The 1992 Olympic Games in Barcelona, Spain, saw the introduction of baseball as a competitive sport.

The U.S. Mint held an open design competition for the copper-nickel clad half dollar,

silver dollar and gold $5 half eagle that would be issued in celebration of the Winter Olympic Games

in Albertville, France, and the Summer Olympic Games. Artist John R. Deecken's depiction of a baseball pitcher

in his windup pose won. Collectors soon noticed a strong similarity between the coin's design and an image of Nolan Ryan on a 1991 Fleer baseball card (No. 302).

Deecken said the final result was a composite of a number of baseball stars, including Ryan.

At the time U.S. Mint officials and a spokesman for Fleer Corp. said that the similarities between the card

and the coin design were just a coincidence. The Fleer spokesman said: "It wouldn't be beyond the imagination

especially if you're concentrating on a particular pitcher. He's going to repeat positions."

The spokesman further explained that the company reviews thousands of sports photos for possible use on their cards,

and that strong similarities of a particular pose are bound to be repeated

In a Letter to the Editor in the May 18, 1992, Coin World, Orlando, Fla., artist Edward A.

Pasquella praised Deecken's design. He wrote that the face differed in the coin image and on the card,

adding: "In an effort to capture this perfect form why not use the perfect pitcher like Mr. Ryan?

We should realize how difficult it would be to utilize multiple parts of the body from various sources.

The end result could be a slightly distorted figure." In concluding the letter he wrote, "If I were Mr.

Ryan, I would be proud to know that a talented sculptor selected my form for our new Olympic dollar."

Ryan would have his turn on a coin, but not a U.S. issue. He was the first professional sports figure to be depicted

in a "Greats of Baseball" series issued for Liberia starting in 1993 by the Pobjoy Mint in Great Britain.

Pulmonic valve disease - causes, symptoms, diagnosis, treatment, pathology - Duration: 8:01.

The pulmonary valve is typically made up of three leaflets - the anterior, the left and

the right, and it opens during systole to allow blood to be ejected to the lungs.

During diastole, it closes, to allow the heart to fill with blood and get ready for another

systole.

If the pulmonary valve doesn't open all the way, it gets harder to pump out to the

lungs, and this is called pulmonary stenosis.

If it doesn't close all the way, then blood leaks back into the right ventricle, and this

is called pulmonary valve regurgitation or pulmonary insufficiency.

Pulmonary valve stenosis is often congenital, meaning that from birth the leaflets may not

be fully developed, or irregularly shaped.

Pulmonic valve stenosis is often associated with congenital heart conditions like Tetralogy

of Fallot, which affects all four chamber of the heart, as well as a genetic condition

called Noonan's syndrome.

Other times, there can be mechanical stress over time, which damages endothelial cells

around the valves, causing fibrosis and calcification, which hardens the valve and makes it more

difficult to open all the way.

Because it's kind of hard to open when the right ventricle tries to eject blood it resists

for a second and then finally snaps open.

And this causes a characteristic "ejection click".

Also since the blood has to flow through a narrow opening, there ends up being turbulence

after which creates a noise or a murmur, which gets louder as more blood flows past the opening

and then gets quieter as the amount of blood flowing subsides because less in the ventricle.

This sound is described as a crescendo-decrescendo murmur.

Since it's harder to open and push blood past this hardened valve, the right ventricle

has to generate really high pressures, and to achieve those pressures it thickens its

muscles, called concentric right ventricular hypertrophy.

This happens because new sarcomeres are added in parallel to the existing ones.

Even though you have this bulked up ventricle, the heart still might struggle to get enough

blood through the narrowed opening and the lungs, and ultimately that means having blood

get backed up, and and so the person can develop right-sided heart failure.

A final different complication is called microangiopathic hemolytic anemia, which is essentially damage

to red blood cells as they're forced through the smaller valve, and this splits them into

smaller fragments called schistocytes, which leads them to get peed out in the urine and

leads to hemoglobinuria or hemoglobin in the urine.

As far as signs and symptoms go, when the blood gets backed up into the body it can

lead to distended neck veins, swelling of the ankles and feet as well as hepatosplenomegaly,

which is an enlarged liver and spleen.

Since less blood is able to get into the lungs, it can also cause symptoms like cyanosis,

which is blue or purple discoloration of the skin, as well as shortness of breath and fatigue

- which are most noticeable when the body's demand for oxygen is high - like during exercise.

Diagnosis is usually done with an echocardiogram, and treatment of pulmonic valve stenosis usually

involves a balloon valvuloplasty, which means that a balloon is inserted and then inflated

to open the narrowed valve and allow more blood flow through it.

Alright so that was pulmonary stenosis, what about pulmonary regurgitation?

With pulmonary regurgitation, the valve doesn't close all the way during diastole, or ventricular

filling, so blood ends up flowing back from the pulmonary artery into the right ventricle.

Regurgitation can happen due to valvular damage, from something like infective endocarditis,

which is a bacterial infection of the inner lining of the heart.

Another cause is rheumatic heart disease, where chronic inflammation leads to fibrosis,

but instead of fusing the valve leaflets together, it makes it so that they don't form a nice

seal and instead let blood leak through.

Sometimes pulmonic regurgitation can be caused by previous heart surgeries, as well, like

a balloon pulmonary valvuloplasty for pulmonary stenosis that opens the valve too far, or

a malfunctioning prosthetic valve.

In pulmonary regurgitation, since blood's leaking back from the pulmonary artery into

the right ventricle, there's a diastolic decrescendo murmur.

It's considered a decrescendo murmur because it starts out loudest and then becomes more

quiet over time.

The backflow of blood increases the right ventricular blood volume and the amount of

work that the right ventricle has to do during systole, so over time the right ventricle

grows larger, a process this time called eccentric ventricular hypertrophy.

In this situation, new sarcomeres are added in series to existing ones.

This compensation works for a little while, but eventually the right ventricle might not

be able to keep up and this can again lead to right-sided heart failure.

Initially, pulmonary valve regurgitation might cause no symptoms at all, but over time can

lead to right-sided heart failure which can lead to blood backing up and symptoms like

distended neck veins, swelling of the ankles and feet and hepatosplenomegaly.

Diagnosis is usually again done with echocardiogram, and treatment for pulmonary regurgitation

is usually valve replacement if right-sided heart failure develops.

All right, as a quick recap, pulmonary valve stenosis is associated with congenital heart

conditions like Tetralogy of Fallot, and it results in the pulmonary valve not opening

fully, and causes a crescendo-decrescendo murmur.

Over time it can lead to right-sided heart failure and signs of cyanosis, but can be

treated with balloon valvuloplasty.

Pulmonary valve regurgitation is associated with things like infection and surgeries,

and results in blood flowing backwards into the right ventricle and it can cause a diastolic-decrescendo

murmur.

It's usually asymptomatic, but over time it can lead to right-sided heart failure,

and can be treated with valve replacement.

BREXIT: Why it happened and what comes next - Duration: 11:27.

On June 23rd, 2016, an entire country headed into the unknown.

That's the day 17.4 million people in the United Kingdom voted to become the first country

to leave the European Union.

This is the story of Brexit.

We begin 60 years ago.

After World Wars I and II had brought unprecedented death and destruction to the continent, a

simple theory gained traction: if countries form stronger economic ties, they'll be

much less likely to fight each other.

So, in 1957, Belgium, France, Italy, Luxembourg, Netherlands, and West Germany signed the Treaty

of Rome and formed the European Economic Community.

The UK wasn't included.

It tried to join in 1963 and '67, but was blocked by French President Charles de Gaulle.

De Gaulle didn't trust the British and their close allies, the United States, although

de Gaulle's official reason was that the UK's economy wasn't compatible with Europe's.

A few years later, once de Gaulle was out of power, the UK became a member of the EEC

in 1973.

But not everyone was sold on the idea.

So, just two years after joining, the UK held its first ever national referendum to decide

whether it should turn around and leave.

The vote wasn't close, 67% of the electorate chose to stay.

In the years since, the EEC has become known as the European Union, expanded to 28 member

states, and enacted countless laws and reforms that have created a thriving political and

economic zone with 500 million citizens.

In many ways it was designed to mirror the world's most successful federal republic:

the United States.

Just like the American colonies had done two centuries earlier, the individual countries

of Europe decided they'd be better off - economically, geopolitically - if they formed a unified

group.

It was a good decision.

For proof, look no further than the year-by-year, per-person GDP rate, which has skyrocketed

across the entire euro-zone.

Germany, the UK, and France, the EU's biggest economies and the 4th, 5th, and 6th largest

individual economies in the world, have seen their growth track right along with each other

at roughly the rate of the United States.

A look at the emerging economies of Brazil, China, and South Africa gives you a better

sense of just how closely the Europeans have tracked together.

Look at Turkey — who wants desperately to join the union — compared to Portugal, Italy,

Greece, and Spain the four EU countries most affected by the global downturn at the end

of the previous decade, and you see more evidence of the power of the EU in driving growth.

As it has became more and more integrated — as its members chose to give up more and

more of their sovereignty — the UK kept negotiating ways to stay independent from

key aspects of the union.

It didn't join the open border that the rest of the EU created in 1995 to create completely

free movement within the union, and it chose to keep the British pound as its currency

instead of adopting the Euro.

But the development that made the UK's eventual exit most likely was the adoption of the Lisbon

Treaty in 2009.

Not only did it make the EU's central institutions more efficient and more powerful, but — for

the first time — it gave its members an official mechanism to leave, called Article

50.

At around the same time, the world was hit by a severe recession.

Greece, whose public debt was far higher than most other EU members, was worse off.

Its fellow union members forced it to implement severe spending cutbacks in exchange for money

it needed to stabilize its economy.

This was followed by a migrant crisis, as millions of refugees fled war-torn countries

across the Middle East and North Africa.

As immigration rates rose across Europe, the preferred destination was one of the big three

economies: Germany, the UK, or France.

With all of these new arrivals — many of whom were in need of tremendous public assistance

— anti-immigrant, nationalist feelings rose.

As Europe's leaders came under heavy pressure to stop the flow, fences and walls were built

in the east, patrols were intensified along the Mediterranean coast, camps were set up

along borders, and deportations rose.

Some leaders, like Germany's Angela Merkel pledged to welcome large numbers of migrants,

while the UK — as an island — was able to stop the flow more easily.

Facing a tough reelection, UK Prime Minister David Cameron promised that — if he won

— he'd schedule a public referendum on whether the UK should leave the EU.

When he did win, he used his victory as leverage to successfully renegotiate a few minor terms

of the UK's membership.

Although it changed little, Cameron hailed it as a victory—it was the first time an

existing EU member country had been permitted to have its own special deal.

[David Cameron] "Britain will be permanently out of ever closer union, never part of a

European super state.

There will be tough new restrictions on access to our welfare system for EU migrants, no

more something for nothing."

That deal was dependent on Britain choosing to remain in the union during a vote scheduled

for June 2016.

By campaigning hard for the remain side, Cameron also made it a referendum of sorts on his

time in office, while giving his rivals and critics who wanted him out an extra incentive

to push for Brexit.

Chief among those urging Brexit were far right politicians who relied on inflamed rhetoric

and misinformation.

One of the primary l arguments was that the UK — as one of the wealthier countries in

the Union — was contributing too much money to the EU budget.

Another factor that pushed Britain toward the exit was terrorism.

A string of attacks, some carried out by immigrants, had hit Europe, including the devastating

November 2015 violence in Paris that killed or injured nearly 500 people.

A look at the data also helps us understand why immigration was a key issue.

Compared to the four other European countries with more than 40 million residents, the UK

has the highest population density.

The US, if you're wondering, is six times less crowded than the UK.

And as you can see in this graph, for the better part of 15 years, the UK had been absorbing

far more immigrants than before—capped off by its two highest years of net migration

right before the Brexit vote.

Which finally brings us to the decision that shocked the world.

By a narrow vote of 51.9% to 48.1% the United Kingdom decided to leave the European Union.

The consequences were immediate.

Cameron resigned and the value of the British pound plummeted.

Today, it remains around 15% lower against the dollar.

Theresa May — a member of Cameron's cabinet — had been against Brexit, but in a cunning

move, chose not to publicly campaign, positioning her perfectly to succeed Cameron as Prime

Minister when Brexit passed.

True to her "Brexit means Brexit" saying, May sent a letter to EU President Donald Tusk

invoking Article 50, which starts a two year countdown for the UK to negotiate its future

relationship with Europe before it has to leave.

[Theresa May} "A few minutes ago in Brussels, the United Kingdom's permanent representative

to the EU handed a letter to the President of the European Council on my behalf confirming

the government's decision to invoke Article 50 of the Treaty on European Union."

Two years isn't a very long time to get through the long list of key points which

include: whether the European Court of Justice will

continue to have jurisdiction over the UK; whether the UK will reject the Human Rights

Act in favor of writing their own British Bill of Rights; how the security and crime-fighting

relationship will work; how much the UK will pay for EU projects and programs that it committed

to before Brexit; what the rights will be for EU citizens living in the UK and vice

versa, for Britons living in the EU; what will happen to Scotland, who voted to remain

in the EU by a large margin of 62%-38%, there is some talk it will leave the UK and become

an EU member; what will happen along the land border between Northern Ireland (of the UK)

and the Republic of Ireland (an EU member state).

There is currently a common travel area between the UK and the Republic.

The man who wrote Article 50, the distinguished diplomat Lord John Kerr, detailed the bill

Britain must agree to pay before any negotiations will move forward.

[Lord Kerr] "The trade negotiation won't get very far until the money negotiation is

clearly settled.

Now the money negotiation is going to be a very nasty negotiation."

Perhaps the biggest issue is whether Brexit will be hard or soft.

This mainly has to do with trade and immigration.

A soft Brexit would largely keep things the same as they are now, with the continued free

movement of goods and people from the continent.

But a hard Brexit would result in import taxes on goods and services in both directions.

Hard would also restrict the migration of EU citizens into the UK.

Norway is an example of how a soft Brexit would work.

It is a member of the single market, but not a full EU member.

So for access to the market, it accepts the free movement of people.

The most influential leader in the EU, German Chancellor Angela Merkel, has made it clear

that Europe is going to drive a hard bargain and will look after the interests of its 27

members.

The UK is in a terrible bargaining position and has put the EU leadership in a tough spot.

Why would the EU allow the UK to leave, but still keep the best parts of union membership?

In order to maintain the legitimacy of the EU, it has to make an example out of the UK.

It must show its members that leaving has very real consequences.

This has many British business leaders — like entrepreneur David Cleevely — nervous.

[Entrepreneur David Cleevely] "My concern about Brexit is that we have a big market

just a few miles away, and we're not going to be able to access it as freely as we could

before."

Once a deal is hammered out, at least 20 of the 27 countries in the Union must approve

it.

But if no deal is reached, negotiations can only continue if all 27 EU countries agree

to extend the talks.

Regardless of whether there's a deal in place when the UK leaves, the moment it does,

all the EU laws Britain has been living under cease to apply.

To deal with this potential catastrophe, the UK plans to pass a Great Repeal Bill.

It will copy all the existing EU laws into UK law to give parliament time to decide which

laws to keep, change, or get rid of.

This uncertainty has many who voted for Brexit regretting their decision.

As it becomes clear that independence won't be so great, opinion polls consistently show

that the result would be reversed if the referendum were held again.

So, is there any chance the UK could reverse course?

Again, we'll again turn to the author of Article 50.

After running through various scenarios for how Brexit could play out, Lord Kerr said

this.

[Lord Kerr] "There is, and I'm almost ashamed to mention it, the possibility of

the United Kingdom changing its mind.

An Article 50 notification - the triggering - is revocable."

So, that's Brexit in a nutshell.

But I want to know what you think.

SUPERHERB RAW CHOCOLATE CHIA PUDDING (SUGAR-FREE) - Duration: 13:31.

- Hi, welcome to the Addictive Wellness Channel, guys.

My name is AnnaBlanca.

- And I'm Sage.

So glad you're joining us today, because today we're making

something that was one of my favorite things to have

for many, many years, and I still have quite often,

and that is chocolate chia pudding,

packed with superfoods and tonic herbs.

This was something that was a staple for me

in my years as a raw vegan,

and it's something that I still have quite often,

but this came about because I was listening to somebody talk

about how to make certain different recipes

and they were talking about Irish moss,

which has similar gelatinous properties to chia,

and they were saying, "Oh, you don't want to put too much

"Irish moss in here when you're making a drink

"because it'll come out really thick, like a pudding."

And I just thought, well wait, hang on a second.

Why wouldn't you want a pudding?

That sounds fantastic!

So I knew that chia could be substituted for Irish moss

and actually tastes a whole lot better

because Irish moss can taste really fishy.

And so I tried putting a lot of chia

in a little bit of water,

and adding a bunch of other superfood powders,

and some good oils, and was totally mindblown

with what came out of the blender,

and I love doing this in all kinds of different flavors

and it's something that when I share it with other people

who may be on somewhat of a limited diet

or a diet that's not having a lot of dense foods in it,

they really love this because it's something

that you can eat and then feel totally satiated

for four or five, maybe even six, hours.

Obviously, we're gonna be starting with the chia here.

So we're gonna do four tablespoons of chia,

and this is gonna go in the blender,

which already has one cup of purified water in there.

So chia obviously great for omega-3,

great for protein, and when I say omega-3,

that's the short-chain plant-based omega-3, which is great.

Not as good as the long-chain, but it's something.

And chia, when you blend it in water,

it has the ability to gel up and soak up

12 times its weight in water.

But you have to stir it up or otherwise it just clumps.

So you could do this, just in a cup, stirring it up,

or the way we're gonna do it to speed things up

is you run the blender on low for about 30 seconds

and it takes care of it for you.

- And then the next ingredient that we are going

to put in there is hemp seed.

It's very close to my heart,

not just because it's also called hemp heart.

- Possibly the cheesiest name ever.

- I know, but it's just so sweet, right?

- You're so sweet.

I don't if that's so sweet, but you're so sweet,

and that's what counts.

- Actually, tastes wise,

you get a kiss.

He has to get a kiss when he says stuff like that.

So it's very high in omega-3,

which is a very amazing anti-inflammatory,

and makes anything that you blend it in very creamy and soft

so it adds to the creaminess that we already

achieved with the chia seeds.

It's also a complete protein, it has every single

amino acids present in these tiny little guys.

High in lecithin which is great for your brain health--

- That's what makes it so creamy.

- Oh, lecithin? - In part, yeah.

- Lecithin, there you go.

It's great for your brain, great for your liver,

and it's great for your taste buds.

Triple whammy all the way through.

- Well the flavor is nothing but it's the

texture that the lecithin gives it which is really nice.

- Yeah, we love lecithin.

And also another thing I love about hemp protein,

it's one of the few the few seeds that contains chlorophyll.

Oh, that's why those green little colors?

- No, no, that's the shell.

It's actually the inside, the seed is contained

the first leaf of the plant essentially

so there's a little bit of chlorophyll in there.

- Right, okay.

In with it, all of it.

Next.

- Okay, so, next we're gonna be putting in lucuma.

This is also known as egg fruit coming from South America.

And it's great for B vitamins, trace minerals.

It's gonna help cream this drink up

and it give it some nice body.

- Fantastic.

Next is cacao.

Guys, of course we are using our own cacao.

- Yeah, if we're a chocolate company

we better have a darn good cacao powder

to go into this chia pudding.

- Also, it tastes and smells so divine

and I really wish there was a way to record this.

Because I would love to share it with you

but the most I can do is show you the color.

- And link to it in the description below.

(laughing)

- So I really love this because it's really, really

high in antioxidants.

Actually cacao is one of the highest foods

when it comes to antioxidants.

And this cacao, particularly that we're gonna use,

is grown in mineral rich volcanic soil,

and very high in magnesium,

very high in chromium,

and one of the things I really love about it,

and it's the only plant source for something

that's called ananandamide.

It's a very sexy name, anandamide.

It's almost like a dancer or something,

but it's not.

It is an endorphin that releases in your body

when you exercise, post exercise.

- It's known as the bliss compound.

- Yeah, I guess it means after any kind of exercise.

(laughing) - Annablanca!

- Well this is the bliss chemical,

and just makes you feel extremely great.

Also there's one more thing in the cacao,

an enzyme inhibitor that stops the anandamide

breaking down in your body too quickly.

So you can actually have the benefits of this anandamide

even longer.

So, in it goes.

- Two teaspoons of our Addictive Wellness cacao powder.

- So next we have, let's see where is it,

cordyceps going in.

So cordyceps is one of my personal favorite herbs,

a great herb very popular amongst athletes.

What's so funny about that, AnnaBlanca?

- This is what happens when you have too much chocolate.

This is the anandamide, just random fits of laughter.

So the cordyceps, though, is actually

gonna have more of a grounding effect.

Cordyceps improves your oxygen utilization

and it builds the jing which is,

in the Chinese system, the core kidney adrenal

reserve energy, so it's building your deep

core life force.

- I'm sorry I was laughing so much.

And the next thing, oh, it's this one.

I can always recognize He Shou Wu

because usually it's the dark--

- Nope, wrong one.

- Oh, this is shilajit.

- Yeah.

- If there's one thing that's gonna be darker--

- Darker than He Shou Wu it's shilajit.

Nevermind, this is He Shou Wu and I love He Shou Wu.

He Shou Wu, especially recently, I've been having

an amazing experience with He Shou Wu.

I'm quite sure most men would like to have

and you're so full of good jing.

- Now we're gonna add some healthy oils in here.

- MCT, yay.

- So this is C8 caprilyc acid, MCT oil.

Annablanca, would you like to share

about that a little bit?

- Oh yes.

Lots of MCT oils are made from both palm oil

or coconut oil.

Please choose the one from coconut oil.

And there are four kinds of MCTs.

C6, eight, 10, and 12, and they named it by

how many carbons are part of it.

And actually C12 got a better rap

than it should have because C12 is actually lauric acid,

and it's not an MCT, it's actually an LCT.

MCTs are good for you.

Medium-chain triglycerides are incredible.

They don't make a pit stop in your liver.

They immediately just give you good energy for your brain

and energy for your body.

Just all around fantastic for you.

And this is MCT oil which is the C8

and it's only caprylic acid.

- Yeah, so most MCT oils are a C8 and C10,

some are C8 10 and 12, this one--

- Is purely C8, which is purely caprylic acid

and not only gives you good energy,

and it's great for your brain.

It's also antifungal and antiviral.

You know it's good for you if you're fighting candida

with Omica stevia, it's our favorite stevia

to use for this kind of stuff.

It has no bitter after taste which

is really, really special.

And it's certified organic.

Finally, last but not least, one ice cube.

Why one ice cube?

Because this is gonna be so thick when it's blending

that it can actually build up some heat

and we don't want it to get too hot

and lose the benefit of some of these great raw ingredients

that we have in here.

So putting one ice cube in there

helps to keep the temperature under control.

Experts provide "Scientific Evidence" that Alien mummies found in Peru are REAL

One of the most famous paranormal journalists and UFOlogists in America—Jaime Maussan—aruges

that five mummified bodies discovered in the last couple of months are alien in nature

and seem to be "closer to reptiles than humans."

Speaking in an interview with RT Español, the Ufologist said: "We confirmed with scientific

evidence the existence of beings from another world," "Before it was a possibility,

now it is a reality," he added when speaking about the existence of aliens on Earth.

Furthermore, Maussan believes that the mummified remains suggest how extraterrestrial beings

once coexisted with humans on Earth.

"[These] mummies were buried in human tombs, in sacred places," said Maussan.

"This means that they had co-existed with our ancestors, were not enemies and had, to

a certain extent, a degree of respect between both races or cultures."

The alleged mummified "Alien" remains are believed to date back around 1,700 years

and measure around 170 centimeters, have three fingers and an extremely elongated skull.

However, despite Maussan's efforts to 'scientifically' back his statements, the Mexican has been

heavily criticized for presenting "questionable" evidence that extraterrestrial beings visited

Earth.

Furthermore, The World Congress on Mummy Studies was once cited as calling Maussan's research

and work "an irresponsible organized campaign of disinformation."

"Anything associated with Jaime Maussan, a serial promoter of fake alien evidence,

is suspect," it added.

However, when asked about the veracity of the discovery, and whether or not it was just

disinformation, Jaime Maussan responded: "Nobody has proven that it is a fraud.

We are going to present preliminary evidence that will determine in the vision of the media,

in the collective vision of the popular consciousness, the validity that it has.

And if in some way it is considered that there is doubt and that this can be real, the obligation

of the Peruvians first and the whole world is to preserve these bodies to find a true

answer."

The findings are exciting for many but questionable to even more.

At this point, one can only conclude that the "Extraterrestrial" origin of the mummies

is only a theory.

Russian researcher Professor Konstantin Korotkov with the National Research University in St.

Petersburg who was part of the discovery does not agree entirely that the discovered remains

were Alien in nature.

Other researchers had much to say.

"Obviously, this is not a fake; it could be a mutation or another kind of creature

that is fundamentally different from us.

This is the main issue that we can't answer yet," the expert concluded.

However, there are several other theories that may explain the odd characteristics of

the mummified bodies.

One expert believes the mummified remains may belong to a long-lost human ancestor.

The mummies can "belong to one of the groups of humanoids that inhabited our planet thousands

of years ago and then disappeared from the earth due to certain natural processes."

The most important thing to do at this state is to "compare the genes of the mummy with

the genes of different people."

"After that, it will become clear whether it is a Cro-Magnon, namely, a mutation of

our species, or it's another kind of creature.

At the moment, we can't draw deeper conclusions," Korotkov said.

As it turns out, being good at math or languages aren't the only ways to be considered intelligent!

Everyone is gifted - in their own way.

Intelligence is broken down into nine different types, and this categorization was first theorized

by developmental psychologist, Howard Gardner, in 1983.

What other scientists thought were soft-skills, such as interpersonal skills, Gardener realized

they were actually different types of intelligence.

We all have strengths and weaknesses in different areas, and have the ability to discover, harness

and develop our strengths.

Yes, talent is intelligence combined with effort!

Many talented people spend a great deal of time honing their intellect until it becomes

an apparently effortless endeavor on their part.

So let's see what your talents reveal about your intelligence!

Number 1 - Naturalistic Intelligence

With Naturalistic intelligence, you have a great sensitivity to the natural world.

You have the ability to distinguish among nature's different features such as plants

and rock configurations, cloud formations, and other such things.

You may be able to connect with animals very easily; or you may very well be known as someone

with a "green thumb".

If so, then you are a great example of a nature smart individual!

This ability was clearly of value in our evolutionary past as hunters, gatherers, and farmers.

Today, naturalistic intelligence remains a vital component of roles among chefs as well

as botanists.

This type of intelligence is also seen in the way consumers discriminate among products.

Number 2 - Musical Intelligence

With Musical Intelligence, you're drawn towards the musical arts.

You're more sensitive to sounds than others, and have the ability to recognize tone, rhythm,

timbre, and pitch.

With this type of intelligence, you are able to detect, generate, reproduce, and contemplate

music as clearly exhibited by attuned listeners, musicians, composers, vocalists, and conductors.

Musical smart people are frequently seen tapping a beat, singing, or doing any other activity

that demonstrates a rhythmic and melodic inclination.

It is also interesting to note that a connection has been shown to exist between emotions and

music, as well as mathematics and music.

Number 3 - Logical-Mathematical Intelligence

This type of intelligence equips you with the ability to calculate and carry out mathematical

operations as well as mull over hypotheses and propositions.

If you belong to the group of number or reasoning smart individuals, then you tend to easily

recognize relationships and patterns, demonstrate sequential reasoning skills, and generate

and use abstract thoughts.

People with dominant logical intelligence seem especially attracted to logic puzzles,

experiments, strategy games, and arithmetic problems.

And they often become detectives, scientists, and mathematicians.

Number 4 - Existential Intelligence

While most people go about their daily lives without devoting much thought to their existence,

with your existential intelligence, you tend to mull over deep thoughts.

These thoughts may include the why's and how's of life and death.

You are particularly keen to your own existence, and you are drawn to exploring questions such

as:

Why are people born?

How did we get here?

And why do we die?

You also have the capacity and sensitivity to tackle thoughts about what lies beyond

life and death.

Though not much discussion has been done about existential intelligence, it has also been

called spiritual or moral intelligence.

Life smart people with high existential intelligence are deeply philosophical.

Number 5 - Interpersonal Intelligence

With interpersonal intelligence, you have the seemingly unique ability to get along

superbly with others.

You interact with others in such a way, that you are able to understand and communicate

well.

Interpersonal intelligence makes it possible for you to effectively communicate through

verbal and nonverbal means, to distinguish among others, to sense the temperament and

moods of people, and to consider various points of views.

People smart individuals are usually found among politicians, social workers, actors,

and teachers.

Number 6 - Bodily-Kinesthetic Intelligence

While clumsy people have the tendency to be awkward in all things physical, you possess

the capacity to stay graceful and coordinated when using a range of physical skills as well

as manipulating objects.

You have an almost perfect sense of timing, and your mind-body coordination is nearly

flawless.

Body smart people usually become craftspeople, dancers, surgeons, athletes, or pursue other

careers that similarly involve exceptional mind-body union.

Number 7 - Linguistic Intelligence

With linguistic intelligence, you have the capacity to think in words and use these to

make yourself understood.

This type of word smart intelligence allows you to appoint complex meanings and express

these through the use of language.

Though this human competence is widely used, it is most evident in the way effective public

speakers, novelists, journalists, and poets make use of their meta-linguistic skills.

Number 8 - Intrapersonal Intelligence

With intrapersonal intelligence, you have the remarkable ability to understand yourself,

your thoughts, and your emotions; and you are capable of using this knowledge to plan

your life.

While intrapersonal intelligence does involve self-appreciation, it also comprises a wider

understanding of the human condition.

Examples of self smart people include philosophers, spiritual leaders, writers, and psychologists.

Number 9 - Spatial Intelligence

With spatial intelligence, you have the capacity to consider things in three dimensions.

This type of intelligence involves a dynamic imagination, image manipulation, mental imagery,

artistic and graphic skills, and spatial reasoning.

People with spatial intelligence are highly creative, and this type of intelligence is

demonstrated mainly by picture smart people, such as architects, sculptors, painters, pilots,

and sailors.

There you have it - the nine domains of intelligence according to Howard Gardner.

Pulmonic valve disease - causes, symptoms, diagnosis, treatment, pathology - Duration: 8:01.

The pulmonary valve is typically made up of three leaflets - the anterior, the left and

the right, and it opens during systole to allow blood to be ejected to the lungs.

During diastole, it closes, to allow the heart to fill with blood and get ready for another

systole.

If the pulmonary valve doesn't open all the way, it gets harder to pump out to the

lungs, and this is called pulmonary stenosis.

If it doesn't close all the way, then blood leaks back into the right ventricle, and this

is called pulmonary valve regurgitation or pulmonary insufficiency.

Pulmonary valve stenosis is often congenital, meaning that from birth the leaflets may not

be fully developed, or irregularly shaped.

Pulmonic valve stenosis is often associated with congenital heart conditions like Tetralogy

of Fallot, which affects all four chamber of the heart, as well as a genetic condition

called Noonan's syndrome.

Other times, there can be mechanical stress over time, which damages endothelial cells

around the valves, causing fibrosis and calcification, which hardens the valve and makes it more

difficult to open all the way.

Because it's kind of hard to open when the right ventricle tries to eject blood it resists

for a second and then finally snaps open.

And this causes a characteristic "ejection click".

Also since the blood has to flow through a narrow opening, there ends up being turbulence

after which creates a noise or a murmur, which gets louder as more blood flows past the opening

and then gets quieter as the amount of blood flowing subsides because less in the ventricle.

This sound is described as a crescendo-decrescendo murmur.

Since it's harder to open and push blood past this hardened valve, the right ventricle

has to generate really high pressures, and to achieve those pressures it thickens its

muscles, called concentric right ventricular hypertrophy.

This happens because new sarcomeres are added in parallel to the existing ones.

Even though you have this bulked up ventricle, the heart still might struggle to get enough

blood through the narrowed opening and the lungs, and ultimately that means having blood

get backed up, and and so the person can develop right-sided heart failure.

A final different complication is called microangiopathic hemolytic anemia, which is essentially damage

to red blood cells as they're forced through the smaller valve, and this splits them into

smaller fragments called schistocytes, which leads them to get peed out in the urine and

leads to hemoglobinuria or hemoglobin in the urine.

As far as signs and symptoms go, when the blood gets backed up into the body it can

lead to distended neck veins, swelling of the ankles and feet as well as hepatosplenomegaly,

which is an enlarged liver and spleen.

Since less blood is able to get into the lungs, it can also cause symptoms like cyanosis,

which is blue or purple discoloration of the skin, as well as shortness of breath and fatigue

- which are most noticeable when the body's demand for oxygen is high - like during exercise.

Diagnosis is usually done with an echocardiogram, and treatment of pulmonic valve stenosis usually

involves a balloon valvuloplasty, which means that a balloon is inserted and then inflated

to open the narrowed valve and allow more blood flow through it.

Alright so that was pulmonary stenosis, what about pulmonary regurgitation?

With pulmonary regurgitation, the valve doesn't close all the way during diastole, or ventricular

filling, so blood ends up flowing back from the pulmonary artery into the right ventricle.

Regurgitation can happen due to valvular damage, from something like infective endocarditis,

which is a bacterial infection of the inner lining of the heart.

Another cause is rheumatic heart disease, where chronic inflammation leads to fibrosis,

but instead of fusing the valve leaflets together, it makes it so that they don't form a nice

seal and instead let blood leak through.

Sometimes pulmonic regurgitation can be caused by previous heart surgeries, as well, like

a balloon pulmonary valvuloplasty for pulmonary stenosis that opens the valve too far, or

a malfunctioning prosthetic valve.

In pulmonary regurgitation, since blood's leaking back from the pulmonary artery into

the right ventricle, there's a diastolic decrescendo murmur.

It's considered a decrescendo murmur because it starts out loudest and then becomes more

quiet over time.

The backflow of blood increases the right ventricular blood volume and the amount of

work that the right ventricle has to do during systole, so over time the right ventricle

grows larger, a process this time called eccentric ventricular hypertrophy.

In this situation, new sarcomeres are added in series to existing ones.

This compensation works for a little while, but eventually the right ventricle might not

be able to keep up and this can again lead to right-sided heart failure.

Initially, pulmonary valve regurgitation might cause no symptoms at all, but over time can

lead to right-sided heart failure which can lead to blood backing up and symptoms like

distended neck veins, swelling of the ankles and feet and hepatosplenomegaly.

Diagnosis is usually again done with echocardiogram, and treatment for pulmonary regurgitation

is usually valve replacement if right-sided heart failure develops.

All right, as a quick recap, pulmonary valve stenosis is associated with congenital heart

conditions like Tetralogy of Fallot, and it results in the pulmonary valve not opening

fully, and causes a crescendo-decrescendo murmur.

Over time it can lead to right-sided heart failure and signs of cyanosis, but can be

treated with balloon valvuloplasty.

Pulmonary valve regurgitation is associated with things like infection and surgeries,

It's usually asymptomatic, but over time it can lead to right-sided heart failure,

talk about why you shouldn't hope to win the lottery come on this will be

fabulous

all right we've all sat around with our friends over drinks or dinner and chat

about how amazing it would be if we won the lottery whether 21 million or 5 million 10 20 it

doesn't really matter we've all had that chance to talk about what you would do

and what I would do if we came in to masses of amount of money now I think

it'd be a lot of fun and I hope you had that chance to chat with your friends

but the real challenge comes is when in your heart and in your soul you are

hoping and wishing and praying to win the lottery in order to be able to

resolve some of your financial challenges that's where we get into an

issue here are the four reasons why the first reason is because if you come into

a lot of money if you win the lottery your financial habits aren't going to

change if you are somebody who is completely careless and you don't

keep your receipts in you're not organized you know where your budgets

are you haven't filed your taxes and maybe a couple of years well when all of

a sudden you find yourself with several million dollars

that same habit is going to persist you're going to be doing the same thing

if you're somebody who's super cheap and super frugal thinking oh yeah if I get a

lot of money all of a sudden I'm going to spend more lavishly well it's not

really going to change and if you're somebody who is living paycheck to

paycheck and you are spending every last dollar that you have and you're not

saving any money you're not putting any money away well guess what if you all of

a sudden have 5 million 10 million you're going to find yourself very

quickly in the same situation your habits are going to persist you might

think nah that's not me but very quickly you'll be spending every single dollar

that you have the second reason is because everybody you know is going to

ask you money your phone is going to be ringing

off the hook your long lost cousins going to call you your friends from high school

are going to call you you know all the local charities are going to call you

and when you've got several million dollars you're going to think yourself

what's a few thousand here are a few thousand there willy-nilly giving a lot

of money away and then people will also potentially expect for you to give them

money on a consistent basis in fact before I film this video and I did a

little bit of research I saw online that quite a few financial planner said that

the biggest demise of people who win the lottery is actually that they give too

much of their money away you think I got endless money and they just keep giving

it away without realizing what's actually happening the third reason is

because expensive things are in fact expensive to maintain

so if you go out and you buy even like a two or three a four million dollar house

well there's going to be a lot of costs that are associated with that you may

not take into consideration things like property tax your insurance your

maintenance fees maybe you're going to have somebody clean the house very

quickly you'll find that money will go because there's a lot of cost associated

with it same thing you buy with a fancy boat or

a yacht well you're going to have to buy gas you're going to have to buy food for

all the parties that you throw in it there's a lot of maintenance cost and

pretty quickly all of that money you're going to wonder where it's actually

going so expensive things do have expensive cost associated with this the

fourth reason is because it's really a temporary solution if you all of a

sudden have this massive windfall of money that's coming your way when you

win the lottery your skills have been actually changed you haven't learned how

to generate income you haven't learned how to invest money and while you have

this big stock with a big pile you're going to slowly be chipping away at it

and when it's all gone it's all gone you didn't actually develop any skills build

any businesses creative real estate portfolio and actually the National

Endowment for financial education did a study that showed that 70% of people who

come in to a significant amount of money end up

being broke which brings me to my tweetable today winning the lottery is

not a financial answer in fact I think it can be quite sad or depressing and

unfortunate when people are in a scenario that their finances are just

such a mess because they're just hoping and wishing and praying that money would

fall out of the sky in order to be able to solve their challenges back in 2014

Bank of Montreal actually did an interesting study that was asking

Canadians what are their plans for their retirement how are they going to fund

their retirement and a full 34 percent of respondents said that they were

planning to win the lottery now that is both really funny and really

really sad you know that a third of Canadians a few years back were planning

to win the lottery and I'm sure now in 2017 things haven't changed all that

much so here's my challenge to you if you find yourself in a scenario where

you're thinking once or twice or even many times that you would like to win

lottery in order to sort of save your financial situation not like oh if you

plan to win the lottery and like dream what you're gonna do with all that money

but if really in your heart and your soul you're hoping to win the lottery

because it would be the end of your financial woes I wanted to take some

small steps to generate a little bit more income whether it's asking for a

raise at your current job taking on another part-time job generating

multiple streams of income and I'll link up some videos below that I've done on

multiple streams of income really take those steps so that you're not in a

scenario you're feeling desperate and hopeful that this magical solution is

going to happen because the truth is it's just not and I want you to live a

financially fabulous life even without winning the lottery

Ajax striker and Manchester United transfer target Kasper Dolberg has provided an update on his future and says he isnt going to be changing clubs this summer.

The 19-year-old is one of Europes most highly-rated talents at the moment after a fine season in 2016/17, during which he scored 23 goals in all competitions.

Dolbergs form helped Ajax set up a Europa League final against United, who have been joined by Liverpool and Manchester City in being linked with the exciting Denmark international.

However, the youngster has generally moved to play down speculation over his future at every opportunity, and has now confirmed that Ajax have made a decision not to sell him yet.

It might be somewhat strange in modern day football, where everyone appears to be for sale, but (director of football Marc) Overmars made a statement with his comment that I am not for sale, Dolberg told De Telegraaf.

And I am fine with it. I want to stay and will not be leaving..

Dolberg was then quizzed if hed like to replicate the career of former Ajax star Klaas-Jan Huntelaar, and suggested he would be happy to represent big names like Real Madrid, AC Milan and Schalke.

A similar career to Huntelaar? Real Madrid would be alright. Milan and Schalke are nice clubs as well, he said. And everyone dreams about finishing second and third at a World Cup. I will just follow my own path, though..

Kiki's Delivery Service | Anime | Movie Review - Duration: 3:42.

I've wanted to cover a Hayao Miyazaki film for a long time now, and it's only fitting

that my first one is Kiki's Delivery Service.

No this isn't my favorite Studio Ghibli movie, in fact, I just watched it in full

for the first time on Sunday.

But, it was my intro to Japanese animated films.

Unfortunately, I was far too young to appreciate it at the time, as one of my elementary school

teachers played it for us when I was in 3rd grade.

So not only did I not remember it at all, but it took years until I discovered Princess

Mononoke, one of my top favorite films of all time.

From this point on, my love for anime films has grown oh so strong and has culminated

in a special event: Studio Ghibli Fest 2017.

A collaboration between Fathom Events and GKIDS, they've brought six notable Miyazaki

films to the U.S., which include both dubbed and subtitled.

These last two months have featured My Neighbor Totoro and Kiki's Delivery Service, but

we'll also get to see Castle in the Sky, Nausicaä of the Valley of the Wind, Spirited

Away and Howl's Moving Castle.

I highly recommend checking out the rest of these films on the big screen.

Alright, I just had to share that with you all, now let's get to the film.

At its core, this is a coming-of-age story about a young witch in training named Kiki,

and her familiar spirit, a chatty black cat called Jiji.

It explores themes of independence and finding one's purpose in the world.

Now, I don't know about the rest of you, but there are no other films that seem to

put a continuous smile on my face quite like Studio Ghibli does.

Whether it's the beautiful hand drawn animations, picturesque landscapes, or sense of imagination

and wonder, I can just go on and on.

We are always presented with a pleasant viewing experience from beginning to end, and this

film follows suit in the best way.

I may have some bias being born on Halloween, but the idea of a Miyazaki film about a witch

is far too cool to ignore.

And let's not forget, black cats rule.

From the get-go, we are thrown into young Kiki's life as she gazes up at the clouds,

and prepares to find her new home.

We feel the weight of her journey to find what her skills are, and how even when she

does, things can still go wrong.

This leaves a lasting impression.

As we all go through life trying to figure out what makes us happy and what we're good

at, it's refreshing to see the ups and downs.

There isn't a major conflict to overcome here, but rather the gradual shift in going

from a positive state of mind to a negative point in being stuck.

It's a challenging theme to tackle, but Miyazaki handles it well, saving Kiki's

biggest problem for the final act.

However, much of the story goes in a free flowing progress, yet with lots of interesting

side characters, it moves a tad slow at times.

But, the finale picks up the pace.

Another consistently great quality throughout all of his films, and this one, in particular,

is the music.

With pieces that capture our inner child and that overwhelming feeling of magic and adventure,

it's easy to get drawn in fast.

I also love how some of it is played on Kiki's radio.

Of course, I can't deny the timing of the silly and sarcastic humor, which truly stands

out here compared to other Ghibli films.

Most of which comes from Jiji, and his hilarious comments on people, cats and everything in-between.

Kiki! Look, it's me!

Phil Hartman voiced him before his passing in 1998.

The late Debbie Reynolds was also a part of Disney's English dub, along with Kirsten

Dunst.

Overall this is a film that people of all ages and backgrounds can enjoy, and I really

hope every one of you will check it out someday.

Kiki's Delivery Service flies high into the sky, soaring by as another classic in

Miyazaki's legendary career.

And that's why this film, is a Dyligent Pick.

Panobinostat-RUX in MF: Is Combination the Future of Treatment? - Duration: 6:48.

Hello.

My name is Claire Harrison.

I'm a consultant hematologist at Guy's and St Thomas' Hospital in London, UK.

Today I want to speak to you about panobinostat and ruxolitinib in myelofibrosis: is combination

the future of treatment?

Panobinostat, a histone deacetylase inhibitor was reported to have marked activity and benefit

in patients with myelofibrosis in a study performed by Ron Hoffmann and John Mascarenhas,

and reported in the British Journal of Hematology.

Here you can see that a number of patients had significant benefit in terms of normalization

of the bone marrow morphology after prolonged treatment with this drug.

Interestingly, these changes were not seen after 6 months of therapy, but took up to

16 cycles to occur.

At the same time, in an analysis of the benefit of a combination in a mouse model, it was

shown that the combination of ruxolitinib and panobinostat led to the greatest efficacy

in terms of disease bulk, as measured using this immunofluorescent agent.

Importantly, there was no major change in tolerability in these mice studies, as assessed

by body weight.

As a consequence, a phase 1b dose-finding study of the combination of ruxolitinib and

panobinostat was begun in patients with myelofibrosis.

On this slide you can see that this study has an initial dose escalation phase and you

can see the different dosing cohorts in a lower part of the slide, and then, of course,

a safety expansion phase.

Let's take a look now at the data from the safety expansion phase.

In the safety expansion phase, where patients received ruxolitinib 15 mg twice a day and

panobinostat 25 mg three times a week, a greater proportion of patients achieved a 35% reduction

in spleen volume than those in the COMFORT-II study.

Here, 65% of these patients achieved this target reduction in spleen volume, when compared

to 30% of patients in COMFORT-II and approximately 40% of patients in COMFORT-I.

Here is an analysis of these patients again when compared at two times points, at week

24 and at week 48, and you will also notice that patients are shown according to their

myelofibrosis diagnosis, with patients with primary myelofibrosis on the paler bars and

patients with post-PV or post-ET myelofibrosis in the darker orange bars.

Again, you can see that durability of response was seen and some patients had very dramatic

reduction in spleen volume responses, with responses of up to 80% reduction at 48 weeks.

The conclusion was that this combination appears to deliver—at least in this small number

of patients—better spleen volume responses than single agent ruxolitinib alone.

What about the data with regard to bone marrow fibrosis?

Three patients in the dose expansion phase had improved fibrosis, with fibrosis grades

improving from 3 to 2, 2 to 1, and 1 to 0.

Here you can see the figures for a patient whose fibrosis grade improved from 2 to 1.

You can also see important changes in megakaryocyte morphology, numbers, and clustering.

There was, of course, a mixed pattern of response, with many patients having either stable fibrosis

and a couple of patients having a worsening of their fibrosis grade.

On this slide you can see the overall pattern of bone marrow responses in the dose expansion

phase.

Here, they're split by fibrosis grade response, correlating that with spleen volume response,

and some data which we'll look at in more detail with regard to allele burden change.

This is a very effective way at looking at the overall pattern of response and showing

that there is no clear correlation between these different parameters of disease response

in individual patients.

Here is the data with regard to JAK 2V617F allele burden reduction in the 22 patients

in this study who were JAK 2V617F-positive at baseline.

Here, almost 30% of patients had a ≥20% reduction in JAK allele from baseline.

You can see below, the individual patient responses.

Let's take a deeper dive into the molecular status of patients on this dose expansion

phase and ask a question about whether molecular status correlates with response.

Here you can see data from a poster presentation at the ASH meeting in 2015 with the patients

grouped according to their spleen volume reduction response to whether they achieved the target

response of a 35% reduction or not.

You can see that the patients are fairly heterogeneous with regard to the different mutations that

they express, but there is no clear correlation between those patients achieving the target

spleen volume response or not and the molecular mutations that are expressed by these patients.

In summary, from the data we currently have available, we can conclude that the combination

of ruxolitinib and panobinostat is well tolerated.

Although we haven't looked at it specifically in detail in this presentation, I can share

with you that anemia, thrombocytopenia, and diarrhea were the most common adverse events,

but these were well controlled and consistent with those observed with ruxolitinib or panobinostat

when given as a monotherapy.

As we've seen, spleen response rates were better than those seen in the COMFORT studies

with overall 65 and 50% of patients achieving a spleen volume response at the two different

time points.

Reduction in bone marrow fibrosis and JAK allele burden was seen in some patients, but

as we also reviewed, did not necessarily correlate with spleen response.

We should conclude, therefore, that the combination of ruxolitinib and panobinostat offers important

clinical benefit for our patients and is a potentially important treatment combination

for the future.

So you just found the home of your dreams, you put in your offer and it was accepted!

And now you're thinking, now what?

What do I do next?

Well, you came to the right spot.

How's it going everyone, Matt Leighton, welcome back to another real estate video.

Hey, if this is your first time here, be sure to hit that subscribe button so you never

Ok so in this video we're going to go through the 10 things that you as a buyer need to

do to once you go under contract or open escrow or whatever it is your market calls it when

the buyer and seller agree and sign, the signing part is critical, and sign the contract.

If you're a seller, most of these items will be relevant, but it's most relevant

for those buyers out there that just ratified the contract.

Let's begin-

Number one is don't celebrate.

Guys the fun part is just getting started!

There is still a lot of work that needs to be done in order to get you to settlement

and get you there on time with no delays.

Have you seen those videos of the track and field athletes celebrating, arms in the air,

with 100 meters left only to lose the race?

That could be you.

We're halfway through the process so it doesn't make sense to start popping bottles

right now.

If you want, have a nice glass of wine, or one adult beverage of your choice.

Reflect on the process so far.

Thank yourself that you won't have to spend your weekends looking at houses.

But that's it!

It's back to work.

Now is not the time to celebrate.

The second thing to do is to write out all your contingencies.

Depending on your offer, your contract may be contingent on one item, or it may be contingent

on 6 different things happening.

The most common contingencies are the home inspection, condo or HOA document review period,

financing, and the appraisal contingency.

Write out each contingency in your calendar and work backwards from there so none of them

sneak up on you.

The goal here is to keep you on-top of all your to-do items and to keep you out of default.

Remember, contingencies run concurrently and start at the time the contract is ratified.

HOA and condo docs must be received for that contingency to start, but other than that,

as soon as you ratify, the clock is ticking.

3 is EMD.

Here in Virginia, the Earnest Money Deposit is usually deposited within 3 days after date

of ratification.

So after your offer is accepted, you should be expecting your real estate agent to collect

your EMD if they don't already have it in the first place.

The amount of the EMD should be around 1% - 3% of the purchase price.

I've done a video covering the EMD before so be sure to check that out.

And guys, I get it if you have to move around some funds, but be sure that the money is

in the right account.

You don't want to start off your first contingency by having a check bounce.

That's not going to go over too well.

Speaking of contingencies, assuming you have a home inspection contingency, you need to

schedule that immediately.

Most time frames are around 7 days for this contingency but go ahead and schedule the

inspection for as early as possible.

The reason being is that if you were to wait to schedule this, you could be paying other

fees like the termite inspection, like the appraisal fee, and if you wait to schedule

the inspection, then get back the report and decide there's too much wrong with the house

and you want to back out, well you're going to be out-of-pocket all that money that you

spent on the other fees.

And if you wait, you could run the risk of not getting the report within the contingency

period, and therefore you won't be allowed to fix anything.

And nobody wants that.

The fifth thing to do when you go under contract is to get your lender on speed dial.

Contracts usually fall apart for two reasons.

First is the home inspection and the second is the financing.

Buyers love spending 4 hours a day looking at Zillow listings of properties that they

can't afford, but god forbid a lender asks for 1 document and 'oh my gosh I don't

have time for this', 'is this form necessary'.

'My friend Johnny who bought a house 10 years ago said I didn't need to do this'.

Okay let's take a step back.

Lending has become so regulated that every lender will need just about the same documents

from you.

And since you're a well-informed buyer, work with your lender before you go under

contract, so that when you do, you know exactly the next steps and what you will need to provide.

Number six on our list is to stay in touch.

Pretty much every problem is a communication problem.

Now is not the time to go on vacation.

Now is not the time to take 3 days to return an email.

The lender, appraiser, title company, real estate agent, home inspector, and owner are

all working hard to get to settlement and if you're out-of-touch and nobody can reach

you, well that's just going to throw a huge wrench into the sale.

Everybody needs to be on the same page.

Be responsive.

I've closed deals when the seller was in California, Europe, Hawaii, you name it.

If the seller can find the time to sign and notarize a closing package while in Hawaii,

I think you as a buyer can find the time to answer emails within 24 hours.

Is that fair?

I think that's fair.

Number seven is to get the estimated costs of closing from the title company as soon

as you can.

My goal is to have you understand every single line of the Closing Disclosure so, because

I don't know, it makes sense for you to know what you're paying for, right?

No surprise charges, no hidden fees.

You should know everything upfront.

I want you to have this information as soon as possible.

Guys, a settlement should take 40 minutes.

I've sat through settlements that have taken 4 hours.

Line-by-line.

Every item was read and reviewed by the client.

Look, I'll sit through it, but there is a better way.

There is a more efficient way.

Wouldn't it make sense to know all these closing costs well before closing?

Of course.

So go out and get the estimated costs of closing from the title company.

Number eight is to think logically, don't think emotionally.

Let me tell you what I mean.

I was working with my client on the sell side and the buy side.

They were selling their condo and buying a townhouse.

And they were a little upset that the buyers of their condo were asking for small items

on the home inspection.

Things like caulking and re-sealing, and tightening a few fixtures.

Meanwhile, my clients get back the home inspection report on the townhouse they're buying and

what do they do?

They start asking for the smallest items!

They want caulking and they want to throw extra things in the addendum that aren't

really wrong with the house, but they told me to include it, "just to see if they would

take it".

So I said hey look I'll do this, but just know, that you're acting the same exact

way as the buyers of your own condo.

They wanted all the small items to be fixed on their purchase, but they were almost offended

that a buyer would want the small items fixed in their current condo.

Point being is guys, buying a house or a condo is going to be emotional.

This is where your family is going to live, where you're going to raise your kids.

The key is to take a step back, think more logically.

What do all parties want?

Do all parties want the transaction to close?

Is the other side acting reasonable?

Ok, let's work off of that premise and try to be more level-headed.

Take the emotions out of it and use a rational approach.

Number nine is confirm with the lender, title company, and real estate agent that all is

well.

Let me tell you a quick story.

I work with a great local lender where I know that as soon as the contract is ratified and

they have a copy, their team is hard at work finalizing the loan.

I don't even have to pick up the phone to call them.

They'll call me if something is wrong.

Now I've also worked with a lending company where I called 2x a week for 3 weeks with

no response.

As it turns out, the mortgage officer had quit and nobody had picked up that file so

we were 3 weeks behind schedule.

Moral of the story is to check in every now and then maybe once a week or once every two

weeks to confirm everything is still on track.

You almost want to get to the point where you're over-communicaitng.

Don't get to that point.

But make all parties aware that you're on top of the communication and you're going

to be checking in to make sure that all is well.

And number 10 on the list of things to do once you go under contract is to schedule

your final walk-through for a week before closing.

Now if you're closing in 45 days, it probably doesn't make sense to immediately schedule

your walk-through.

The goal here is to set the expectation that you as the buyer will be doing a walk-through

about a week before settlement.

Guys sometimes the electricity is off, sometimes weird things happen.

Don't let closing sneak up on you.

Don't do the walk-through on the way to closing.

Oh, something not right?

Now settlement is delayed.

That's the reason you do the walk-through a week before closing.

And if the seller is in the process of moving out, try to do your walk-through after they

have removed all their belongings from the property.

Alright there you have it.

Those are the nine things you need to do right after you go under contract, open escrow,

ratify your contract.
