzzle will never be complete

in the same way.

We need to be careful with our heads, and also our hands... we have to make sure

we are not touching or breaking the mineral deposits that the cave has.

ANN IS LOOKING FOR SODA STRAW SPELEOTHEMS MADE OF CALCIUM CARBONATE OR CALCIUM SULFATE.

IT IS BELIEVED THAT THE IMPACT OF CALCIUM'S POSITIVELY CHARGED IONS BETWEEN BACTERIA DNA

STRANDS COULD BE THE KEY TO KILLING BACTERIA.

ANN: We would like to take soda straw, popcorn, and then some samples,

especially from the octopus room.

And we would like to set up an experiment there.

ANN'S RESEARCH IN THE IRON CURTAIN CAVE HAS HAD PROMISING RESULTS SO FAR,

THOUGH IT IS A SLUGGISH PROCESS.

BACTERIA CAN TAKE WEEKS TO GROW, AND ONLY THEN CAN ANN DETERMINE IF IT SHOWS PROMISE

AGAINST DRUG-RESISTANT SUPERBUGS.

ANN: Initially we found hundreds of bacteria.

We tried to isolate bacteria that live in the Iron Curtain Cave in the lab, and we found

fourteen of them, initially, that show activity against multidrug-resistant bacteria,

all those bad bacteria.

AT THAT POINT, THE SAMPLES LEAVE ANN'S LAB FOR GENOME SEQUENCING.

ANN: Now we actually singled out for the two of them, so we have the two hopefully superheros

right now.

OUT OF THE HUNDREDS OF SAMPLES SHE COLLECTED, ONLY TWO HAVE THE POTENTIAL TO BE WHAT ANN

CALLS "SUPERHERO BACTERIA."

BUT JUST BECAUSE THEY WORK IN A PETRI DISH DOESN'T MEAN THEY WILL WORK IN HUMANS.

IT WILL TAKE BILLIONS OF DOLLARS AND MANY YEARS TO MOVE FORWARD WITH ANY POTENTIAL DRUG,

AND THERE'S VERY LITTLE PROFIT TO BE HAD.

THAT'S WHY THERE'S BEEN SLOW, IF ANY, PROGRESS IN THE LAST FEW YEARS.

ANN: I do believe that we have solutions, but all of us have to work together, not just

scientists, not just politicians, not just the pharmaceutical companies, not just the

policymakers...

every one of us needs to understand the implications of overuse and misuse of antibiotics in our

society, and how we can reduce that.

ANN DOESN'T LET THE DAUNTING COMPLICATIONS WAIVER HER.

INSTEAD, HER SEARCH CONTINUES.

ANN: This cave gets its name because of this beautiful backdrop here; you can see that

it takes numbers of years, possibly millions of years, to form...

I can imagine how many species of bacteria and microorganisms that live in that structure,

that formation.

And maybe... maybe one of them could actually be our superhero

that could produce new antibiotics

for us one day.

A mum-of-two who suffered a broken wrist in a car accident with Prince Philip says there is no reason for the duke to still be driving

Emma Fairweather was in a Kia which crashed into the duke's Land Rover on Thursday afternoon

A Norfolk Police investigation is underway into the smash near the Queen's Sandringham estate and is not clear who, if anyone, is at fault

But the accident has raised questions about the Duke of Edinburgh still driving at 97-years-old

And on Saturday the Queen's husband was pictured driving without a seatbelt. Emma said: "I fully understand why somebody would want to continue driving as long as they can and I know that the law allows that

"So it's probably the law I wouldn't agree with. "I think it must be incredibly difficult to be of that age and have to think of giving up those types of independence but I also do think that the difference in responses in that situation has got to be different for somebody who is nearly 100-years-old

"And I also feel very strongly that there's no reason why Prince Philip needs to be driving

"I wouldn't compare him to an elderly gentleman who lives on his own who had to leave the house

and had no choice and couldn't give up that last piece of independence. "I do think he has other options to use

" British drivers have to reapply for their licence at the age of 70, and every three years thereafter, by self-certifying their sight is good enough to read a numberplate at 20 metres, and that they have no medical condition that prevents them from driving

Joshua Harris, the director of campaigns at Brake, said: "With our ageing population it becomes ever more essential to have robust procedures in place that ensure older drivers are not inadvertently putting themselves and others at risk

"Fitness to drive regulation should be strengthened with compulsory eyesight testing throughout your driving career, regular health checks for older drivers and greater communication between the DVLA and the medical profession

" According to the Driver and Vehicle Licensing Agency, 110,790 people aged 90 or above still hold driving licences, with 314 centenarians legally on the roads – the oldest is 107

AND, YOU KNOW, IF YOU'RE EVER GONNA OVERCOME FEAR, THE FIRST

THING YOU HAVE TO DO IS DECIDE THAT YOU'RE GONNA BREAK UP

WITH FEAR, THAT YOU'RE GONNA HAVE AN ATTITUDE TOWARD

YOURSELF, "NO FEAR LIVES HERE."

THE ONLY ACCEPTABLE ATTITUDE THAT A CHRISTIAN SHOULD HAVE IS,

"I WILL NOT FEAR."

AND, YOU KNOW, KING DAVID, THE PSALMIST DAVID, HE SAID THAT

SEVERAL TIMES IN THE PSALMS, "I WILL NOT FEAR.

WHAT CAN MAN DO UNTO ME?

IF GOD IS FOR ME, WHO CAN BE AGAINST ME?"

AND I LOVE THAT, "I WILL NOT FEAR."

HE CERTAINLY WASN'T SAYING, "I DON'T FEEL FEAR."

HE WAS MAKING A DECISION THAT HE WAS NOT GOING TO LET FEAR RULE

HIS LIFE, AND I THINK THAT'S THE FIRST THING THAT WE ALL

HAVE TO DO.

YOU KNOW, SOMETIMES YOU'VE HAD SOMETHING FOR SO LONG

IN YOUR LIFE THAT YOU JUST GET MISERABLY COMFORTABLE WITH IT.

YOU DON'T REALLY LIKE IT, BUT YOU'VE HAD IT FOR SO LONG

THAT YOU SETTLE DOWN AND JUST THINK, "WELL, I GUESS

THIS IS THE WAY IT IS, OR THIS IS JUST THE WAY I AM,

OR THIS IS THE WAY LIFE IS," AND YOU DON'T EVEN BELIEVE

THAT YOU CAN LIVE ANY OTHER WAY.

YOU KNOW, IN MY CHILDHOOD, I WAS ABUSED SEXUALLY BY MY DAD

FOR A LOT OF YEARS AND SO MY LIFE WAS ROOTED IN FEAR.

MY DAD WAS ANGRY MAN, AND HE DRANK A LOT, AND HE WOULD COME

HOME ANGRY AND GET VIOLENT WITH MY MOM AND RANT AND RAVE

AND YELL, AND THEN THERE WAS ALL THE ABUSE.

AND I JUST REMEMBER GROWING UP IN FEAR.

AND SO, IT WAS CHALLENGING FOR ME TO LEARN TO NOT LIVE

IN THAT FEAR, AND I HAD TO LEARN ONE THING AT A TIME, ONE STEP

AT A TIME, ONE DAY AT A TIME, BUT I HAVE LEARNED A LOT

OF THINGS OVER THE YEARS AND I BELIEVE YOU CAN BENEFIT

FROM SOME OF THE EXPERIENCES THAT I'VE GONE THROUGH.

SOME OF THEM WERE VERY DIFFICULT, SOME WERE PAINFUL,

BUT I BELIEVE THAT I CAN HELP YOU AVOID SOME OF THAT PAIN

IN YOUR LIFE IF YOU WILL ALSO

LEARN TO SAY, "I WILL NOT FEAR."

YOU KNOW, GOD HAS NOT GIVEN US A SPIRIT OF FEAR.

FEAR IS NOT FROM GOD.

GOD HAS GIVEN US A SPIRIT OF POWER AND LOVE

AND A SOUND MIND.

WHEN FEAR ATTACKS US, IT'S THE ENEMY, IT'S THE DEVIL,

AND HE'S ALWAYS TRYING TO GET US OR TO KEEP US

FROM MAKING PROGRESS.

LET'S JUST SAY, FOR EXAMPLE, THAT YOU WANT TO GO BACK

TO COLLEGE.

MAYBE YOU'RE IN YOUR 40S, AND YOU NEVER GET

A COLLEGE DEGREE, AND YOU'VE DECIDED YOU'D LIKE TO GO

TO COLLEGE AND GET A DEGREE, WELL, PROBABLY THE FIRST THING

THAT'S GONNA HAPPEN IS YOU'RE GONNA BE AFRAID THAT MAYBE

YOU'RE TOO OLD, OR YOU'RE GONNA BE AFRAID THAT YOU CAN'T LEARN

AT YOUR AGE, OR YOU'RE GONNA BE AFRAID THAT YOU

WON'T GET ACCEPTED INTO COLLEGE.

ONE THING'S FOR SURE, IF GOD'S PUT A GOOD IDEA IN YOUR HEART,

SOMETHING THAT'S GONNA BLESS YOU AND BLESS YOUR FAMILY, SOMETHING

THAT'S A DESIRE OF YOUR HEART, IT'S NOT GOD THEN PUTTING

THAT FEAR IN THERE TELLING YOU NOT TO DO IT, BUT IT IS

THE ENEMY BECAUSE HE DOESN'T WANT YOU TO MAKE PROGRESS.

SO, I'M ASKING YOU TODAY IF YOU WILL MAKE A DECISION FIRST

AND FOREMOST, "I AM NOT GOING TO LIVE IN FEAR."

NOW, THAT DOESN'T MEAN THAT YOU WILL NEVER FEEL FEAR, BUT IT

DOES MEAN THAT YOU CAN LEARN HOW TO CONQUER IT AND OVERCOME IT,

AND WE'RE GONNA TALK MORE ABOUT THAT ON ANOTHER ONE

OF THESE LITTLE MINI TEACHINGS.

JOYCE: IN ORDER TO LIVE COURAGEOUSLY, AND LIVING

COURAGEOUSLY MEANS THAT, "I'M GONNA LEARN TO FOLLOW MY HEART,

I'M GONNA TAKE RISKS, I'M GONNA BE BOLD, I'M GONNA STEP OUT,

AND REALLY WORK WITH THE HOLY SPIRIT TO BE,

NOT JUST OKAY, NOT JUST AVERAGE, NOT JUST ORDINARY, BUT TO BE

SOMEBODY WHO REALLY MAKES A DIFFERENCE IN THE WORLD."

HOW MANY OF YOU WANT TO, NOT JUST PASS THROUGH HERE

UNNOTICED, BUT YOU WANT TO MAKE A MARK IN THE WORLD AND HAVE

PEOPLE REMEMBER FOR A LONG TIME THAT YOU WERE HERE?

WELL, DON'T DISCOUNT YOURSELF AND THINK, "WELL, YOU KNOW,

THAT'S ONLY FOR THE PEOPLE ON THE PLATFORM OR THE PEOPLE

ON TELEVISION."

IT'S FOR EVERY SINGLE

CHILD OF GOD.

GOD HAS SOMETHING FOR EACH OF US TO DO.

WE HAVE A PART TO PLAY.

YOU HAVE SOMETHING THAT NOBODY CAN DO AS GOOD AS YOU CAN DO IT,

AND IF YOU DON'T DO IT, IT'S GONNA HURT ALL THE REST OF US.

YOU NEVER WILL BE AS EXCITED AS YOU WILL BE IF YOU ARE REALLY

IN THE MIDDLE OF FULFILLING YOUR DESTINY.

NOTHING CAN EVER MAKE YOU AS SATISFIED AND FULFILLED

AS KNOWING THAT YOU'RE CHASING AFTER GOD WITH YOUR WHOLE HEART,

AMEN?

BUT FEAR IS SATAN'S TOOL, YES, IT'S FROM THE DEVIL.

FOR GOD HATH NOT GIVEN US A SPIRIT OF FEAR.

LET'S SETTLE THAT.

WHEN YOU FEEL AFRAID, IT'S NOT GOD TRYING TO TELL YOU

DON'T DO THAT.

THAT'S NOT THE WAY GOD WORKS.

"GOD HATH NOT GIVEN US A SPIRIT OF FEAR, BUT OF POWER AND LOVE

AND A SOUND MIND, AMEN.

SO, WHEN WE FEEL FEAR, WE CAN BE PRETTY MUCH ASSURED THAT IT'S

SATAN TRYING TO KEEP US FROM DOING WHAT GOD WOULD HAVE

US TO DO OR WHAT WOULD BE THE BEST THING FOR US TO DO,

OR WE MAY JUST BE TRYING TO MAKE YOU MISERABLE.

THE BIBLE SAYS THAT FEAR HATH

TORMENT.

FEAR BRINGS TORMENT, AND I'VE EVEN DISCOVERED THAT DREAD,

WHICH I BELIEVE IS A VERY CLOSE RELATIVE OF FEAR, CAN ALSO BRING

TORMENT.

I TRY TO PRACTICE IN MY LIFE, NOT EVEN LETTING MYSELF

DREAD THINGS.

DON'T DREAD GOING TO THE GROCERY STORE.

DON'T DREAD DOING YOUR DISHES.

DON'T DREAD CUTTING THE GRASS.

DON'T DREAD SITTING DOWN AND PAYING YOUR BILLS.

DON'T LET THAT SPIRIT OF DREAD AND FEAR GET INTO YOUR LIFE.

KNOW WHO YOU ARE IN CHRIST, KNOW THAT YOU CAN DO WHATEVER YOU

NEED TO DO THROUGH THE STRENGTH OF GOD THAT IS IN YOU AND LIVE

WITH YOUR HEAD HELD UP HIGH, YOUR SHOULDERS BACK,

WALK STRONG, AND LIVE COURAGEOUSLY, AMEN?

IT'S TIME FOR THE BODY OF CHRIST TO STAND UP AND BE COUNTED,

AND STOP BEING WIMPY AND WHINY AND HAVING A PROBLEM

WITH EVERYTHING.

THERE'S SO MANY DIFFERENT KINDS OF FEARS THAT IT'S UNBELIEVABLE.

I MEAN, IF YOU LOOK UP PHOBIAS IN AN ENCYCLOPEDIA, MY GOSH,

PAGES AND PAGES AND PAGES AND PAGES OF THINGS THAT PEOPLE

ARE AFRAID OF.

ONE OF THE THINKS THAT MOST PEOPLE HAVE A PROBLEM AT SOME

TIME OR OTHER IN THEIR LIFE, CAN'T SAY THAT EVERYBODY DOES,

BUT I KNOW I DID AND I THINK A LOT OF PEOPLE DO,

IS THE FEAR OF MAN.

WHAT ARE THEY GONNA THINK?

WHAT ARE THEY GONNA SAY?

WHAT ARE THEY GONNA DO?

WHAT ARE THEY NOT GONNA DO IF I DON'T PLEASE THEM?

WILL THEY SHUT ME OUT OF THEIR LIFE?

WILL THEY REJECT ME?

WILL I BE LONELY?

AND I BELIEVE THAT SATAN REALLY USES THE FEAR OF MAN TO NOT ONLY

BRING TORMENT, BUT TO KEEP PEOPLE FROM FOLLOWING

THEIR OWN HEART.

YOU KNOW, I DON'T THINK THERE'S ANYTHING WORSE THAN FEELING

IN YOUR HEART THAT YOU BELIEVE THAT YOU'RE SUPPOSED TO BE DOING

SOMETHING, BUT COWERING DOWN TO SOMEBODY ELSE, AND MANY TIMES

IT'S NOT EVEN THEM TRYING TO CONTROL YOU, IT'S JUST

INSECURITY ON OUR PART THAT LETS THEM CONTROL US BECAUSE WE WANT

THEM TO APPROVE OF EVERYTHING THAT WE DO.

DO YOU KNOW THAT NO MATTER WHAT YOU DO, 10% OF THE PEOPLE

ARE NEVER GONNA LIKE YOU?

I MEAN, THAT'S JUST LIKE A STATISTIC FROM THE EXPERTS.

NO MATTER WHAT WE DO, SOME PEOPLE ARE NOT GONNA LIKE US.

WELL, THE BIBLE DOES TELL US THAT WE SHOULD FEAR GOD.

A LOT OF PEOPLE DON'T UNDERSTAND THAT.

IT'S NOT A WRONG KIND OF FEAR.

IT'S NOT THE KIND OF FEAR LIKE SATAN TRIES TO PUT ON US

ABOUT MAN.

IT'S A REVERENTIAL, LOVING, RESPECTFUL TYPE OF FEAR,

SOMETHING TOTALLY DIFFERENT THAN THE KIND OF FEAR

THAT TORMENTS US.

IT'S ACTUALLY THAT KIND OF A FEAR IS A FEAR

THAT KEEPS US SAFE.

IT'S LIKE, "I TRUST GOD, I BELIEVE HE LOVES ME, HE'S

CERTAINLY SMARTER THAN I AM.

I'M GONNA LOVE HIM, AND RESPECT HIM, AND TRUST HIM ENOUGH

TO JUST DO WHAT HE TELLS ME TO."

HOW MANY OF YOU THINK YOUR LIFE WOULD HAVE TURNED OUT SO MUCH

BETTER IF YOU WOULD HAVE JUST STARTED PRACTICING THAT

A LONG TIME AGO?

"I'M JUST GONNA DO--" I MEAN, YOU KNOW, GOD'S NOT, HE'S NOT

A TYRANT THAT JUST WANTS TO CONTROL PEOPLE.

EVERYTHING THAT GOD TELLS US, OR ASKS US TO DO OR NOT TO DO,

IS FOR OUR BENEFIT.

IT DOESN'T MAKE HIM FEEL BETTER IF HE CAN GET EVERYBODY

TO FOLLOW HIM.

JESUS SAID, "I AM THE WAY, THE TRUTH, AND THE LIFE."

HE'S THE WAY.

DO THINGS THE WAY THAT JESUS DID THEM.

NOW, I WANT TO SHARE YOU A SCRIPTURE THAT--SHOW YOU

A SCRIPTURE THAT I HOPE REALLY DOES SOMETHING

ON THE INSIDE OF YOUR HEART.

I KNOW IT CERTAINLY DOES TO ME EVERY TIME I LOOK AT IT AND IT'S

ISAIAH CHAPTER 8, VERSE 13, "THE LORD OF HOSTS, REGARD HIM

AS HOLY AND HONOR HIS HOLY NAME BY REGARDING HIM AS YOUR ONLY

HOPE OF SAFETY," WOW.

I DO NOT KNOW WHAT PEOPLE IN THE WORLD ARE DOING TODAY WHO

DON'T HAVE THEIR HOPE IN GOD.

WHAT KIND OF HOPE DO YOU HAVE IF YOU CAN'T PUT YOUR HOPE IN GOD?

"AND LET HIM BE YOUR FEAR AND LET HIM BE YOUR DREAD [LEST

YOU OFFEND HIM BY YOUR FEAR OF MAN AND DISTRUST OF HIM],"

WOW.

SO, IT ACTUALLY OFFENDS THE HOLY SPIRIT WHEN INSTEAD

OF FOLLOWING HIM, RESPECTING, LOVING, HONORING HIM ENOUGH,

HAVING ENOUGH REVERENTIAL FEAR AND AWE OF GOD THAT I LET

A PERSON MISDIRECT ME FROM WHAT I FEEL LIKE THAT I'M SUPPOSED

TO BE DOING WITH GOD BECAUSE I'M SO AFRAID OF THEM, AND WHAT

THEY'RE GONNA THINK, WHAT THEY'RE GONNA SAY, AND WHAT

THEY'RE GONNA DO, THAT I PREFER TO HAVE THEIR APPROVAL

THAN GOD'S APPROVAL, I PREFER TO HAVE THEIR FRIENDSHIP

THAN GOD'S FRIENDSHIP.

THE BIBLE SAYS THAT OFFENDS GOD, AND I THINK THAT'S

SOMETHING THAT WE NEED TO SERIOUSLY CONSIDER TONIGHT.

IT'S NOT JUST A, "WELL, YOU KNOW, I JUST, I MEAN

I'M JUST INSECURE.

I MEAN, YOU KNOW, I'M JUST FEARFUL AND I

JUST DON'T WANT TO BE LONELY.

I DON'T WANT TO LOSE MY FRIENDS."

NO, LET'S GET IT, IT OFFENDS GOD.

IT OFFENDS GOD IF WE COWER TO MAN.

YOU HAVE A DESTINY TO FULFILL.

GOD WANTS TO DO WONDERFUL, AMAZING THINGS IN YOUR LIFE,

EVERY ONE OF YOU.

DON'T SIT THERE AND THINK, "SHE'S NOT TALKING TO ME."

AND THOSE OF YOU WATCHING BY TELEVISION, DON'T THINK

I'M JUST TALKING TO THE PEOPLE IN THIS ROOM.

ONE OF THE MAIN REASONS WHY WE'RE HERE IN THIS BUILDING

TONIGHT IS SO WE CAN RECORD THESE MESSAGES TO TALK TO YOU,

AMEN?

AND GOD DOES NOT WANT US TO LET PEOPLE MANIPULATE US

AND CONTROL US.

AND LIKE I SAID, THEY'RE NOT EVEN ALWAYS TRYING TO DO THAT.

I MEAN, IF YOU'RE REAL INSECURE, YOU CAN JUST GET AROUND SOMEBODY

THAT'S GOT A STRONG PERSONALTY, AND IF YOU DON'T STAND UP

FOR YOURSELF, THEY WILL PUSH YOU AROUND, BUT THEY DON'T EVEN

REALLY KNOW HALF THE TIME THEY'RE DOING IT.

LET ME TELL YOU SOMETHING, IF YOU DON'T KNOW WHAT YOU WANT

TO DO, I'LL BE HAPPY TO TELL YOU WHAT WE'RE GONNA DO.

WELL, IN EPHESIANS CHAPTER 4, VERSE 30, THE BIBLE SAYS,

"DO NOT OFFEND THE HOLY SPIRIT OF GOD

BY WHOM YOU WERE SEALED."

NOW, IN THOSE VERSES BEFORE AND AFTER VERSE 30, IT TALKS

SPECIFICALLY ABOUT ANGER, AND BAD ATTITUDES, AND ARGUING,

AND STRIFE, AND FIGHTING, AND BICKERING SAYING THAT THAT

OFFENDS THE HOLY SPIRIT.

BUT HERE WE HAVE IN ISAIAH THAT OUR FEAR OF MAN IS

OFFENSIVE TO THE HOLY SPIRIT, THAT DOESN'T MEAN THAT YOU LOSE

YOUR SALVATION, DOESN'T MEAN THAT GOD DOESN'T LOVE YOU

ANYMORE.

BUT LET ME TELL YOU SOMETHING; NOW, LOOK AT ME AND LET ME TELL

YOU SOMETHING, THE HOLY SPIRIT LIVES IN YOU, AND IF HE'S

OFFENDED, YOU FEEL IT.

YOU KNOW, BEING A CHRISTIAN DOESN'T JUST MEAN YOU GO

TO CHURCH A COUPLE TIMES A WEEK AND SIT IN A CHAIR AND GAWK

AT THE PREACHER, THAT'S NOT WHAT IT MEANS TO BE A CHRISTIAN.

TO BE A CHRISTIAN MEANS THAT CHRIST IS LIVING IN YOU.

HE'S IN YOU, AND IF HE'S GRIEVED, YOU'RE GONNA FEEL

GRIEVED.

IF HE'S SAD, YOU'RE GONNA FEEL SAD.

LIKEWISE, IF HE'S PLEASED, YOU'RE GONNA FEEL THAT.

WE'RE IN A RELATIONSHIP WITH GOD THROUGH CHRIST, A CLOSE,

INTIMATE, PERSONAL, YES, EVEN A CONVERSATIONAL RELATIONSHIP.

HE'S YOUR FRIEND.

BEING A CHRISTIAN IS NOT ABOUT FOLLOWING A BUNCH OF RULES

AND REGULATIONS, AND DOING YOUR DUTY, AND HOPING YOU GET

YOUR CHECKMARK ON YOUR LITTLE SPIRITUAL CALENDAR IN HEAVEN.

IT'S ABOUT RELATIONSHIP WITH CHRIST THROUGH--

I MEAN WITH GOD THROUGH CHRIST.

TO BE A CHRISTIAN MEANS TO BE A CHRIST-IAN OR TO BE A FOLLOWER

OF CHRIST.

IF YOU'RE NOT READY TO FOLLOW CHRIST, THEN STOP CALLING

YOURSELF A CHRISTIAN AND GET THE BUMPER STICKER OFF OUR CAR.

WE'RE SO CONCERNED ABOUT OUR SILLY REPUTATION.

"WELL, WHAT WILL PEOPLE THINK?

YOU KNOW, I CAN TELL YOU SOMETHING, AND I DON'T MEAN

TO BE NEGATIVE OR TELL YOU SOMETHING THAT'S GONNA SCARE

YOU, BUT IF YOU'RE GONNA FULLY FOLLOW JESUS,

YOU CAN PRETTY MUCH FIGURE ON LOSING SOME OF YOUR FRIENDS.

MATTER OF FACT, YOU MIGHT LOSE A BUNCH OF THEM.

YOU COULD EVEN LOSE ALL OF THEM.

MORE HANDS UP THAN AREN'T.

YOU KNOW, THAT'S OUR FIRST TEST RIGHT THERE.

ARE YOU GONNA LET THE FEAR OF MAN CAUSE YOU TO COWER DOWN?

YOU KNOW, TO BE HONEST WITH YOU, NOBODY CARES THAT MUCH IF YOU GO

TO A CHURCH SOMEWHERE AND CLAIM SOME KIND OF DENOMINATION,

AND JUST GO IN AND GO OUT, DOESN'T CHANGE YOU MUCH,

YOU DON'T MAKE ANY WAVES.

THAT MAYBE OTHER PEOPLE AREN'T SEEING.

IT WAS WONDERFUL, BUT IT WAS A NIGHTMARE BECAUSE WOMEN

DIDN'T DO THAT.

I WAS IN A CHURCH DENOMINATION WHERE WOMEN

CERTAINLY DIDN'T DO THAT.

I GOT ASKED TO LEAVE MY CHURCH,

FAMILY MEMBERS THOUGHT WE WERE CRAZY.

WE LITERALLY LOST ALL OF OUR FRIENDS.

IT WAS A HARD, HARD, HARD TIME FOR ME, BUT I LOOK BACK NOW

AND IT ACTUALLY FRIGHTENS ME TO THINK WHERE I MIGHT BE

TODAY.

WHAT HAVE YOU ALREADY MISSED BY LETTING THE FEAR OF MAN

CONTROL YOU, AND WHAT MIGHT YOU MISS IN THE FUTURE IF YOU

DON'T MAKE A CHANGE?

AND, YOU KNOW, MAYBE THIS ISN'T AN ISSUE FOR YOU RIGHT NOW,

MAYBE IT IS, MAYBE IT ISN'T, BUT THIS IS A GREAT MESSAGE

FOR EVERYBODY BECAUSE SOONER OR LATER IN YOUR LIFE, YOU'RE

GONNA KNOW THAT GOD WANTS YOU TO DO SOMETHING AND SOMEBODY

WHOSE RESPECT AND LOVE AND APPROVAL THAT YOU WANT

IS GOING TO BE AGAINST IT, AND YOU'RE GONNA HAVE TO MAKE

A DECISION ABOUT WHAT YOU'RE GONNA DO.

MAKING A DECISION DOESN'T ALWAYS CHANGE YOUR FEELINGS.

YOU MAY STILL FEEL AFRAID, BUT YOU CAN DO IT EVEN IF YOU

HAVE TO DO IT AFRAID.

THE THING WE HAVE TO UNDERSTAND ABOUT FEAR IS THE ONLY WAY

YOU CAN CONQUER IT IS TO CONFRONT IT.

THE ONLY WAY YOU CAN CONQUER FEAR IS TO CONFRONT IT.

IT WILL NEVER GO AWAY UNLESS YOU DRIVE IT BACK INTO HELL WHERE IT

CAME FROM AND THE ONLY WAY YOU

CAN DO THAT IS IF YOU KEEP GOING FORWARD WHILE THE DEVIL IS

TRYING TO DRIVE YOU BACKWARDS.

FEAR IS AN EVIL SPIRIT.

"FOR GOD HATH NOT GIVEN US A SPIRIT OF FEAR."

GOD'S GIVEN US POWER AND LOVE AND A SOUND MIND.

HOW CONCERNED ARE YOU ABOUT YOUR REPUTATION?

GO HOME AND HAVE A MEETING WITH YOURSELF.

WE'RE ALWAYS MEETING WITH EVERYBODY.

YOUR CALENDAR MAY BE FULL OF MEETINGS AFTER MEETINGS

AFTER MEETINGS.

WELL, WHY DON'T YOU CANCEL A COUPLE OF THEM AND HAVE

A MEETING WITH YOURSELF?

YOU'D BE SURPRISED WHAT YOU CAN FIND OUT ABOUT YOURSELF IF YOU

KIND OF GET IN A ROOM BY YOURSELF AND HAVE A COME

TO JESUS MEETING.

HOW CONCERNED AM I ABOUT MY REPUTATION?

HOW MANY THINGS DO WE DO JUST TO IMPRESS PEOPLE THAT REALLY

Getting Ready To Sell A House? Get Prepared First! - Duration: 7:09.

Hi everyone!

Welcome to my video where I'll be covering the importance of thinking through the reasons

for your move prior to selling your house, and ensuring you make your early financial

decisions when it comes to your home's equity.

Let me ask you a question; what do you think is the most important; having money for the

down payment for your next home loan (assuming there is one), being able to pay for costs

of your move in cash, or having emotional clarity on the reason or reasons for selling?

Hi, I'm Jim Smoak with Carolina One Real Estate in Charleston, SC.

Let's get started talking about the "why", or reasons behind your decision to sell.

Selling a home, which is likely followed by a move and another home purchase is a big

deal.

For most people it's a huge disruption in their family life and can be stressful.

So going into a move without a well thought out reason, or series of reasons can be costly

in time, effort and money.

You need to ensure you think through the reason or reasons compared with the hard and soft

costs of moving.

Let's address gaining emotional clarity in this process first.

Many people look to sell a home that they've been in for quite a few years.

They've had kids, lived there while they grew up and have made many wonderful memories

from those experiences.

If that's you, are you ready to leave the home that holds all of those memories?

Obviously, there are really good reasons why you should do so, but that needs to be thought

and worked through.

What about being ready to go through the process of negotiating with buyers that don't see

your home as you do?

That can be stressful and you need to be ready for this likely eventuality.

Even though you may have lots of wonderful and personal memories connected to your home,

buyers don't, and selling your home is a business transaction, so you need to look

at the process of selling your home through a business lens, not a personal one.

Finally, moving is also stressful.

There's quite a bit of plates spinning in the air when you move.

Some that other people are responsible for taking care of for you, and others that you

have to take care of, and you need to be ready to take that on.

To do so, you need to think through all of what will be involved, and that includes getting

your home ready to sell.

Ultimately, you don't want to find yourself having to emotionally grapple with these issues

late in the process.

Next, do you have enough equity in your home?

It's a rather subjective question because use of your equity can relate to goals outside

of the immediate needs of your real estate transaction.

However, there are elements of what should be in your equity that's not subjective.

Assuming you are selling your existing home and purchasing another one, will you have

enough equity to cover the down payment you want to pay on your next home loan?

Will the equity in your home enable you to cover the closing costs of purchasing your

next home?

As I've mentioned in another video, average closing costs range from 3-6% of the sales

price of the home, and you don't want to be surprised by that.

I also discussed what are common elements of closing costs in that video.

Another question to work through is will the equity in your home enable you to pay for

all the elements of your move to your new home?

Now, you may have funds elsewhere that you have earmarked to serve these needs, and that's

completely fine.

But these are important financial questions to think about when thinking of selling your

home.

It seems obvious, but it's worth noting that you need to know how much equity you

have in your home to answer the questions above.

Your Realtor can provide you with an estimate of what you may be able to sell your home

for by doing what's called a comparative market analysis, which is essentially an analysis

of what your local market will bear as a result of analyzing similar homes in your area that

have recently sold.

When you receive this analysis from your Realtor, all you need to do is find out what your mortgage

payoff is and subtract it from the estimated sales price, and you will arrive at your estimated

equity amount.

The last element I want to cover is the affordability of your future home.

This is especially relevant to growing families that need to move up in house size but can

also apply to many other sale and purchase situations.

You need to think through what potential increased costs that your new home may present.

Will the monthly mortgage be higher than you're currently paying and can you comfortably afford

that?

Do you know what the average real estate taxes will be in your new area?

Depending on where you're planning on moving to, the general cost of living may be different

from what you're currently paying, so you should dig into this.

You don't want to find the answers to these questions after your move.

The reasons or "why" of selling also need to be measured against the financial considerations

that we just talked about.

Sometimes it's a no brainer.

For example, your employer may want to pay for your relocation you to another state and

you love your job.

Some of the more common reasons are adults that become empty nesters and are living in

homes that are far too much for their needs, or young families that need bigger homes because

they're having kids and need more space.

Another one is people that want to move across town to get close to places of employment

and a shorter commute.

All are great reasons to move but they may need a bit more thought to ensure these "soft"

benefits outweigh the hard costs.

In the beginning of the video, I asked you which was more important; having money for

your next loan's down payment?

Being able to pay for your move in cash?

Or having emotional clarity on the reason or reasons for selling?

Which one do you think it is?

If you've watched the whole video, you've probably concluded that they're all equally

important, and if so, I think you're absolutely correct.

All of the elements of "why" we discussed today are critical in the home selling process,

and understanding your home's equity and your needs from it, all are key.
