From wooden mic to debut album for Jozi student.
He was a laughing stock when he featured as a "wooden mic" contender on SA Idols‚ but Miguel Pregueiro has now released his first single and working on an album.
His journey started in 2013 when he was dared by friends to go audition for SA Idols.
"I honestly didn't think I'd get through the pre-auditions‚" he laughed.
But he‚ to his surprise‚ made it to Mzansi's screens.
But it didn't go well.
During the audition he sang R Kelly's "I believe I can fly" – but not with his natural voice‚ instead that of a chipmunk.
At the time he wasn't aware that he actually could sing.

Judge Gareth Cliff told him‚ "Unfortunately your singing is horrible." But Msengana might just have spotted that talent‚ telling him at the end of his performance: "I'd love to hear your real voice because you know how to sing.
I'd love‚ one day‚ when you have the guts‚ to come and sing.
No pressure‚ no pressure‚ but you're very talented." It might come as a surprise that Pregueiro's dream was in fact to become a soccer player - a dream that he pursued right up to semi-professional level.
But an injury sustained in a match forced him to find plan B – and studying towards an acting degree turned out to be just that plan.
And it was a plan that has jump-started his a music career.
The 23-year-old‚ born and breed in Edenvale‚ Johannesburg‚ he describes himself as a selfless‚ humble‚ hardworking and passionate individual.
"I always want to be the best‚ but will never bring anyone down in the process." Pregueiro graduated as the overall top performer from AFDA Johannesburg this year with a BA degree in live performance‚ specialising in music performance.
Immediately after the graduation‚ he was signed by Polymode Records.
Pregueiro is the youngest of two siblings‚ and describes his family as incredibly supportive.
Among those who supported his music venture was his lecturer who sat him down and convinced him that he'd do well in the music industry.
Unlike many aspiring artists‚ he decided to pursue an unpopular genre: Latin pop.
His first single is titled Vámonos‚ which is the Spanish word loosely translated "let's go" or "let's get out of here".
It is a song about an instant connection between two people.
"However‚ the one individual feels that the other is completely out of their league‚ but tries his or her luck anyway‚" he said.
Vaimonos‚ is a word that he kept on hearing while he undertook a trip to Spain in 2017.
"I believed it would be a great title for a song.
I wanted to create a song that people could dance to - the kind of music I listened to that influenced me when I wrote it." He describes his musical journey as exciting‚ and said he was loving every minute of it.
"I have a strong following from the Portuguese community.
I have been fortunate enough to be booked into events and festivals." He attributes this to the fact that‚ there aren't a lot of Portuguese artists in South Africa.
Internationally‚ he said that he looked up to the likes of Bruno Mars‚ Maluma and Nicky Jam‚ among others.
At the moment he is listening to Lady Zamar describing her music as fantastic.
Micasa is his favorite group‚ because the lead singer is also of Portuguese heritage.
In five years time‚ he sees himself as an international artist‚ his music with an African touch for everybody to enjoy.
What you put out into the universe is what you will receive.
I also believe that it's important to sit in the enjoyment of the journey towards reaching your goals‚ instead of putting all your focus on the destination." .

I love the mouthfeel from the sashimi It's so very tender
and you can directly taste the yumminess of the salmon

some of the fat has been cooked off but its so flavorful and yummy
The mouth feel is so tender and it falls apart in your mouth
This is tuna
It's so tender and goes so perfectly with the rice
You can really taste the wasabi in it

What You Need To Know About The Changes to EPC Regulations - Duration: 5:49.
So, just before I go onto the next slide I just want to talk to you guys about
the EPC changes. A few of you were here at the last seminar and I'm hoping that all
of you are aware that MEES which is the energy efficiency standards to do with
energy performance certificates came into force on the 1st of April 2018 and
it quite simply states you cannot enter into a new tenancy and therefore renew a
tenancy unless the EPC rating is E or above.
This has caused me countless hours
of headaches because I think in total I found at least 120 of our managed
portfolio that fall below that grade. So then the question is what do we do?
Well, now's the time to act guys because until September you could qualify for an
exemption if your property falls below the required E rating under two grounds.
So, firstly at the moment the regulations state that the landlord is expected to
improve the property to improve the rating on the understanding that it
costs him no money. So that's good isn't it guys? because if it means it's going
to cost you money, they can't ask you to do it .
however in September speaking to the
guy that I'm dealing with who's helping me sort out all of my F rated properties
in September it's looking likely that it is going to be that a landlord must
improve the property at a cost no more than two and a half thousand pound maybe
five thousand pound and what he's saying to me is it's actually not that easy to
increase the energy efficiency in your property as you'd like to think.
The majority of what he said increases the rating the best is
insulation. - So cavity wall insulation, loft insulation, those sort of
things is what gives you the higher ratings on your EPCs
At the moment as well there's funding available, there's funding
available for both working tenants and those that are on benefits. It's also
available for landlords, you have to qualify for the funding but again that
will end in September and in September it's most likely only going to be
available for those tenants that are on benefits.
So if you do have an F rated
property, F or G - I've seen some that are G, they're horrendous. If you do have
an F or G rated property, two things - you will not be able to let it once that
tenant moves out unless you improve the rating or obtain an exemption certificate.
and for those that are already tenanted, please do not renew that tenancy.
So do not renew into another fixed term, let that contract
roll because otherwise you're going to be in breach of the regulations if you
enter into a new one. If it remains rolling you're not in breach because
you've not entered a new tenancy as such; but by April 2020 - so got two years guys
Every rented property must be an E or above or carry a valid exemption certificate.
Now an exemption certificate can only be carried out by an EPC Assessor
a domestic EPC Assessor and the process is actually quite simple and he's very
good at getting us those exemptions at the moment
because if he cannot get that EPC rating up without any cost to the landlord we
can apply for an exemption which is fantastic.
And the exemption the beauty here guys is the exemption lasts for five years.
So even in 2020 we've got three
more years after that we're okay to rent that property and continue to do so.
some of my property managers and also a lot of landlords have said to me:
"So what happens if I've moved somebody in or renewed a tenancy with a rating of F or below?
One of the things you have to give to a tenant and be able to prove
that you've given to a tenant in order to serve a valid section 21 notice is a
copy of the EPC, so you might have given them a copy of the EPC but just imagine
that the copy of the EPC that you've given to them falls foul of the regulations.
You're most likely not going to be successful in getting possession
of your property and everything that's applying to section 21 the courts are
now allowing into court as a defense for Section 8.
Now that for me is more concerning and I would think for you guys as well
because the most common time we use section 8 in fact it's probably near enough the only time
99% of time, we use Section 8 is because the tenants are not paying the rent.
You do not want there to be any defense in court when you get
there looking for possession of your property when the tenant is not paying
the rent because any delays just quite simply means more months where they're
not going to be paying their rent.
Does that make sense?
So these EPC regulations that we once thought and I once thought
I was like "EPC? Who cares about the rating of a property? Tenants don't care,
They're not buying into it for life, they're not spending hundreds of thousands of pounds,
they're renting for six months, twelve months, a few years.
They don't really care.
In my 12 years of working in lettings, a tenant has never said to me
"Can I see the copy of the EPC please?" - they never asked me because they're not interested.
But now, all of a sudden, they are important.

From wooden mic to debut album for Jozi student.
He was a laughing stock when he featured as a "wooden mic" contender on SA Idols‚ but Miguel Pregueiro has now released his first single and working on an album.
His journey started in 2013 when he was dared by friends to go audition for SA Idols.
"I honestly didn't think I'd get through the pre-auditions‚" he laughed.
But he‚ to his surprise‚ made it to Mzansi's screens.
But it didn't go well.
During the audition he sang R Kelly's "I believe I can fly" – but not with his natural voice‚ instead that of a chipmunk.
At the time he wasn't aware that he actually could sing.

Judge Gareth Cliff told him‚ "Unfortunately your singing is horrible." But Msengana might just have spotted that talent‚ telling him at the end of his performance: "I'd love to hear your real voice because you know how to sing.
I'd love‚ one day‚ when you have the guts‚ to come and sing.
No pressure‚ no pressure‚ but you're very talented." It might come as a surprise that Pregueiro's dream was in fact to become a soccer player - a dream that he pursued right up to semi-professional level.
But an injury sustained in a match forced him to find plan B – and studying towards an acting degree turned out to be just that plan.
And it was a plan that has jump-started his a music career.
The 23-year-old‚ born and breed in Edenvale‚ Johannesburg‚ he describes himself as a selfless‚ humble‚ hardworking and passionate individual.
"I always want to be the best‚ but will never bring anyone down in the process." Pregueiro graduated as the overall top performer from AFDA Johannesburg this year with a BA degree in live performance‚ specialising in music performance.
Immediately after the graduation‚ he was signed by Polymode Records.
Pregueiro is the youngest of two siblings‚ and describes his family as incredibly supportive.
Among those who supported his music venture was his lecturer who sat him down and convinced him that he'd do well in the music industry.
Unlike many aspiring artists‚ he decided to pursue an unpopular genre: Latin pop.
His first single is titled Vámonos‚ which is the Spanish word loosely translated "let's go" or "let's get out of here".
It is a song about an instant connection between two people.
"However‚ the one individual feels that the other is completely out of their league‚ but tries his or her luck anyway‚" he said.
Vaimonos‚ is a word that he kept on hearing while he undertook a trip to Spain in 2017.
"I believed it would be a great title for a song.
I wanted to create a song that people could dance to - the kind of music I listened to that influenced me when I wrote it." He describes his musical journey as exciting‚ and said he was loving every minute of it.
"I have a strong following from the Portuguese community.
I have been fortunate enough to be booked into events and festivals." He attributes this to the fact that‚ there aren't a lot of Portuguese artists in South Africa.
Internationally‚ he said that he looked up to the likes of Bruno Mars‚ Maluma and Nicky Jam‚ among others.
At the moment he is listening to Lady Zamar describing her music as fantastic.
Micasa is his favorite group‚ because the lead singer is also of Portuguese heritage.
In five years time‚ he sees himself as an international artist‚ his music with an African touch for everybody to enjoy.
What you put out into the universe is what you will receive.
I also believe that it's important to sit in the enjoyment of the journey towards reaching your goals‚ instead of putting all your focus on the destination." .

Donald Trump ended all the speculation when he named Judge Brett Kavanaugh to replace
Anthony Kennedy.
Democrats immediately hurled every smear in the book at the nominee.
But one NBC host gave the Democrats some very bad news when he killed their chances to block
him with just two words.
President Trump announced Judge Kavanaugh's nomination with a primetime event in the East
Room of the White House.
The President explained that the strength of Judge Kavanaugh's opinions during his
12 year stint on the D.C. Circuit Court of Appeals led him to make the selection.
"Judge Kavanaugh has devoted his life to public service.
For the last 12 years, he has served as a judge on the D.C. Circuit court of appeals
with great distinction offering opinions which have been widely admired for their skill,
insight and rigorous adherence to the law.
Of those opinions, there are more than a dozen that the Supreme Court has adopted as the
law of the land," President Trump declared.
That didn't stop the liberal freak out.
No matter how qualified a Republican nominee is, Democrats will always scream that they
want to send women to the back alleys for abortions, discriminate against homosexuals,
destroy the environment and oppress minorities.
And Democrats did not disappoint.
Massachusetts Senator Elizabeth Warren – whom pundits believe is preparing to launch a 2020
challenge to President Trump – tweeted:
Brett Kavanaugh's record as a judge and lawyer is clear: hostile to health care for
millions, opposed to the CFPB & corporate accountability, thinks Presidents like Trump
are above the law – and conservatives are confident that he would overturn Roe v. Wade.
I'll be voting no.
New Jersey Senator Cory Booker – who is also rumored to be setting the stage for a
2020 Presidential run – blasted the pick because of a 2009 Minnesota Law Review article
where Judge Kavanaugh argued that Congress should pass a law shielding Presidents from
criminal investigations because they cripple the ability of the Commander-in-Chief to do
his job.
Booker deemed this a "crisis," and in an appearance on MSNBC, claimed Judge Kavanaugh
was only selected to rule favorably in any case involving the Mueller probe.
The New Jersey Senator ranted:
"I've been saying emphatically before this and now I will be saying with an even
stronger voice that we as the United States Senate, forget partisanship or what have you,
out of respect for the Constitution, to avoid a constitutional crisis, we cannot let this
confirmation process go forward."
But NBC's Chuck Todd – who is the host of Meet the Press and Meet the Press Daily
– threw cold water on the Democrats efforts to gin up enough resistance to vote against
Judge Kavanaugh.
Todd deemed Judge Kavanaugh "very confirmable" stating, "Let me tell you this overall Lester,
I think this is a pick that is a very confirmable pick.
Brett Kavanaugh has already gotten the support once of the two moderate Republican Senators
Murkowski and Collins, he'll likely get it again."

His journey started in 2013 when he was dared by friends to go audition for SA Idols.
"I honestly didn't think I'd get through the pre-auditions‚" he laughed.
But he‚ to his surprise‚ made it to Mzansi's screens.
But it didn't go well.
During the audition he sang R Kelly's "I believe I can fly" – but not with his natural voice‚ instead that of a chipmunk.
At the time he wasn't aware that he actually could sing.

No pressure‚ no pressure‚ but you're very talented." It might come as a surprise that Pregueiro's dream was in fact to become a soccer player - a dream that he pursued right up to semi-professional level.
But an injury sustained in a match forced him to find plan B – and studying towards an acting degree turned out to be just that plan.
And it was a plan that has jump-started his a music career.
The 23-year-old‚ born and breed in Edenvale‚ Johannesburg‚ he describes himself as a selfless‚ humble‚ hardworking and passionate individual.
"I always want to be the best‚ but will never bring anyone down in the process." Pregueiro graduated as the overall top performer from AFDA Johannesburg this year with a BA degree in live performance‚ specialising in music performance.
Immediately after the graduation‚ he was signed by Polymode Records.
Pregueiro is the youngest of two siblings‚ and describes his family as incredibly supportive.
Among those who supported his music venture was his lecturer who sat him down and convinced him that he'd do well in the music industry.
Unlike many aspiring artists‚ he decided to pursue an unpopular genre: Latin pop.
His first single is titled Vámonos‚ which is the Spanish word loosely translated "let's go" or "let's get out of here".
It is a song about an instant connection between two people.
"However‚ the one individual feels that the other is completely out of their league‚ but tries his or her luck anyway‚" he said.
Vaimonos‚ is a word that he kept on hearing while he undertook a trip to Spain in 2017.
"I believed it would be a great title for a song.
I wanted to create a song that people could dance to - the kind of music I listened to that influenced me when I wrote it." He describes his musical journey as exciting‚ and said he was loving every minute of it.
"I have a strong following from the Portuguese community.
I have been fortunate enough to be booked into events and festivals." He attributes this to the fact that‚ there aren't a lot of Portuguese artists in South Africa.
Internationally‚ he said that he looked up to the likes of Bruno Mars‚ Maluma and Nicky Jam‚ among others.
At the moment he is listening to Lady Zamar describing her music as fantastic.
Micasa is his favorite group‚ because the lead singer is also of Portuguese heritage.
In five years time‚ he sees himself as an international artist‚ his music with an African touch for everybody to enjoy.

Cupcakes Recipe in Hindi by Indian Food Made Easy, EASY Cupcake Recipe - Duration: 3:45.
Today's cupcake recipe is very easy, will make these cupcakes using whatever we always have available in our kitchens
These are all the ingredients we need for cupcake recipe
For cupcakes recipe firstly add 3/4th cup yogurt in a mixing bowl
Add quarter cup of cooking oil
About half spoon of vanilla essence
Whisk this mixture well so all the lumps could be desolved
You should never use butter for making cupcakes
Always use refined oil or any vegetable oil. these will make cakes very smooth and soft
Put away this mixture for 5 to 7 minutes
After 7 minutes, we will add about 1 + 1/2 cups of all purpose flour to this
To make the cake smooth and fluffy we will filter the flour
Similarly filter and add powdered sugar
Always filter and add flour and sugar, filtering makes cakes much smooth and fluffy
Add 1 spoon baking powder
Half spoon baking soda
Add quarter spoon of salt and mix everything well together
Add half cup of milk and whisk well
Whisk it for 4 to 5 minutes straight to avoid any lumps formation and to make the mixture smooth
Perfect mixture is ready to make cupcakes
We have these cupcake liners for baking the cupcakes
These are easily available in any bakery shop
Place these in a small microwave safe bowl
Add some cake mixture
Place a chocolate piece in middle
Add a little more cake mix
Add some tutti frutti
And finally a little more cake mix
Make sure to fill only half of the cup so it does not bulge out much while baking
Bake these for one minute in microwave and delicious cupcakes are ready
Decorate these tasty cupcakes with cadbury gems, and serve them warm or at room temperature as you like
It took only 15 minutes for us to make these cupcakes and kids love them, so you must try this recipe
