Make Money With Youtube Tutorials - Audrey Millan - Duration: 4:50.

What's going on guys? Audrey Millan

here again and this is another video that

I'm making. So before I start with this video,

please subscribe to the channel, like

this video, and comment if you have any

question or any suggestion, anything just

comment down below, ok. So, what we're going to

talk about today- Wow! you're really [Laugh] what we're

talk about guys is make money in YouTube

making tutorials on YouTube whichS that's

how I started in my Spanish community.

That's how I started, ok. My first video in

my Spanish community was showing people

how to sign up on Amazon FBA which is a

platform on MSN that you can make money

online that you can send products to Amazon

and make tons of money there. And that

could be a part time job for

you or a part time income for you. It is

for me. It is for a family too. So it's

pretty cool, all right. [Spanish]

[Spanish] All right, so in this

video, I'm going to explain why it is better to make

money with YouTube because you can make-

I am making money on YouTube because- not

because of this channel and because of

my Spanish channel, Spanish community

channel. I have over six thousand

subscribers and every single month, I

received money from YouTube because

people who knows about this, you guys

know that YouTube pay you every time

someone sees an advertisement in

each video. Like an example, if you

watch an advertisement before this

video right here, then I got a commission

of it. Like I got a commission for it so

that's really, you know, important. This is

why this better, you know- it is better to

do a long term business. So YouTube ,okay,

is something that you should be on

right now, okay. So, because we started in

2017. I believe in 2020,

everybody is going to have internet

everybody's going to be on YouTube, TV is

going to be hard to watch. Like people

watch everything on YouTube now.

A lot of people will be hanging out on

YouTube. So it's better if you do, you know,

tutorials to help other people and also

grow a list from that. Like you can make

tons of money with that list, all right. This

is why I say, you know, make money making

YouTube tutorials because that's how you

make the money, right. So honestly, what

I'm saying right now in this video is, you

have to be consistent, you have to be

uploading videos every single day like

I'm doing right now. But in this channel,

I'm not- I barely do tutorials but if I do, I

do it because I want to help other

people also. That's how you should do

videos. Don't look at it- don't look, you know,

you can be doing YouTube business just

because you want to make money online

you got to do it because you want to

create a business and honestly it's

going to be long term like that. When I

started doing my Spanish community,

like tutorials and stuff like that, I

wasn't thinking of making money online. I

was just creating content every single

day uploading videos, scheduling videos,

and one day I can make five videos and I

schedule them, like you know, every single

day stuff like that. So this is why you

need to start doing the, you know, YouTube

business because YouTube is here to stay,

alright. Like as you can see, Google owns

YouTube now and it's something that you

got to be in it right here. You have to be

here if you want to make money. Like

honestly, be in the platform that you know

it's going to be a long term. Like it;s not

going to - they're not going to close like,

they don't want to close YouTube because

if they close YouTube, they got to close Google and

Google is not going to go nowhere, alright.

It's getting bigger and bigger and bigger,

alright. So that's my advice for you

guys. Start making money making YouTube

tutorials or you can make YouTube tutorials about

even health: why this pill is better for

you. Show the pill, show them why they

should be drinking that pill and also make

money with it. Like it's pretty simple,

right? So my suggestion is get the three

steps that I get for free down below

which is AudreyMillan. Just click

there or you can go directly to

growwithaudrey.com and get the three

videos for free. It's totally for free. Well

you could go to AudreyMillan.com or

masteryfreedom.com

and click where it says, "start here,"

all right. You're going to get three

videos for free. Then I give you three

steps for you can start making money

online and start creating your business

online, the brand and start growing your

brand. Anyways, I'm done with this video,

guys. See you guys in another video.

Hopefully, tomorrow. So like this video,

subscribe if you're new and if you have any

questions, just comment down below. I'll

see you guys in another video.

The Healthiest Diet In The World Isn't Just About Food - Duration: 4:14.

If you've ever been out in the world, you've likely seen the word UNESCO and this weird

square in a circle all over the place.

UNESCO is tasked with identifying, protecting and preserving human heritage; buildings,

landscapes, and monuments -- but in 2013, they added something intangible: The "Mediterranean

Diet."

You may have heard of the "Mediterranean" diet, it's a big fad in the United States

as of late, and it's considered to be one of the healthiest in the world!

But thanks to UNESCO, it's not just healthy, it's also a piece of human heritage.

Here's hoping they give love to my Sunday Pizza Tradition next year…

The Mediterranean Diet includes plant-based foods, as well as "healthy" fats and so

on.

Plus, and this is serious, limiting the amount of red meat -- i.e. mammal meats.

Grilled fish is a popular item, as are other seafoods.

AND, which is pretty rare, it offers an alcoholic component -- a bit of red wine.

The problem is, if you look at U.S. magazines and blogs for the "Mediterranean Diet,"

as we see it.

You'd find lists of restrictions and requirements of what to eat, what not to eat, and how to

prepare your meals.

That's how American's see a "diet."

In the U.S. "diet" doesn't mean it's primary dictionary definition: "the kinds

of food that a person, animal, or community habitually eats," most of us think of the

tertiary definition, "a special course of food to which one restricts oneself, either

to lose weight or for medical reasons."

The "Mediterranean Diet" is the former not the latter.

It's a way of living and eating, not a list of restrictions and requirements.

UNESCO writes, "The Mediterranean diet involves a set of skills, knowledge, rituals, symbols

and traditions concerning crops, harvesting, fishing, animal husbandry," -- holy crap

-- "conservation, processing, cooking, and particularly the sharing and consumption of

food."

The foundation of the diet?

Eating together.

Social exchange of communication during a meal, neighborliness, affirmation, intercultural

dialog, hospitality.-- Whew --

You can't buy this regional diet at a store -- it's literally about changing your life.

And of course, red wine helps with all those things too.

Better nutrition has been connected to longer, healthier lives and even things like overall

height gains, better eyesight, and prevention of heart disease and Alzheimer's -- to name

a few.

The Mediterranean Diet adds heart health to that as well, lowered levels of stress and

anxiety.

And it's not just about what you're eating or not eating!

Numerous studies have shown social interaction and support make people physically and mentally

more healthy.

The concept of 'Social buffering' is part of this diet -- where people get together

and socialize, interact and share.

On top of that, Greece -- one of the countries in the Mediterranean for the geographically

challenged -- incorporates intermittent fasting into their lifestyle diet thanks to the number

of religiously motivated fasting days in the Greek Orthodox tradition.

We actually have a whole video about the science of fasting.

It seems to me, incorporating even a few of these things into our lives would likely benefit

us all.

The "mediterranean diet" doesn't mean going to the Greek restaurant down the street

a lot, but maybe invite your friends over to eat some vegetables you grew (or, like

me, found at a farmer's market)!

Talk!

Use some olive oil!

-- And of course, make them bring the red wine.

We can't do episodes like these with support from our sponsors.

Age 14 we got you down on your knees So polite, you're busy still saying please

Frienemies, who when you're down ain't your friend Every night we smash their Mercedes-Benz

First we run, and then we laugh 'til we cry

But when the night is falling You cannot find the light

You feel your dreams are dying Hold tight

You've got the music in you Don't let go

You've got the music in you One dance left

This world is gonna pull through Don't give up

You've got a reason to live Can't forget

We only get what we give

Don't let go You've got the music in you

One dance left This world is gonna pull through

Don't give up You've got a reason to live

Cathedral of Eternal Night Boss Guide for Mythic, Heroic and Mythic Keystone - Duration: 5:17.

Hi!

I'm Hazel, and this is a quick overview of the bosses in the Cathedral of Eternal Night.

Cathedral is a new four-boss dungeon coming in patch 7.2, leading into the upcoming Tomb

of Sargeras raid.

In order to get access to the Cathedral of Eternal Night, you'll need to finish the introductory

quests bringing you to the Broken Shore.

After roughly thirty to sixty minutes of questing, you'll get a quest called Altar of the Aegis

to defeat Mephistroth in the dungeon.

Once you've gotten to that point, you're officially attuned for the instance.

Agronox is the first boss of Cathedral, and he's definitely seen better days.

Remind me to never let the Burning Legion into my garden.

He'll cast Timber Smash on the tank every now and then, which is a good sized hit.

On higher difficulites or Tyrannical week, that's going to need a minor cooldown.

Throughout the fight, sets of Lashers will spawn and fixate on players.

Like the Lashers on Botanist, those need to be kited and killed.

If they reach their target, they explode for a LOT of damage.

If anything's going to wipe your group, it's the lashers.

They can be slowed and stunned, so do what you need to do to control them and nuke them

down quickly.

On Mythic difficulties, he'll also spawn Nourishing Lashers which heal him.

If it wasn't already obviousa, Adds take dps priority over the boss.

Choking Vines will go out, tethering players to a bloom.

Run away from the tether to break it and stop taking damage.

Finally, throughout the fight Poisonous Spores will stack up on the entire party to deal

increasing group-wide damage.

You want to kill Agronox before that overwhelms your healer.

In short, nuke adds, run away from bad stuff and chop down the scary tree.

Thrashbite the Scornful is the brother of our old friend from Blackrook Hold, Smashspite.

You can definitely see the resemblance.

He'll cast Pulverizing Cudgel, which appears as a big brown impact under his feet.

Everyone, tanks included, need to get out of that or you'll get smacked for 4 million

damage.

Similar to his Bro, he has a Gaze and Charge attack.

If you get the Scornful Gaze, you need to hide behind a bookshelf so it takes the Scornful

Charge for you.

There's obviously only four bookshelves here so you gotta kill the boss before he goes

for a fifth one.

On Mythic, smashing the shelf will summon book adds that need to be dealt with.

The tomes can silence, slow and mind control players so that should be fun.

Last, Thrashbite likes to Heave Cudgel to send it flying around the outer circle of

the room.

Just don't be in the outer ring unless you're currently hiding from the Gaze, and you'll

be fine.

This is a straightforward fight that shouldn't wipe your group unless somebody's asleep at

the wheel.

Domatrax is an add fight where you get to once again use the Aegis of Aggramar.

The Aegis will be depleted by taking damage and having players stand in it, so it's key

to protect it for the right moment.

Domatrax will cast Felsoul Cleave, doing a cone of fire damage in front of himself.

Tanks need to face him away from both the group and the Aegis so he doesn't deplete

the shield with that.

He'll also sometimes Frenzy, which tanks and healers should stay aware of.

At 90% and again at 50% health, he'll open Fel Portals.

You need to kill the Portal Guardians as quickly as you can to stop the demons.

On Mythic, if they're not killed in a specific frame of time you'll get an Overfiend which

is just bad news for everyone.

The first portal summons Fel Imps, which will Fel Blast the party.

During the fight, Domatrax will occasionally cast Chaotic Energy.

That's the group wipe mechanic, and that's what you've been saving the Aegis for.

The whole group needs to stack in the shield for Chaotic Energy, then get out right away

when it's over.

If you don't make it in you'll die so do pay attention.

At 50% health, he'll summon more portals with felguards this time, and you get Shivan as

well on Mythic difficulties.

Kill adds, save the shield for Chaotic Energy and you'll be fine.

Mephistroth is the big bad leader of the Legion's Broken Shore efforts.

This is a two-phase fight that comes right on the tail of Domatrax, so if someone died

on the last fight I hope you have a battle res.

In Stage 1, he'll cast Carrion Swarm.

Tanks will want to face him away from the group and players will want to be careful

to not be in front of him.

He'll cast Demonic Upheaval and Dark Solitude on random players throughout this phase, so

your group is going to want to maintain a pretty wide spread.

As Mephistroth casts spells, he'll build energy.

At 100% energy, he'll fall into the shadow phase.

The goal of phase 2 is to protect Illidan with the Aegis long enough for him to get

Mephistroth back.

Shadows of Mephistroth will appear and fire Shadow Blasts at Illidan, which you'll want

to block with the Aegis.

Eating Shadow Blasts will interrupt Illidan and slow down his casting, which drags out

the phase.

Throughout phase 2, Creeping Shadows will do groupwide damage for your healer to deal

with.

While you wait for Illidan to do his thing, Dreadwing adds will fly in and need to be

killed.

On Mythic difficulties, you'll get Fel Bats too.

Manage adds and Protect Illidan long enough and he'll bring it back to phase 1.

If you're a lore inclined individual, you can stick around after beating Mephistroth

to see some serious RP.

So that's the Cathedral of Eternal Night!

This video shows the dungeon on Heroic, but it'll also be available on Mythic and Mythic

Plus Keystone Difficulties.

This was a fun, involved instance that lasts just long enough and should be an awesome

addition to the Mythic plus circuit.

Thanks for watching!

Let me know what you think and have a wonderful, wonderful day.

Bye!

Roles That Made Actors Quit Hollywood For Good - Duration: 6:04.

Many actors have retreated from the spotlight over the years, sometimes setting the stage

for a big comeback, and sometimes never to return.

Whether a star has an illustrious résumé or is known for a single iconic role, taking

on the wrong part can be the final nail in an acting career's coffin.

Here are some roles that made actors quit Hollywood for good.

Peter Ostrum in Willy Wonka and the Charlie Factory

The first and only role Peter Ostrum ever took was the sweetly naive Charlie Bucket

in the original screen adaptation of Roald Dahl's classic.

As Charlie, Ostrum was poised to inherit a delicious empire, but after the movie wrapped,

he stepped away from the spotlight.

Ostrum later told The Daily Express,

"Being in the film industry as a child was hard, and I couldn't keep it going.

But in the end leaving was the right decision."

Ultimately, he turned down a three-picture deal after Willy Wonka, but he remains close

to his co-stars even today.

Using his earnings, he bought a horse — his first step towards his ongoing career in veterinary

medicine, which is a whole lot better than running a factory notorious for mutilating

curious children.

Jake Lloyd in The Phantom Menace

Landing the leading role in one of the most hotly anticipated films of the '90s should

have been a dream come true for Jake Lloyd.

Sadly, Star Wars: The Phantom Menace wound up being the first — and arguably the worst

— installment in a disappointing prequel trilogy.

As bad as it was for viewers, though, Lloyd's experience a complete nightmare.

"I'll try spinning that's a good trick."

According to Lloyd years later, playing the part made his life "a living hell," and no

amount of spinning would help.

He was bullied mercilessly when he wasn't being bombarded with interviews, at times

doing as many as 60 a day.

"Have you still got all the paraphernalia, all the little figurines, all the merchandise?"

"No."

"You shunned it a bit?"

"No.

I just didn't keep the merchandise."

Following a string of voice acting parts for Star Wars pod racing video games, Lloyd's

most notable brush with fame was a high speed police chase in 2015.

Jaye Davidson in The Crying Game

He may have earned an Oscar nomination for his performance in the sleeper hit The Crying

Game in 1992, but Jaye Davidson never considered himself an actor.

In fact, he tried to back out of the role twice after he was cast.

A very private person, Davidson had it written into his contract that he would not have to

do any publicity following the film's release, though he did attend a 25th anniversary reunion

in 2017.

Upon seeing an initial screening, Davidson explained to Rolling Stone that it made him

very uncomfortable, saying,

"I'm not a performer, do you know what I mean?

I don't leave messages on answer phones, in case of the hideous possibility that I will

hear my own voice."

Davidson promptly returned to his roots as a fashion assistant and model.

He appeared in just one other major film, 1994's Stargate, presumably because he loved

the costumes.

Carrie Henn in Aliens

Nine-year-old Carrie Henn was living in Lakenheath, England, where her military family was stationed,

when a casting call for the 1986 space horror flick Aliens rolled through town.

Henn caught the eye of director James Cameron, and though Henn had never acted, Sigourney

Weaver voted to cast her as the orphaned survivor, Newt, after their very first meeting.

The chemistry between the two was immediate, cementing the mother-daughter bond as a central

theme of the film.

After primary filming had ended and Weaver and Henn were the only two actors left on

set for effects shots, the two became close.

"She and I really bonded because everyone left us, and we used to always joke that we

were the orphans that nobody wanted."

While she has fond memories of filming the gooey bug-hunt, she never took another acting

part.

She did not want to live in L.A. after returning to the States because

it would mean being separated from her family.

It also didn't help much that Newt's character was killed off in hypersleep prior to the

events of Alien 3.

Aliens is Henn's only IMDb credit, and today, she's an elementary school teacher… who

occasionally signs copies of the Aliens DVD for her students.

Heather Donahue in The Blair Witch Project

The release of The Blair Witch Project in 1999 marked the arrival of found-footage horror,

a subgenre which seemingly just will not die.

Sadly, the career of the film's lead star, Heather Donahue, did not have the same staying

power.

Donahue managed to make a variety of appearances in indie horror flicks and on TV, including

It's Always Sunny in Philadelphia, but despite her convincing performance as a terrified,

lost camper, she never found a niche in high-profile roles.

Ten years later, she finally cashed in her chips, and hasn't sought acting work since,

telling People,

"I took all my stuff into the desert relating to my acting career and burned it all."

Donahue turned to writing instead, and had her first book, Growgirl, published in 2012.

The memoir chronicles her experience growing medical marijuana on a pot farm in California.

She probably needed the stuff after that one time she totally freaked out in the woods.

"What was that?"

Sean Connery in The League of Extraordinary Gentlemen

You can thank the 2003 flop The League of Extraordinary Gentlemen for the retirement

of legendary actor Sean Connery.

Despite the great hype surrounding this comic book adaptation, it was a disaster on all

fronts, and the trouble started well before the movie ever saw a screen.

Connery was reportedly perpetually at odds with the film's director, Stephen Norrington,

a tension that resulted in heated verbal exchanges during filming and post-production.

It was the last straw for the screen legend, and this extraordinary mess of a movie marked

Connery's last appearance in front of the cameras.

Always ornery, he remarked to GQ:

"I was fed up of dealing with f***ing idiots.

For years there has been a widening gap between people who can make films and people who can't."

His last role on record happened in 2012, when he produced and provided the lead voice

for Sir Billi, which was another critical disaster...for obvious reasons.

"Can this octogenarian….

And his goat…..

Save the day?"

How To Switch From Flats To Clips - Duration: 6:46.

- For many mountain bikers,

and actually bike riders in general,

they often start on flat pedals.

They're the simplest thing,

you don't really need any special shoes,

you just jump on the bike and go.

But for a lot of mountain bikers

the benefits of clipless pedals are hard to ignore

and eventually they wanna move over.

So here are a few tips on transitioning to clipless pedals.

(upbeat music)

The first thing I will say is

there's nothing wrong with riding flat pedals,

many people just stay on them.

I myself, I rode them for 15 years

when I raced downhill and they're really good

for learning the basics of riding on.

So I think there are a few good reasons

why you should learn to ride on flat pedals

and one of those is being able to dab,

so to get your foot to the floor really quickly

and that helps in corners

where you don't quite get it right.

Also in technical situations, it's a bit less scary

being able to get off the bike quick if you have to.

And one of the biggest reasons I think

is for learning the correct skills.

With flat pedals you can't cheat,

you have to use your weight

to lift the bike into the air.

So a big one of those is the bunny hop

and as I say in a lot of skills videos,

actually bunny hopping well goes on to lots of other things,

so being able to jump properly,

but also to unweight over technical situations

on the ground like rocks and roots.

So why would you wanna move over to clipless pedals?

Well for me it was the change

from downhill racing to enduro racing,

which is a much more endurance fitness-based sport.

I felt that the extra power and efficiency you get

from clipless pedals makes that big a difference.

For me personally, it feels on flat pedals

you just use your quads to push down on the pedals,

but with clips you use your hamstrings much more.

On long rides my legs feel

much less tired on clipless pedals.

There is a good reason why all road

and cross-country riders use clipless pedals.

(upbeat music)

So what kit are you gonna need to move to clipless pedals,

or clips as we like to call them.

The first thing is the pedals themselves.

Now this is a Crank Brothers Mallet E,

it's somewhere in the middle, it's an enduro pedal.

So you can see the clipless system in the middle

and you've got this cage around the outside

that's gonna give you some support

on the bottom of your shoe.

You can get a few different options,

you can go for some cross-country pedals that are lighter,

they don't have this cage round the outside

or bigger pedals that are downhill pedals

with a bigger platform.

You're also gonna need some

clipless-specific mountain bike shoes.

You can see in the bottom here

you've got that cleat that engages into the pedal,

that gives you that connexion to the bike.

So they're bolted into the bottom of the shoe

and they can be adjusted.

You also often see these systems

like this ratchet and this Velcro strap

to keep the shoe nice and snug to your foot.

Now there is another option and that is a hybrid pedal

like this Crank Brothers Double Shot,

where it's a flat pedal on one side

and then a clipless pedal on the other.

Now that might be really good for someone

who uses their bike for a couple of different things.

Maybe they commute on it in the week to work

and they want the benefits of clipless pedals

and then at the weekend they ride off-road

and they wanna ride flat pedals.

That really saves you buying two sets of pedals

and then swapping them all the time.

Whilst clips are great for a lot of things,

it's definitely in the skills department

where you can cheat with them.

Obviously cause you're attached to the bike,

you can use your feet to pick up the back wheel.

But there's a good reason not to do that

because if you do that,

all your weight is still over the back wheel.

So if I pick the back wheel up

to go over a really slippy root and I get the timing wrong,

all my weight's there so I will slide off it.

So there's still a good reason to try and use your weight

to lift the back wheel rather than cheat and use your feet.

(upbeat music)

Whilst personally, I do like to feel my pedal

through the bottom of my shoe,

and I actually adjust the pins on my pedals to do that,

you don't want too much friction

because that's gonna hinder you clipping in and getting out.

So you wanna play around with the pins if you can,

but also you can get these spacers

that go underneath your cleats,

just to pull it a bit further away from the shoe

if you're getting too much interference.

There's also quite a few different things

you can play around with with cleat setup,

so sliding them front to back,

adjusting the twist a little bit.

Personally I like that cleat to be slightly behind

the ball of my foot, only slightly,

and it just sits me in that nice position on the pedal.

I find if you have that cleat too far forward,

you start standing on your toes too much

and it starts using your calf muscle an awful lot

and that can lead to cramps in your calf muscle.

You also get the option with Crank Brothers pedals

of choosing 15 or 20 degree release.

So personally I prefer the 15 degree release

which means you put the cleat

with the dots on your right shoe.

That means I can just get out

nice and quickly when I want to.

If you put that cleat with the dots on the left shoe,

you get that 20 degree release

and that might suit people with a different pedalling style.

They might move around on the bike a little bit more,

they don't wanna come out of the pedals unexpectedly.

So you can adjust the cleat side to side as well

and that is probably determined more

by the length of the axle of your pedal.

I like to space my foot out as much as possible

which does increase the Q factor

to how far apart your feet are,

but that just means that there's no chance

of my toe catching on the crank at all

when I'm trying to unclip.

(upbeat music)

When you're getting used to riding in clips,

I would always recommend going somewhere

nice and mellow with easy trails,

cause it can be pretty scary if you're not used to it,

being attached to the bike.

Also get used to just unclipping early before you stop.

Another good way of practising on your clipless pedals

is to find yourself a bit of space

and do some low speed manoeuvres, a bit of cornering,

just to get used to being attached to the bike.

And it'll get you used to clipping out

and getting your foot on the ground as quick as you can,

just before you topple over.

I know that does still happen

to a lot of us when we're practising

and I would say try and persevere,

it did take me quite a long time

to get used to riding with clipless pedals.

So there you go, there's a few tips

on getting used to riding with clipless pedals.

I know it took me quite a while to do it myself,

but now I probably ride them for 90% of the time,

just for things like downhill and jumps I still ride flats.

Kazuto: Whew, I'm tired... and hungry... #Yet another event starts with a hunger#

As I finished my morning paperwork and was heading to eat in town... #They should really think of a different way to start events#

I could hear blades clashing and some spirited battle cries.

Kazuto: Hmm? What's going on?

Interested in the sound of blades clashing, I followed it...

Touka: Ah, Master!

I heard a familiar voice and saw military officers training.

Kazuto: ...Ah! Are they training for the martial arts tournament?

Touka: That's right. Led by Aisha-chan, they're all really motivated to beat up Shunran-san.

Kazuto: Ooh... but, I hope they don't get too serious and turn it into a real fight.

Shuri: That... is probably too much to ask for. #One day, someone will definitely assassinate her#

Hinari: They're all way too spirited...

Hinari and other officials are probably here to cheer for them, but they got overwhelmed by the aura that officers give off.

Kazuto: Yeah, they're quite spirited. I'm getting excited just from watching...

Blades clashing violently, and sometimes, sparks flying.

Touka: We haven't seen Aisha-chan and the rest dueling one on one during the war that much... but seeing this really reminds me of how amazing they are.

Kazuto: I'm getting impressed... and, as a man, honestly, I feel I want to be like that myself.

I trained in kendo before, so I can understand just how strong they are, which those feelings even stronger.

Kazuto: Aisha's movements are elegant and sharp. Rinrin is fierce... the way it makes air tremble, I can feel that her attacks are heavy.

Touka: Whoa, amazing! Master, you estimate how strong they are?

Kazuto: I wouldn't say so. It's just... vaguely. #But Kazuto is an official, not an officer#

Touka: Whoa... you're amazing, Master. All I can understand is "yup, they're all strong!".

Kazuto: I'm probably the same, you know? But I suppose I can add some obnoxious words to describe what I feel, okay?

I'm watching them train as I said that. #Kazuto will never get strong, he has no time for that#

Kazuto: Sei is brilliant and bold. Sui lives ups to her title of "silver spear", her spear handling is quick.

Touka: Oh. That's a cool way of saying it.

Kazuto: But remember this... phrases like this can be considered a chuunibyou.

Touka: Chuunibyou?

Kazuto: Right. Well, I like such books, so I don't mind it.

Touka: Hmm... ah, Master. What about Tanpopo-chan and Enya-chan?

Kazuto: Those two, huh... hmm...

Kazuto: Crude and daring... I guess?

Touka: Ahaha. That's a rude way of saying it, but I kinda feel it's true.

Kazuto: They're not yet refined, but I can tell that they're really strong.

I looked deeper into the garden as I said that.

Kazuto: Oh, Toshi and Iishe are here too. #And there's one person that should be with officials#

Iishe: What, Aniki. Got a problem with us being here?

Kazuto: Not at all. But it's unusual for you to join up with Shoku members.

Toshi: It's just the two of us participating from En faction, but we won't improve if we train against the same opponents all the time.

Iishe: That's why we ended up joining Aisha and training with them.

Kazuto: I see... but, you're still training with each other despite that.

Iishe: We're still warming up, so it's okay.

Toshi: After we warm up, we'll all draw straws to decide our opponent and fight until we gain ten points.

Iishe: And after that, we'll draw straws again and change our opponent... is how it goes here.

Kazuto: I see...

I nodded, but... they're all pretty hardcore.

I heard Aisha and the rest as I was busy getting impressed...

Aisha: Okay, warming up complete! Gather around!

Sei: Well then, we'll start grouping for training now... everyone, draw a straw and train against opponent with same number.

Touka: Well then, everyone! Draw those straws. #How about you two join?#

As she said that, Touka reached out sticks... long and thin sticks towards the officers.

Rinrin: I'll pull first! Hmm... Eei!

Touka: Okay, Rinrin-chan is number three. Next, Sui-chan.

Sui: Yeah! ...Yoh!

Sui: Umm... Sui-chan is number five! Okay, next, Tanpopo-chan.

Tanpopo: Ugh... give me someone weak... give me someone weak... Eei! #She doesn't seem to want to participate in this training#

Touka: Tanpopo-chan is number four. #At least she's not against Sui, that'd be pointless#

Tanpopo: Ugh... what a menacing number... I have a bad feeling about this! #Just to remind, "four" can mean "death"#

Touka: Okay, next, Aisha-chan.

Aisha: Well then, excuse me... yeah, this one.

Touka: Okay, let's see... ahaha, Aisha-chan, number four. #Could've been much worse for Tanpopo#

Tanpopo: Geh! Kan'u?! #Because Ren is also here#

Aisha: Fufu, give it your all, Tanpopo. #Aisha at least knows how to hold back#

Tanpopo: Uuuu... I'm unlucky today.

Tanpopo dropped her shoulders and followed Aisha, heading to the center of the garden.

Sui: Tanpopo, you might be inferior in strength and skill, but don't lose in spirit!

Tanpopo: Nope, not happening! Because my opponent is Kan'u! Because it's that Kan Unchou Aisha-san that is called by a scary nickname of "War God"!

Sui: It's okay! Guts! It's a common sense to rely on your guts to fight against an opponent you can't win against!

Tanpopo: Don't expect that musclehead common sense from me! #She should class-change to official, she's pretty smart#

Kazuto: Well... I will be sure to collect your corpse! #Not to mention, officers are not as needed at this point#

Tanpopo: This doesn't cheer me up or consolate me! #And still, there's a person that has it way worse#

Touka: A, ahaha... l, let's group everyone else up for now! So, Enya-chan, your turn.

Enya: Yes! ...This one!

Enya: Touka-sama, which number is it?!

Touka: Umm... Enya-chan, number five!

Sui: Number five... who was it again?

Sei: It's you...

Sui: Ah! True!

Kazuto: (And it hasn't been so long since she got it too...)

Well, it's Sui after all. #I also forgot though. Thought it was Rinrin#

Enya: Oh. A battle against Seiryo's lea-Kin-g Bachou... a worthy opponent! #A pun on Kin-Shikkin, about Sui pissing herself#

Sui: Heh, good attitude, Enya! I'll fight you full throttle!

As she chatted with Enya, they headed towards the center of the garden happily.

Sei: So she's not going to comment on it...

Kazuto: She's probably too focused on fighting to do that... well, that's how Sui acts all the time, so it's pretty cute.

Sei: Heh, true... well then, Touka-sama.

Touka: Yeah! Sei-chan, your turn.

Sei: This one...

Touka: Umm... Sei-chan, number three!

Rinrin: Oh! You're with me! #A boringly simple grouping#

Sei: Seems so... a worthy opponent! #Let me guess. Iishe vs Toshi?#

Rinrin: I won't lose!

Sei: Neither will I, Rinrin.

After smiling at each other, they took their weapons and headed to the center of the garden.

Touka: Ooh... I've never seen Sei-chan and Rinrin-chan fight against each other.

Kazuto: An interesting pairing... I'm looking forward to it.

Iishe: Looking forward is fine, but we haven't drawn yet, so do your part.

Touka: Hya?! S, sorry!

Touka: Then... here, Iishe-chan.

Iishe: Okay... I'll take this one!

Touka: Umm... Iishe-chan is number one! Then, next is Toshi-chan, please draw.

Toshi: ...Eei!

Touka: Toshi-chan is number one too! #Lame#

Iishe: Oh! So Toshi is my opponent! I'm itching to do this!

Toshi: So it's no different from the usual, tohoho...

Kazuto: Haha... guess there was no point to this. #Well, this isn't the last round yet#

And Iishe completely forgot her reason for participating and is quite motivated.

Toshi: Well, it's okay, the pairing will change after ten points...

Toshi: But even without Reiha-sama around, we still can't escape from the curse of the En family, sigh...

Kazuto: C, curse of the En family...

I bet it's a curse of becoming a punchline... #Yeah, they're both skilled, but are grouped with Reiha as idiots#

Paire: Oh! Sorry, sorry! I'm late since I had work to take care of! #And here's someone with an even stronger curse#

Pairen: You haven't started training yet, right? Good, then, I'll also participate, I'll be in your care!

Touka: Nn, but, Pairen-chan. Drawing is over already, so you will have to just observe for a while, you know?

Pairen: What? Is that so? But just watching is kinda boring... #Isn't she an official rather than officer though?#

Kazuto: But, all that's left is Touka, Shuri and Hinari. Even including me, I don't think anyone here can be your opponent, Pairen.

Pairen: I see... Ah, Kikyo and Shion! They won't participate in the tournament, but they might at least be my sparring partner, right?

Pairen called out to Shion and Kikyo as they were playing with Riri-chan at the sidelines.

Kikyo: Hmm... I'd rather you not strain our old bodies. #Actually, Kazuto or Touka would've been good opponents for Pairen#

Kazuto: ...And what's your real reason?

Kikyo: I'm not interested in the title of strongest anymore... I'd rather just drink booze and observe, and find fault in fledglings later.

Kazuto: Makes sense.

That's an answer you could expect from Kikyo-san, but I get what she wants to do.

Kazuto: What about Shion?

Shion: I have to look after Riri... sorry, Pairen-san. #What's up with her being a responsible mom all of sudden?#

Pairen: Hmm... well, it's normal for mother to look after her daughter, can't be helped...

Pairen: But, hmm... hey, is there anyone else that can fight me?! #Oh, yes. But you should've fought against Kazuto after all, because...#

Ren: ...I'm right here. #And she stole Tanpopo's catchphrase too#

Pairen: .........Eeh?! #Don't Pursue Lu Bu#

Ren: ...Let's do this, Pairen. #So, yeah. Tanpopo has it easy#

Pairen: T, that's kinda...

Kazuto: Hey, hey. Training with Ren is the best you can ask for... why not? #You traitor...#

Pairen: Don't make it sound so simple, Hongou! It's Ren, you know? It's Ryofu, you know? It's the Flying General, you know?! There's no way I can match her!

Ren: It's okay... Ren is not strong.

Pairen: You liar!

Ren: I'm not lying. I'm not strong... #That's just insulting for everyone else#

Shaking her head in denial, Ren took sky halberd in her right hand. And with Pairen's collar in her left, she headed to the garden center.

Kazuto: Ah... well, good luck, Pairen. #She's strong and talented, but her luck sucks#

Pairen: You don't sound like you really mean it! #She's probably as strong as Tanpopo at least#

Pairen's pitiable scream served as a signal to start training, as everyone started clashing violently.

Aisha: Here I go, Tanpopo! Taste the strike of the War God!

Aisha: Deyaaah!

Tanpopo: Uhya?!

Tanpopo: Whoa, Aisha, you're not holding back! You're not holding back enough!

Blocking against the extremely fierce attack somehow... no, really, no idea how she did that, it's like she got possessed by a ninja's ghost... anyway, she complained to Aisha in panic.

Aisha: Heh, not enough! If something this weak scares you, you need to train more, Tanpopo!

Tanpopo: Don't try to solve all problems with just the word "training"!

Aisha: I will!

Tanpopo: Uaaa! Master, tell something to this musclehead!

Kazuto: Good luck. #So this is how you treat your only ally#

Tanpopo: Not me, tell Aisha! #No wonder they're quick to abandon him#

Kazuto: Aisha has the point... well. I'll make sure to collect your corpse, so do your best.

Tanpopo: ...The second from the bottom drawer of the cabinet in Master's room has double bottom!

Kazuto: ...?!

W, w... what?! #Why do you have it?#

How come Tanpopo knows where I hid V-chan?! #You have 49 girls. Why do you need an artificial hole?#

Aisha: What are you talking about?

Tanpopo: It hides Master's secret toy...

Kazuto: Daaaaah! Wait, wait, wait, wait!

Wouldn't it endanger my life if Aisha finds out about sister machine of Mao's fully-automated D-chan, V-chan?!

Kazuto: Kuh... if that's the case... Aisha! #Seriously, why do you need it?#

Aisha: Yes?

Kazuto: Beat some sense into slacking Tanpopo! Feed her to your Green Dragon Blade! That's an order!

Aisha: ...Your will! #Kazuto, you bastard#

Tanpopo: Wha?! Master, I'll reveal it, you know? If I do, you'll be the one to feed her Green Dragon Blade, you know?!

Kazuto: Tanpopo... there exists a certain phrase in my country.

Tanpopo: W... what?

Kazuto: Dead man tells no tales! Go, Aisha!

Kazuto: Spread Tanpopo around before she spreads this information!

Aisha: Yes! At the royal order, I'll attack for real! Tanpopo, brace yourself! #That was not okay... but it was at least funny#

Tanpopo: Ukyaaaaa!

As Tanpopo is beaten up by Aisha's full-power attacks, Rinrin and Sei have a fierce battle nearby.

Rinrin: Uryaryaryaryarya!

Sei: As expected! But it's my turn next!

Sei: Haaaaaah!

Rinrin: Kuh, I blocked somehow.

Sei: Heh, as expected of Enhito Chouhi. You look like you would have a lot of weak points, but you don't really have any...

Rinrin: And you're as amazing as I thought, Sei!

Sei: I'm honored to be praised by general Chou, rumored to be able to defeat ten thousand by herself... okay, Rinrin! Let's continue!

Rinrin: Sure!

Kazuto: ...

Sei is enjoying wielding her spear, without her usual patronizing attitude.

And Rinrin blocks her attacks with an innocent look on her face, as if they're playing.

They're a different type, but both of them are clashing their spears happily, with an excited look on their faces.

Kazuto: Next is Sui and Enya's battle...

Unlike the other two pairs and their fierce clashes, Sui and Enya both don't move and just stand with their weapons readied.

Kazuto: ...

They both don't move and don't look at each other, but somewhere below instead.

Touka: What a pressure... are they waiting for an opening?

Kazuto: No, they're not. Not opening... I think they're just saving strength for a pre-pre-empitive strike.

Touka: Pre-pre-empitive?

Kazuto: The moment opponent tries to land a pre-empitive strike, act a moment earlier... I guess.

Kazuto: When someone interrupts you when you're trying to make your move, it's hard to stop your momentum, which is their aim.

Touka: Hee... but, I'm surprised you know such things, Master.

Kazuto: I still practiced kendo, after all. I'm a bit knowledgable in martial arts.

But, honestly, Aisha, Rinrin, Sui... the military officers of this world are all in the realm above my understanding.

Kazuto: Anyway. They're both offense-type, so I have no idea how this battle will go...

Touka: Right... #No way Enya would beat Sui#

So, as Touka and I whispered while watching those two, none of them showed any signs of moving... so we went to the next pair.

As we turned our attention there, we saw Iishe and Toshi wearing a flashy golden armor.

Iishe: Haa, haa, haa... not bad, Toshi!

Toshi: Haa, haa, haa... you too, Bun-chan!

With their weapons readied, they breath heavily and smiled at each other as if to praise their opponent's prowness.

Iishe: But. I just thought of something.

Toshi: What a coincidence. I also just realized something.

Iishe: No matter how much we fight.

Toshi: It won't get settled...

Iishe: Right... our stamina will run out before we gain ten points.

Toshi: Right...

Two: Sigh... #Then just end it here#

Kazuto: En side is function as usual...

I couldn't resist muttering that.

Pairen: Wha, you! #Oh, you're still alive#

I heard a panicked and surprised scream.

Pairen: Wait, wait, wait, wait! Ren, that strike just now held some bloodlust!

Ren: ...(shake head)

Pairen: No, no, no, no! You've landed a countless amount of strikes with the speed I've never experienced before!

Ren: ...?

Pairen: Tilting your head in a cute puzzled way is not an excuse! Or what?! Am I starting to stand out a bit lately and you're trying to eliminate or assasinate me?!

Ren: ...That's not true.

Kazuto: Hey, Pairen. Don't you think Ren is telling the truth?

Pairen: Hongou! ...But that strike just now was obviously trying to kill me!

Ren: ...I thought I'd get a little bit serious since we're training.

Pairen: Was that... a little... bit?!

Kazuto: Well... I've never seen Ren fight seriously before. But I can more or less understand that she's telling the truth.

Pairen: No, no, no, no! Then, what? Noone ever saw Ren fighting full-power?

Kazuto: Probably... Ren, how many times did you get serious?

Ren: ...

Re: ...Once?

Pairen: Just once! Actually, when was that?!

Ren: ...When I fought Yellow Turbans. #Ah, that scene. Poor army stood no chance#

Kazuto: Against Yellow Turbans? #So she wasn't serious even when guarding Kazuto in Shoku route?#

Ren: ...(nod)

Kazuto: And what happened to those Yellow Turbans? #Stupid question#

Ren: ...I defeated all of them.

Kazuto: Thought so...

Pairen: Got it. I understood really well that Ren is strong! So, umm... please hold back a bit.

Ren: ...Slacking is bad.

Ren: ...But, if you say it's not okay, I'll hold back.

Kazuto: Yeah. Then, fight against Pairen just a tiny bit seriously.

Ren: ...(nod)

Ren: ...I'll do my best.

Kazuto: ...So, I persuaded her, Pairen!

Pairen: To do what exactly?!

Kazuto: Ren will do her best to fight just a little bit seriously... so I'm sure you can fight against her if you do your best too, Pairen.

Pairen: There's no way you believe what you're saying yourself!

Kazuto: Yup.

Ren: ...Enough talking. #Is Kazuto trying to get rid of people he can trust?#

Ren: ...Let's resume training.

Saying that, Ren readied her sky halberd with one hand.

Pairen: Waah! Wait, wait, Ren! We can talk this out!

Ren: ...Here I come.

Pairen: So I'm the punchline today! #At least she's alive enough to talk#

And so...

Part of those pairings were more of a comedy than proper training, but everyone were excited for the martial arts tournament.

EVERYTHING LEFT BEHIND! Abandoned School of Physiotherapy - Urbex Lost Places - Duration: 18:09.

The forgotten place we're visiting in today's episode is a real insiders' tip.

Initially this building complex was a luxury hotel having no equal.

Later this site became a school of physiotherapy.

Apprentices didn't only learn in this place but lived here too.

In the whole building you can still find remnants from this period.

It's day two of our big urbex road trip.

On a hill near the first destination of the day we had built our camp the night before.

It was just a short walk to the huge house full of nooks and crannies.

Real quick we realized that this site can look back on a long history.

Everywhere you can find leavings from a period when this building was used as a first class hotel.

The time when this place was built is unknown to us.

However, what we know is that 90 years ago the hotel was advertised as a place with running water in every room.

The site is located in a spa town which is famous for its fresh mountain air.

People with nerve and metabolic diseases are supposed to find healing here.

Many years ago this hotel must have been a magnificent place.

What we realized real quick too:

We had to move with care through this forgotten place.

I don't know if you can see that...

...but...

Over here is the hallway...

And up there the ceiling is sagging and the walls are collapsing.

Here you can see that just fine.

The floor is sagging too.

Look.

It's going down over there.

Looking really dangerous.

I won't go this way.

Here you can hear how the floor is creaking.

*nothing*

Well, maybe not. Okay...

*creaking*

Over here!

Ghosts are real for sure!

Go this way.

Dude, wtf?

Oh! I see.

A step on the floor next to the door...

Over here the floor is sagging that much the door closes itself.

I'm not sure if we should go this way. - No, I don't think so.

Look how the hallway is sagging...

So you guys can see how cold it is right now...

Cold as ice.

At some point in the late 30s guests stop going in and out.

Take a look in this room.

This one?

Holy shit...

Where food has been served were now medical cot beds and equipment.

And now, Marco...

C'mon!

It's getting even better? - I've discovered more.

Maybe you're thinking: Around this corner there's nothing special... But take a look.

How awesome is that?

Yep.

That's freaking awesome!

The hotel became an academy.

At first sports- and gymnastic teachers were trained here.

In 1994 the job title "physiotherapist" was introduced as well as the German Masseur and Physiotherapist Act.

This school was one of the first places in Germany where physiotherapists were instructed.

"applied kinesiology"

"stress management - learning guidance - self-management"

It's a selfie stick...

...and you can use it as tripod too.

It's cheap and works just fine.

You mean as a tripod for the 360° cam? - Yep.

It's a nice place for the camera.

Place it...

...exactly over...

...here!

Well, I'm going to search for a place where we can eat.

The other two are taking pictures in the meantime.

I'm going to look around.

We need a place where nobody can spot us...

...and where is fresh breathing air.

And then we will have lunch!

Looking good so far.

Looking good.

Can't you set up the music stand?

Too rusty I guess.

However, no one is playing music here anymore.

Some keys aren't working anymore.

Nice.

"Penis Ltd."

You've just ruined my shot.

In every abandoned site you can find a penis.

In this building you can see it over there.

I can't see any penis.

Oh, over there!

"Penis Ltd."

Now, now! Who is promoting himself over here?

What's that? - A personal data sheet.

For what did she apply, this young lady?

She wanted to become a physiotherapist.

At this school in August 2003.

2003?

It's not a long time ago.

You can still find many documents from the time when this place was a school distributed all over the building.

Some of the records even have delicate information like addresses and phone numbers.

According to our sources this site was shut down in 2006.

It seems like everything was left behind.

...it's from the employment agency...

Training contract...

I'm looking for some grades.

A report!

From '96.

Employment contract...

A personal record.

Look at her.

It's about a dental assistant...

"Technical knowledge: very good"

A key...

No way!

It's a recording device!

Sweet.

What's over here?

Looks like bones.

Graphics over there...

Hip bones...

What's that?

Maybe a shoulder?

Dunno.

Anyone want to play a puzzle game with me?

Up to 30 apprentices were housed here per year of training.

The young women lived in single or double bedrooms.

On five floors with two staircases there was plenty of space for the trainees.

Class rooms weren't locked after the lessons.

So during leisure time the students had access to teaching materials and medical devices.

In the end the academy had to be closed, because of the run on apprenticeship places.

The physio school was simply too small - despite the large building.

The facility had to move to another place.

This place is amazing.

A surprise is awaiting you around every corner.

We rarely find a place with that much interesting equipment and furnishings left.

"class schedule"

Our road trip didn't even last 24 hours.

And yet after the first two stops we already knew that this journey will be an unforgettable adventure.

And we even had 14 abandoned sites left to explore.

But not every exploration was that smoothly.

But you will see that for yourselves in the next episode:

During our attempt to infiltrate an abandoned sugar mill we ran into difficulties with security.

Oh and check out Facebook and Instagram for pictures and information about our journey.

The Money Pros 3/26 - Duration: 22:34.

OLIVER:

GOOD MORNING.

WELCOME BACK TO ANOTHER ADDITION

OF "THE MONEY PRO$."

I WILL BE A HOST FOR THE NEXT

HALF HOUR AS WE TALK ABOUT ALL

THE ISSUES DEALING WITH YOUR

MONEY.

HOW TO MAKE IT, HOW TO KEEP IT,

AND HOW TO HELP IT GROW.

FOR TODAY SHOW, THE FIRST

Ã-- DO INVESTORS AND

SAVERS NEED TO BE PROTECTED ON

THEMSELVES?

NEW RESEARCH WOULD SUGGEST THEY

DEFINITELY DO.

OF A RECENT STUDY THAT WAS DONE.

WE HAVE OUR REAL ESTATE PRO

JOINING US, CHAD KRITZAS JOINING

US FROM KELLER WILLIAMS REALTY.

WE HAVE THAT TO LOOK FORWARD TO.

WE WILL TALK WITH CHAD.

IN OUR THIRD SEGMENT, I WILL

TELL YOU WHY YOU SHOULD TAKE

ANY INVESTMENT ADVICE FROM PAT

BOONE -- THE SINGER WHO IS ON TV

ARE GOING TO COLLAPSE.

WE WILL TALK ABOUT WHY FOLLOWING

HIS ADVICE MAY NOT BE SUCH A

GOOD IDEA.

IN OUR LAST SEGMENT, I WILL

COVER VIEWER QUESTIONS ABOUT

CONTRIBUTING TO IRA'S.

WE HAVE ALL THAT TO GET TO, BUT

A NEW STUDY I READ ABOUT IN THE

WALL STREET JOURNAL.

IT COUNTERACTED SOME ADVICE I

WOULD NORMALLY THINK TO GIVE TO

CLIENTS.

ADVICE THAT I WOULD DEEM CLIENTS

FIND IMPORTANT WHEN LOOKING AT

INVESTORS.

DO WE NEED TO BE PROTECTED FROM

OURSELVES AND OUR O WORST

IS EVALUATING AN INVESTE

TALK A LOT ABOUT LIQUIDITY.

WE TALK ABOUT THE ABILITY TO GET

THE CASH OUT OF THEIR INVESTMENT

WITH LITTLE DAMAGE TO THE

INVESTMENT THE -- INVESTMENT

ITSELF.

WE USUALLY TALK ABOUT IT AS A

POSITIVE THING, BUT THE QUESTION

IS IF IT REALLY IS A POSITIVE

THING.

IT TURNS OUT, IN MANY CASES,

INVESTORS ARE NOT SO INTERESTED

IN LIQUIDITY.

IN FACT, THEY MAY PUT A

PREFERENCE ON HAVING SOME TYPE

OF RESTRICTIONS ASSOCIATED WITH

THEIR INVESTMENT.

I WANT YOU TO IMAGINE THE

FOLLOWING SCENARIO -- IMAGINE

TO PUT THAT INTO AN INVESTMENT

AND IN 10 YEARS, YOU WERE GOING

TO TAKE IT OUT FOR A PARTICULAR

GOAL.

LET'S SAY IT WAS TO BUY A SECOND

HOME OR TO BUY A CAR.

BUT YOU ARE GOING TO PUT THIS

$5,000 AWAY, AND YOU WANT TO GET

THE BEST RETURN POSSIBLE.

YOU ARE EVALUATING A BUNCH OF

DIFFERENT INVESTMENTS WITH

DIFFERENT CHARACTERISTICS.

WE HAVE THREE DIFFERENT OPTIONS

TO SEE WHAT YOU WOULD ACTUALLY

CHOOSE.

THE FIRST OPTION IS THAT YOU

COULD EARN 7% INTEREST ON THIST ANNUALLY OVER THE

NEXT 10 YEARS.

NO STRINGS ATTACHED.

IF YOU DECIDE YOU WANT TO TAKE

THAT MONEY OUT IN A YEAR, TWO

YEARS, FIVE YEARS, YOU WILL GET

YOUR $5,000 INVESTMENT IN

WHATEVER INTEREST YOU E OF

TO THAT POINT.

THE SECOND OPTION, THE SAME

7%

INTEREST, BUT IF YOU TAKE IT OUT

BEFORE THAT TENURE.

-- THAT 10 YEAR PERIOD

IS UP,

YOU WILL LOSE ANY INTEREST.

THEIR CHOICE, THAT

T -- THIRD

CHOICE, THE SAME 7% INTEREST

RATE WOULD BE PAID TO YOU, BUT

YOU CANNOT TOUCH YOUR MONEY AT

ALL.

YOU CANNOT WITHDRAW IT OR

REQUESTED.

THERE IS NOTHING YOU CAN DO.

CONVENTIONAL WISDOM WOULD SAY

THAT MOST PEOPLE WOULD CHOOSE

OPTION NUMBER ONE.

I COULD GET AT THAT MONEY

ANYTIME I WANT WITH A 7%

INTEREST.

INTERESTINGLY, A NEW STUDY

RECENTLY DONE SUGGESTED THAT

AMERICANS WOULD ACTUALLY MAKE

SOME DIFFERENT CHOICES.

IN FACT, 80% OF AMERICANS CHOOSE

TO PUT SOME OF THEIR MONEY INTO

SO, THAT $5,000 -- 80% OF

AMERICANS SURVEYED SAID THAT AT

LEAST SOME OF THAT $5,000 THEY

WOULD PUT INTO ONE OF THE

ACCOUNTS WITH RESTRICTIONS

ATTACHED.

WHEN GIVEN THE CHOICE BETWEEN

ONLY TWO OF THOSE INVESTMENTS,

ONE BEING THE NO STRINGS

ATTACHED, AND THE OTHER

OPTION

BEING SOMETHING WITH

RESTRICTIONS, NOT ONLY DID MOST

PEOPLE CHOOSE IN ACCOUNT WITH

THE RESTRICTIONS, BUT NEARLY 50%

ALLOCATED NEWLY 50% OF

THEIR

MONEY TO THE ACCOUNT WITH

RESTRICTIONS.

RATHER THAN ALLOCATING 100% TO

THE NO STRINGS ATTACHED FUN,

MOST PEOPLE CHOSE 50% GOING TO

ONE WITH RESTRICTIONS.

FINALLY, THE MORE RESTRICTIVE

THE RESTRICTIONS ACTUALLY WERE

-- THE WORST IT WAS FOR YOU TO

TAKE MONEY OUT, THE MORE LIKELY

IT IS THAT AMERICANS WANTED TO

COMMIT THEIR MONEY TO IT.

MOST PEOPLE BELIEVE, AS WE

EXAMINE THI -- THESE

RESULTS,

INVESTORS ACTUALLY WANT SOME

HANDCUFFS.

IT RAISES SOME INTERESTING

QUESTIONS ABOUT PENALTIES

ASSOCIATED WITH EARLY

WITHDRAWALS FROM IRA'S 529

PLANS, AND OTHER THINGS WE TALK

ABOUT ON THE SHOW.

IT TURNS OUT, MAYBE INVESTORS

ARE LOOKING FOR MORE OF THIS

TYPE OF THING RATHER THAN LESS

OF IT.

UP NEXT, WE ARE TALKING WITH

OLIVER: WELCOME BACK TO "THE

MONEY PRO$."

I AM JOINED NOW BY CHAD KRITZAS

FROM KELLER WILLIAMS REALTY.

WE ARE TALKING ABOUT INVESTMENT

REAL ESTATE HERE.

WE WILL TALK ABOUT MULTIFAMILY'S

WHICH IS SOMETHING NOT ENTIRELY

UNIQUE TO NEW ENGLAND.

HOWEVER, IT HAS A NEW ENGLAND

FLAVOR TO IT.

FIRST, LET'S TALK ABOUT HOW THE

OVERALL REAL ESTATE MARKET IS

DOING IN RHODE ISLAND.

AS WE APPROACH MID-MARCH, YOU

PROBABLY HAVE AN IDEA OF HOW THE

FIRST QUARTER OF 2017 IS GOING.

WHAT CAN YOU TELL US ABOUT IT?

CHAD: IT IS PROBABLY THE BEST WE

HAVE SEEN IN 18 YEARS.

WE DID NOT REALLY HAVE ANY BIG

SNOWSTORMS THIS YEAR LIKE LAST

YEAR.

WE DID NOT REALLY HAVE ANY WITH

HER SLOW DOWN.

MARCH HAS BEEN CRAZY.

THE BIG ISSUE THAT

WE WILL TALK

ABOUT A COUPLE OF TIMES TODAY IS

THE INVENTORY.

SO,

FOR SELLERS, THE BIG THING

RIGHT NOW IS THAT THERE ARE VERY

FEW HOMES FOR SALE.

WE ARE DOWN FROM LAST

YEAR.

WE HAVE RISING SALE NUMBERS AND

LESS INVENTORY.

IT IS A SORT OF CATCH 22.

OLIVER: IT SOUNDS LIKE YOU WOULD

EXPECT INVENTORY TO GO DOWN OVER

THE WINTER, BUT YOU ARE TALKING

ABOUT FROM THIS TIME LAST YEAR.

IT IS EVEN DOWN FROM THAT.

SO, RELATIVE TO WHERE IT WAS

FROM JUNE OF LAST YEAR, IT IS

WAY DOWN.

CHAD: YES, WAY DOWN.

IT IS A HUGE DROP IN

INVENTORY

NUMBERS ESPECIALLY IN THE MIDDLE

OF THE WINTER.

OLIVER:

WITH SINGLE-FAMILY HOMES

--

CHAD: 21% UP AND INVENTORY IS

DOWN 13%.

IT HAS BEEN DRIVING OFFERS UP.

OLIVER: SO THE REAL ESTATE

MARKET IS HIGH, WE WILL TALK

ABOUT A PORTION OF THE REAL

ESTATE MARKET WHICH IS

MULTIFAMILY, RESIDENTIAL

PROPERTY.

I RECOGNIZE THAT MULTIFAMILY'S

ARE NOT UNIQUE TO RHODE ISLAND

OR NEW ENGLAND, BUT WE ARE

TALKING -- WHEN WE TALK ABOUT A

MULTIFAMILY ABOUT HERE, WHAT ARE

WE TALKING ABOUT?

CHAD: I REALLY LOVE WORKING IN

ALL OF RHODE ISLAND BECAUSE IT

IS SO SMALL, BUT IT DOES GET

KIND OF GENERALIZED TO CERTAIN

AREAS.

I COULD LOOK AT A THREE UNIT

BUILDING IN DOWNTOWN NEWPORT.

REALLY, THERE ARE DIFFERENT

ANIMALS.

IN PROVIDENCE, YOU HAVE

DIFFERENT STYLE HOUSES.

OLIVER: TRIPLE-DECKER'S,

OLD-STYLE HOUSING.

CHAD: IN NEWPORT, THERE ARE A

LOT OF SMALLER UNITS ON THE

RESIDENTIAL SIDE.

MOSTLY, YOU HAVE TWO OR THREE

UNIT BUILDINGS.

SOMETIMES EVEN FOR UNITS.

-- EVEN FOUR UNIT.

THE BIGGER SEVEN OR EIGHT UNIT

BUILDINGS, YOU CAN MAKE CONDOS

UNDER THOSE.

-- CONDOS OUT

OF THOSE.

OVER THE PAST COUPLE OF DECADES,

INVESTORS HAVE BEEN BUYING THEM,

TURNING THEM INTO CONDOS, AND

THEN SELLING THEM OFF.

OLIVER: SO, YOU TYPICALLY SEE

THE ONES REMAINING AS TWO OR

THREE UNIT BUILDINGS.

ARE PEOPLE STILL BUILDING THEM?

CHAD: THERE IS JUST NOT AS MUCH

LAND LEFT TO DEVELOP IT.

OLIVER: THAT CERTAINLY IMPACTS

THE INVENTORY AVAILABLE.

WHEN WE TALK ABOUT MULTIFAMILY

HOUSING, WHAT AREAS

OF RHODE

ISLAND -- I KNOW YOU FOCUS ON

EACH DAY, BUT GENERALLY

SPEAKING, WHAT AREAS ARE THE

HOTTEST AREAS FOR MULTIFAMILY

PROPERTIES?

CHAD: IF YOU ARE LOOKING TO DO A

SEASONAL RENTING TO CAPITALIZE

ON THE SUMMER MARKET, YOU WOULD

LOOK AT EAST BAY AND NEWPORT

COUNTY.

IF YOU ARE LOOKING TO DO

LONG-TERM INVESTMENTS, YOU MIGHT

WANT TO LOOK MORE INTO THE

CITIES.

IT IS HARDER IN A CITY LIKE

NEWPORT TO REALLY COVER YOUR

NUT

EVERY MONTH ON SOMETHING YOU MAY

PAY A LOT FOR.

IT IS $200,000 A UNIT.

THAT IS EXPENSIVE.

YOU PRAY FOR -- PAY FOR

THE

PREMIUM.

OLIVER: SO, IF IT WERE TO

BE

KEPT AS A RENTAL PROPERTY, IT

WOULD HAVE TO BE A SEASONAL TYPE

OF PROPERTY.

IS THAT WHAT WE ARE TALKING

ABOUT?

CHAD: IT IS.

YOU HAVE TO LOOK AT HOW YOU ARE

LOOKING AT THIS INVESTMENT.

ARE YOU LOOKING AT THIS RENTAL

PROPERTY TO MAKE YOU DOLLARS

EVERY MONTH?

OR IS IT THE OPPOSITE?

ARE YOU JUST LOOKING AT THE GAIN

OVER A 10 OR 20 YEAR PERIOD.

HISTORICALLY, REAL

ESTATE, YOU

HAVE SOME BIG UPS AND DOWNS.

BUT, AS A WHOLE GOES UP ABOUT 4%

A YEAR.

SO, IF YOU HAVE BEEN OWNING THAT

PROPERTY FOR 10 YEARS OR 20

YEARS, YOU COULD USE IT AS A

RETIREMENT TOOL.

YOU USE IT -- YOU PAY OFF, AND

THEN YOU HAVE THREE UNITS OF

RENT COMING IN.

SOME MIGHT BREAK EVEN, SOME

MIGHT MAKE A FEW BUCKS, SOME

MIGHT LOSE A FEW BUCKS, BUT

AFTER 10 YEARS IT DOES GO UP BY

ABOUT 4%.

OLIVER: WE STARTED TALKING ABOUT

HOW THE OVERALL REAL ESTATE

MARKET IS IN RHODE ISLAND.

WHAT IS THE MULTIFAMILY MARKET

LOOK LIKE IN RHODE ISLAND RIGHT

NOW?

CHAD: IN

JANUARY -- FROM JANUARY

TO JANUARY, THE PRICE IS UP 20%.

TWO YEARS BACK, PRICES

WERE UP

18% OVER TWO YEARS.

THE UNITS FOR SALE WERE DOWN

37%

FROM TO USE AGO.

-- FROM TWO YEARS

AGO.

SO, WE HAVE THIS INCREASE OF

SALES WITH A DECREASE

IN

INVENTORY.

I'VE NEVER SEEN A BETTER TIME TO

SELL REAL ESTATE.

OLIVER: SO, THE KEY FACTORS WE

LOOK AT HERE WITH INVESTMENTS --

THE INVENTORY IS WAY DOWN.

JUST NOT A LOT OF PROPERTIES

AVAILABLE.

WHETHER IT IS A CHICKEN OR IN

ANYTHING, THE PRICES ARE WAY UP.

WE ARE TALKING ABOUT THE AVERAGE

4% RATE OF RETURN IN THE PAST

COUPLE OF YEARS ON MULTIFAMILY

PROPERTIES, BUT IT HAS BEEN

SUBSTANTIALLY BETTER THAN THAT.

YOU SEE A LOT OF BIDDING WARS?

CHAD: YES,

WE ARE SEEING THE

MULTIPLE OFFERS ON ALMOST

EVERYTHING AS LONG AS IT IS

PRICED ACCORDINGLY.

BUYERS ARE VERY EDUCATED.

YOU CAN GO ON TO ANY OF THESE

BIG SEARCH ENGINES, AND YOU CAN

SEE RECENT SALES.

EVERYBODY IS VERY EDUCATED.

THEY ARE NOT GOING TO PAY THIS

EXORBITANT AMOUNT OF PRICE.

THEY WILL WAIT FOR SOMETHING

BETTER TO CHOOSE FROM.

OLIVER: DO YOU SEE CORPORATE

REAL ESTATE INVESTORS COMING IN

-- YOU HEAR ABOUT THE ADS ON THE

RADIO, THE PROGRAMS TO BUY

RENTAL PROPERTY, DO YOU SEE

THOSE BIGGER ORGANIZATIONS

HAVING AN IMPACT ON THE MARKET?

OR ARE MOST OF THE BUYS LOCAL TO

THE MARKET?

CHAD: IN MY WORLD, IT IS MORE

LOCAL OR OTHER NEW ENGLAND

STATES.

PRIMARILY, IN CONNECTICUT,

BOSTON, NEW YORK WILL OWN A

VACATION HOME IN NEWARK.

IN MY WORLD, IT IS RESIDENTIAL

OWNERS AND LESS CORPORATIONS.

OLIVER: LET'S TALK ABOUT PEOPLE

WHO MIGHT BE WATCHING AND ALWAYS

HAVE HAD IN THE BACK OF THEIR

HEADS THAT INVESTMENT REAL

ESTATE INTO MULTIFAMILY MAKE

SENSE.

I KNOW SOMEONE WHO DID IT

, BUT

THEY MAY HAVE NOT SPECIFICALLY

DONE IT BEFORE.

THE MAKE THE MOVE TO, TO YOU AND

SAY THIS IS SOMETHING THEY ARE

SERIOUSLY THINKING ABOUT DOING

-- WHAT ARE THE THINGS YOU TALK

TO THEM ABOUT TO MAKE SURE IT IS

THE RIGHT THING FOR THEM?

CHAD: YET TO MAKE SURE THEY KNOW

WHAT THEY ARE LOOKING TO INVEST

IN.

ARE THEY LOOKING AT

SINGLE-FAMILY HOMES?

THEY COULD COST YOU MORE

MONTHLY.

YOU HAVE TO LOOK AT THE DOWN

PAYMENT AND THE RENTAL INCOME.

YOU CAN DO -- YOU CANNOT DO

WEEKLY IN THE CITY OF NEWPORT

UNLESS IT IS A SPECIFIC BLOCK

DOWNTOWN.

SO, YET THE LOOK AT SEASONAL

RENTERS.

YOU HAVE TO ASK THEN WHO IS YOUR

WINTER TENANT?

A LOT OF THE TIME, IT IS COLLEGE

STUDENTS.

NOT ALWAYS YOUR GENTLEST

TENANTS

ON THE PROPERTY.

I DO MIND YOUR ROUTE, BECAUSE IT

IS EASIER TO MANAGE.

I HAD A MAN WHO IS GETTING $4300

A WEEK.

YOU TAKE A PROPERTY LIKE THAT IN

THE SUMMER, AND THAT IS BIG

MONEY.

THAT IS OVER $16,000 A MONTH.

OLIVER: WHAT ABOUT MAINTENANCE?

I'M NOT SURE IF I HAVE MENTIONED

THIS ON THE SHOW

BEFORE, BUT THE

FIRST HOUSE I EVER BOUGHT WAS A

THREE FAMILY.

I DID BECAUSE MY FATHER-IN-LAW

OWNED THEM, AND I SAW HE WAS

SUCCESSFUL.

SO, I BOUGHT A THREE FAMILY.

THIS MIGHT SURPRISE MY VIEWERS,

BUT I AM A PRETTY HANDY GUY.

I WAS ABLE TO TAKE CARE OF IT,

AND I DID NOT MIND DOING IT.

ASSUMING I WAS AN ABSENTEE

LANDLORD

-- IN THIS CASE I MOVED

OUT OF STATE SO IT BECAME

DIFFICULT -- THE YOU TALK WITH

PEOPLE ABOUT HOW HAVING TENANTS

IS LIKE A 24/7 TYPE OF JOB TO AN

EXTENT?

HOW DO YOU MANAGE THE

MAINTENANCE AND STUFF LIKE THAT?

CHAD: YOU COULD HAVE A PROPERTY

MANAGER LOCALLY WHO WILL KEEP AN

EYE ON IT WEEKLY, BUT THAT IS

ANOTHER PROFIT THAT -- THAT IS

ANOTHER LOSS TO PROFITS.

THE TENANTS WILL CALL YOU IF HE

GOES DOWN, IF

-- YOU IF

THE HEAT

GOES DOWN.

OLIVER: BUT IT IS IMPORTANT TO

THINK ABOUT, BECAUSE IT IS NOT

LIKE YOU SEE ON HDTV.

CHAD, SO MUCH MORE TO TALK

ABOUT, BUT WE HAVE TO STOP IT

THERE.

SO MUCH MORE TO TALK ABOUT ON

"THE MONEY PRO$."

OLIVER: WELCOME BACK TO "THE

MONEY PRO$."

IN THIS SEGMENT, I WANT TO SHARE

A LITTLE BIT OF A PET P.

SOMETIMES, I SEE THESE THINGS

AND THEY IRRITATE ME.

THE LATEST ONE IS AT BOONE.

YOU MAY BE F HIM

.

HE WAS A SINGER WHOSE HEYDAY WAS

IN THE 60'S.

NOT EXACTLY MY STYLE OF MUS3

I KIND OF WISH HE WOULD JUST GET

TO THE ENTERTAINMENT INDUSTRY.

I'M PROBABLY GETTING MYSELF

HERE, BUT I WISH HE WOULD STAY

AWAY FROM GETTING INVESTMENT

ADVICE.

I'M NOT SURE IF YOU HAVE SEEN

THE ADVERTISEMENTS FOR A COMPANY

CALLED SWISS AMERIC

HE TALKS

ABOUT IMPORTANT GOALS

IN INVESTMENT.

ONE OF THE IRONIES IS THAT SWISS

AMERICA IS BASED IN PHOENIX,

ABOUTARIZONA, SO IT IS NOT THE SORT

OF PRIVATE SWISS BANK ACCOUNT

YOU MIGHT THINK ABOUT WHEN

INVESTING.

WHAT I DID NOT LIKE ABOUT THE

ADVERTISEMENT WAS THAT HE WOULD

KEEP YOU SAFE FROM THE PENDING

FAILURE OF THE AMERICAN BANKING

SYSTEM.

I WOULD NOT SIT HERE AND TELL

YOU THAT THE BANKING SYSTEM HAS

NOT HAD ITS SHARE OF PROBLEMS,

BUT THE REALITY IS THAT THAT IS

THE SAFEST PLACE TO PUT YOUR

MONEY.

IT IS INSURED BY THE UNITED

STATES OF AMERICA.

THERE ARE VERY FEW ALTERNATIVES

THAT WOULD BE SAFER ON THE RISK

SPECTRUM.

HE TALKS ABOUT HOW WONDERFUL

IT

IS AS A STORE OF VALUE.

YOU HAVE THIS PAGE OF HOW THE

BANKS ARE GOING TO FAIL, AND

THAT YOU REALLY NEED TO BUY

GOLD, BECAUSE IT IS IN

INVESTMENT IN THE COMING ERA.

I DO NOT KNOW IF THAT MEANS THE

ZOMBIE APOCALYPSE OR IF NORTH

KOREA IS GOING TO NUKE THE

WORLD, BUT IT ALL SORT OF SOUNDS

OF ARMAGEDDON.

LET ME SEE IF I CAN PUT SOME

REASON TO THIS POINT.

THIS GRAPH GOES FROM 1979 TO ALL

THE WAY THROUGH TO TODAY.

WORK ILLUSTRATING IS

THE $10,000

INVESTMENT WHICH IS THE BLUE

LINE.

THAT WOULD BE STAYING EVEN.

THE MORE JAGGED BLUE LINE IS THE

VALUE OF YOUR $10,000 INVESTMENT

IN GOLD IN 1979.

YOU CAN SEE THAT BY 2002, YOU

HOW ARE

-- YOU WOULD BE WISHING

YOU HAD NOT PUT ALL YOUR MONEY

IN GOLD.

IF YOU COMPARE TO YOUR

$10,000

INVESTED IN GOLD IN 1979 TO WHAT

IT COULD ACTUALLY BE INVESTED IN

TODAY, YOU ACTUALLY LOST SOME

MONEY.

THERE IS ONE OTHER

LINE I WANT

TO POINT OUT.

THAT IS THE GREEN LINE.

GUESS WHAT THAT IS.

IT IS THE MARCH OF INFLATION.

THAT $10,000 INVESTMENT

-- TO

JUST KEEP YOUR MONEY THE SAME,

YOU WOULD NEED ABOUT $36,000 IN

THE BANK TO BE ABLE TO BUY THE

SAME BASKET OF GOODS AND

SERVICES.

SO, NOT ONLY HAS GOLD

LAST MONEY

ON A REAL DOLLAR BASIS SINCE

1979, BUT IT LOST MONEY ON AN

INFLATION ADJUSTMENT BUSINESS --

BASIS.

I THINK GOLD IS A RATHER LOUSY

INVESTMENT.

IT IS NOT PART OF MY CLIENT

PORTFOLIO.

WHEN YOU LOOK AT AN ASSET CLASS

TO PUT INTO A PORTFOLIO, IT HAS

TO PROVIDE LONG-TERM REAL

RETURN.

THAT MEANS RETURN IN EXCESS OF

INFLATION.

I CAN EASILY DEMONSTRATE THAT

GOLD DOES NOT DO THAT.

YOU HAVE TO WONDER WHY PAT BOONE

IS HAWKING GOLD.

IF YOU CALLS WAS AMERICA, THEY

WILL TRY TO SELL YOU -- CALL

SWISS AMERICA, THEY WILL TRY TO

CO-YOU -- TRY TO SEE!

-- TO SELL

YOU GOLD COINS.

MY ADVICE IS TO HANG ONTO YOUR

CASH.

IF YOU REALLY WANT TO BE

CONSERVATIVE, STICK IT INTO THE

BANK, BUT DO NOT TAKE YOUR

INVESTMENT ADVICE FROM PAT

BOONE.

THAT ISY LITTLE TIRADE FOR

TODAY.

COMING UP, WE WILL ANSWER SOME

OLIVER: WELCOME BACK TO "THE

MONEY PRO$."

I GOT A QUESTION FROM A CLIENT

THAT I THOUGHT WAS A GOOD ONE TO

SHARE WITH "THE MONEY PRO$"

AUDIENCE.

MY WIFE AND TURNED 70 LAST

YEAR.

WE HAVE TO MAKE CONTRIBUTIONS TO

OUR IRA, BUT I STILL WORK.

CAN WE MAKE MONEY 16 INVESTMENTS

INTO IRA WHILE HITTING A

DEDUCTION.

GOOD QUESTION.

YOU ARE NOT ENTITLED TO MAKE A

TRADITIONAL IRA CONTRIBUTION.

IT IS A LITTLE CONVOLUTED WHEN

YOU GO TO THE IRA WEBSITE AND

READ THE EXPLANATION.

MAKES IT SEEM LIKE IT MIGHT BE

ELIGIBLE THE YEAR AFTER, THE

YEAR AFTER YOU TURN 70 AND A

HALF, YOU ARE NO LONGER ELIGIBLE

THEN OR ANY POINT AFTERW3

MAKE A CONTRIBUTION TO AN IRA.

SO, UNFORTUNATELY, THAT HAS COME

TO AN END.

IF YOU HAVE A QUESTION FOR ANY

OF THE MONEY

WE WILL ANSWER ALL OF YOUR

aren't really talking yet north can you

say dog apparently she's not gonna be

very cooperative she just goes to fair

and play with all of my very favorites

that I just did a video and so we'll go

through um so she is too we are not

talking like I say she mom dad mom dad

that's pretty much it she knows looks

like her animal she knows all her animal

noises and a hair Nora what does a kitty

say nor what does a horse day what does

a dog say so she knows what we're saying

she's just not actually putting words

together yet as far as eating we were a

good eater between the ages of one and

one and a half and then just decided she

looked at he's super picky so before she

would eat sweet potatoes avocados

anything we gave her and now walk you

mean we're lucky if we get her to eat

anything so he's pretty picky eater some

of the things he does like our blueberry

oat bar so they make for breakfast loves

peanut butter also loves rice krispie

treats Rice Krispies cereal cheerios

Sabini she is currently still in 24

months clothes we are

to the point where we are just about out

of them probably for sprint is going to

be in three-year-old three teams what

else is she doing loves to be outside

and really been killing her this winter

to be inside she just loves the outside

the past couple days it's been really

warm and getting her outside she just

rubs runs and plays with the ball she

can kick a ball as far as learning to

deal with her brother since we have now

have a two month old nor what do you

think of your brother do you like

Kelly's she is starting to get to like

him better she will kiss him goodnight

hey thank you but I mean she's so young

that it doesn't really i think affect

her yet because she's not really going

to remember life without him pretty much

she's actually done really well adapting

we in 21 we moved from her house moved

into a smaller house how-to beanie hat

christmas and she actually did really

well with everything she felt with

last two year molars Wow we brought

Cohen home from the hospital it was a

fun couple of weeks there with a

brand-new baby and her teething those

last you know to your molars blue got

through it and she's human really low

little bit of interest in potty tree

what are you stuck we did buy a training

potty and she does sit on it once in a

while we'll sit around it before me get

in the bathtub but we aren't doing any

type of peeing or cooling and the potty

yet that's pretty much where we're at

with our two-year-old she will go for

her shop and their two year appointment

next week and as far as sleeping she

sucks as far as sleeping she sleeps all

night we did convert her crib into a

toddler bed because she was climbing out

of it at about 17 months so when we

moved into our new house here back in

December we did just do a toddler bed

for her because she was climbing out of

it we didn't want her to climb up in

there all night let me go get her back

so you squeeze in a big girl bed so we

sleep of the Kali bed she does end up in

a room a couple times in the middle of

the night once in a while we'll just

pick her up and put her back into her

「Kokoro Kizu」 歌ってみた【Tsubame】 - Duration: 6:01.

Are you smiling from the bottom of your heart?

As I silently raise the question

From somewhere up above the sky, it looks like the shadow replying to me is crying

I wish you could smile without straining yourself too hard

That's the reason why, just a little...

I want to lend you a helping hand

Let me hear them,

Stories about the wounds in your heart

That the night is lonely, that tomorrow is painful

And everything that makes you struggle, I'll bear them in mind

Even if you yourself don't even know what pain you're going through

All I can do for you is staying by your side

You're not alone
