This is Christy Kinnaird with Seattle Living Spaces,

coming to you with your weekly inventory update.

Today is October 5th, let's taco 'bout it!

All right, single-family houses.

This week in the City of Seattle

we had 306 houses come on the market,

which is more, 16 more, than we had last week.

We had 111 houses go pending,

which is seven more than last week,

and our absorption rate ticked up from 32% to 38%,

but still, like I say each and every week,

we have a record high number of houses for sale

in the City of Seattle of 1473 houses,

and of those 1473 houses,

how long have they been on the market?

What's that piece of the pie?

Well interestingly our new listings,

so zero to 14 days, stayed pretty much the same,

we're at 31%, where at last week we were at 32.

Where we had a noticeable increase

is the 15 to 30 day category, we went from 24% to 28%.

And I think this is really

just kind of a great data way to show

that the way that we

purchase our listings has changed, right?

We don't come on the market with offer review dates anymore,

and even 60 days ago it was still pretty much the norm

to have an offer review date.

So now we're moving

into a more classic real estate cycle, right?

So our days on market are probably gonna go up a little bit,

and that actually is a healthy sign.

What went down, just 2%, but still went down,

were those 31 to 60 day categories,

and then our crusty-rusties of 61 and up,

went down 1%, from 24% to 23%.

If we move over to condos,

little bit of a different story.

We had 94 condos come on the market this week,

which is less than the week before at 101,

but we only had 26 condos go pending

in the entire City of Seattle last week,

which is down from 44.

So our absorption rate really bumped down this week

from 42% to 25%,

and this, I don't need to say this

week after week after week after week with condos

'cause we're kinda doin' this little bounce.

Condos have always been a little bit more volatile,

if you will,

single-family houses

typically get on to a steady trajectory,

and they just pretty much follow that trajectory,

where condos have always kind of bounced around,

in median sales price, in days on the market,

in absorption rate, all that kind of stuff.

So our absorption rate was definitely down this week,

and we do have, for this week,

a record high number of condos for sale

in the City of Seattle,

at least for the past three weeks of 647 condos,

and we didn't have a whole lot of shifting

in the how long have they been on the market.

So our new condos,

percentage is up a little bit, from 25% to 28%,

and then our 15 to 30 days kinda went down, right?

It was at 28% and now it's 24%.

And then 25% in that 31 to 60,

and 23% totally remaining steady

of the crusty-rusty category.

Giving Excuses: How to say NO in English - Duration: 5:51.

Hi there, and welcome back to engVid. Today's lesson is a conversational one. We're looking

at different excuses that we could use to say no to something that we don't want to

be involved with. Who's this for? Well, today's lesson is accessible, so I would say at beginners,

those looking to gain a little bit more confidence with their vocabulary.

Okay, so today's situation: I have a friend called Rideon who likes coming up with some

pretty silly ideas some of the time. He's a fantastic guy, but what he said is: "Benjamin,

Benjamin, would you like to get involved with my new idea? I'm going to be starting a business

making inflatable pumpkins. I think it will be great for people at parties to hold the

inflatable pumpkins, and a bit of decoration at home."

Now, my immediate reaction to this is like: "No, no, no, Rideon. I don't want to do this."

So, I'm going to really sort of try and bowl him over. "Bowl him over", to sort of knock

the idea flat by listing some pretty strong reasons to say no. I expect he'll then come

back and say: "But Benjamin, Benjamin, haven't you thought about this?" and I'll cut him

off, I'll say: "No", and these are going to be my ways of just going... Cutting him off

once he returns the argument.

But this is... This is really sort of the nuts and bolts. "The nuts and bolts", the

main bits of my argument. So, I'm going to start off: "First of all", and then I can

put his name. "First of all, Rideon"-so I'll just put R-"I can't imagine anyone spending

money on that". Okay? So, I then list my reason here. "The main reason for my hesitancy"-the

main reason for me to say no-"is that I can't imagine anyone wanting to spend money on something

as silly as that. Secondly..." I know this is actually my third reason, but if it was

my second reason, I could say: "Secondly..." If it is my third reason, I can say: "Thirdly..."

Okay? So let's pop that up there for you as well.

Or I could just say: "Also..." Okay? That's another way of introducing a reason. "Also,

who thinks that having an inflatable pumpkin in their living room looks aesthetically...?

Looks beautiful to the eye?" Certainly not me. Okay? Then I go on, I want to introduce

another idea: "Besides that..." So: "Besides that", next to, yeah? We can see at the side

of someone, at someone's side. "Besides that", so the reason next to this. "Besides that,

I don't want to have to think about this idea at the moment. I've got other priorities."

I've got other priorities. It's a bit of a risk.

And then Rideon comes back to me and he says: "Dah-dah-dah-dah-dah, Benjamin, dah-dah-dah-dah-dah-dah-dah,

wonderful idea, wonderful idea", and I say: "Well, the thing is, Rideon, I'm going to

have to stop you there. The thing is, Rideon, I'm a busy guy; I'm doing this, I'm doing

that. I just can't get involved at this time. The thing is, Rideon, I just can't be involved."

And he talks back, and I come back to him by saying: "I just can't imagine the target

audience. I just can't imagine: A) what this would sell for, and why they'd want to buy

that. I guess what it comes down to... I guess what it comes down to..." So this is kind

of a conclusion, here. This is like my end reason. "I guess what it comes down to is",

and then you list your big reason. If I'm talking to Rideon about this: "I guess what

it comes down to is it's the wrong time for me". "At the end of the day..." So, these

are all ways of concluding. "At the end of the day, it's just a bit silly, Rideon". "I'd

love to, I really would". This phrase here: "I really would" makes me sound sincere. It

makes it sound as if I really believe what I'm saying. "I'd love to, I really would,

but I think it's something you should do on your own. Why not give it a go?" Okay?

So, we've had a slightly silly story, but you have here lots of different ways in which

you can be saying no to a suggestion that is put towards you. "First of all", put a

reason. "The main reason... Secondly... Thirdly... Also... Besides that... The thing is..." Okay?

Persuade them. Let them see the light of day. Let them see the truth. "I just can't imagine...

I guess what it comes down to... At the end of the day... I'd love to, I really would, but..."

Hello, Good morning, we're together here at minutes of consciousness

people usually ask me Why minutes of consciousness, right?

It's funny because these audios started as one minute of awareness

but I talk too much so I ended up turning minutes of consciousness because

conscience not because in the minute of spirituality because spirituality

It's all things already? We already know that everything is created by

god that everything is god present in everything, so we are here to talk

about the consciousness that we are in all this, on the perception of presence in this

awareness of how it manifests itself in everything and we are all here to

deepening in ourselves because to you that is listening to this audio

If you still listen to these because something in it draws attention

from your heart and I ask you what keeps listening to these audios, which

makes you continue to tuning in to what you hear exists

in you is a part that surely already must have wondered if life is

exactly that's you live or if exists somenting more

will be the world always be that when every four years people get

debating discussing candidates. Is life just that?

of us growing up and battling the rest to get a job

for the effort to get things inside the house, will be to be happy

it means only that? So for you who are receiving this

audio because of course in some moment of your life you probably

questioned yourself

Who am I? What are you doing here? What is the reason for this existence?

What is the sense of it all? And then we'll go leaving these issues aside and will

if she has to go to school, if she has to be someone in life

whether or not she can laugh at the time of seriously conversation

whether or not she can hug someone, she simply exists, she is spontaneous and

she expresses this spontaneity. So I invite you to express your

freely, let yourself be allowed to do questions even that you think that they are silly

allow yourself to give that hug in that person you keep asking yourself if you had to

or not, allowed yourself to be, allowed listen to that song you have

shame to listen because of the judgment of someone, allowed to do

your choices and live your life without have to give satisfaction to anyone

because you are here on your own. You came here alone and will leave

him alone, so then live this period that your here in the best way possible

this is the only function that you have is to be happy

and within that happy being there are several possibilities of

express your happiness and even in half to the sadness when she appears you

can you continue to be happy because you know that even though you have that sadness,

feeling that anger, it does not define you because when a child

is crying, when she is irritated

the next minute she may be giving thebest laugh of her life and neither
