Structuring Deals #1:"Subject To" Deals - Duration: 10:14.
Hey, it's Joe Crump.
In this series I'm going to do, I'm going to explain the different zero down structures.
There's five of them that I'm going to focus on that encompass just about every different
type of structure that you can use.
And there's a hierarchy based on the type of offer that you're making, whether you're
buying or whether you're selling.
I'm going to try to explain some of those things in these videos.
The first five videos in this series are going to be explaining each of those different structures.
So you'll probably want to listen to them all eventually, one after the other.
But right now we're going to trickle them out, you know, once a week or whatever, and
you're going to be able to listen to them that way.
After that, I'm going to do some example deals and I'm going to show you here is a situation,
here's how much they want for the property, here's how much it's worth, what kind of offer
can you make on it that would work as a zero down structure that would make you money.
So that's how I'm going to go through this next series of about 15 videos or so.
So let's start, first of all, with subject to.
What is buying property subject to the existing loan?
Essentially, what you're doing is asking the seller who already has a property and has
a mortgage on that property to transfer the title to you.
Transfer the deed to you.
And so they sign over the deed to you, you take over the property, and you start making
payments on their existing loan.
You're not going to qualify for that loan, you're going to take over that loan payments.
You're also going to transfer the insurance into your name and you're going to start making
the tax payments as well.
So you're going to be paying principal, interest, taxes and insurance on that property.
And you're going to go out and find someone, probably, to lease option that property.
And they're going to make payments to you.
So you'll, let's say you have a property and it's got $150K mortgage on it and it's worth
$160K. You turn around and sell it for $165K, $170K maybe.
You get $5,000 as a down payment and you're going to get let's say $1,200 a month for
the income for it.
But the payments on it are $1,000 so you put $1,000 towards the payment, the PITI, plus
you take $200 for yourself as cash flow for that property.
So that would be one scenario where you could keep this property and pay it off over time,
using the existing loan on it, getting, having no money into it, making $5,000 pretty much
when you close that deal because you're not going to close it until you find a lease option
buyer to move in.
So you're making money immediately on it.
But the way you're taking control of that property is having the title.
This is the strongest way to buy a property, having control of the title and not having
your name on a loan.
Now you don't have to qualify for the loan, you don't have to have good credit, you don't
have to have any down payment and you have full control over this property.
The seller has no control over that property.
You now have control over it.
If you don't make the payments on that property, you trash their credit.
So you're obligation, your ethical obligation is to make sure you make those payments.
If you take that property, start collecting rent on it, don't make the payments, that's
considered fraud and they can put you in jail for that.
So don't do that.
It's also not the right thing to do.
I've seen people do it before.
I've also seen a guy go to jail for it.
So make sure that you do this properly and you watch out for the people who you're buying
the properties from.
If you get into a position ever where you can't make the payments, my promise to our
sellers whenever I take a property from them is that they won't ever have to worry about
this again.
But, I tell them if I ever get into a situation where I can't sustain this property for whatever
reason, I will give it back to them in as at least as good a condition as I what I took
it over at.
And I won't have, you'll also get it back without the payments being late.
So even if it's a few days before the next payment is due, I'm going to do that.
And if the next payment comes do, then I make that payment so that they, so it's never comes
late on them.
So you have to take responsibility.
So by learning these things it gives you a great power and with great power comes great
responsibility.
I feel like Spiderman's dad, or grandpa.
Anyway.
So, use this stuff wisely.
It is the best way to buy property and you can build a whole portfolio.
The likelihood that you could put together ten of these $150K properties in one year,
one a month even, is very high.
That means that you just built $1.8 million worth of property and it's probably worth
more than that.
So, you can probably get close to $2 million worth of property in a year doing it this
way.
I've had lots of students that have done it that way.
And a lot of these things you can get with some equity in them.
A lot of times you're buying them without any equity where you, like I said, you get
$150K mortgage, and it's got $10,000 of equity.
Okay, $10,000 of equity isn't real equity.
You can't turn around and sell it and pay a realtor and get out of the deal.
You're going to have your expenses to sell that are going to be higher than that.
But if you keep the property, you're going to get some benefits from it.
You're going to, every month, you're going to get a buy down on that note, you know,
,maybe it's a couple of hundred dollars down on that note.
You're going to get tax depreciation which is over 27.5 years on the tax basis of that
property so it's about 3.64% of the improvement value of that property.
So, on a property like that you're probably talking about, I don't know, $4,000 or $5,000
a year and, which is you had, you're in a 30% tax bracket, that means you're making
about $1,500 per year in you know, your tax benefits.
You're also going to get appreciation on that property.
The properties typically go up over time so, if it goes up just 1% in a year, it's gone
up another $1,500 in value.
So you get the buy down on the note, you get appreciation, you get depreciation and of
course you get the rental income on the property as well.
And eventually, and you're also going to get the lease option fee.
So anytime somebody buys it on a lease option, they're going to give you a down payment.
So, let's say they give you $5,000 and you can get anywhere from $5,000 to $15,000 on
a deal like this, on a lease option.
Let's say you get $5,000 so you get that cash.
You probably want to put that in an escrow account and hold that as a reserve because
you're probably going to get that property back.
The likelihood that they're going to exercise that option when they buy it is very low.
Less than 30%.
And if they do, then, and you sold it for $165K, that means they still owe you $160K
on it, you owe $150K, they give you $160K, you get $10,000, you make a profit if they
buy it.
If they don't, you get the other benefits of owning that property as a rental property
for as long as you own it.
And you'll pay it off eventually.
If it's 20 years left on the mortgage, in 20 years it'll be paid off.
If you're making more cash flow on it and as time goes by, you're rents go up typically,
and as your rents go up, you could start paying more down on your principal and pay it off
instead of 30 years you could pay it at 20 or instead of 20 years you could pay it off
in 10.
And you can get to that place where those things are paid off a whole lot quicker.
Or, you can just keep the cash flow for yourself and use that to live on.
Just make sure you keep a reserve on these properties.
I've seen too many people buy a bunch of subject to properties and then they'd have vacancies
and they wouldn't be able to make their payments because they spent all of the money
that they got in lease options to live on.
And that's a mistake.
So, don't get into that situation because you don't want to default on these properties
if there's any way that you can avoid it.
And you don't want to have to give it back to that seller later if you can avoid it.
One thing, though, when you do have to give it back, if that ever happens, it won't damage
your credit.
It won't cost you anything other than what you promised them that you would do which
is keep it current.
So, that's how you do a subject to.
That's the basic structure of this and all it takes is them deeding you the property.
Now, we have a whole package of documents that we ask them to sign, you know, disclosures,
and you know, giving us the right to have control over the insurance policy, you know,
those types of things that we have on every subject to property that comes through.
We also have the right to talk to a lender, which we get in writing, we ask them to give
us the password to their online account, their bank account that shows the mortgage account
so we have access to the mortgage.
We can pay it online if we want to and do it that way.
One of the things I've talked about in previous videos is the due on sale clause.
A lot of people are concerned with subject to because of the due on sale clause.
Every lender has, or every mortgage has a due on sale clause that says if you transfer
that property they have the right to foreclose on that property.
There's some ways around it by using a land trust or doing things like that or hiding
the fact that it got transferred from the bank by not recording the deed, you know,.
We've done those things as well, but I've, we've done so many of these subject to's,
hundreds, and with my students, thousands, and when I look at over all the years that
we've done this for, I've never seen one bank every foreclose using the due on sale clause
as its reason.
So, I wouldn't worry too much about that happening.
Of course I can't give legal advice.

have the right to give you legal advice.
I don't.
I don't even play one on TV.

Chemical Sensitivity Caused by Adrenal Fatigue - Duration: 5:30.
Living in the modern world exposes us to many chemical pollutants. Most of us can handle
it but many people with Adrenal Fatigue have a tough time. This is Dr. Lam, founder of
DrLam.com. Did you know that in advanced Adrenal Fatigue, almost everybody has some form of
chemical sensitivity and the chemical can be food sensitivity, maybe they have tolerance
problems to soy, wheat, corn, dairy products, but many also suffer from sensitivities to
simple things like nail polish, shampoos, even florescent lights, electromagnetic fields,
petroleum byproducts, fumes from the car exhaust, these are all chemicals that is released into
the air or food or in our drinks that gets into our body.
Normally, the body has a way to get rid of them and that's when you are healthy and young.
In Adrenal Fatigue in the advanced stages, not so much in the early stages, the body
becomes very congested because it is slowing down to conserve energy. The liver becomes
congested. The ability to process these metabolites, these chemicals, these petroleum byproducts,
these hormones that are generated from chemicals becomes overloading to the body so the body
cannot process them quick enough. It's not that they are not processing them altogether
because if they are not then you would be severely sick but the inflammation that is
caused as a result of slow processing, not low or no processing, becomes overwhelming.
Decongestion can back up into what we call the extracellular matrix and these sensitivities
of these chemicals becomes unbearable. Why?
It's because these chemicals, once they enter the body, they have to be broken down, and
because they are inflammatory they cause cells, every cell in the body to vibrate; because
these are not compounds that your body wants so the body goes into vibration mode, but
these vibrations, while they generate heat, they are also not in sync so it causes a lot
of energy drain because it takes energy for these cells to vibrate. You want the cells
to be nice and calm. You don't want inflammation. Inflammation causes the cells to work hard
and when the cells work hard, they create more metabolites. So there's more metabolites,
add to the original metabolites that's already unwanted from the chemicals, basically causes
the person to be hypersensitive. So multiple chemical sensitivities is a sign
of a body that's congested. In turn, that is a sign of Adrenal Fatigue. What do you
do?
First, you have to be attentive to the body, and the body will tell you. If you really
pay attention and the people that have this problem do, they can sense their environment.
They can smell the fumes. They can immediately detect an environment where they are chemically
exposed well before normal people. Why?
It's because they are more sensitive. Their body doesn't have a lot of reserve to be able
to deal with this. So while normal people don't sense the problem, these people do.
Putting a cell phone near their head can cause some pain and headache. Expose themselves
to florescent light or chemical, not chemical, but computer monitor can cause dizziness.
These are all part of the spectrum, not specifically related to chemical, but related to the body's
underlying congestion and that is the take home message.
So understanding these signs is a really, really critical for you to understand and
assess the degree of reserves the body has in terms of the adrenal glands as well as
the body's ability to really process. A lot of people when they come to this stage not
only have sensitivity to chemicals, they also have sensitivity to food, to supplements,
so knowing these multiple chemical sensitivity and the degree will help for you to identify
and trace to the root problem which is really rested in the adrenal system dysfunction.

Here are the weirdest ways people have died!
12 - Laughing to Death
This sounds impossible, but it totally happened.
It was March 24, 1975 and Alex Mitchell was watching an episode of The Goodies called
"Kung Fu Kapers."
The episode was so funny that Mitchell laughed for 25 minutes straight, which sadly, caused
heart failure.
The Goodies, if you've never seen it, was an obscure british sketch comedy during the
70's and 80's, featuring bizarre and often surreal sketches.
In this case a Kilted Scotsman challenged one of the main characters to a fight, using
pudding as his weapon of choice.
That cracked Mitchell up so much, that he laughed to death.
Mitchell's widow gracefully wrote a letter to the show's cast thanking them for making
her late husband's final moment so pleasant.
Doctors determined that Mitchell had a rare congenital heart disease known as Long QT
Syndrome, which can cause sudden death due to an increase in heart rate.
Sadly his granddaughter died in 2012 from the disease as well.
11 - A Deadly Beard
If you're a dude there are numerous advantages to being able to grow a beard.
Seriously, it's cool looking, women love it, and it's kind of like being able to
grow a new face whenever you feel like it.
But there's still a deadly side to unfettered beard ambitions.
It was 1567 in Austria.
A gentleman named Hans Steinberger was known for having the longest beard.
He grew it out to an impressive 4 and a half feet long.
According to those who knew him, he would roll it up when he needed to get around.
One day he was at home when his house caught on fire, and of course his beard was unrolled.
While trying to escape, Hans tripped over the beard and broke his neck.
He died in the fire.
The moral of the story is just be careful with your beards.
You probably don't need to grow them out like a wizard in order to look cool.
10 - Lethal Cactus
If you're into shooting guns, try not to use a cactus for target practice.
Let me explain.
In 1982 a dude named David Gunderman was shooting a gun at a Saguaro Cactus when the 26 foot
high cactus fell on his head and tragically killed him.
This little known and unusual incident was the focus of the folk song called Sagara,
by a Texas based band called the Austin Lounge Lizards.
Did this actually happen though?!

9 - Proving a Point
Clement Vallandigham's life was as unusual as his death.
As a prominent politician from Ohio during the 1850's and 60's, he was staunchly
anti-war, putting him at odds with his fellow northerners.
He was ultimately exiled to Canada and ran for Governor of Ohio while in exile, although
he was defeated.
After the war he became a lawyer and was defending an accused murderer named Thomas Mcgehan in
1871.The man had been accused of killing a guy named Tom Myers during a bar room brawl.
Vallandigham's contention was that Myers accidentally shot himself while trying to
pull his weapon on Mcgahen.
To demonstrate to the jury how this could have occurred, Vallandigham used a pistol
that he thought was unloaded.
When he tried to reenact Myers's fatal mistake, he accidentally shot and killed himself, obviously
because the gun was loaded.
The silver lining here is that Vallandigham made his point.
Mcgehan was acquitted of the crime.
8 - Napoleon's Great Misunderstanding
As a ruthless war monger, Napoleon can probably be credited with the deaths of tens of thousands
of people.
Maybe even hundreds of thousands, I dunno.
But in this case, a cough might have led to the death of thousands of prisoners.
Now, we have to tell you, this is another one of those folk legends that has somewhat
blurred the true events.
But imagine for a second that everything I'm about to tell you truly happened.
The French Army had captured about 1,200 prisoners.
Napoleon's officers were awaiting orders from their fearless leader who was battling a really
bad cough.
He supposedly said "Ma sacre toux" which is french for "My damn cough."
However this also sounded like "Massacre-tous" which meant "massacre all."
his officers chose the more deadly of the interpretations and slaughtered all of the
prisoners.
Did this one actually happen?
Maybe, maybe not.
But in either case, that's one of many reasons why clear communication is extremely important.
7 - Cocktails and a Bridge
Big Ed spent 15 years in the majors between 1888 and 1903 and he was one of the game's
early power hitters.
However, his career as a slugger isn't why he made this list.
In 1903 Big Ed was traveling on a train through New York.
He consumed a crap ton of alcohol and apparently he began threatening passengers with a knife.
So, naturally, the conductor kicked him off the train.
While drunkenly stumbling around, he fell off the International Bridge and into the
Niagara River.
He happened to fall in near Niagara Falls and his body floated over the falls.
His corpse was found two weeks later.
Despite the bizarre end to his life, Big Ed was remembered fondly by baseball observers.
In 1945, 43 years after his death he was inducted into the hall of fame, and he was remembered
as one of the premier power hitters of his era.
6 - Exploding Molasses
It's not just beer floods that do people in.
In 1919 Boston, a molasses tank blew up sending molasses gushing into the streets.
Incredibly, this killed 21 people while injuring 150 others.
Molasses is a pretty common ingredient in alcoholic beverages, such as rum, so it's
a pretty common ingredient at distilleries.
On January 15 a huge tank of Molasses at the Purity Distillery Company exploded when temperatures
rose from the previous day.
Eyewitnesses said that an actual 25-foot tidal wave of Molasses came bursting through the
tank at an astounding speed of 35 miles per hour.
The explosion damaged nearby property and killed 21 people.
As legend has it, people were picked up by the wave and tossed around.
Dogs and horses were also reportedly hurt and killed during the disaster.
Today the event has become a popular event in Bostonian Folklore and a park sits on the
site of the accident.
A small plaque commemorates the tragedy and the lives lost in the explosion.
5 - Flooded by Beer
A beer flood actually sounds like a pretty fun experience.
But in this bizarre case of the London Beer Flood of 1814, it wasn't all that fun.
It was October 17th, a seemingly normal day at the Meux and Company Brewery.
A vat with about 135,000 gallons of beer exploded, triggering a domino effect of exploding beer
throughout the whole brewery.
Then next thing you know, more than 300,000 gallons of beer went gushing into the street.
The accident killed one employee and the ensuing flood trapped and killed at least eight people
in neighboring houses.
The Brewery was in a pretty poor neighborhood where entire families often dwelled in basements
that flooded easily.
In one tragic stroke of irony, a mother and daughter were killed while they were attending
a wake for another family member.
While the event is a rather obscure piece of history that's seldom spoken about in
the annals of tragic events, a London Brewery has been brewing a special brew each October
17th for the past few years to commemorate the day.
4 - A Rolling Jeep
Anton Yelchin is known for films such as Fright Night, Charlie Bartlett, Green Room, as well
as Star Trek films, Star Trek Into Darkness and Star Trek Beyond.
Sadly he was killed on June 19, 2016 in what everyone has described as a freak accident.
He was found pinned between his running Jeep Cherokee and a brick wall in his driveway.
The theory is that Yelchin was in his car and got out for some reason.
His driveway was on a steep incline, and the Jeep began to roll backwards and pinned him
up against a brick pillar.
Medical experts believe he died within a minute.
3 - Accidental Killing?
The son of Bruce Lee, Brandon Lee became well known for his roles in a number of films such
as Showdown in Little Tokyo, Kung Fu: The Movie, Legacy of Rage, and Rapid Fire.
However, he died while filming The Crow in 1994.
While filming a scene in which his character was shot on screen, someone on the set made
the mistake of actually loading the gun with real bullets.
They obviously were supposed to have loaded the gun with blanks instead of real bullets.
The .44 Magnum bullet was still in the gun, and Lee was shot to death by a bullet in the
abdomen.
Bruce Lee also died under mysterious circumstances.
There's a rumor that because somehow he had crossed the triads, they ordered his death
and the death of Brandon.
Maybe it's a coincidence, or maybe it wasn't.
2 Spontaneous Combustion
Human beings are the most advanced creatures to have ever graced the earth.
But we aren't impervious to death by spontaneous combustion.
The earliest known incident was a 15th century Italian Knight named Polonus Vorstius.
Apparently this valiant Knight loved wine, and drank a whole bunch of it one night after
a day of doing whatever it is a 15th century Knight did all day.
He soon began to vomit up flames and quickly caught on fire himself and died.
The weird thing is that everyone around him drank the same wine.
They were obviously confused.
More than 600 years later, we're still a bit baffled by spontaneous human combustion,
though medical experts have theorized for years.
Making things more confusing, only one case in recent history had any witnesses.
It was a mentally disabled woman who lived with her father.
He claims he witnessed her catching on fire.
Oddly she had no reaction to the flames as her father tried to put her out.
She ultimately slipped into a coma and died a few days later.
1 - The Method Actor
The Comedian Demetri Martin used to have this really dark bit in which he theorized that
a really bad time to have a heart attack would be during a game of charades.
He later quipped it would be even worse if the group decided to play fake heart attacks.
There is actually some historical precedent to this dark premise laid for by Martin here.
In 1958, a famous stage actor named Gareth Jones died during a live performance.
Ironically the character he was playing was scripted to have a heart attack.
Weirdly enough, his fellow performers managed to improvise around his death for the rest
of the play, but Jones could not be revived.
This is one of those cases where the legend of the event sometimes obscures reality.
While some accounts claim he died on camera, other have said he died off camera between
two of his scenes.
We don't for sure exactly when he died, but the irony of the whole situation should
not be lost on you.
