On one hand, because you can sit here comfortably outside in the summer

on the terrace, or even now, in the spring. And inside it is

very cozy. Even if it is raining outside, you can get comfy inside.

And what do you like about Heidelberg? So what makes Heidelberg

special? Or why do you like to live here? I like to live here because there are so many

different people here. You have many nice cafés, just like here to drink

and just to sit comfortable together. And I really like the culture here.

Fred breaks silence over plan to have Man Utd medical on Monday - Duration: 2:04.

Fred has remained coy about his imminent move to Manchester United with the Brazilian set to undergo a medical on Monday.

The Shakhtar Donetsk midfielder was in Liverpool on Sunday as Brazil sealed a 2-0 victory over Croatia at Anfield.

How Do I Flip Houses With No Money? - Duration: 5:03.

Hey, it's Joe Crump.

I've been getting a bunch of different questions over and over again, so I thought I would

address a few of them in a sort of general way so that you understand how to proceed

with some of these questions that a lot of you are having.

So, the first question is, "How do I flip houses with no money?"

A lot of people would love to invest in property and do it over and over and over again, but

they just don't have the funds.

Or, maybe they do have funds and they want to do a flip and they go out there and they

put their cash up and they get a loan and they're able to do one or two or three properties

at a time and then they're out of business.

They can't do any more until they get those sold and then they can go out and get new

loans.

So, what you want to learn how to do is how to do it with no money.

With no cash.

You know, they say you need money to make money.

I say that if you can't make money with no money you probably aren't going to make

money with money.

So if you learn how to do it with no money then when you make money on those types of

deals and you have excess cash above and beyond what you need to live on, then you can start

investing that money.

And there's some great ways to invest your cash as well which I'm going to talk about

in some videos later on.

But if you want to buy properties with nothing down, the best way to start is, and this is

what I teach my mentor students when they get in, because I know that they're interested

in getting to the cash as quickly as possible.

So the best way to start is with what I call the For Rent Method.

And essentially it's just an assignable lease option.

So we take a one-page lease option memo, we ask the seller to sign it and they tell us

yes you can buy it on a lease option and you can assign your right to buy to someone else,

and if you don't buy it, that's okay, too.

That's what a lease option says, essentially.

It has the price, it has the monthly payment, it has the term of the lease which I usually

do three years.

So let's say somebody comes in and says I want to sell my property, $200K, a three-year

lease option, with $1,800 a month.

What we're going to do is take that $200K price, we're going to raise it up to $220K

and even though it may only be worth $200K we can still raise the price because we're

selling it on terms.

What we have to make sure we do properly is make the monthly payment at market rent or

below.

If it's not at market rent or below, it will not sell.

We can sell it for more than its value but we can't sell it for more than its monthly

payment, because that's what's going to be most sensitive for lease option buyers.

So you'd list it at $1,800 a month and you know, maybe $220K, $210K, $220K, depending

on how much you think you can get out of that market.

And then you put it on the market to sell it.

And you find a buyer, a lease option buyer who will come up with $10K or $20K as a down

payment.

And let's say they can only come up with $5,000 as a down payment and you're willing

to take $10K. Let's say they come up with $5,000 and then, but they could make another

$5,000 in payments over the next few years.

You could put that on as a promissory note later on.

So you get $5,000 in cash, another $5,000 as a note that you'll get paid for over

the next two or three years.

So that's a great way to make money without having any capital at all.

And you can do as many of these as you can convince sellers to do it.

Now, the beauty is, I have the Automarketer.

Now, you could go find these buyers, or I'm sorry, you can go find these sellers just

by going onto craigslist or to Zillow and looking for for sale by owners.

And then calling those people and say, hey, would you consider selling your home rent

to buy rather than selling it outright?

And you can either call the For Rent or you can call the For Sale By Owners.

We originally started this by just calling the For Rents and we ran out of them so we

started calling the For Sale By Owners and they worked even better.

And now we've got the Automarketer set up so that it'll actually text all those For

Sale By Owners for you and with the text that says would you consider selling your home

rent to buy?

If you would, I'd be interested.

Please let me know.

And then they'll text us back a message and it'll be either yes or no or, you know,

stop bothering me.

And we find that when they text back about 20% of them are yes or maybe or give me $20K

and I'll do it.

You know, something along those lines.

And then we just get on the phone with those people.

So if we're paying just a few cents per lead, you know, if we're paying, let's

say, 15¢ per lead, and only one in ten of those are yeses, that means we're paying

a buck-and-a-half per leave, which is just an amazing price.

If you've ever done any direct mail, you know that you're usually going to be paying

$10 to $20 per lead if you're doing yellow letters or post cards or any other kind of

direct mail.

And those have always been good ways to find leads.

But why spend that kind of money if you can do it for pennies on the dollar?

Anyway.

Over time I've worked on a lot of projects for socially disadvantaged people

and some of what I've been really frustrated and sad about at times,

is the fact that a project has an end date.

So when we have applied for funds for a project, we can

very quickly create results, an activity or an offer for a target audience

but as soon as we've used up these funds, that's the end of it,

then we're pulling out the rug from under some people,

who have found a reference point in their lives.

By building a social enterprise, ie a company rather than a project,

then you go and do something where instead of having an end date, like

projects typically do, we have a vision, we have something to work towards.

My name is Benedikte and I'm the founder of Bike & Bloom.

Bike & Bloom is a social enterprise where I train

refugee and immigrant women to create flower bouquets

based on techniques we've developed.

And they are so sold from bicycles around Copenhagen.

It contributes a lot to the girls' identities that they are not "just"

refugee women who go to language school and take care of homes and kids,

but the fact they're actually a florist, just the word, it's something they google,

you know, they're very proud of it.

And it does a lot for their self-esteem and lifts them up a lot, and

and they learn the culture in a Danish workplace, they learn how it is

to be around colleagues and what to do and what not to do.

Then they gain a community, which they really appreciate.

If you look at it in a larger perspective, then I think,

what we can, is to also be able to inspire others,

inspire other entrepreneurs.

Starting a social enterprise is beginning to be a bit of a trend,

and we'll gladly go on coffee dates with others who carry around ideas,

because we don't mind sharing with others how we've

built the foundations of in our business model.

What I want to achieve with Bike & Bloom is to change the

common way of thinking, when refugee women enter

the Danish workforce, because many of the CVs I get, I can see that

for first many years it says internship, internship, internship,

The commitment and drive declines a little, when you're not recognized for

for what you're learning, in the hope of getting paid work.

So that's what we want to do, to go in and deliver recognition

through paid work, thereby creating integration.

Even though we're a social enterprise we operate on regular

market conditions, that is, we don't receive financial support from anywhere.

That also makes it difficult and it means, we must stay focused,

it's hard, you know, it's hard work to be an entrepreneur

and I think a lot of people can recognize that.

When writing a business model like this, i's important to

put one foot in front of the other and not spend more, throw around more money

than you've got, especially when the invested capital is so small, being my own

savings of approx. DKK 20,000 and we had to buy bicycles and materials, etc.

We lay down one stone at a time and this way the business is developing.

There is both added value for me, because I get a kind of self-realization

by running Bike & Bloom and the costumers experience added value too,

because they help solve a societal issue.

In that way we're achieving something, you might have seen before

through various forms of charity, but we do it in a new way.

Stamping Made Simple Using Accented Blooms Stamp Set - Duration: 6:31.

Hi Stampers! Jackie Bolhuis here with a stamping

made simple card. This is kind of a new video series I'm starting. I'm going to

try to at least once a week share a video that I'm calling stamping

made simple; it's all about making quick and easy cards so I'm gonna go ahead and

flip the camera around so you can see what I have to share with you today this

is the card that I want to share with you today

it's monochromatic so you can actually make it in any color but I've chosen to

make three of them all basically the same using some of the new in colors

We've got blueberry bushel, lovely lipstick

, and call me clover. I think I

have those right it's I'm having a hard time remembering all these new colors

but we're using the Accented blooms which is my featured set this month for

my stamps in the mail so make sure that you have subscribed to my YouTube Channel and also

to my newsletter so that you get all of those details about my stamps in the

mail program where when you make a purchase you can get a free card kit

along with an online class but that's not what today is about. It's all about

showing you this card and what I'm calling stamping made simple so let's

just go ahead and get started. I have a piece of three and a quarter square

shimmery white cardstock now I'm using the shimmery white because I'm gonna use

a blender pen that you'll see in a second and the whisper white just

doesn't do real good when you use anything with moisture so I like the

shimmery white for that and we're gonna use the blueberry bushel ink pad like

you saw this was one of the brand new style pads so it opens a little

different than we're used to but I'm getting used to it

and we're gonna just ink up our stamp. Since that's a pretty big stamp I like

to ink upside down to make sure that I have it inked really good

and then we'll flip that over cause a little booboo on the other side and then

we'll just try to Center this in here the best that I can. Give it some good

pressure and there's our image. Now the key here is to go right away with your

blender pen I don't want to let this sit for very long and I'm going to actually

just smear this ink around that I just stamped. I'm not

using any additional ink and I'm doing the leaves first because I wanted those

to be more solid and then I'm gonna come on here in the flowers and I'm going to

just do the center and then come out from the center to get a little color in

there. There's really no no magic here as long as you do it quick enough

you'll have enough ink there that'll spread around like this. But that's

the key -don't don't let it dry before you start coloring. Then up here in these

I'm gonna kind of go around in a circle a little bit and that's it! That is all

the coloring I'm gonna do. If you're not familiar with the blender pen it's

essentially a clear marker. Once I've used it I'll scribble on my scrap paper

to make sure I have that blue off of it and now it's good to go and use on any

color so there's other ways to use it as well but I like it for just moving

the color around. There's the blueberry one and you can see how I

did the exact same thing here with the Call Me Clover and the Lovely

lipstick. So to finish off our card I use the solid image here for either thank

you or for hello like I said these are in the accented blooms and with this I

use my stamparatus. I tell you I'm pretty addicted to stamping with the

stamparatus especially when I have a really bold image like this that I want

to make sure I have super crisp and a really good image

Stamperatus makes it perfect! Now I just have a scrap of whisper white here

so what I like to do is just stick my scrap in there set my stamp down where I

want it I just kind of want it over on the edge here because I'm going to punch

it out close the plate to pick it up and now we're ready to ink it so we'll just

use our pad, ink this up good and then we can just flip it closed and give it some

good pressure. Now remember, the advantage of using the stamparatus is

if it doesn't stamp really good (which it stamped great) I could go ahead and I

could just make sure it's up and there in the corner and I could restamp it but

it doesn't look like I need to so we'll go ahead and take that and punch it out

with the Taylor tag punch. This punch I think is gonna be a

standard in my collection I'm gonna use it a lot. To finish off the card

I just use some of the brand new designer series paper. This is actually

groups. There are two different sheets and they're double-sided so two sides have

stripes and two sides have polka dots. Isn't that fabulous? I can't wait to get

my hands on all of the colors and then you'll notice the card is square. This is

actually 4 1/4 by 4 1/4. Now I love square cards but

when you get bigger than a normal four and a quarter inch width you're gonna

end up paying additional postage but by making it 4 1/4 square it'll

still fit in the regular envelope, you know it just doesn't fill it completely,

but that's okay! And you pay regular postage on it so I

like to do this size a lot it's just kind of a fun size! My designer series

paper is 4 inches by 4 inches and then I put a little layer of black pop that up

with dimensionals and there's our stamping made simple card for today. What

do you think was that simple enough? I hope you enjoyed these cards and

remember since this monochromatic you could make it in any color!! Part of me

with all these beautiful new colors wants to just make, you know, like 48 of

these one in every color because they show the colors off so well. Anyhow, come

So those who are less used to driving

must end up feeling stressed.

very important stakeholder

for our company.

Because their technology is providing us a high reliability.

And, of course, reliability is fundamental.

I frankly don't know where so many people park their cars.

It's horrible, you see? Just traffic jams everywhere.

Today is a rainy day,

with only a little bit of sun now and then.

If we are, during many days or weeks, without any rain,

pollution increases,

up to certain points that the local authorities

declare special traffic protocols and restrictions.

From the vehicle point of view, we have to go to cleaner energy.

And, ourselves and our competitors will have to adapt to these new

and more restrictive legislations that'll come over in the next following years.

I don't think

traffic represents any difficulty.

Entering the place and unloading

are the actual difficulties for us.

More and more customers are putting forward requirements

before we can work with them,

in which we must demonstrate our investments

in green vehicles

and how we are reducing our CO2 footprint.

For instance, a customer like Taste of America

"Hello!"

is very much aware of this issue.

"Perfect."

And, in this way, it's also their contribution to taking care of the environment

while also increasing their service to their customers.

And one of our tools, which improves the operation of this type of delivery,

is the LNG vehicle from Scania we recently acquired.

Everything looks polished and I can hardly hear the engine.

It's quite good.

It's much easier.

Warzywa w sosie curry-polska racja cywilna-ENGLISH SUBTITILES - Duration: 10:35.

Hi, this is Piotr from Delicious

today we have a Polish commercial ration

but its name is soldier's meal

vegetable curry

I have chosen it, because it is one of the few vegetable rations available here

We have two more items to make this meal complete

a freeze dried pineapple as a dessert

and an isotonic beverage base

inside we have a flameless ration heater

and it will take about 10 min

we have no peelable seal here,as in all Polish raitons

but it has a double, strong seal

the entree is made in UK

a flameless ration heater made in Poland

a pouch with water

which is for this FRH

but I can see it is normal drinkable water

I will drink it and will use another water for the FRH

special crackers-the same as in the military rations

a cutlery set

This a Polish ration heater, the same as in the S-R rations

I will put the pouch inside

300g

and fill the water up to this line

about 45-50 ml

I will fold it, there is no sealing tape this time

You have to soak the heating pad with the water

I will put it back in the ration bag

It has to be left flat for 10 min

not like the US MREs where it must be left on rock or something

I have a mini tray specially for today

only for 2 meals

Let's put the pineapple here

it is also made in Poland

In the last months we have here some new items like this, also as freeze-dried fruit bars

no preservatives, healthy snacks

We have 15g = 50 kcal here

The entree has only 210 calories (not counting the crackers)

in the isotonic drink concentrate we have a veeery long list of vitamins and minerals

The drink is also made in Poland

and it is for 250ml of water

there is a filling line for 250ml

It is a ziplock bag, so you can mix it inside

a little trick-how to fill the bag whtout filling line inside

You have to bend the bag strong along the fill line

And inside there will be a bent line

the closing of the bag is not that easy

The entree is ready

I have the lemon isotonic drink and will pour the water to the second glas

I want to try this Seven Seas water

Earlier these rations - HotPack had FRH from UK, now it is Polish

The Polish FRHs are very efficient

after 10 min it is almost hot

looks very nice !

What is inside?

carrots, potatoes,onion

green beans, corn

tomatoes, bell pepper, tomato paste

beans, chickpeas,grlic

flour

ginger paste oil

sugar, salt, coriander, chilli paste

and lemon juice

very promising set

I will start with the water

the water is very tasty- may sound funny but...

it tastes like bolied water-has a kind of soft taste to it

the fork and knife is not needed this time

we have beans, potatoes,pepper

green beans

really tasty vegetable dish

the tast is like tomato and herbs

I cannot taste the curry spice, it is not hot either

it doesn't mean it is not tasty

it is more like Provencale cuisine

I'll take a bit of this plank

I always break it in order to avoid theeth damage

As always it improves the texture

is make it a bit crunchy

These crackers are.. of course hard but...

kind of clay consistence

let's try the pineapple !

it is very tasty-like a fresh pineapple

defilitely not like the canned one

a sip of this isotonic drink

it is lightly sweet and lightly sour

you can taste the vitamins, but not overpowering

t is really good as for such vitammin bomb

if you compare it e.g. with the drink from French ration

which is transparent, tasteless

and a bit disguisting-this one is much better

I'll take a part of the pinneaple out

it can be soaked with water

it will be softer and more like fresh

we will wait a while

I'll take a smaller bit-should be soft now

it is much better, the taste hasn't changed

but it is easier to eat-it's not so dry

we have also salt and pepper

in my opinion salt is not needed

I will add the pepper, because I want it spicy
