Single Family Homes vs. Apartments - Duration: 7:50.

What should you invest in? Single-family homes or apartment buildings?

Hi, my name is Keith Weinhold and I'm a writer for Forbes and I'm a sixteen-year

real estate investor myself, and I've invested in both single-family income

properties and apartment buildings. Now we're going to look at 17 reasons

why single-family homes beat apartments. Now apartments garner attention as wealth

creators and they totally should their economies of scale look really great

when you're running the numbers before you buy a property,

but, interestingly, for buy-and-hold income property investors when I run the

numbers after actually owning one for a few years to look back and see what

really happened, I often find that my income single-family residences have

performed better than small to medium sized apartment buildings.

There is a reason that years ago Warren Buffett told CNBC that he would buy up a couple

hundred thousand single-family homes if it were practical to do so. Now apartment

buildings do have some certain advantages over single-family income

properties for sure, but let's look at why investing in single-families can

often be more profitable for you than investing in apartments. The first reason

is tenant quality. Single families attract a better quality of tenant than

apartments. The second one is appreciation. Single-families appreciate

better over time. The third is neighborhood. Your property

tends to be in a better neighborhood. The fourth reason is School District.

With single-families you're likely to be in a better one, and the fifth one is a big

one - retention. Tenants tend to stay longer in a single-family residence

because it feels like their own. And, in the apartment side more frequent

turnover and make ready expenses in vacancy they are an underestimated

killer on apartment investor profits. Better neighborhoods and school

districts really help out as well with that retention. What about common areas?

Apartment buildings often have common areas to clean and maintain. They have

hallways and stairs and laundry rooms that a custodian must service and that

is another overlooked profit drag that apartment

investors miss. I missed that before I bought my first apartment building.

What about utilities? In a single-family home the utility payments are often all

on the tenant, and the larger your apartment building is, the more likely

that you are the ones stuck with the utility costs. The next one is what I

call divisibility. What if you got a property that's underperforming?

Well, with ten single-family residences you can just sell the one or the two that

are underperforming. Now with a ten unit apartment building you've got to keep

all the units or sell all the units. It's not divisible. Think about pestilence now.

Apartment building people don't really like to talk about this, and it's kind of

icky, but if one tenant attracts a cockroach or a bug infestation, this

really can become a diffuse condition across the entire building and spread

into other units. I recently had a tenant bring bedbugs into a nine unit apartment

building of mine. Tenants fled, extermination fees alone were in the

five figures when a single-family residence pests are more easily

controlled. What about fire? Even if adequately insured apartment fires

affect multiple units and families, in single-family residences this is

mitigated. What about drug dealers now. We're really kind of getting nasty here

now, but in an apartment one drug-dealing tenant can alienate and scare off a

number of families, and again apartment buildings attract lower quality tenants,

so... and can you believe there are more... there actually are some more reasons why

single family homes beat apartments. Another huge one is financing income

single-family residences typically have lower mortgage interest rates and lower

down payment requirements than apartments do. A husband and wife can

each get ten single family income property loans 20 total with those best

rates in terms through Fannie Mae and Freddie Mac with 20% down payments and

there are other financing options for you once those first 20 loans are

exhausted, and departments rarely if ever had these 30-year fixed-rate loans like

single-family homes. What about vacancy rate? It's true that if one single-family

residence is vacant, you will only have 0% occupancy now, and with a four-plex

with one's vacant you still have 75% occupancy, but the same is true if you

just have four single-family homes. What about property management? You know,

a property manager would more likely deal with single-family dwellers because

they're more decent typically than apartment building dwellers. I don't

really recommend that you manage for long yourself, it's not your best in

highest use. Look at supply and demand. Today contractors are building many new

apartments and they rarely build these sort of low to mid cost single-family

residences that make the best rentals. Rental family rather rental

single-family demand vastly exceeds supply. So, let's look at market risk.

This is another overlooked criterion. You need to keep your rentals filled with rent

paying tenants that have jobs. If you think you're going to be able to buy say

10 rental units in the near future, well your 10 unit apartment building

is only going to be in one location. Well, that leaves you exposed to just one

metro markets economic fortunes. With 10 single-family residences you could have

4 in Birmingham, 3 in Dallas, and 3 in Jacksonville, and actually maintain

single-family residence relationships with some of the best providers and

and let's look at exit strategy. Finally down the road when it's time to sell

your income property hopefully after years of handsome profits, you're gonna

have a much greater buyer pool for your single-family residence than you will

for apartment buildings, and more of a buyer pool can afford the lower

single-family price than an apartment building price. I regularly talk about

And we've touched on this in some of the other podcasts, but what it really comes down to

is this.

Again, understanding why are you even there.

Having that honest conversation at the board level, if it's a public company, why are we

here, why are we here.

And it goes beyond, well, to serve customers.

Okay, well of course you're there to serve customers, but do you really understand what

it is your customers who come to you, want.

And do you have a mechanism in place to where you're capturing data, and really understanding

who are your customers across all demographic levels.

And then, do you have an ability to take that data and analyze it, and really help you start

making better business decisions.

And the thing that never ceases to amaze me, is when I hear people say, well, you want

analytics, you want analytics.

There's all kinds of ways to get analytics, but analytics without interpretation of data

to where you can make a better decision, really doesn't help you much.

And so for someone who's playing the finite game, you really need to step back and say,

I, in all honesty, don't know who my customers are.

I know we have customers, but I really don't know what they want.

I really don't have a relationship with my customers, I don't have an ability to personalize

the experience.

I really don't have a good way to get an understanding of, as they go through their changes in their

lives, how do I ensure that I'm there to provide them with that they need.

And it begins with something as simple as that.

And in my business, when I meet with executives, a lot of them scoff at doing this exercise

and they're like, oh, well we know our customers inside and out, we have all kinds of data.

But my reply is, so why are you losing market share, why are you losing relevance, because

the one thing that stands out for every company, that honestly is an infinite player is this,

they are relevant in the lives of their customers.

Consumers look at them as being relevant.

And the biggest danger to regional grocery retailers, and we've seen this, with the bankruptcies

that you spoke about earlier, they lost relevance.

And here's a fact, here's an absolute fact within retail.

When a retailer loses relevance, they never get it back.

They absolutely never get it back.

I'm a history buff as you are and I've never been able to find a single example where a

retailer lost relevance, and was able to recover.

And we see that today with Sears, no matter what they do, they're not going to recover.

We see it with other retailers out there as well.

So the main thing that a finite player has to do is be introspective and honestly look

at what they do, and look at their customers, and understand the importance of data, and

personalization, and then from there, don't just serve customers.

Establish that relationship, establish a way to where they look at you as being relevant

to what they do on a daily basis.

And that's when you start to convince those customers, I'm here for you.

And it also is how you start to bring in the right executive team who say, we're not here

to win.

We are here to play this, the long term, to be an infinite player.

So it's not easy, I don't want to give that.

I've been through this multiple times, but absolutely, there is a way to do this.

But it really begins with a willingness.

The CEO, the board of directors, they have to be willing to go through the pain to do

this.

>> SYLVAIN PERRIER: Yeah, 100%.

And I would say that challenging status quo in innovating, in an environment that uses

dated metrics to measure success is exceedingly difficult.

And I'm reminded of an experience from, I think it was 12 years ago, with a successful

regional retailer that wanted to build up gas stations.

And they knew there was space in the market, they knew they had the ability to differentiate,

they knew it could positively contribute to revenue growth, but internally it was road

block, after road block, after road block.

My role was simply to look at parts of the technology at the time, and I remember the

CEO really wanted to do this.

Driving the challenge, driving the innovation made a pretty bold decision, which was, we're

doing this, but I'm going to hire a separate team, and they will not be domiciled in the

same head office and they will have carte blanche to do what they need to do.

Now today, that part of the business contributes significantly to their success in this space

today.

And I think that, you know, when you're a CEO and you're faced with this challenge,

I mean, certainly a lot of my fellow CEOs that I have a chance to interact with, that

sometimes it can be really scary and you just gotta take that leap of faith.

You have no choice, because it's the difference between surviving and not surviving.

so you've pretty much got no excuse not to implement them right away if you are

already making sales this is gonna help you out immensely and if you haven't

these things in place right now so that you don't have to worry about them going

a month make sure you watch to the end consume all of the video but most

importantly go away and implement what I teach remember this is some actionable

content you can literally do right away it takes seconds they're super simple

extra two thousand dollars plus per month to your Shopify store now of

course it is dependent upon how much traffic you're running at the moment

time if you are making sales and you haven't got these things in place

implement them and you watch the difference if you haven't already if

you're not making sales at the moment I'm even still make sure you get these

things that are lists in this video done on your stores and all set up correctly

so that you don't have to do it you know later on in time and you've got it there

in place so you can start making extra money right from the off when you do

start running traffic to your stores so let's jump straight on with it okay now

like I said these things are super simple yet super effective and a lot of

people aren't actually doing them so if you aren't doing any of these video if

you aren't doing any of these things on your stores get them implemented right

away now the first one is add a discount code to your confirmation emails and the

shipping emails okay this is the first thing you need to do really easy and

again of course it's free to do it will take you literally seconds just to

literally head into your Shopify back-end or wherever you're sending your

confirmation emails from MailChimp klaviyo whatever it may be and just get

a discount code put in there and what you want to do there's a few things that

you want to do okay so the first thing is of course take off this bold is make

it a mouth so you want to make it a substantial amount okay now generally I

typically would say go for 25 to 30 percent remember they've already

purchased something so if they're going to get a confirmation email to purchase

something from your store so again this is costing you literally nothing in

terms of adding extra money and you can afford to give away that amount just for

you know a little bit of an upsell so what do you want to do is you want to

make sure that it is a substantial amount again I'll suggest anything from

25 to 30 percent you can put in whatever you want forty percent even fifty

percent if you're still making profit again the more discount you put in there

the more people are likely to bite and of course you know head over to you

store again and bought something another thing you

want to do is make it unique now what I mean by unique is some people will just

literally put get turn off or you know 10% something cooler than or something

like that but we want to do is make it unique so nothing you can do is have a

total random code which makes it look you know unique and state that in the

email as well say so one off code you know something like FG something like

that 10 something like that that looks really unique and one off completely

luck it's been randomly generated that's one thing that you want to do as well

and of course you want to put a timeframe on it so again this is all

still in the confirmation and shipping emails put a timeframe on it you know

you can put value for 24 hours or expires at midnight or whatever you want

to do but again you want to put that timeframe on there so that people

actually take action and you know go and make that additional purchase from your

website so you want to make sure you do that as well another thing you want to

do is put the timeframe on it you want to put the link back to your website now

it's all well and good saying that people can get 10% off for you know 30%

off and doing all the things but make sure you put a link back to your website

on on the actual confirmation email which can be easily missed usually want

to say if you want to claim this now click here and then just link that link

there right back to your website makes it super easy for them just to click

that link head over to your website use that discount code checkout and you get

more money so that's one thing that you want to that you want to do okay another

thing is let's head over to to make this bold delete that is

comment on your Facebook link now what do I mean by this so when you are

running an adverb people will comment on your adverb you know they'll tag friends

and all those sorts of things like you know here check this out or you know I

really like this and whatever it may be people who will always comment on your

store if you've got a comment on the advert if you've got a good advert or

promoted what you want to do a case to increase extra sales is literally

comment with your Facebook adverting the link to the product so what do I mean by

that is you know when someone actually tags something or tags a person what you

want to do is comment from the page with a link saying hey whatever their name is

you can buy it here because believe it or not some people will tag their

friends but they will actually click on the link so comment on your Facebook ad

verse with the link to your product

selling ok that's what you want to do now what you realistically want to do if

you've got an advert that is taking off really well it can be a little bit

time-consuming to do it yourself this is well of course you want to be

outsourcing these sorts of things now if you've got a VA this is a job for you VA

to literally just you know do it so get a VA to do this

you want to do is comment on Tracy gray and say hey Tracy

thanks for the tag get yours here with that link again to your to your products

so they get a notification as well to say that you've replied to their comment

so they'll get their reply and again it brings them back to the advert and then

they've got the link right back there that you can that they can go to the

website and purchase again it is something generally for UVA if you're

just starting out and you've got one or two three adverts up and running again

depending on the volume that you'll get in in comments and stuff like that you

can more than help you could more than just do this yourself you know make

those extra sales but again if you are gonna load a different you know adverts

can even go with the standard one or they can go with this upsell one and

then up someone's gonna be like a priority one you got to make it sound

you know a little bit as an upsell so using words like insured shipping

priority those sorts of the buzzwords that you're gonna be using as the name

of the shipping ring and it's just a way of adding extra money to store now of

course you do want obviously if you are doing priority handling make sure that

you of course you know get the order processed first so make sure you are

kind of you know I know there are stores out there that do have an OPS our

shipping rate which you know they don't up sell anything at all it is pretty

much an ethical to do that so if you are going to offer a

priority handling thing get your VA to make sure that they do handle that first

and foremost and they do place those orders

you know before anyone else is just to try and stay on the ethical side of

things but that is another way that you can literally just add extra money off

the bat okay an extra dollar people will always want to go for an upsell shipping

rate so there's one thing if you aren't doing it again

go ahead into your ship ins and get that set up it will take literally two

seconds and watch the money start to come in off that ship and right now

another one this is the final one and it is let's hit the bold purchase so this

is one to increase your our TV okay lifetime value of your customers again

what we want to be doing is squeezing as much money as possible out of our buyers

because at the end of the day if ad costs arise in you know you're building

your email lists no those sorts of things what you want to be doing is you

know squeezing as much money as you possibly can out of all the traffic that

you're driving because at the end of the day you paying for traffic you want to

make sure that you know the people who are buying in are spending the most

amount of money on your store so one thing you can do of course you've got to

get it you've got to set up your email client which is you know if you using

MailChimp then use MailChimp if you're using klaviyo they're the two main ones

then use klaviyo both of them run exactly the same but

this is the this is the theory of of what you need to be doing okay and what

you want to do is you want to send them a post purchase email so you can segment

things in terms of what people so if you're selling stuff such as let's just

go with fishing stuff if you're selling fishing stuff and someone buys a fish

item okay what you want to do is you want to

then a email suggesting related products so again it's almost purchase something

can officially niche on off your store and you've got a fishing category you've

got a general store but you sell in you know fishing stuff what you want to do

is when that person has bought something okay you've got to get automation setup

but once they've purchased anything from that fishing niche you know on your

website you want to make sure that person gets a follow up email okay

they'll get the confirmation email yep they'll get the shipping email correct

but you want to send them a post purchase email okay and what that email

is gonna have in there is it's gonna suggest them a load of different fishing

related products that are on your store okay

again you can throw in a discount code in there if you really want to but what

you want to be doing is showing them related products which are you know

related to something that they've already purchased because what you've

got to remember is that someone who is much easy to sell it's much easier sorry

to sell to someone who has already purchased something from your website

than cold traffic than someone who's never purchased anything at all so one

of the ways you can make more sales and increase their LTL TV lifetime value is

by doing you know doing this and send an email to them suggesting related

products and again you can of course in a discount

NEADS be okay and of course you've got to set up the automation for it to

trigger and you can use MailChimp or

yeah I think that's about it but uh but yeah so there's a few things just a

quick recap them I can literally add extra money to you store per month doing

these ways and they again they're all free apart from obviously the email

stuff but they're pretty much all free to do at a discount code to confirmation

I ship in emails make sure you get that thing done right away ASAP with those

notes that I've made get your v8 ideally if you're if you've

just signed up again you can do this yourself no problem you know make sure

that you're getting those comments again giving people that notification add an

extra shipping rate at the checkout you can do this yourself super easy to do

upsell on ship in again free easy to do just banking extra money and of course

send that post purchase email as well all of these things are super effective

so make sure you get them done ASAP so as always I hope you've got some value

- And this is Mom's Movie Review, where we are turning

Today's movie is Incredibles 2.

- It's time to make some wrong things right.

Help me bring Supers back into the sunlight.

We need to change people's perceptions about superheroes,

and Elastigirl is our best play.

- Better than, me?

(clears throat)

- Incredibles 2 picks up exactly where Incredibles left off,

but in the original movie, the scene ends

where everything's been resolved,

and they're just having a normal day,

when a giant mole comes out of the earth out of nowhere.

So, the original movie ends with that cliffhanger,

and the Incredibles 2 movie picks up exactly right there.

So, in this movie, Elastigirl, who's the mom,

is out fighting crime,

she's trying to get superheroes back in the spotlight,

and the dad is at home raising the kids.

- Except in Incredibles 2, there's only three kids,

but they all have superhero powers.

- Yes.

He's Mr. Incredible!

Alright, let's go.

- Let's go!

Okay, let's go!

- I was approached by this tycoon.

Wants to talk about hero stuff.

Hi, I'm Emma, and this is my mom, Rosa.

- Oh okay, hey. - Hi.

- Nice to meet you.

- We have a little show called Mom's Movie Review,

where we go out, watch movies, review them,

and we get paid to do that.

- As a mother, I love the family story.

- Ah good, so do we, right? - I love that!

- Well, I drew upon the family that I grew up with,

with my sisters and my parents.

Now I have a family with my wife and son,

so I kinda got a lot of different

perspectives on what a family is.

For me, this is a strangely personal film,

even though it's a big action extravaganza,

it's still personal to me,

even though there's superpowers in it.

(Rosa laughs)

- And it's cool, because even though they're superheroes,

that doesn't make it any easier for them to be parents.

- No. - No, it doesn't, actually.

- It doesn't help any, it just complicates things.

- I was worried all the movie (laughs) for the children.

(everyone laughs) - Good!

- She's like, someone's gotta take care

of them. - Especially for the baby!

- [Both] Yeah.

- Well, and that makes you want to have popcorn

to reassure yourself, so it works all around.

- We just saw the movie.

We loved it.

- We enjoy it.

- I grew up watching the first one,

so for me to come back and see it

as a grown-up, it was just like, oh wow!

This is so magical and so recognizable.

- How great.

- How was it jumping back into those roles for you?

- There was a simplicity to coming back

because our relationship with the movie

was only through Brad, exclusively.

I never met Craig until just about nine months ago,

was the first time that we'd ever met.

- How are your characters different from the first movie?

- I thought that the animation

was just that much more articulate.

I mean that,

I felt like we were inside the characters, just, more.

- Turned to my wife, and you know, we saw it last night too,

and I said, at one point I thought, is this real?

I mean, I'm lookin' at the thing.

Some of it was so...

alive.

- Thank you so much for

- Alright, so we just got finished watching the movie.

It was great, it was really fun, it was really exciting.

How are you feeling?

- You know, it's sort-of an action-adventure

family-friendly animated movie, and it's good to see that,

that it stands out among all these other superhero movies.

- Yeah, because at the end of the day,

it's the dad that has to stay

home, so that's kind-of - Ah ha!

revolutionary in its own way.

Legends Williams and Federer, 38 and 36 respectively, have won 14 Wimbledon titles between them.

They both ran out winners on day two - Williams beat Alexandra Dulgheru while Federer overcame Lukas Lacko - but the American appeared far from interested.

Asked what it's like to see Federer in action, Williams responded: "I don't really watch tennis.

"That's about it. I would be uneducated.

I don't really watch tennis.

"I watch my match, and that's all.

I'm sure he plays amazing, though.".

Williams battled past qualifier Dulgheru in three sets to reach the third round for the 18th time.

She lost the first set but cruised through the next two losing just one game to run out 4-6 6-0 6-1 winner in just under two hours on Court One.

Williams, who is seeded ninth, will play Kiki Bertens next.

On a third-round meeting on Friday, Williams said: "I'm going to try to play well.

I don't know what exactly to expect other than to continue to try to improve my game.

"I've done that in both my matches, just continued to play better and better throughout the match.

"I feel confident that I can do that.

What happens on her side of the net will be out of my control.

actually take care of her three girls without having to run to her parents all

dramatically improved Debbie enjoys having fun with her daughters and can

really see the benefits

they've noticed the change in me which has been good and I noticed the change

in them and the change towards each other and Bethany has noticed a few

changes in mum now that B is more in control of them in their doing law for

laughs a lot easier which means granddad looks forward to

opening the gate and seeing his granddaughter's our quality of life had

actually improved this role just some time it's that quiet I think why me

well they're gone and now she has her evenings back Debbie's even been able to

spend some quality time with her own mum and dad it feels brilliant actually not

having to keep relying on my parents in the evening because no they do so much

at last debbie is happy to be a mum again

Evil Souls Don't Exist - Duration: 2:43.

Hi everyone, As you can imagine I am asked about evil souls and what happens

to them when they die. Like the video title says, evil souls don't exist. You

might be wondering, "with all the evil that people have done and continue to do,

how can you say that evil souls don't exist?" While I absolutely agree that

horrible things are being perpetrated by horrible, evil people, their souls aren't

evil. It's the person/ego/mind/shadow-self whatever you want to call it, which

has environmental and physiological ties. The soul is this pure spiritual energy

continually trying to express itself from within us, but what our biased

communities have taught us to believe, the trauma we've experienced, or some

physiological issue like a chemical imbalance affecting how we think and act

can overshadow that "soul voice" or intuition. As for what happens with them

when they die, the same as all of us. They have the pure perspective of their soul

without the mind or ego, allowing them to understand their lives, how their actions

affected the people they came in contact with, and how those interactions affected

how those people interacted with others. So on a personal level let's say a

father abuses his daughter, when the father dies he will experience how his

abuse affected his daughter's relationship with herself as well as the

people in her life. On a grander scale, let's say that political figures, I don't

know, separated and imprison refugee families. When those political figures

die, they will experience the trauma they inflicted and long-term effects of said

trauma for each refugee and each person they have in their life and will ever

have. Yes, because time works differently in spirit world, they can experience

something that didn't happen in their lifetime.

I imagine many people won't like hearing this, but I'll end with, while the souls

of evil people do experience perspective of the people they hurt it's not

perpetual and they're not stuck they experience it

all within what we would consider a millisecond. So they are still greeted by

family and friends in spirit world, and are able to be around and help those

they left here in the physical world move forward. In many cases, working to

from when you first found out when it was announced

that you were gonna be on the show to right now?

- It's been eyeopening.

It's like, I'm exposed to a whole new world,

a whole new group of people.

And I think all of us at some point in our lives

you're like, okay, I've kinda see

and kinda touched or felt everything,

and this is completely new.

It's like a completely different universe.

- [Nico] Do you feel like you met the expectations

that you set out for yourself starting out?

- No because I think everybody goes into it thinking

I need to win every single challenge the entire season

and obviously that didn't happen.

So I'm very happy with what I presented.

I don't think anybody ever leaves

fully meeting their expectations.

But I think all four of us are definitely

very happy with what we presented and very pleased.

What's next for Asia?

- Hopefully a lot of magic.

I'm definitely, as a lot of people know,

I'm working on a nonprofit organization that aids people

in the entertainment industry financially

and spiritually and emotionally as well.

I am looking forward to getting back to knowing my dog

and my boyfriend and my friends in Dallas and in Texas,

and of course traveling the world and sharing my art

with as many people as I can.

That can be a weird thing to do because you don't know how they're going to react.

Are they going to make fun of you?

Are they just going to shoot you down right off the bat?

Or are they going to be encouraging and tell you to pursue that person?

There's no way to truly know how your parents are going to react beforehand when it comes

to telling them that you want to start dating.

But you can test the waters by letting them know that hey, my friends who's conveniently

my age wants to start dating, what do you guys think about that?

If they tell you something like "oh but they're too young" or "they're too immature" or "they're

not ready" or "it's going to interfere with school" or any of these type of reasons, that

can give you a bit of an indication as to how they're going to respond when you tell

them.

If you want to actually convince them rather than actually getting shot down, what you

need to do is ease into it.

Let them first know that you like someone, that you have feelings for them and you've

been thinking about them a lot.

Don't mention anything with dating just yet.

The idea is to get your parents warmed up to the idea that you are starting to have

feelings for other people.

If they can come to understand that, then eventually dating is just something along

the line.

What your parents may not understand is that you actually want to start dating, you want

to start exploring those feelings and see where they can take you.

A lot of parents just kind of assume that hey, my kids are still young, they don't have

feelings like that, I don't even want them to start thinking about dating at all.

And that creates a bit of a challenge because your parent's perception of you doesn't really

match up with the reality of how you feel so, you want to try to blend those two as

much as possible.

Let them know that you are someone who wants to pursue your feelings and that dating is

just the natural course of action that you want to take.

So now let's say you already brought up your feelings, your parents know that you like

someone and they know that you want to date.

How exactly do you go about dating because you can't really travel anywhere on your own,

you kind of need your parents to take you there.

This is where you're going to see a bit of blended responsibility.

Because you rely on your parents to help you get from point A to point B if you were to

go out on a date, you need to kind of openly communicate with them.

Let them know what you want to do, where you want to go, how much time you want to spend

with that person and even try to introduce that person to them if you can.

The more your parents are in the know, hopefully, they'll be less likely to ask you so many

questions, to tell you what to do and just be all up in your business.

Ideally what they want to know is that you're being safe, you're being smart and that you're

not in this just to hurt someone's feelings or use them, you genuinely want to build solid

relationships.

Basically what I'm saying is that your parents don't want to see you out there breaking hearts

and they don't want to see you out there with a broken heart.

So, they're going to be cautious of whomever you date so make sure the person that you're

choosing to date is someone that they can get along with.

Let's be real though, some parents are going to tell you flat out that you're too young

to start dating or to have a boyfriend or girlfriend.

So the way that you can kind of compromise with them is to let them know that hey, you're

still going to have feelings for people and you do want to get to know them but you promised

them you won't put a label on it out of respect for their decision.

From there hopefully, the two of you can see eye to eye.

Your parents can't tell you not to have feelings and not to talk to people that you like.

But they do want that assurance that you're not going to jump into something that's either

gonna hurt you or ruin up your process in school.

I started dating when I was a sophomore in high school and even back then I could say

that I didn't really know how to be in a relationship so I think a lot of you want to start dating

but you don't really know what it takes to be in a relationship just yet so don't worry

about jumping into one.

Get into the process of just getting to know people better first, that's how you're going

to learn to build relationships with others.

Woman Who Passed Away Comes Back To Life In Morgue - Duration: 3:03.

On June 24th, there was a devastating car pile up in Johannesburg south Africa that

was said to have claimed 3 victims.

A woman was taken from the scene to the morgue and pronounced dead.

Problem was, she wasn't.

Welcome back to IO, I'm Charlotte Dobre.

Why do people who were pronounced dead keep being found alive in mortuary fridges.

How terrifying would it be to wake up in a fridge, naked next to a bunch of dead people.

Anyways, it happened again, this time in south Africa.

A woman is now recovering in a hospital after she was mistaken for dead by paramedics and

taken to Carletonville Morge.

According to the ambulance company at the scene, Distress Alert, the woman showed no

forms of life when paramedics examined her.

The unnamed woman was discovered alive by a morgue worker when he went to check on the

body.

He saw that she was still breathing.

Her family is not stoked about this, and rightfully so.

Imagine being told that your loved one had died, which is devastating enough, but then

to find out that they were wrong and your loved one didn't die?

I mean…you had one job.

A family member related to the woman spoke to the BBC and said that they woudn't be

talking about the incident publicly, but they definitely need answers because they don't

have clarity on how this could have happened.

The ambulance company maintains that they have no proof of any negligence and it didn't

happen because their paramedics weren't properly trained.

This is actually the second time this year someone has woken up in a morgue after being

wrongly declared dead.

Back in January, a prisoner at a jail in Spain regained consciousness several hours before

his autopsy.

3 different doctors had checked him for vitals and declared him dead.

How does this keep happening?

Well it could be due to something called catalepsy, a disorder that causes the victim to appear

dead, have no response to stimuli and slows breathing.

To a first responder, the victim might appear dead but they aren't.

Another explanation could be due to the lazarus phenomenon.

It happens when a person who has suffered a cardiac arrest comes back to life even after

CPR.

And the last option is simply human error.

When death is being declared, the reason depends on where the death takes place.

Some states determine death by a stopping in heartbeat, others determine it by brain

function.

In an Australian case, paramedics declared a person dead after he was only taking 4 breaths

a minute.

I mean…four breaths a minute might be pretty miniscule, but the person is still breathing.

Removing MMR from Competitive Play | Overwatch - Duration: 13:02.

Hey if you are watching this video at launch, then I am live right now over on twitch.tv/CliffTerios

The plan is to do my placement matches so if you wanna hang out, check out the link

in the description below.

And that's already all I can give you for an intro because the subject I want to talk

about today is complicated and a lot of people feel very strongly about it.

So let's not waste any time on pleasantries and get right into it.

Before we can talk about why a lot of people are asking for the removal of the MMR System,

we need to understand what an MMR System even is.

If you have been actively following my recent uploads, then feel free to skip to the point

in the video currently displayed on screen.

But if you need a quick refresher- Here's a rundown.

In the most simple form, an MMR System is there to rate your performance.

It takes a close look at your gameplay, compares it to other players, and based on the data

of millions upon millions of matches played, it tries to accurately judge your level of

skill.

Based on many factors that you don't have to care about right now, it then creates a

Matchmaking Rating for you that is used as baseline data to create fair matches in competitive

play.

A fair match, by definition in Overwatch is one where, upon entering the lobby, you have

a 50% chance of winning said match.

At least from a statistical perspective.

As much as the game tries to create these 50% winchance matches on a regular, it is

simply impossible to achieve that at all times.

In order to compensate for a match that was not statistically fair, the magnitude by which

your MMR is affected changes.

So if you enter a match where you have a below 50% chance to win, meaning you were the underdog,

it is not going penalize you heavily with a massive drop in MMR, because it never expected

you to win that match in the first place.

On the contrary- If you manage to overcome adversity and win said match, then you are

going to be awarded with a more gracious increase in MMR, since winning a match you were supposed

to lose from a statistical perspective makes a case for you being a player that belongs

in a higher rating.

What is important to the MMR System is consistency.

It takes off-matches into consideration so in order to see a substantial improvement

in your MMR, you need to perform above your peers on a regular.

And that also includes winning more matches.

You can stack as many stats as you want, but if you don't end up winning your matches,

then the game is going to assume that you are doing something wrong.

In essence, winning means your MMR will always increase, and losing means your MMR will always

decrease.

The extent to which that happens is affected by many factors including said winchance,

your own performance etc.

That means that yes, it is possible to outperform other players to the extend of being rewarded

more for wins that you get penalized for losses.

It is worth noting that "getting gold medals every game" is not a sign for you deserving

a higher rating, neither does it mean that you will necessarily see an increase in your

MMR.

Gold medals only show that you got higher statistics relative to your current teammates,

but your MMR cares about how you perform relative to the entire pool of players in your rating.

You can get gold medals in any context that isn't indicative of your performance so

really- They don't mean anything at all.

Needless to say that this whole process is very complicated and we don't know nearly

everything that goes into it.

What you have just listened to is a gross oversimplification for the sake of this video.

It's safe to say that you shouldn't blindly trust anyone who claims to have figured out

the system as, no matter how smart they sound- At the end of the day, they are mere assumptions.

And even when you read up on Developer Posts, make sure you pay close attention to their

wording to make sure you aren't fooled into believing something that is not factually

correct.

Now, despite my best efforts of trying to debunk the meme that is a "forced" 50%

winrate in a previous video that you can find in the card at the top right corner- There

still are players who believe that the MMR System is handicapping their experience.

So let's first talk about what kind of experience Competitive Play is trying to provide and

why it may feel unsatisfactory to some players.

As the name implies, Competitive Play is supposed to offer genuine competition.

You are supposed to be challenged in every match you participate in while always having

a fair shot at coming out victorious.

The reason fairness is so important to Competitive Play is because it makes for a really shitty

experience if the matches are not fair.

They do not feel competitive.

Again, a player is supposed to feel like they have a fair shot at winning in every match

they participate in.

But the nagging issue a lot of you are going to want to point out is that- This is the

problem.

They do not feel fair, most of the time.

If the MMR System is supposed to assist the matchmaker in creating fair 50% winchance

matches, then why does it feel like my losses are inevitable?

Well, you see, that is another thing I covered in a video before that I am going to link

in the card at the top right corner but you won't watch it anyway because of course

I am giving a tl;dr right here.

My assumption is that the 50% winchance the Matchmaker considers is being negatively affected

by individual players.

From a statistical perspective, it is very well possible that two teams have a 50% chance

to win, meaning that the deciding factor will be individual performance- But from an anecdotal

perspective, considering how Overwatch actually plays out, these matches couldn't be further

away from being fair.

The matchmaker might assume that a team of 5 DPS Mains and 1 Support has the same chance

to win as a team of 2 Supports, 2 Tanks and 2 DPS because it can back that up from an

overall statistical perspective- But it does not consider things like hero choice and compatibility

or the map pool you are thrown into.

The game doesn't go out of its way to create matches where both teams have all the tools

necessary to create a cohesive unit with heroes that make sense.

And it also doesn't consider your winrate on a hero by hero basis for any map you play

on.

It averages all of your statistics out.

Essentially, that simply means that the games are only fair from a statistical point of

view when considering average performances across multiple matches.

It doesn't care about which heroes you main, it doesn't care about how compatible your

main is with the main heroes of your teammates, and it doesn't care about how useful your

hero is on the map that you are assigned to.

That means that in the grand scheme of things, when all of us play enough matches, we are

going to win and lose enough games to create a profile based on our average performance,

but that doesn't make each individual match up fair because of all the game-by-game inconsistencies

I just listed.

But hey, that's just a theory.

An Overwatch theory.

Alright, now that we have established a baseline for this conversation, let's finally talk

about the potential removal of the MMR System.

Apology to anyone who did watch the previous videos and just suffered through all of this.

But for the sake of new faces coming to the channel- All of this adds very important context

to the discussion.

One of the biggest misconceptions surrounding Competitive Play is the idea that Ranking

Up is a reward for a player's dedication.

But that is not at all the case.

By nature, yes of course we feel rewarded as players when we see our SR increase, and

we feel punished when we lose SR because of a match that we couldn't have possibly won

no matter how hard we tried.

But relative to competitive play itself- Nothing that the MMR System or the SR Distribution

System does is tied to any sort of progression system or reward structure.

The only rewards of any capacity that we get are Competitive Points.

Yes, those purple points you spend on gold weapons.

That is literally it.

The idea that we should be constantly ranking up is a gross misconception that stems even

from our terminology of calling Ranked Play a Ladder- Suggesting it is something to climb.

The simple fact of that matter is that the game was designed to allow you to rank up

as long as you improve at the game.

If you don't rank up throughout many matches played, then that simply means you have stopped

getting better.

Because as we have mentioned earlier- You can potentially even rank up on a negative

winrate, assuming your performance consistently outshines your peers by a big margin.

Back in Season 4 when I was still actively competing myself, I haven't reached a 50%

winrate until I hit GrandMaster.

That means that even when you have terrible luck with your teammates- If you are truly

not where you belong, then the game will adjust your rating accordingly.

Not because it tries to reward you- But because it is trying to create fair matches to the

best of its capabilities.

But if you consider what we have talked about earlier, then you should realize something

here.

The idea that the quality of matches improves the higher in rating you get is an absolute

myth.

Given that the matchmaker at no point in time considers hero compositions when creating

matches means that even up in GM, you can very well come across a lot of matches where

losses are inevitable.

Games often do not feel any more fair, even if you hit a higher ranking.

Naturally, I can't speak for what it looks like up in high GM and Top 500, as I am nowhere

near good enough to meddle with players up there.

But from someone who started in Platinum in Season 2- I can tell you that I never felt

like my matches got more fair on an anecdotal basis.

I just noticed myself getting a better grasp of the game and focussing on improving myself.

But of course, you don't have to take my word at face value.

I am just one man presenting his experience.

But I want you to consider the same for yourself.

The experiences you made are not necessarily representative of what millions upon millions

of players experience on a daily.

Consider that we are much more likely to be vocal about things that aggravate us than

things that make us feel good.

That's why negative experiences breed misconceptions that pile up on the forums.

It's not a sign of accuracy for wrong doing on the side of the competitive game mode-

It's just angry people looking to validate their opinion.

Which- Hey, most of us do that on some point in time; Me included.

Now, assuming that what I said today makes sense to you, you might already come to a

certain conclusion based on what you heard in this video.

Given what the MMR System is there for, what would the game feel like if it was removed?

Well, it would be the wild west of randomness, fairness be damned.

With no way of creating a baseline that can be used for the sake of setting up 50% winchance

matches, you will find yourself in way more matches where losses feel inevitable.

But for different reasons.

Rather than losing because of team incompatibility, you end up losing because of individual players

who grossly outperform everyone else in the lobby.

Your Skill Rating would become meaningless if all that mattered was your win-loss ratio.

As you should be painfully aware of by now- Not all wins and losses are created equal.

And not everyone pulls their weight in each game either.

That means that somebody, by sheer luck, could get carried all the way from Diamond to GrandMaster

with no doing of their own.

In our current environment, the game will acknowledge that this player is underperforming

and award them less SR with every win they get to eventually halt their progression towards

a rank that they don't deserve.

And again- That's not to punish them.

It's just to make sure the matches they participate in are as fair as possible.

In a world where MMR doesn't exist, matches where GrandMasters and Platinum Players share

lobbies could be a daily occurance.

Everything would be even more random than it already is.

Because now, at least you can be sure that the players you see are as good as you at..

Well, something.

Maybe they're really good shot callers, or they are really good tanks or they could

be outstanding hitscan players.

You don't know if they are good on this map specifically or if they have any experience

playing in your particular composition.

But there is no way to guarantee that either way, unless you create your own 6 stack.

But if MMR's didn't exist, the guy playing main tank could be substantially worse at

the game in every aspect than everyone else in the lobby.

And stuff like that would happen on a daily.

Developers don't spend days, weeks and months of their lives working on complicated matchmaking

systems just for the sake of it.

They are not trying to punish us and they are not trying to reward us.

They are doing their best to create the best possible experience for their players.

Is the system perfect?

No, of course it isn't.

But could it be worse?

You bet your ass it could.

Yes, Competitive Play in Overwatch is inherently flawed in the sense that, unless you play

with a consistent team at all times, you can't guarantee a fair and competitive experience.

It just doesn't work the way Overwatch was designed in regards to the sheer variety in

the hero and map pools.

No single players is equally good at all the heroes in the game.

And no single player can perform consistently well on every map in the game.

And it is also impossible to guarantee that a player can adjust their performance to work

in tandem with whatever composition and playstyle a group of random individuals wants to go

for.

There are a million and two things to consider when talking about matches that are truly

fair.

The solution can not consist of a one liner like, "Remove the MMR System."

or "Force people into a Role Queue."

It is a very complicated issue that requires a very complicated solution.

But this is me done for the day as I talk about the idea of Removing MMR from Competitive

Play in Overwatch.

Judge Laughs At Trump Family For Trying To Delay Charity Fraud Trial - Duration: 3:48.

Last week there was actually a hearing in New York City for Donald Trump's Trump Foundation,

the massive civil suit that they are facing after defrauding their own charity, and skirting

the laws, and basically using the charity as a personal piggy bank.

Now this suit involves Donald Trump himself, Donald Trump Jr., Ivanka Trump, and Eric Trump.

But anyway, during last Tuesday's hearing, lawyers for the Trump family actually tried

to argue that the case, the trial, should be moved back, which is currently set for

October, but they didn't want it to start in October, because they felt it might influence

people in this year's midterm election, so they tried to have it moved till after the

midterms take place.

Do you know what the judge's response to that was?

She laughed.

She laughed out loud in the courtroom.

Not only did she then say like, "I'm not going to move it at all.

This thing's happening in October," but then she added, "and guess what?

I'm probably going to call Donald Trump in to testify."

See, the Trump family is facing a lot of legal problems, not just from Mueller, not just

from the IRS investigations, and the FBI investigations, but also from this case here in New York City.

Now luckily for the Trump family, at the moment this is just a civil suit.

There are no criminal charges filed for basically using their charity to defraud everyone.

That is illegal and the case has been referred for possible criminal prosecution, but as

of right now the New York attorney general is only seeking the money back that the charity

basically stole and used for their own personal wellbeing.

Again, this involves every member of the Trump family that's worth anything at the moment,

Trump himself, Jr., Ivanka, Eric.

They're all in this together, because they all work together to make sure that this charity

was their own personal piggy bank, but back to the big issue here.

The fact that this judge laughed when this guy, the Trump lawyer, tried to get the case

pushed back so as not to interfere with the midterms.

This presents a very real problem for not just the Trump family, but for the entire

Republican Party.

In fact, the judge actually told the Trump children, "You guys need to go ahead and take

a deal that's being offered where you admit to wrongdoing and you don't serve on the board

of a charity in New York for the next year."

She's telling them you need to do that, because as this goes forward, as more of this comes

out, it's not going to work out well for you, and the judge said, "I'm probably going to

go ahead and make a ruling that you can't serve on a charity for a year anyway," so

why not just take this wonderful offer, pay back the money, which is basically an admission

of wrongdoing, and don't be on another charity board.

But they're not doing it, because they're stubborn, and let's be honest, they're pretty

stupid.

This judge is handing them everything to make it easier for them so as not to influence

the midterms, but the Trump family's arrogance and stupidity is preventing them from taking

this very generous offer.

They're going to let it go to trial.

They're going to be involved in this civil suit, and everyone in this country is going

to see just how disgusting, deceitful, and dare I say deplorable, every member of that

Trump family truly is.

make sure that it is a substantial amount again I'll suggest anything from

25 to 30 percent you can put in whatever you want forty percent even fifty

percent if you're still making profit again the more discount you put in there

the more people are likely to bite and of course you know head over to you

store again and bought something another thing you

want to do is make it unique now what I mean by unique is some people will just

literally put get turn off or you know 10% something cooler than or something

like that but we want to do is make it unique so nothing you can do is have a

total random code which makes it look you know unique and state that in the

email as well say so one off code you know something like FG something like

that 10 something like that that looks really unique and one off completely

luck it's been randomly generated that's one thing that you want to do as well

and of course you want to put a timeframe on it so again this is all

still in the confirmation and shipping emails put a timeframe on it you know

you can put value for 24 hours or expires at midnight or whatever you want

to do but again you want to put that timeframe on there so that people

actually take action and you know go and make that additional purchase from your

website so you want to make sure you do that as well another thing you want to

do is put the timeframe on it you want to put the link back to your website now

it's all well and good saying that people can get 10% off for you know 30%

off and doing all the things but make sure you put a link back to your website

on on the actual confirmation email which can be easily missed usually want

to say if you want to claim this now click here and then just link that link

there right back to your website makes it super easy for them just to click

that link head over to your website use that discount code checkout and you get

more money so that's one thing that you want to that you want to do okay another

thing is let's head over to to make this bold delete that is

comment on your Facebook link now what do I mean by this so when you are

running an adverb people will comment on your adverb you know they'll tag friends

and all those sorts of things like you know here check this out or you know I

really like this and whatever it may be people who will always comment on your

store if you've got a comment on the advert if you've got a good advert or

promoted what you want to do a case to increase extra sales is literally

comment with your Facebook adverting the link to the product so what do I mean by

that is you know when someone actually tags something or tags a person what you

want to do is comment from the page with a link saying hey whatever their name is

you can buy it here because believe it or not some people will tag their

friends but they will actually click on the link so comment on your Facebook ad

verse with the link to your product

selling ok that's what you want to do now what you realistically want to do if

you've got an advert that is taking off really well it can be a little bit

time-consuming to do it yourself this is well of course you want to be

outsourcing these sorts of things now if you've got a VA this is a job for you VA

to literally just you know do it so get a VA to do this

consume it so you can do it yourself but it will be a little bit time-consuming

replying to everyone's comments and again you want to make make it personal

so some people will comment saying they might have quite they might have

questions you know they might be tagging their friends and we want to do you want

to comment with their name as well so say for example it's Tracy Tracy gray

Tracey gray has commented on your advert okay and she's tagged a friend so what

you want to do is comment on Tracy gray and say hey Tracy

thanks for the tag get yours here with that link again to your to your products

so they get a notification as well to say that you've replied to their comment

so they'll get their reply and again it brings them back to the advert and then

they've got the link right back there that you can that they can go to the

website and purchase again it is something generally for UVA if you're

just starting out and you've got one or two three adverts up and running again

depending on the volume that you'll get in in comments and stuff like that you

can more than help you could more than just do this yourself you know make

those extra sales but again if you are gonna load a different you know adverts

or primeira and all those sorts of things you pretty much just want to get

UVA - to handle that side of things and just bring in those extra sales so

another thing you want to do is to bold

check out so add in another oops it's got a Berk turbine take it off fold so

add an extra shipping rate at the checkout now a lot of people will just

have one shipping rate okay I had one shipping rate for literally

ages okay just wanna set whatever it may be $5.99 399 to nine on whatever your

shipping costs are but we want to do is you want to add in another one okay give

people a little bit of options and give people options and you can literally add

in an extra one okay and this extra one is going to be called priority shipping

or something along those lines okay so I think where they've got an upsell so you

upsell in on the shipping you know so you can have one which might

be standard rate which is you know 399 and you have an upsell one which is

priority handling which is $4.99 so you've added in an extra dollar so one

dollar and what that does is it gives people choice most and foremost so they

can even go with the standard one or they can go with this upsell one and

then up someone's gonna be like a priority one you got to make it sound

you know a little bit as an upsell so using words like insured shipping

priority those sorts of the buzzwords that you're gonna be using as the name

of the shipping ring and it's just a way of adding extra money to store now of

course you do want obviously if you are doing priority handling make sure that

you of course you know get the order processed first so make sure you are

kind of you know I know there are stores out there that do have an OPS our

shipping rate which you know they don't up sell anything at all it is pretty

much an ethical to do that so if you are going to offer a

priority handling thing get your VA to make sure that they do handle that first

and foremost and they do place those orders

you know before anyone else is just to try and stay on the ethical side of

things but that is another way that you can literally just add extra money off

the bat okay an extra dollar people will always want to go for an upsell shipping

rate so there's one thing if you aren't doing it again

go ahead into your ship ins and get that set up it will take literally two

seconds and watch the money start to come in off that ship and right now

another one this is the final one and it is let's hit the bold purchase so this

is one to increase your our TV okay lifetime value of your customers again

what we want to be doing is squeezing as much money as possible out of our buyers

because at the end of the day if ad costs arise in you know you're building

your email lists no those sorts of things what you want to be doing is you

know squeezing as much money as you possibly can out of all the traffic that

you're driving because at the end of the day you paying for traffic you want to

make sure that you know the people who are buying in are spending the most

amount of money on your store so one thing you can do of course you've got to

get it you've got to set up your email client which is you know if you using

MailChimp then use MailChimp if you're using klaviyo they're the two main ones

then use klaviyo both of them run exactly the same but

this is the this is the theory of of what you need to be doing okay and what

you want to do is you want to send them a post purchase email so you can segment

things in terms of what people so if you're selling stuff such as let's just

go with fishing stuff if you're selling fishing stuff and someone buys a fish

item okay what you want to do is you want to

then a email suggesting related products so again it's almost purchase something

can officially niche on off your store and you've got a fishing category you've

got a general store but you sell in you know fishing stuff what you want to do

is when that person has bought something okay you've got to get automation setup

but once they've purchased anything from that fishing niche you know on your

website you want to make sure that person gets a follow up email okay

they'll get the confirmation email yep they'll get the shipping email correct

but you want to send them a post purchase email okay and what that email

is gonna have in there is it's gonna suggest them a load of different fishing

related products that are on your store okay

again you can throw in a discount code in there if you really want to but what

you want to be doing is showing them related products which are you know

related to something that they've already purchased because what you've

got to remember is that someone who is much easy to sell it's much easier sorry

to sell to someone who has already purchased something from your website

than cold traffic than someone who's never purchased anything at all so one

of the ways you can make more sales and increase their LTL TV lifetime value is

by doing you know doing this and send an email to them suggesting related

products and again you can of course in a discount

NEADS be okay and of course you've got to set up the automation for it to

trigger and you can use MailChimp or

yeah I think that's about it but uh but yeah so there's a few things just a

quick recap them I can literally add extra money to you store per month doing

these ways and they again they're all free apart from obviously the email

stuff but they're pretty much all free to do at a discount code to confirmation

I ship in emails make sure you get that thing done right away ASAP with those

notes that I've made get your v8 ideally if you're if you've

just signed up again you can do this yourself no problem you know make sure

that you're getting those comments again giving people that notification add an

extra shipping rate at the checkout you can do this yourself super easy to do

upsell on ship in again free easy to do just banking extra money and of course

send that post purchase email as well all of these things are super effective

so make sure you get them done ASAP so as always I hope you've got some value
